I have lived all around Los Angeles, and this apartment complex is in a fabulous location --- nestled between parks, neighborhoods, a school, and a shopping plaza. It was nice when I first moved here but now it's getting ridiculous. I can't even enjoy a weekend in my apartment because the pool area is full of drunks and people blasting music on loud speakers. The Avalon staff is not here to do anything about it and the hired security Allied Universal is not contracted to do anything til 10pm. If you have a family or want to live in a peaceful environment, I don't recommend this place. read more

Oven causes the smoke alarm to go off every time I use it. EVERY Apartment-Maintenance is ok. They can only do so much. The kitchen is terrible. Pipes smell like sewage- honestly look elsewhere. read more

This community has changed so much since the pandemic the office always goes to voicemail security never is around and they don't do the food truck anymore like other avalons do and my husband has been asking for new carpet because he has asthma and the carpet is old and they keep giving us a stupid response seems like they care about new residents that come in but the people who live here longer they don't and they're asking for 3,000 a month which is ridiculous for this place you don't get what you pay for and the office is only open three days a week overall I would not recommend anyone to live here this place is falling apart Bob was great when he was here now they hired this other guy and nothing gets fixed they need serious change here read more

I have a lot of things to say but I'll keep it short. It's decent and safe and quiet. Don't move here if you have kids. They have ridiculous rules like no riding scooters or skateboards. Noise "complaints" in the middle of the day from my kids playing tag with other kids. The apartment is nice on the inside but the closet doors keep falling off with normal use. The floor is uneven And the cracks in the baseboards let ants in. If you're retired or single it'll be fine. If you have kids don't bother unless they're older. I don't pay an arm and a leg to be told my kids can't play outside or ride their scooters on the sidewalk. Will NOT be renewing my lease here and will never rent from them again. read more

Avalon Mission Oaks is seriously amazing. We lived there for a year, and here's some of the wonderful things about these apartments: -Apartments are so nice. AC is powerful and efficient, insulation is great to stay cool during the summer and warm during the winter. Tall ceilings make it feel spacious and modern. Kitchen, bathrooms, and living spaces are modern. Apartments have a fireplace which adds such a nice touch. Front doors are sturdy and attractive. -Maintenance rocks. We only had to put in a service request twice, and they were there within the same day and fixed the issues quickly and thoroughly. Also, the (I think maintenance?) manager is very friendly. I would see him a lot monitoring the property in the morning and he always said hi. -The whole property is well taken care of. Landscaping is beautiful, trash area is maintained, parking lot is in good condition. I did have an issue with rats in my car from the trash area, but that was because I regularly parked next to it. Maintenance took care of the rat problem, though. -Parking can be good/bad depending on where you live or try to park. But generally, you'll be able to find parking. It's not even close to being "bad", especially after seeing some other apartment parking lots in Camarillo. -Area is safe. They have security who drives around at night. Surrounding neighborhoods are safe, too. Safe enough to go on a night walk. Obviously, always be careful of your surroundings, but I've generally felt safe here. -Avalon Staff are helpful, polite, friendly, and really do genuinely care about the tenants. We've had issues with children riding/playing in the street, and after people reported their concerns, an informative email was sent out promptly to all residents. Their communication is fantastic. We moved out into a house after our lease is up. But we miss Avalon so much, we may be moving back this year. :) Keep up the fantastic work, Avalon Mission Oaks! staff brings children to pool unsupervised and does nothing when a child was assaulted. broken down cars taking up the limited parking from others. but in complaint and vehicles still, there. good luck finding a parking spot. carpets are filthy even after they sent someone to clean them ( 5 mins and they were gone ). i have to shampoo every other week or they turn gray and the water is nasty dark. they wont change while i am living here. ok so i will reply to the comment that is before mine. -apartments are so nice. wrong the place is old, the molding has holes were spiders can come through. but wait they will respond back saying, put in a work order lol. the should have been spotted by them before someone moves in. the carpets are so dirty underneath that when you shampoo it can't get deep enough for the dirt, carpets turn gray after a week and a half. ac is powerful and efficient, insulation is great to stay cool during the summer and warm during the winter. you can hear the neighbors doing it, music etc. tall ceilings make it feel spacious and modern. kitchen, bathrooms, and living spaces are modern. cabinets are old, dirty. outdated apartments have a fireplace which adds such a nice touch. front doors are sturdy and attractive. dents and paint chipped -maintenance rocks. wrong, put in numerous work orders to have them closed out stating completed. very rarely do they get completed unless you go above manager. makes it stressful for you if you have a heavy workload. especially for the amount of money, you pay, which goes up a lot every year. I would have given this place more stars if it wasn't for my most recent experience here. I decided to end my lease early after I was told that there was a large waiting list for my apartment. So I decided to move out in the summer before my new job and my kids started school. I know it was my decision to terminate early but honestly I thought that by two months the place would have been rented out and I could get a refund of my rent. I don't believe they even tried to rent out my place knowing that technically they were being paid either way. I'm just annoyed that I was told the waiting list was large with a good chance of it being rented out when they didn't even try. Now I'm out thousands. Big disappointment. read more

