Current resident here for about 3 months. Think I might have made the wrong decision, first month two guys hopped over the fence into the gated parking lot. Then proceeded to go through the apartment complex checking cars and knocking on apartments doors (mine being one), called the front desk and told them, they could care less. No regard for the residents safety and didn't take the situation seriously, I had to end up calling the cops, so I really don't feel safe. Also don't move here unless you want to wake up with a ton of ants in your bed, and all over the apartment, I have zero food out and my kitchen was covered in them, this place is discussing, can't wait tell my lease is up. Definitely infested with ants. Update: not even 4 months and my thermostat stops working, doesn't even turn on and now my refrigerator fails, come home a ton of water in the kitchen as all my food room temperature, just went grocery shopping too, money just waisted. Not a first time apartment home renter. Very seasoned as I prefer to live in a beautiful apartment home with no worries that home ownership brings. Plus I am a gypsy and love moving around .... a lot. Before here I lived at the beautiful apartment complex in Beaverton Oregon, Victory Flats. What a lovely place and the team was first class. I lived in Oxnard at Tempo apartments in Riverpark near the Collection - you can read my review. Also a loverly place and and a first class team. Had one misstep when I moved into the Reserves at Seabridge in Oxnard. Should have trusted the reviews that weren't great. I was there a month before finding this amazing place. It is true that a lot of the initial reviews are a bit biased. Management had a contest where if you did a review you could win a gift card. That tends to bring in the more positive reviews. While the management team was very nice the overall complex left a lot to be desired. 1. Parking- they say gated parking. Not exactly true. Most two bedrooms had parking outside of the gates and what was inside was mostly compact. Others had parking in another building which is just far and it was uncovered. Parking wasn't assigned until well after the first residents moved in so it was a bit of a slap in the face for most of us to have terrible parking. Go and actually look at the spots that come with your unit and make sure your car fits. 2. Dog friendly- they are very dog friendly but because of that the place truly does reek of urine. They have a dog area which is a patch of fake grass that also reeks of urine. Dogs do actually pee in the hallways and stairwells. At least once a month there would be dog poop in our hallway. Dog poop/urine in the alleyway that cars would drive through too. Maybe it was one person who has moved on but I always felt like there was urine tracked everywhere 3. Noise- being on a lower level the traffic noise is pretty bad most of the day. The floors are also thin so we could hear the neighbors above and below us all day. 4. Amenities- the gym was always nice and clean, the rec room was a good perk and the roof top bbq was nice but it would get pretty dirty. 5. Non-smoking- people still smoke and it goes through the ducts into other units. Unless they catch the person you are screwed. The office staff did try but I still had to smell cigarette smoke inside my unit for months 6. Homeless- the shopping center has a big issue with the homeless staying there throughout the day and they do sleep on the property and hang out on the stairs. They even do quickie morning showers on the stairs if your lucky enough to be up that early. It was not my favorite place to live. I felt like we paid enough in rent to have the property be cleaner and have security. However I could see where someone living on an upper floor without kids/pets would mainly go to and from work and they would love it there. DON'T BELIEVE Lisa L. doesn't even work at the complex - DO NOT TRUST THE MISLEADING PHOTOS YOU SEE IN THE ADS!!! These 1-2 bedroom apartments cost more per month than most people pay on a mortgage for an entire house, but the MISmanagement at Island View has allowed this new complex to deteriorate rapidly in the very short time we lived there. We saw LOTS of other tenants moving out the first chance they got. Some said they couldn't open their windows because the smell of dog pee fills the apartment. DISGUSTING!!! Dog poop & pee on sidewalks, carpeted hallways, building walls, elevators & landscaping that is now dead. It completely REEKS, but the clouds of flies really love it!! A coworker told me their friend was looking for a place and they recently toured the complex. They were SHOCKED at how gross, dirty & smelly the grounds are, even though it's such a new place. They couldn't believe the leasing manager wasn't phased in the least about potential renters seeing what a horrible job they are doing maintaining the property. Nobody in their right mind would pay top dollar to live in a dog toilet. We observed thieves trying to break into resident's cars and transients camping out in the rooms where the trash chutes are located (INSIDE the gated complex!). Despite this, there are still no security guards to patrol the property and many of the security cameras aren't hooked up, so good luck if you're a female walking to your car, or getting on an elevator, especially at night. When you tell the "managers" about any of this they just make lame excuses and promise to fix it, but in the six plus months we lived there virtually NOTHING was done about it. We're amazed that they haven't been fired or sued... yet! The managers live on the premises and walk right past the filth and smell. Residents TRY to create awareness about it all to the managers, but they give new meaning to the definition of complacency and It's inexcusable. Don't believe me? Go see (and smell) it for yourself! There's a reason all of the positive reviews date back to when tenants were first allowed to move in almost a year ago. You don't see those type of reviews now and there's very good reason for that. Save yourself the expense and aggravation. Any resident who thinks living this way is acceptable obviously has very low standards. Renter BEWARE!!! read more

