I am writing this to warn any potential tenants, especially those with young children, to stay away from [Apartment Name]. We have been dealing with a persistent and dangerous rat infestation that management refuses to properly address. Ongoing Infestation: We caught a rat in December, yet new droppings continue to appear daily. It is clear the issue was never resolved. Management Negligence: When reported, management claimed the new droppings were just "old feces." Even worse, they told us it is the "tenant's job" to clean up biohazardous waste left by vermin. Unsafe for Infants: We have two infants and have been forced to live elsewhere because the apartment is uninhabitable. Rat droppings and urine are known to carry dangerous diseases like Hantavirus and Salmonella, which are especially life-threatening for young children. Refusal to Remediate: Management has flatly refused to replace the carpets contaminated with urine and feces. Their offer of a basic carpet cleaning is entirely insufficient for a biohazard of this scale. Structural Failures: Multiple entry points and holes remain wide open or poorly patched, allowing rats to move freely. They refuse to discount rent or take any accountability for providing a safe, habitable home. Save yourself the stress and the health risk--look elsewhere. read more

Been living here for a little over a year and I will say the maintenance crew is amazing! They are very kind and personable. The administrative staff is not up to the same par however. I have been out of the apartment for personal reasons and notified them regarding notifications on the apartment being emailed and not physically posted on the door, due to me being gone for a few months. Even after acknowledging this issue physical notices continue to be posted on my door and I have not received any email notifications. The administrative staff seems to refuse to take ownership and always seems to pass the blame onto others within their administrative system. When the issue about physical notices not being delivered, the first excuse was that a few people were getting notifications sent to spam email and the decision for EVERYONE to now receive notifications physically was made without consultation with any other tenants. The excuse was then changed that due to the size of a project they required physical notice. So I'm not sure which was the actual reasoning. There has been numerous complaints amongst tenants regarding the administrative staff and the issues seems to be years in the process. I just wish admin would take ownership or maybe actual communicate with the tenants. read more

I just moved in to this Avalon community a few months ago after searching and comparing all apartment complexes in Camarillo. It has the perfect combination of everything one would want. Security, pool, wt room, great appliances, large sq footage and garage assigned to each unit. No waiting for availability. The neighbors are friendly, outgoing and quiet for a large complex. The staff is wonderful. One In particular is Jared. He assisted me through the application process easily. A very personable fellow, easy to talk to and very knowledgeable with just about every aspect of the community. My family and I lived at this community from the fall '17 till June of this year. From the start, life was good and we loved the amenities till the pandemic occurred. Surely we believed that things would shape up after, but it did not! Management would try to soften their image by hosting scavenger hunts, photo contests, and poolside BBQs. If you needed to communicate with management, then it's best to use your community app. Neighbors would still smoke from their homes during off office hours. Your groundskeeper crew would not throw out the trash by the mailboxes. Often times the trash bin would be GONE! Dog poo would be scattered all around despite proper disposal bins are available. The office management is an absolute joke. I parked my car in the future residents/visitor parking which CLEARLY states parking is allowed from 9am-7pm. I arrived at 10am and probably left around 12:00pm they left a warning STICKER on my window at 10:15 stating I couldn't park there because it was for "office employees" no where does it say out front that the spot is designated for employees. Apartment hunting usually feels pretty stressful sometimes especially with how time crunched I was with my 5 kids but meeting Ashley at Avalon Apartments completely changed that. From the moment I walked in, she greeted me like someone who has not seen me in a while and somehow made touring apartments feel like a fun field trip instead of just another chore on my to do list. She knew everything about the community and explained it all so well that I started wondering if she secretly lives in every unit at once. Overrated complex. Appartments was dirty on move in. Especially during Covid. When reported issue to Avalon they never clean what I asked. They show up at your apartment without notice during covid because they lost paperwork 7 months after move in. Very dissatisfied I've complained to the office about my upstairs neighbors multiple times. They are so loud disrespectful and ghetto. Their kids are bouncing basketballs in the apartment and playing soccer inside. It echoes and shakes my place. We tried being nice asking to take in consideration we can hear everything and they assaulted us. The office won't move us even with that horrible incident. I've written multiple emails about their noise and yelling and I never get a response or even an email stating they will try to move me. I've lived here for 4.5 years and have no problem. The office staff and maintenance are very professional, responsive and get it taken care of promptly. The property is kept up by the landscape guys, but a few of my fellow tenants seem to think picking up their dogs poop is someone else's job. After leaving the property, they sent me a bill of 1035$ supposedly in damages. I sent an Email requesting an itemized bill, nobody responded to my email. So I called their office, always giving me the message that no one is available to get your call. Now they are telling me that bill due date is 14th June ! We have lived in the Camarillo Avalon complex for the past few years. We outgrew our old apartment in the complex and with the help of the nicest people in the office were able to move about 1000 feet into one the corner town homes. We have never had a major issue, but any minor issue is solved immediately by Renee, the maintenance guru, or Laura in the office. Originally we were only planning on staying the one year, but with the pool, the location, and the park just across the street, we just haven't been able to leave. And yes, it is expensive. But so is rent everywhere in Camarillo. But you do get what you pay for here. And speaking for someone who has lived in both the front of the complex and the back, it is relatively quiet, nicely maintained, and very safe. read more

