If I could give this company zero stars I would. When we moved in our house it was so disgusting, trash everywhere, dirt all over the floor, moths in every cabinet. We called them and demanded they send a cleaning service, and they said they would but never did. During the year our toilets over flowed with fecal matter and they wouldn't send a plumber for FOUR DAYS. Our whole plumbing system went out, dryer broke, circuits always broken, the list is endless. Whenever we called and asked for help or for them to even just do their jobs all their employees were so inconsiderate and not helpful. Had a fridge that wouldn't fit in my house, so I kept it on the porch. Instead of notifying me of the problem by calling, there was a legal document telling me that the refrigerator would be moved at my expense if I didn't do so myself. The reason? Davis municipal code "defines visual blight as:...appearance as viewed from the public right-of-way". I went to Ally and talked to Joe (the guy with the ponytail and usually a hat), who told me to 'get the fridge off of the porch', so I did. The movers still came, and we called Ally together to confirm that the fridge in the backyard was okay. The lady on the phone (the blonde secretary in the office), said as long as a lock was on there (there was), the fridge was fine. Later that day, another call from Ally was made to my housemate, who was told the fridge would still be removed. Huh? I thought the fridge was no longer a "visual blight". I was confused. I was just going to sell the fridge anyways, so I called Ally to ask for an extra week to list the item on craigslist. On the phone, Joe yelled to stop asking for favors. I had only been notified of the problem a few days prior. Needless to say I hung up. I went over to Ally after doing some research, and Joe told me to stop talking because he didn't want to hear it. I stood my ground and kept trying to have a dialogue, to which he raised his voice and screamed at me for "dissecting the paper." I have never been talked to like that before. Even my parents have never screamed at me like that. I was even asked to leave when I simply frowned at his angry antics. A man in Joe's position shouldn't be allowed to pout like that. It was the most unprofessional act I have ever seen in a workplace. Do not rent from Ally. Not only do they want to keep you ignorant, they'll throw the book at you and potentially throw you out for asking questions. read more

Our family rented two properties from Ally in the span of approximately 5 years. We never had any issues. Properties were released to us clean and in good condition. Whenever issues would arise, they sent their maintenance crew within a reasonable time. We were always notified of repairs, or if people needed access to the property. They also helped us find a new home when the property owner decided to modify our lease in the middle of the year. They provided us with a detailed move-out checklist at least a month ahead of our move out date. We made sure we complied with everything on the list and got ALL of our deposit money back within two weeks. No problems! Their office staff was always respectful and responsive. If you are a responsible renter these guys are for you. They have a wide variety of properties, for every budget. read more

Listen.... just read the other reviews too...... Ally property management is a team of terrible, non-hardworking, uncooperative, extremely NEGATIVE people. At least, it is a bit comical because they know it! The other day I called to file a complaint about the way they handled showing our property, and when I voiced that I had repeated negative interactions with Ally, the women interrupted me over and over and over and over! To a point where I said "Katie would it be ok with you if I could finish a sentence?" and she responded with a literal "No if you are going to tell us we are negative and accuse us of being negative I am not going to let you finish a sentence." Clearly this form of immaturity and aggression is coming out of a place of self- insecurity which is understandable when you work at a place full of extremely negative individuals... No room for improvement what-so-ever! My neighbors who have only had to interact with Ally property once or twice have even stated "These were some of the worst people to talk too about getting anything done..." All in all, if you CAN avoid Ally Property management DO IT! They suck and sadly I think they know it! To start with, the place I live in is nice. My roommate and I are very happy with our living conditions and when we have problems with our home specifically, Ally has always been able to send somebody out to fix the problem in a timely manner. With that being said, those working in the actual office have some attitude issues. Whenever I call with a question, I am always hoping it's the nice gentleman with longer hair. He always is very helpful and caring when it comes to questions that I ask. The woman working the front desk, however, treats you like you're an idiot and as if your problem/question is something that shouldn't have even occurred in the first place and it makes it seem like she sees you as flat out incompetent. She is rude and doesn't treat her customers/tenants with respect. Instead of being concerned for her customer and doing everything she can to make their experience satisfactory, she does almost the exact opposite. I recommend using ally to rent a house/apartment, but when you call with concerns make sure you're not talking to her or you'll leave the conversation feeling bad about yourself for even asking or trying to deal with issues in the first place. read more

And they are hardly accessible with a small staff and limited hours at their B Street office. I have rented from Ally Property Management starting in 2013. Over 4 years, only once was someone rude to me. Overall we had a pretty good relationship, I was polite, they were polite. If there was a serious issue they would fix it right away, if it was a minor issue we'd just live with it. We just got our security deposit back. There were a few charges we were confused by, but are not contesting it, we are happy to get a large majority of our deposit back and don't want to risk anything. We had really great rent for the area and they allowed us to have our dogs. I think they're more for people who want a low maintenance relationship with the management. Call when needed, but over all stay out of each others way. read more