Now that I moved out. I can tell people my honest review. This place was cool at first but now the place has gone to s&@! Literally. Dog poop and pee everywhere. It stinks. Ice Machines in common areas do not work. Fire pit broken, peloton bikes out of service, New management is a joke. This woman is so completely rude. My girlfriend and I can't believe how rude the manager is. It's very disgusting and disappointing that this place is tainted by a terrible manager who has no business working in hospitality or management. The last Manager was great. All downhill since she left. There's large rats on the rooftop. Gross! There's no security. When we moved in, they said there was security. Now none and manager said she won't be hiring any. There's tons of homeless people coming in. Sleeping in the trash rooms. Sleeping in a neighbors yard. Homeless people should not be able to get into building. But it says it's a secure apartment with only key entry. Not true. People got kids here. That's scary to go take your trash out and there's a homeless guy in there. Homeless people living in the parking lot in cars and motor homes. Terrorizing residents and one actually was arrested the other day (Naked from waist down and with poop all over himself) that's a wonderful thing to wake up to. Disgusting. The garage gate where we park our cars has been broken for several weeks. This is not a secure or safe place to live. Teenagers get in and hang out on the roof. And packages are stolen all the time. If I had kids I'd probably be more mad about the situation at this apartment building. The rent price is outrageous. Don't believe the website about how amazing it is. I'm so glad I'm out of there. There's also cracks all in the walls and water coming through all over exterior. The pool chairs for disabled people does not work and the concrete is broken around it. Pretty sure that's not ADA compliant. The elevators also have expired permits . Expired last year! Whoever owns this building better check on it. Fire the terrible manager and take care of your property! Esteban in the office is such a cool dude. No complaints there. Rent prices are insane and are going up. 8 other people have moved out this month. After having a talk with majority of them, they all had many complaints and all agree about the new management also. My fiancé and I went in to get a viewing of an open unit. Michael Ramos took us on a tour of the grounds and to the open unit. He also offered to show us a unit that was a different floor plan (but not quite ready yet). After seeing the 2nd, I wanted to see the 1st again to make sure I noticed all the differences and Michael couldn't be happier to go back to the first with us. Thanks Michael! We really appreciate how approachable, kind and helpful you were! You made our tour enjoyable! The apartments are very nice, look new, and the quality seems to be there as well. We loved the view of the ocean and Channel Islands and were lucky to look out just before sunset to see such a picturesque view. read more