What happened was your team did not say - "we don't negotiate on renewals.". Instead, they said yeah, we do, lets talk tomorrow, then next week, then the next week, only until a month had passed. You need to clarify your processes - Its obvious Avalon is a big corporation and does not care either way if a resident renews or not. My wife and I lived here for over 3 years. Can't think of anything negative to say, the office staff always was responsive and friendly , the maintenance workers were all professional and always responded immediately. Ignore any negative reviews about parking issues ... simply follow the clear rules and you'll have no problems. We recently bought a house and moved out, we received 90% of our deposit ( carpet wasn't in the best shape, we had a big dog ). They were more than fair. I lived here for 5 years and recently moved out. I loved all 5 years. The maintenance team is amazing! All of my service requests were immediately handled no matter the day or time I put my request in. Bob by far was the nicest guy and always waves hello when he's around. The rest of the guys are really helpful and nice as well! The leasing office staff is very friendly and always willing to answer any questions or solve any problems. They are always offering community events and food trucks for the residents. Also, when I moved out, it was so easy! They offer a clean sweep program and will clean your apartment for such a low price! I received my deposit in less than 30 days after I moved out. People on here are complaining about the parking but honestly it's an apartment complex. Show me an apartment complex with perfect parking and I'll show you a unicorn. If you have a guest, safe list their car and you won't have a problem. We never had a noise problem and we lived on the 2nd floor. Again, for people complaining about noise, you live in an apartment. You have shared walls, it happens. I can't say enough great things about this complex and all the amenities. I highly recommend Avalon Camarillo. read more

First, I am going to be honest that I have not lived in these apartments. BUT, I do have some good things to say about them. I have lived down the street for years and I watched as they repainted the entire exterior a couple years ago and have since loved the look! Well my mom currently has 15 different color samples painted on the outside of her house and unable to decide, so I took her by Avalon to show her. She absolutely loved the colors and asked me to call for the paint info. Not expecting much since I was upfront with the front desk that I am not a potential renter, I actually received a call back and an email with all of the exterior paint information! Tiffany and Toni were so friendly to me and spent time getting me information even though they knew I was not looking for an apartment. Having lived in 4 different apartment complexes previously, I do understand the frustrations that come with it; having said that, I would assume they are caring to their renters if they were so helpful to me. **Additionally, as a neighbor, I can also say, the location is amazing! Most of the development in the area is newer compared to the rest of Camarillo. There is a nice park literally across the street to walk to with basketball and tennis courts, a big kids and little kids play ground, a small baseball field and TONS of grassy areas! Also, the elementary school is the next light up (also walking distance) and was built in 2002. My son has gone there for his first two years of school and it has been wonderful! I apologize I cannot speak from experience on living there, but if you are looking for an apartment in Camarillo it is, in my opinion, your best bet! read more

