I lived here for under a year and was very pleased when we first moved in. Pros: - nice units -new updated appliances - great gym and club house Cons: - Residents do not respect dog rules ( I.e breed, cleaning up after their pets and letting their dogs pee I in elevators - Sketchy events happen all the time ( drugged up naked neighbor jumpinG on cars in middle of night , used needles left in bushes, violent neighbors) - Constant false fire alarms without contact from management Other things to consider : - construction at all times - parking ( residents do not respect assigned parking spots) - The train actually can be really loud and runs through a lot later than expected - Moving in and out can be hard because their is one loading area per side and every truck and delivery truck parks there which is also the entry to garage. The two stars reflect the overall stay here we loved the unit but the other living conditions made it rough. We ended our lease 7 months early.

Beautiful area in the newer housing area of Oxnard. Spacious apts and loads of amenities for residents and guest. Parking can be hectic but expected. Beautiful area and condos. Everything is kept Up around the neighborhood with good security service. A bit pricey to Live but well worth for those Who can afford it..

I wasn't about to write a review not until today which the last part of me telling me that I should. When we about to sing the contact December 2018, should be swimming pool, dog park, and all the other fun stuff so on which were promised would be here, which I haven't seen any, specially the swimming pool and the dog park. They said it would be here and I believe it. If you plan to stay for at least 3-5 years, You might hoping in vain. (We were here since Dec, 2018). The price would includes these amenities which even are not here. The big garage door was broken many times since we got here. Recently, the most unhappy thing happened was our car got broken and without any action from the apartment office. They just said they can't do anything about it. They had leasing contact saying they will be provide the security gate, but they did nothing once things happened. Their security guy was busy grading the unfinished building not the broken gate. We were told the crime guy was working from the first floor park garage to the third level to broke our car window. That took a while to happen which could be easily caught by someone who would guard the property (which they should since the gate was broken for almost two months). They did nothing to us, they didn't even apologize. Finally, we called the police and we called insurance for our lost. This happened was not enough for me to put a fair review not until today. Our washer was broken. The guy come to fix twice. I was still ok with waiting stuff to get fix and knowing the guy work hard to get it done for us. But it still did not get fixed after two visits. The guys says a washer unit will be put in today. So, we finally got the unit to installed, I found the dyer was dirty. So I cleaned it with paper towel thinking it would be it. When I opened the washer, I was shocked. It was dirty and not even cleaned for us. I know living in apartment, stuff are all used, I don't have problem with it, but seeing it not cleaned, it makes my stomach sick. That is not the only thing made me sad. We had cloth in the washer and the guy dumped them into the big trash can!! He wasn't about to tell me if I wasn't call for the dirty machines. He pulled the big trash can in front of my door, and I took all my cloth from digging the trash can. That just humiliating. That just broke me down and putting a review. We called the apartment office again for a complain. the guy came and cleaned it for us and apologized. Still, it is far away from "luxury". It says a luxurious apartment. I don't think any normal apartment would do such thing. At least clean or check before giving to tenants, at least apologize for our lost. But very disappointing for what we were promised, and seeing advertised as "luxury apartment " on a big bard what we drive to see everyday. Just feel we should be treated nicely to be in a place where really match for this word.

Garage that stays Open for anyone to enter our apartments ....... it's suppose to close never does

