I've lived here for a month now and every aspect of it has been a dream come true. Before I even got here it was Janeth Latin who inspired me to live here. Every time I communicated with her, from states away, she was kind and informative and super helpful. Once I arrived Evelyn Funez has been so kind and so understanding and has made us feel so welcome here. She does a superb job and managing this site! Jose, who is part of the maintenance crew, has help us in all sorts of ways. The cleaning crew is working every single day, yes even on Sundays, to keep this place spotless. This place is perfection!!! I couldn't be happier! Thank you Coastline crew!!!! You are the absolute best!

Water damage to the walls and leaking from the windows.

We've been living here for almost 2 years now. Sadly, there have been a lot of maintenance issues in the buildings. We had some leaking from our windows, & the walls had water damage. We had someone open up the walls in our room to repair it but was left it like this for 3 weeks now. Not sure when someone will close it up. It has been an eye sore with some of our room furniture out in the living room while we wait. We were told that many tenants are having the same issue, which is why it's been taking a while for them to fix it. I've enjoyed living here most of our lease but it seems like there has been quite a few issues with the buildings and gates to get into the parking lot. Hoping this gets fixed soon!

The sea air,…read morethe convenience of so many amenities nearby and neighbors that actually say hello to you with a smile (and you can tell they mean it. There is a pleasant glow in their eyes). Nima owns and operates the Portside Harbor Mart. Along with his staff, Nima runs a flawless and very clean operation. The staff is always friendly, quick with a smile and a joke, and the store has all the essentials at a very fair price. Along with wonderful seaside views, there is the affable Portside staff. To borrow a line from the movie Fight Club, "the staff really listen to you instead of just waiting for their turn to talk." Staff member Autumn was instrumental in our decision to move here. Autumn is beyond kind, her spirit highly energetic and infectious and has never failed to get back to me when I have any questions. Complimented by her willingness to help, Autumn also apprises us with local events in the area, whether live entertainment, food trucks and the like. Charmaine and Clay are equally terrific. Both Charmaine and Clay are always so accommodating, even letting me borrow a power drill along with other tools while we were moving in. Like the sea air, Portside and the staff are truly a breath of fresh air. My sincerest gratitude for making new move ins feel like we have been living here for years.

Quiet hours are 10pm-8am, and they are pretty well respected. We decided to move after our rent increased by $150, but there are definitely some nice perks here. One big plus is the electric vehicle EV charging stations, you won't find any apartment complexes in Ventura with this many chargers. They also have Amazon package hubs on-site, which is very convenient. I never had a package stolen, but if you do run into any issues, Clay is the person to talk to. A downside for me was that barbecuing on patios isn't allowed. A few grills are located on-site. I'll miss the black cat that used to wander the complex. Most of the people here are nice and friendly, though some can be pretty strict when it comes to rules. Management is good with emails which I really liked too. I don't like calling randomly. They seem to be understanding of all points of view. Frederick is the best by the way! He's the best maintenance guy I've ever had (and I've rented a few times) and he's so nice! No complaints with the team here. I think they are pretty reasonable for the most part. We were only here a year. There's also some hard water here but we added a filter to the shower and sink.

April (the apartment manager) goes above and beyond to make sure everything is taken care of quickly and has left us sweet little surprises for our 2 year old son for every holiday. Everyone in the community is friendly and the grounds are always kept perfectly clean and well maintained. The apartments are beautifully finished, modern, spacious, and you cannot beat this view! You can even see snow on the mountaintops sometimes in the winter! I can't say enough great things about living here!

Some highlights since my last update…read more We had a PLANNED power outage by SCE. Was given notice 30 days before. Yet yolo west couldn't remember to open all the electronic gates so neighbors could enter and exit for work. Everyone was stuck. Fire hazard? That took far too long to figure out and fix creating a massive traffic jam in our small alley. Four days later, I called to report our main door to the complex is STILL non-operational. Meaning the door closes, and your key won't open it. It's the lock mechanism. With a live-in Property Manager , I had to call and request they place a sign and prop the door open because neighbors kept getting locked out of the complex and could not get back in. They couldn't even be bothered to place a sign. The very next day all lock mechanisms stopped working, and my husband was locked out of our complex at five in the morning. Causing him to be 40 minutes late to work. And forcing me (who's working late nights) to wake up and let him back in.