Moved in almost two weeks ago transferred from Avalon Mission Oaks and had a rude awakening, I just received an invoice for my move out and I'm being charged for carpet and cleaning, first of all that unit was left in a cleaner condition than it was given to me in, second of all the carpet was also professionally cleaned spotless and now your gonna hit me with a carpet replacement bill. Now to mention my new unit that was turned into me dirty counters sticky and dirty, carpet stains all over as well as the walls being dirty. Shame on Avalon this is unacceptable, I moved into a dirty unit with less closet space and I'm being billed for a unit I left in immaculate condition? You will hear from my attorney. We lived here for a little over a month We still have friends of 2 families living there and love there a lot. However, our experience was not awesome. Here is our non-bias review: The Good: 1. The community grounds are well maintained. 2 minutes walk from a city park across the street. The park is dog-friendly (on the leash and see the pic). 3. Staffs are friendly and helpful depends on issues. 4. Units are nice, clean and well maintained with decent amount storage spaces in the kitchen. The walk-in closet in the bedroom is very spacious (We have a one-bed unit). 5. The full-size swimming pool that is well-maintained. Grills by the pool are free to access. Dog is not allowed. The Jacuzzi is a nice addition despite the fact that some tenants take "bubble bath" in there quite a few times. 6. There are four different floor plans to choose from. One can find one that fits their need. Some units have little to no privacy where people can peek through your living room or master bed room. 7. 30 day trial period. If you do not like your unit for any reason within 30 days of your first-month lease, you can break the contract without being charged with two months breaking-lease fee. 8. 5 minutes drive to 101 north ramps via Flynn Rd; 10 minutes to hop on 101 south via Santa Barbara Rd. 9. Overall a pet-friendly property with some limitations (see below). 10. The clubhouse is free for reserved for a private party. 11. Unit comes with a garage which is a nice addition. May be deal breakers: For the time we lived here, what we've experienced were outlined below 1. Rail noise- Buildings 5&6 or 7 are at the prime location of rail noise, including loud horns and vibration. The cargo trains and Amtrak run 4-5 times or more per day in a busy day. 2. Apartment noise- Popping roof/floor. The time we lived here we were constantly bombarded by the noise from the creepy floor through the roof. Besides, having a three-year-old running around further exacerbated the condition (video clips attached). 3. Garage noise- Garages underneath our unit are the other sources of noise and vibration (it can be annoying especially at the weekend.) 4. While the unit comes with A free parking spot- the second parking spot will cost $55 (parking lot) or $120 (garage). Minor: 1. Paved asphalt driveways throughout the community are nice. That said, it is not as friendly to the puppies' paws especially after a few hours in the sun. 2. Grounds are mostly covered by mulch. Not much of grassy area for puppies for their daily routine. 3. You may be charged $100 or $125 for the cleaning upon moving out. While we have no problem paying with the cleaning fee, I was hoping that the process can be more upfront and transparent at the time that lease is initially signed. 4. If you have a pet or pets, make sure that you examine the carpet with UV lamp during the walk-ins with staffs as they do to us when we moved away. Even though we have only lived there for a little over a months, and that our puppy is potty-trained and have zero incidence peeing in the house ever before, they found a streak of substance at dark with that UV lamp during our check-out process. While they were trying to charge us the money to replace the "dirty carpet", we have noticed that on a inspection note that we received when we moved in it clearly stated that the carpet wasn't brand new. Yet, they tried to convince us that the carpet was brand new and was placed a month before we moved in. Anything could have happened before we had moved in. Yes, this is how they manage to keep most deposit that you have put in. I am not going to call it as a scam, but... there is a serious issue with their management and ways of running business. 5. Old gym- All devices there were old and lack of proper maintenance let alone the gym space is really small. Initially they had a plan to renovate it around Sep 2018 time, however, the plan was postponed because of some issues. As of yesterday, 12/22/18, nothing has happened to that gym yet. Essentially part of your rent goes to nothing but a substandard gym. Bottom line: Nice community served by a management team that is professional. But always remember, they are there for the business, not to be your friend and will doing things based of their own interests, not yours. Amenities are nice, but it's part of your rent. While the apartment complex may be great for the human but not so much for your puppies. Some units have more privacy than others. Pick the one based on your discrepancy and tolerance level over privacy and noise. Unit comes with a garage. If there is an option, pick the top floor. Or pray to the lord that you have a quiet neighbor upstairs without a creeping floor. read more