This is a nice place to live. I am giving it 5 stars mostly because of the staff. They have always strived to take care of us. If there is a maintenance request, it is usually done in less than a day. They take all maintenance request seriously, no matter how small. Community areas are always clean and usable. The grills, pool, cabanas, and conference room are always impeccable. The pool room, common room, and gym have basic tv service and big screen TVs. Taylor, Sherry, and Laura as well as the others are friendly, open, and fun to deal with. If there are any problems with tenants they are quick to take care of it. I really like the get togethers. Considering that ALL the other apartment complexes in the area have opened their amenities to their residents, and LA Fitness right next door is open, it is ridiculous that Island View has not done ANYTHING to allow the use of their onsite amenities. Even the outdoor use areas which have no reason to be closed at this point. It seems like the management just doesn't care to bother putting any effort into getting them back open. There has also been an issue with the stucco around the complex. They had a company come and tear parts of it away where there was water damage, but then nothing. It just sits in an unfinished state. While the property itself is fairly decent, it does have quite a bit of noise being so closhe to Ralph's. Trucks start unloading at 5:30am. Also, they allow people to move in and make noise after 10 pm. The on-site staff (not management) is very nice and super helpful and they are always around if you need help. The review regarding the urine smell is true, but more because of bad tenants that don't care train their dogs or take them out in a timely manner.  The on site guys do power wash the stair and entries which definitely helps. read more

My boyfriend and I have 2 German Shepards, so when it came time to find an apartment complex that 1) allowed animals, 2) allowed German Shepards and 3) was a nice place to live, we really did not have a lot of luck! Thankfully, we found Island View and we fell in love!! Taylor in the leasing office is always so nice and accommodating! When we had a 3rd roommate move in a few months in to our lease, she helped us out with getting new keys, our parking spaces, etc. She is always so helpful and competent :). We love that so many residents have dogs!! We also love the amenities, I mean hello a Pelaton bike in the gym? Rooftop fire pits and BBQs? Awesome. We just moved into island view and we love it here! Our apartment is a great size and the community is wonderful. All the amenities are a plus as well! Sherry and Sadie in the leasing office are both extremely professional and kind! Also every resident I've come across is kind which is something I'm not used to. Amazing views from the roof tops. Amazing staff awesome amenities, close to everything. Love the events they have for the residents. The Christmas Party was a lot of fun and really enjoyed the white elephant game. It was a great way to meet some of the neighbors. Now eleven days later, no updates on the internet situation other than the provision of AT&T hot spots to residents. While they said we each have about 22GBs to use, what they didn't tell us is that the hotspot has a complex-wide cap of 100GB or so. Guess what, that ran out quick, and we didn't even hit our 22GB allotment! So we are back to square one with no internet except for what we have on our phones. GET YOUR ACT TOGETHER ISLAND VIEW! Don't be like a sucker like us or anyone else who lives here. Stay very far away from this place until they get their act together. read more

For being a first time renter I'm so excited that I get to live here. The appliances, are amazing we have great water pressure so you are guaranteed great showers and clean sparkling dishes in the dishwasher. The gym is a great size they have many different equipment options and everything is brand new so no problems with them at all. The pool is nice too they made sure that it's heated all the time so you can go for a swim whenever you want. Also there one more thing that is interesting is that they also have a yoga studio. What other apartment complex has their own yoga studio.But I would have to say the kitchen is my favorite part of the apartment it's huge and the back splash just gets your attention right away 100 out 10 for sure. My girlfriend and I moved into these apartments last month and everything has been top notch so far. The amenities are beautiful. Gorgeous pool. Awesome pool room and clubhouse with plenty of TVs. The gym is brand new with machines and free weights. I love riding the Peleton bikes enemy have in the gym. Great little perk. Taylor at the leasing office was extremely accommodating during our tour and was there to answer every question we had throughout the process. Apartments are nice but hope that the apartment itself is worth the cost of the place if you're planning on moving in as all amenities are still closed due to COVID (even outdoor spaces!). No opening in sight (not even limited or on a reservation base) and when you ask you get a general response about "working with legal" (which was the response we heard 8 months ago when we moved in). Even if COVID passes, if something similar ever happens again I'm sure they will close everything down just as quickly. read more

We absolutely love this place! We were one of the very first residents to move in, and as previous reviews have noted, there were some initial growing pains while the buildings were under construction. That said, the Island View management and staff went out of their way to mitigate those issues. We couldn't have asked for more really. The staff here are phenomenal. Jeff, Taylor, and Sherry have been here from the beginning and they all rock! (Big shout out to Dale and Sam as well!) Questions or concerns are promptly addressed and they go out of their way to assist you. The apartments and common areas are beautiful, as are the views. But what really stands out is the sense of community that is developing here. Neighbors are becoming friends, people socialize and are friendly. We are so happy to call Island View home! read more