So, as a rental property what can the owners assist with, along with tenants to improve the renting experience at Tempo at River Park? How can this be rectified to avoid unpleasant experiences as mentioned above? There are many rental property's that improved security measures to avoid such. We know it may not entirely solve all the issues but it sure will avoid greater measures that may be taken by those that has STICKY FINGERS!!! Avoid Tempo Apartments - Misleading, Poorly Maintained, and Overpriced…read moreIf I could give zero stars, I would. The model unit they show you is nothing like the actual apartment you move into. Mine was beat up, poorly maintained, and full of broken appliances. The dishwasher smelled like sewage from day one -- it's been replaced twice and still doesn't work. Maintenance is lazy and dismissive; they came three times for a slow drain and just poured something down it each time without ever fixing the issue. If there's an easy way out, they take it. The jacuzzi didn't work past 9 p.m. for months until I insisted it was a timer problem (which it was). The gym and fire pits are frequently broken, and many of the "luxury" amenities are in constant disrepair. Recently the hallway reeked of sewage while another resident had their washer and dryer replaced -- clearly a larger plumbing problem. When I first moved in, I had a severe allergic reaction, most likely from dirty air ducts or vents that had never been cleaned. Despite all this, my rent jumped $200 from year one to year two. Homeless people rummage through the trash areas at all hours, and management does nothing. For what they charge, it's borderline criminal. I'm moving out next week and fully expect them to find an excuse to keep my deposit

Rose, the current manager, helped make the application process go smoothly for my roommates & I. There's a lot of parking in the street, along with one spot in a 4-car garage, & the parking lot inside. The street sweeper comes on Thurs & Fri, so it's easy to alternate street sides. As a woman, I've felt comfortable & safe walking around the complex & the neighborhood (of course, with caution). Neighbors are really nice & mind their business. You get a lot of keys to diff amenities: laundromat (3 of them), trash, your shared garage, gym, sauna, & pool. Gym, sauna, & pool have certain hours, everything else seems to be open whenever you need them (with key). The pool is mostly enclosed so ppl walking around can't see. The only bills my roommates & I have besides rent is internet & electric (everything is electric in the apt). Management is on it. They're relatively quickly to respond to any work orders. When in doubt, we always talk to Rose. She's a sweetheart & has been very accommodating to our situation before moving in, & while living here. After our 1 year lease ends, we might be staying & going off month to month rent. This apt is definitely better than all my previous experiences! Sometimes it gets a little noisy with the trucks driving in & out of the port, but other than that, I hope this helps anyone looking for a small diverse community that make coming home relaxing, especially with that ocean breeze.

My husband and I, along with my elderly mother, recently went through a very difficult transition after being forced out of our rental home of 17 years due to a situation involving a corrupt fiduciary, which was even reported in an article printed on March 8, 2026. During such an overwhelming and emotional time, finding Mosaic Apartments turned out to be a true blessing. My first contact was with Samantha in the office, and she made what felt like a very overwhelming online application and move-in process as smooth and stress-free as possible for us. Her patience and kindness meant so much during a very stressful moment in our lives. Since moving in, Tiffany, the resident manager, has been absolutely amazing. She, along with the rest of the team, truly goes above and beyond to make residents feel welcome and taken care of. Charlene in the office has also been incredibly helpful and friendly. The maintenance team -- Carlos, Danny, and Erica -- have been outstanding as well. Any request we submit is handled quickly and professionally, which shows how much they care about maintaining the community. Tiffany and her entire staff create such a friendly, welcoming environment that truly makes this place feel like home. The location is also extremely convenient, being right behind The Collection and just off the freeway, which makes getting to everything very easy. This community has made our transition into this new chapter of life much smoother than we ever expected, and for that we are truly grateful. I cannot say enough positive things about Mosaic Apartments and the incredible team here -- Tiffany, Samantha, Charlene, Carlos, Danny, and Erica. Worst experience of touring apartments…read more My sister and I had a 1pm reservation to tour the apartments. We had called ahead the previous week and set it up. The day of, it poured the whole time, and we were still on time. We walked in, and a lady who never introduced herself to us came out of her office to tell us, "We aren't taking any walk-ins today". We had to tell her we had an appointment just for her to talk to us in a calmer manner. She then gave us a guest pass paper to fill out and said she would be about 10-20 minutes because she was backed up. We waited for 45 minutes with no contact from her before we had to leave to visit another location. She apologized and told us to come back on the same day or another time. We visited a few more properties and then returned at 4:30 p.m. that same day. She came out of her empty office and told us that she couldn't see us because she was still on her lunch break and had just given a tour to someone else. She ended it all by saying she was too tired to give us a tour of the property because the day had been a long day for her. Honestly, her awful attitude and her out-of-the-gate refusal attitude makes me think she profiled us as someone who wouldn't be able to afford the cost of living or something. I have no idea how she was so busy she could tour other people but not us. For all those shopping for an apartment, beware of this place. Dress nicely, or you might get ignored. God bless that we found a dream apartment somewhere else in the same price range. I would never let anyone I care about visit that place.