The main reason I am giving three stars is because I like the "new" feel for the apartments; the pool and gym are nice. The maintenance staff are nice and helpful when there are problems with the apartment. The things I don't like are the rent prices, staff, and guest parking. My fiancee has lived here three years and each year they raise our rent a considerable amount. Uncovered parking spots I believe are $50 and a garage is $100 a month unless you get a deal. The staff are super friendly and helpful when you are a potential buyer but are not helpful after that and can be quite rude when you talk to them, especially when it comes to money. They just re-did the rules for visitor parking. You have to sign in a car to the Safety List on-line (which doesn't even reserve your guest spot) and your guest can only park from 9pm-6am even though the office closes at 6pm. I understand during the day it is for "future residents" but if the office closes at 6pm, why wait until 9pm? Also, the office does not open at 6am and is closed on Sundays. If you have a guest spend the night, they will have to move their car by 6am because they are being strict on towing. Just seems like too many strict rules. yes it's a nice complex but not worth the amount of money you pay. read more

I completely forgot to pay my rent on time, I was 8 days passed due, Next thing I know IM GETTING SERVED! And was given a 600 dollar lawyer fee on top of my rent. Really people? This is something you do to tenants that are approaching their 30 days + passed due mark, not less then 10 days. I simply forgot, been busy with work. All I needed was a phone call. It would of got handled. But they instead posted a 3 day notice on my door that I got the same day I got served. Because I was out of town for President's day weekend. I wish Luis and the staff at the Community could help, but their hands were tied. Im sure they would of helped me if they could. It really put a bad taste in my mouth, and I will not be renewing my lease in April, and Currently looking for a new place. Its too bad I really LOVED living there. But 8 days late? and KNOCK KNOCK your served! With a 600 lawyer fee, that you have to pay... YOU HAVE ONE EXPENSIVE LAWYER. Very sad for a company that big, to not have a call center help reminding their customers their rent is due. I just had to update this review again! Avalon's Leasing and Service Dept is so awesome they deserve another shoutout!!! I had not been feeling well and had just called to ask them a quick question, anyway they just randomly asked me how I was doing and I mentioned I hadn't been feeling all that well ..no big deal. So not even a couple days later they had called just to see how I was feeling and if there was anything they could do for me!!! I mean seriously these people honestly care about your happiness and go above and beyond! Avalon Cam is a wonderful place to call home~ one that is safe and beautiful and beyond accommodating... I can't imagine living anywhere else where you would receive this level of service and true concern for their residents...Everyone is amazing, friendly and professional!! I'm updating my review from just TWO DAYS AGO. We were SO HAPPY. Maintenance was great. I mean Bob and Carlos - SPOT ON. Great guys. Always responding to us right away. Carlos was more than happy to help explain things to me, and when things were our responsibility they helped me figure out where to get supplies, etc (example: changing out light fixtures). Grounds? Very clean. So clearly maintenance is on top of things. Parking situation? Could be better. THEN TODAY...we got our lease renewal. After 12 months here they are increasing our rent SIXTEEN PERCENT. When we first moved here, the man living in the other 3 bedroom townhouse asked if I minded telling him what we were paying...I told him...we had a conversation and he said we were getting ripped off compared to what he was paying. I thought for sure if we had a rent increase at the end of our rent it would at least be REASONABLE. NOT SO MUCH. They increased our rent $485. 16% of our current rent. HOW can they even justify that?!?!?!?! Now I know why people move in and out of here so frequently. There is ALWAYS a moving truck around. If this place is temporary for you...by all means...come on by. Maintenance is great, the area is quiet and clean, and the only difficulty you'll have to deal with is the parking situation. But if you want to stay here for more than a year...you know, not move your poor kids around every year as greedy corporations try and gouge you to absolutely outrageous degrees...LOOK SOMEWHERE ELSE. read more

