The owner of the building is really down to earth and reasonable. the only thing I wish they did more, is events for the tenants and carts for the elevator. She's a true professional and words can't express my gratitude for her. The building itself speaks for itself, the archeticture is beautiful and their layouts and quality are superb. The courtyard is just gorgeous and you'll feel a sense of pride just walking to your apartment door. The Kalthom is the place you want to move too, take my word and experience for it. Quiet hours are 10pm-8am, and they are pretty well respected. We decided to move after our rent increased by $150, but there are definitely some nice perks here. One big plus is the electric vehicle EV charging stations, you won't find any apartment complexes in Ventura with this many chargers. They also have Amazon package hubs on-site, which is very convenient. I never had a package stolen, but if you do run into any issues, Clay is the person to talk to. A downside for me was that barbecuing on patios isn't allowed. A few grills are located on-site. I'll miss the black cat that used to wander the complex. Most of the people here are nice and friendly, though some can be pretty strict when it comes to rules. Management is good with emails which I really liked too. I don't like calling randomly. They seem to be understanding of all points of view. Frederick is the best by the way! He's the best maintenance guy I've ever had (and I've rented a few times) and he's so nice! No complaints with the team here. I think they are pretty reasonable for the most part. We were only here a year. There's also some hard water here but we added a filter to the shower and sink.

Some highlights since my last update…read more We had a PLANNED power outage by SCE. Was given notice 30 days before. Yet yolo west couldn't remember to open all the electronic gates so neighbors could enter and exit for work. Everyone was stuck. Fire hazard? That took far too long to figure out and fix creating a massive traffic jam in our small alley. Four days later, I called to report our main door to the complex is STILL non-operational. Meaning the door closes, and your key won't open it. It's the lock mechanism. With a live-in Property Manager , I had to call and request they place a sign and prop the door open because neighbors kept getting locked out of the complex and could not get back in. They couldn't even be bothered to place a sign. The very next day all lock mechanisms stopped working, and my husband was locked out of our complex at five in the morning. Causing him to be 40 minutes late to work. And forcing me (who's working late nights) to wake up and let him back in.

Unfortunately, my experience with the management at this property has been extremely disappointing…read more The biggest issues have been the lack of communication, lack of follow-through, and significant changes to services provided to residents without adequate notice. Maintenance requests have gone unanswered or have taken an unreasonable amount of time to receive a response. More seriously, my property was stolen from the secured parking garage. I brought the incident to management's attention and was told that the security footage would be reviewed, but I received little to no assistance or meaningful follow-up. I have also experienced a frustrating double standard when it comes to communication. Management has been very quick to send threatening or strongly worded emails regarding alleged lease violations, but that same urgency and follow-through is noticeably absent when residents are asking for assistance with legitimate issues. I have received communications regarding lease violations suggesting that action would be taken, only to see little or no follow-through afterward. Communication regarding my lease renewal has been equally frustrating. Despite reaching out and being told that management would follow up with me, I went more than a month without receiving a response and ultimately had to follow up again. Even after that follow-up, I waited another five days without a response from an office that is open every day from 9:00 a.m. to 7:00 p.m. The property itself has some positives, but good amenities cannot make up for poor communication, inadequate follow-through, and concerns regarding resident security. Residents should not have to repeatedly follow up to get responses to maintenance concerns, security incidents, or basic questions about their lease. I would strongly encourage prospective residents to ask specific questions about current security measures, maintenance staffing, response times, and management communication before signing a lease. My experience has unfortunately left me with very little confidence in the property's management.