Definitely agree that the place is nice, they have done a lot to improve, but beware it comes at a price! My rent was raised $170/mo. last year and this year they want another $140/mo. I don't pay reduced rent because of my income, but I am definitely being taken advantage of ... They will make mighty concessions if you make less than $70k a year ... but above that? Forget it. All I want is a quiet, safe place with my child, and as a single parent I am willing to pay a fair price for it. I've always paid on time, no complaints ... but you want over 50% of my net take home pay now for rent ... Really? When was the last time I got that kind of raise? Greed at its finest. read more

So I lived at these apartments for about a year and 1/2, and I gotta say, these apartments were awesome! From the managers to the maintenance service, to the whole move out experience. Victor the maintenance manager is awesome! It used to be owned by another company but once Avalon took over, they've done so many renovations and really kept the place up. Any time we put any kind of trouble calls in they responded right away. The gym and pool were really nice and so were all the other facilities. The hot tub was nice and so were the grills. Overall, I'd say this apartment renting experience was amazing! read more

The maintenance team here is so awesome! If I ever put in a maintenance request it gets taken care of promptly. I trust them coming into my apartment when I'm not home. Bob and Carlos are always so nice and even when I see them around the community they always make sure everything in the apartment is working properly. The whole team here from the leasing office to maintenance are so friendly and helpful. They never make you feel like you are bothering them. Always answer questions with a smile. I absolutely can not say enough nice things about them. I recently called the leasing office 5 mins before they closed hoping the maintenance team could come out and look at my smoke detector (is was going off and I'm too short to reach even with a ladder!) the maintenance team was already gone but Luis from the lease office came right over! I have been a resident at Avalon Mission Oaks for nearly one month and I wake up everyday so grateful that I chose this community for my family and I. The location is perfect. Across the street from schools, parks, Vons shopping center and a very quiet and peaceful neighborhood. Last night while at work, my refrigerator stopped working. I did not find out until this morning when I got home and everything was melted and/or warm. The office is closed on Mondays but thank God Avalon has an emergency maintenance line for this type of situation... an emergency. I called the line and put the work order in, not expecting anything to be done today. I couldn't be more wrong. Within 30 minutes Edgar, one of the maintenance workers, was at my door to investigate. He came in, checked out the refrigerator and told me it will need to be replaced. I, again, didn't think this would be done today. Edgar said he was the only one at our site for maintenance today but understood the urgency of the situation. He, then, contacted some additional help from the team at Avalon Camarillo and within one hour my new refrigerator was being installed and carefully I might add. They respected my home, brought in tarps to walk on and made sure to clean up everything once they were done. Edgar was so kind and helpful that I couldn't stop thanking him for his urgency in helping me with my problem. I was pretty bummed that I had to throw out over $200 worth of groceries and Edgar said he would be sure to talk to the management and see if there was anything they can do. Even if there isn't, the fact that he is going to try and help me out in that way meant a great deal to me. I am very grateful for the support and kindness from such a reliable team here in the Avalon Community. I am blessed to call this place my home. Would recommend it to anyone!!! read more

I have lived here since October 2014. I find the office and maintenance staff very friendly and accommodating. They are always there to assist me when I need it. There have been renovations to the buildings which consisted of painting and sidewalk repair. Although it has at times been noisy the complex now has a new and fresh feel. The complex still has some updates that I feel would help including upgrading the gym and some of the furniture in the pool area.The Maintenance crew always responds within 24 hours and they are very courteous and professional. My only complaint is the rent amount. I believe that in October I was paying more than the 932 square feet was worth and I just had an increase with my renewal. Overall, it is a great complex, great neighborhood, and great schools but very expensive for the space. read more

The leasing office is nice and will help you with what you need. If you're out of town and expecting packages, just email them and they'll pick it up for you- which is really helpful. The maintenance guys (Bob and Carlos) are very nice as well- they're very friendly and will always say hi when they see you out and about- especially Carlos. They'll fix whatever you need with the apartment- you just submit a ticket and they'll come at your convenience. The gym and patio area have been renovated. The neighbors are nice as well; however, their kids are always playing (either ball, on their scooter or whatever) in the entrance way as you enter or leave the parking lot- so they have to clear the way every time. It gets really annoying, especially when some of them once would tease me and pretend to jump in front of the car. I brought up this issue with the office and they said that they already addressed this issue with the kids' parents, which was useless since the kids are still there. There's basically nothing they can do about it. There's an elementary school right next to the apartments- so you'll have school traffic- it never bothered me though. There's a good number of kids at the apartment, so they'll be noisy sometimes by the pool. We used to live right in front of the pool (Apt 43) so we would notice that. Living there was nice except whenever the lease was up, the rent would increase by almost 10%. When we talked to the office, they said they would try and see what they could do but they couldn't really do anything about it. At the end of the day the company makes all the decisions. So after living there for about 2 years it was worth it for us to move somewhere bigger. If you do decide to live there, make sure by the end to just use their cleaning program (they'll bring out some people to clean the apartment once you hand over the keys) for a price, and don't clean anything yourself. If you decide to clean it yourself- you have to do more than just clean like you normally would. You have to clean behind the washer/dryer, get the hard water off of the faucets and such, scout the toilets, clean the windows, etc. They'll do an inspection to make sure EVERYTHING is as good as it was when they rented you the apartment.