After tens of times requesting maintenance, with no response, Ally has finally started fixing up the house. How magnanimous of them, no? Not no but HELL NO. They have only started fixing up our run-down, crappy hole of a house after unsuccessfully trying to show our house multiple times. But wait, there's more. They gave us a deadline of 2 days to fix our backyard, which honestly only had a couple of weeds. I need to emphasize that it was not in our contract that the tenants needed to maintain the yard. They then charged me and my housemates $275 FRIGGIN' DOLLARS for the gardeners that came for a couple hours one afternoon to pull up some weeds. Not even heavy landscaping would cost that much in one day. Knowing they were trying to pull one over on us, we called them for an itemized deduction list. THEY REFUSED. Gee, wonder why? Then, they proceeded to hang up on us after we told them we would not pay without the itemized list. Professional, yes? Heed my advice, KEEP AWAY from the shady, dimwitted idiots that make up the most incompetent, hated management company in Davis. If I could give this place zero stars I would. My experience with ally has legitimately been the worst, most unprofessional experience I have ever been a part of. I think chimps could run the place better. It took them months to repair the things that they promised would be done before move in. There was garbage from former tenants still in the house upon move in. When we moved in, we gave them a few weeks to make the repairs they had promised us. When the repairs weren't made over a month later, we went to their office to remind them. They threatened to evict us for "harassing them" and were so unbelievably rude to us. Fucking nightmare. But wait! There's more, you guys! My room mates and I are still living here three months later because we really have no other option than to see the lease out, and think that being displaced during the middle of the quarter would be pretty disruptive. We went into the office three weeks ago because we can literally hear squeaking and crawling rats in our walls. The ally representative assured us that "it's winter and rodents are very common". So guess what? Here I am three weeks later and I found out last night that not only am I sharing my house with my four best girls friends, but copious amounts of rats too! Yep. We set glue traps in our house and woke up to two squeaking grey rats by our washer/dryer. Went into Ally today- they're closed for Veterans Day. Naturally, I called their emergency line and when I received a representative I was told that this is not an emergency situation and I would have to call back during regular office hours. MY EXPERIENCE: My family and I were interested in renting the duplex at 1801 Imperial Ave. In the advertisement, it stated that it would have "new paint, and new counter tops". We went to see the property and were overtaken by the smell of pet waste! We decided to take our chances and sign the lease, figuring that if there were any problems when moving in that this management company would be competent enough to address them. This morning as we were about to sign the lease in their office, it was explained to us that the counter tops would not be replaced before we moved in. Also, it was very ambiguous if the house was going to be painted based on the explanation of an emotionally weak man in the front of the office. When I asked if the pet ridden property would be freshly painted to this lame individual, he stated "You snarled at me! I don't think this is going to work out". At this point, I was not interested in subjecting my family (2 kids and wife) to this type of management. He then later responds, "I had my doubts about you guys when you brought up the concern about the pet odors"......Unbelievable! They obviously do not have our best interest in mind so good riddance. BEWARE OF THIS PROPERTY AND THE MANAGEMENT. Look at the reviews on Davis Wiki and Yelp and please make an educated decision. They have many properties (which is unfortunate) and they have shown my family and I that they do not have any interests of the tenants, or in this case prospective tenants, in mind. DO NOT RENT FROM ALLY! Rented a 2 bedroom at 805 E 11th from Ally Property Management for one year 2011-2012. I have had many neglectful and unresponsive landlords, but Ally was the WORST!!! FAILURE TO RETURN SECURITY DEPOSIT Despite leaving the apartment in better condition than upon move-in, Ally charged us our full security deposit of $500 and an additional $85 in cleaning, repair, and painting. These repairs were on blinds which we reported broken upon move-in, painting which we were very careful to perform touch-ups on nail holes etc. , and cleaning which we had done professionally prior to move-out and provided a receipt to Ally. FAILURE TO COMPLETE REPAIRS: While living at 805 E 11th we often had no working internet, despite internet being included in the lease (and advertised on the side of the building). The longest outage was over 2 months. We complained often on the phone, only to be told either that the internet was in fact working properly (which it was not), someone was there fixing it (which they were not), or that it was not their responsibility to fix it (which it was). After a snail-mail letter requesting a repair the wireless was restored...for about a week. The sewage output in our apartment building was not functioning correctly, and we reported this to Ally right away. The problem was visible from the inside as our toilet bowl emptied of water, but more concerning was the RAW SEWAGE flowing up from the drain in the parking area. This happened twice in a week, and we often had no working toilet. During the repair the contractor hired by Ally left our only bathroom unusable, and we had to retrieve the plaster from our toilet ourselves in order to use our bathroom. After repainting the kitchen cabinets, the contractor hired by Ally failed to replace our cabinet handles for a full month. This created a major inconvenience in using these cabinets, as you had to either leave all the kitchen cabinets open or use your fingernail to pry each cabinet open. Requests for this repair was ignored by the Ally Management office. read more