Very happy thus far with the experience Island view Apartments has given me. Reading previously posted reviews, a lot of the complaints are related to construction and with amenities not being completed at the time. Residents knew this was a brand new apartment and that construction was still being completed at the time of signing the lease..sooo. Now that the amenities are open:) and an internet contractor has been put in place, we are all happy. Every night there's amazing residents relaxing by the fireplace in the clubhouse, getting their workout completed in the well rounded gym, playing a round of pool, or chilling in the hot tub. This place isnt worth it. My wife and I are some of the first tenants in this place and I wish I had chosen to take my business elsewhere. There's a ton of issues with this apartment complex. From mail delivering to the apartment, to internet, its clear that aside from the actual apartments themselves, nothing is taken care of. The management doesnt seem like they know what they are doing; and worst of all, I have no clue when any of these problems are going to be fixed, or if progress is even being made. Most of the amenities (the gym, the pool, the rooftops) that are advertised on their website are not finished yet, and who knows when they will be. I chose these apartments over Tempo in Riverpark, and frankly, I regret it. I thought the fact that they are brand new would be a positive thing, but that's not how its turning out.I would look elsewhere, there's several places in Riverpark that offer a great location, with already established amenities and services. I absolutely love it here! What a positive and kind, beautiful environment. Right off the 101 and very near 126, shopping and everything we need - it's very convenient. The people/staff here are truly caring and supportive Professionals. The process of leasing is met with assistance each step of the way - from Taylor, Laura, Sherry, Wendy and Michelle in the offices, through Jeff in financing, everything is taken care of. Dan and others in maintenance are there when we need, security is ever present, and the cleaning staff keeps the gym, rec room, restrooms, sports center, pool and outdoor or rooftop areas impeccable. Firepits, BBQ areas and all the accoutrements are available for our use anytime. The atmosphere is uplifting and friendly as they all seem to really enjoy their work with us, the tenants, to accommodate our needs as they can. The look and layout of our place is beautiful! We watch the sunrise in the morning over the mountains, the islands and the sunset then at the end of the day, and the hills throughout - sunrises and sunsets are stunning. Our dogs are welcomed and provided for - and that pretty much says it all. The transition from our home to this apartment setting has been gentle, because they have created a sweet balance here. I like living at Island View. The property is nice and the staff is amazing. A few things keep it from a five-star rating. When a tenant is in the pool area after hours, when the pool is closed, and the noise level is so that it keeps us awake, there is nobody with whom to file a report. Therefore, the noise persist until the rowdy party leaves and that has been past 2am. This place needs a security patrol or courtesy patrol or someone onsite and on duty. Otherwise the office personnel can only react to a complaint instead of resolving the situation when it happens. The office persons have addressed the complaints directly and quickly, but not until the next business day. Again, the staff is amazing and working hard to keep the apartments up to the standard we expect. And there is a vacuum under the stairs by the gym. read more

I have lived here for almost a year and love it! I leased online, from out of state, site unseen except for photos and reviews. I was pleasantly satisfied that everything was exactly as represented. Sherry was my original contact and leasing agent but I have also dealt with Jeff and others in the office whose names (unfortunately) I can't remember, for package pick-up (not problems with the apartment or complex). EVERYONE with whom I have ever had contact, even the maintenance personnel who addressed a very minor issue upon move-in, has been exceptional in every way. This staff is one of the most responsive, personable and professional I've ever encountered. Amenities and resident events are first class. Issues (such as a very temporary malfunction of one of the security gates) are addressed in a very timely manner and residents are emailed a notification immediately upon discovery of the issue. As mentioned, this is a security building with gates restricting access to the parking lots and the interior of the complex. And the apartments are beautiful, with gorgeous views, and very quiet - I cannot hear neighbors above or next to me. This has been one of my favorite and outstanding apartment-living experiences. read more