It is in a convenient location, near a grocery store and several restaurants. Kat (the property manager) has been very kind and responsive. She does a great job making it a welcoming environment. She always says hi and asks how things are going when I see her. Hector is consistently working hard to keep the property in tip top shape. It is always clean and Hector does an incredible job making sure everything is in great working order. He is also always friendly when I see him. I definitely recommend Woodland!

Living here has been one of the worst rental experiences I've ever had. The management has no…read morerespect for tenant rights or personal property. First, they entered my apartment without any notice, no call, no text nothing. That's a direct violation of California Civil Code § 1954. I felt completely violated knowing someone came into my home without permission or emergency. Then, to make things worse, my car was towed without any warning. There were no proper signs, no notice, and no valid reason. I had to pay hundreds of dollars to recover my own vehicle because of their negligence. If you value your privacy, property, or peace of mind, do yourself a favor and avoid this place. Management is unprofessional, disrespectful, and either ignorant of the law or just doesn't care.

Basically management doesn't give a rats ass about the GOOD tenants. Yes, the amenities are appealing and they have underground parking and it seems very secure but considering how close the complex is to the tweakers living in the river bottom and just down the street in their motor homes and cars I can't tell you how many times I've come over and witnessed the "secure doors" and parking garage wide open. Keep in mind I was there for a year so carpet was as good as could be expected but there were no major stains or damage and I cleaned everything immaculately. I had given $600 as a deposit so they took it all plus I owed a balance of 54 dollars. They charged me $290 for painting, cleaning, $150 for carpet cleaning, and utilities were 145, which was correct and some administration fees. In over 40 years of renting various units, I had always received some or all of my security deposit but not with Camino Ruiz. They explained that no matter how well I left the apartment they brought in professional cleaners so I should've even bothered cleaning. All these chargers except for utilities are excessive and not to receive a portion of the deposit is disappointing and ridiculous. As I mentioned I had a good experience for the year I was there but the thing I'll remember most because it was the final memory I have is losing all of my deposit. Always paid rent on time and was a responsible tenant but I guess to Camino Ruiz it doesn't matter. So beware make sure if you plan to rent here or are moving out any time soon that most likely you won't see much if any of your deposit returned.

So, as a rental property what can the owners assist with, along with tenants to improve the renting experience at Tempo at River Park? How can this be rectified to avoid unpleasant experiences as mentioned above? There are many rental property's that improved security measures to avoid such. We know it may not entirely solve all the issues but it sure will avoid greater measures that may be taken by those that has STICKY FINGERS!!! Avoid Tempo Apartments - Misleading, Poorly Maintained, and Overpriced…read moreIf I could give zero stars, I would. The model unit they show you is nothing like the actual apartment you move into. Mine was beat up, poorly maintained, and full of broken appliances. The dishwasher smelled like sewage from day one -- it's been replaced twice and still doesn't work. Maintenance is lazy and dismissive; they came three times for a slow drain and just poured something down it each time without ever fixing the issue. If there's an easy way out, they take it. The jacuzzi didn't work past 9 p.m. for months until I insisted it was a timer problem (which it was). The gym and fire pits are frequently broken, and many of the "luxury" amenities are in constant disrepair. Recently the hallway reeked of sewage while another resident had their washer and dryer replaced -- clearly a larger plumbing problem. When I first moved in, I had a severe allergic reaction, most likely from dirty air ducts or vents that had never been cleaned. Despite all this, my rent jumped $200 from year one to year two. Homeless people rummage through the trash areas at all hours, and management does nothing. For what they charge, it's borderline criminal. I'm moving out next week and fully expect them to find an excuse to keep my deposit