For those considering living in this community, BEWARE! They are in it to steal your money!!!! I recently ended my lease with this company, and received a surprise in my last bill charging me for FULL CARPET REPAIR. To begin with, prior to moving in, the carpet was old and had stains. After speaking to customer service, the reason they told me was "cooking odor." Mind you we barely cooked, we didn't have any pets, and there were only two of us living in the apartment. I am not the type of person to try to complain or dispute, but in this case I believed that it was not our fault, so why would we be responsible for the charges. After several attempts to try dispute these charges both from their Customer Care center and the community management, I gave up. There was no dealing with these type of people. I WILL NEVER AGAIN DO BUSINESS WITH AVALON CAMARILLO OR THE AVALON BAY COMPANY. They aren't trustworthy, and do not serve in the best interests of their customers. So, please if you do not want to get charged for carpet repair after moving out, DO NOT COOK in your apartment. read more

STAY AWAY!!! One of the worst mistake's I made living in these apartments! Just a quick overview of what I went through living at Avalon. I was living on the 2nd floor and had a tenant family living above me. One evening, the male and female got into a big argument (almost a nightly occurrence) and the male came outside, got into his pick-up truck, backed up and rammed right into his girlfriend's (wife's?) vehicle. Everyone in the complex come out to their balconies as it was such a loud noise and the police ended up taking him away in handcuff's. DO YOU THINK THEY WOULD EVICT THEM? A NO BRAINER, RIGHT!! NOT A CHANCE! The couple continued to scream and fight constantly until he moved out. She stayed with her two boy's, partying nightly until 4 am on her balcony or in the bedroom above us with many different people, mostly men. The only way someone stay's up every night without sleep like her is some sort of drug use. Our front tire was slashed soon after this incident (reported to the front office), apparently the upstairs' tenant's thought that we called the police, which was not the case. Her two son's then felt they should jump up and down on the floor above us as much as possible, keeping us and our child up at night. Again, complained to the front office with nothing done about it. We had dog crap put under our doormat (complained to the front office), our door bell often rung and 2:50 am and we listen as the kid's ran up the stairs to the above apartment and went inside. Again, this was all reported to the front office staff with absolutely no help. We have since moved out but I can assure you that the drunken female with her two boy's still lives in that apartment. DEPOSIT SCAM - They gave us $0 dollars back of our $800 security deposit (Plus billed us an additional $150), over some made up crap about their light could tell our dog peed on the carpet they said they were going to replace in the move out inspection. Complete lies, our dog NEVER pied in the apartment. STAY AWAY, HORRIBLE FRONT OFFICE MANAGEMENT. P.S. Enjoy sharing the pool and grills with all the non-tenant, thugs on the weekends!! read more

When it comes to moving out they come up with these mysterious and bogus fees! There is no way it costs $900 to fix an apartment that was in good condition! We have lived here more than 5 years, and have always followed the rules enforced here (and there are many). Yesterday at 5pm I "SAFE LISTED" two cars and received an email confirmation for both cars. When my guests left at 11:45 PM, they both had RED STICKERS stuck to their car windows! This sticker adhesive is very hard to remove, not to mention the embarrassment you feel when you're trying to explain to your guests how sorry you are and that you don't know how this could have happened! The sticker also reads that next time the car will be towed which makes your guests feel not welcomed to return for any future visits. Avalon needs to FIRE their security MORON and find a new person with some common sense! read more