He said he was really busy and would try to get to me today but maybe tomorrow. I said it was fine either way but , if possible today would be great, it was my day off and I had a lot of laundry. Despite his heavy load, he made me his last call to make sure my washer was fixed. I really appreciate Mark's whole team here at Amli. Edit: actually the shower has been unusable since February when we moved in. And no one has come to fix it since our latest work order request a couple days ago. We have made a total of 4 work order requests for the shower and none fixed the issue. Again, we're being charged way too much for what we're getting here.

Keep in mind I was there for a year so carpet was as good as could be expected but there were no major stains or damage and I cleaned everything immaculately. I had given $600 as a deposit so they took it all plus I owed a balance of 54 dollars. They charged me $290 for painting, cleaning, $150 for carpet cleaning, and utilities were 145, which was correct and some administration fees. In over 40 years of renting various units, I had always received some or all of my security deposit but not with Camino Ruiz. They explained that no matter how well I left the apartment they brought in professional cleaners so I should've even bothered cleaning. All these chargers except for utilities are excessive and not to receive a portion of the deposit is disappointing and ridiculous. As I mentioned I had a good experience for the year I was there but the thing I'll remember most because it was the final memory I have is losing all of my deposit. Always paid rent on time and was a responsible tenant but I guess to Camino Ruiz it doesn't matter. So beware make sure if you plan to rent here or are moving out any time soon that most likely you won't see much if any of your deposit returned.

It is clearly a health issue. And now, Essex wants a $200 a month increase in the rent for essentially doing nothing to improve the amenities, grounds, or maintain the apartments properly.

There are also ongoing safety and cleanliness concerns. Homeless individuals often enter the pool area to bathe, and some sleep in the hallways. While their situation is heartbreaking, it's clear that management is not providing any security or oversight to keep the property safe, clean, and comfortable for the people who actually live here. For the amount they charge, you'd expect better upkeep, security, and accountability. Instead, we're paying more while the conditions continue to decline. Very disappointing experience overall.

Our unit is large and everything was in great shape. Last month the management company changed. And not only has the quality of service declined but it also appears that the quality of tenant has as well. Again, these units aren't cheap. Our rent is over $3500/mo. Units that face the harbor are over $4500/mo. So there is an expectation with this kind of rent that you won't have the same issues that you would have in a lower income building. No judgment. Just an assumption. There has always been a lot of activity outside of the building because we are in a high pedestrian area. However, I've never felt unsafe, until now. Cars inside of our "secure" garage have been broken into. My boyfriend saw someone doing drugs near the dumpsters. This morning I woke up to a truck full of stuff and a car full of more stuff, parked illegally outside of the building. It was there all night. And as of 11:30a it is still there. People move in and out all the time. But we've never had someone just park a truck full of crap in front of the budling. The car looks like it barely runs and considering the fact that the tags expired in 2021, I doubt that it will be on the road much. Which means this car will most likely be parked indefinitely. We've had an issue with a neighbor that we addressed multiple times with the new property manager who has done nothing about it. There were issues with the previous manager, however she was always available and responsive. What was the point of hiring a new property manager who is worse than the last. Who is DUMOSO any way? We absolutely love the area but we were already planning on moving when our lease is up because are sure the rent is going to go up again, and it isn't worth it. But now, we can't wait to leave. If you can afford rent at this price point, I'd look elsewhere.