Not only are they extremely rude, disrespectful and condescending towards college students but they offer terrible customer service and their properties are totally unkept and in terrible shape. They also had me provide personal information without allowing me to review the lease I was intending to sign which I consider extremely unethical. Furthermore after trying to discuss these problems over the phone the leasing manager began making hostile comments that I will not repeat before hanging up completely. After trying to call back I was hung up on several times by the secretary. Overall I am extremely unimpressed with this company and am shocked they continue to operate despite their exceptionally low ratings and clear organizational problems. I wish i could give NEGATIVE stars. This is a copy of the complaint that i just FORMALLY filed with both the Bureau of Real Estate and the Better Business Bureau. I encourage anyone who has had a horrible experience with this apartment to PLEASE do the same so that (possibly) we can gain some traction in having this place STOPPED before anyone else is gravely affected by this business's incompetency. My lease expired in August, 2015. I have yet to receive my security deposit. I entered the main office on the afternoon of Wednesday November 4, 2015 around 1:40 pm. I entered inquiring about my rental deposit. The main receptionist rudely asked "well, did you call us?" I then gave her verbal accounts of the date and times in which i called and left messages. The main receptionist then proceeded to tell me that it was my fault because i had called the "wrong number" that was listed on their property site. I proceed to tell them that the phone number was not exactly relevant to my situation and that i merely wanted my check returned. The receptionist proceed to argue with me about the phone number on their website and how it was just simply MY mistake. I told them maybe they should update their web page for their property listings. Another receptionist proceeded to approach me with his hands in my face telling me that i was being "aggressive" and "angry" make rude comments, faces and gestures towards me- insinuating that he was going to slap my hands down. I then proceeded to tell the male receptionist that i was not speaking with him. The main receptionist then explained that if since i did not submit a change of address to their office the check must have been lost. I explained that i DID, in fact take a change of address form to their office before the lease had expired and that they must have lost it. They then became increasingly hostile (both receptionists and the manager) and gathered in my face to tell me that i was just lying. They told me i would have to pay a $35 free to stop the payment of the original check and have it resent. I said i refuse to pay this fee for a mistake i did not make. They proceeded to tell me then "you aren't getting your money then, are you kid". I don't find this suitable behavior ANYONE, let alone someone who is handling the money of others. I don't know who else to turn about this situation, i just want my deposit back. read more

Every employee I've spoken to at Ally has been inconsiderate and unhelpful since day 1. They don't use basic customer service and come of like they really couldn't care less about you or your issue, or even your business. I've worked in customer service for many years and one basic principle of customer service is that you need to LISTEN to your clients- don't cut clients off, avoid being defensive, and don't be rude- that is, if you want to keep their business! And it's not like the people who are rude at Ally are just low-level employees who couldn't care less what happens with the business. The owners are even worse! Any time I've ever made contact with the owners they've been super unfriendly and unhelpful- you'd think they'd have better customer service skills since it's their business. Nope. Their general attitude and the vibe I get from this company is that they really don't care about tenants. They have also sent people over to our place to fix things without letting us know ahead of time or verifying that they could come in, which is illegal and really made my roommates and I feel uncomfortable. They're pretty bad with fixing things. We've had a few issues with them so far and all have been unsatisfactory. One example is that our sink broke and was gushing water everywhere- we couldn't use it. I left Ally a message, which was never returned. I called a week later- because I try to give people benefit of the doubt, thinking that they were working on it. I was told that they received the message days after I left it and that they were backed up with work orders due to the holiday... They got defensive with me for calling them and said that this wasn't an emergency- they'd get to it soon. The person who I spoke to was totally unapologetic for dropping the ball- honestly, they probably just forgot about it. And I'm sorry, but running water IS a necessity. The sink was fixed within a week and a half of me reporting it- I was not pleased. The place I live in is nice but the people who run this company are awful. I wanted to see if we could make this easier for both the room mates and the family. They were not only unwilling to do this, but they lady on the phone became hostile and aggressive citing that they had "no obligation to forgive the rent of an "illegal tenant" because he was not on the lease". I told her that I understand they have no legal obligation but I wanted to ask as a human being if they could forget about a few hundred bucks in light of such a tragedy. So a person is "illegal" if they have poor credit and their loved ones don't deserve some compassion in their time of grief? Fucking disgusting. Ally has consistently provided terrible and frustrating service. To provide an explicit example: Our refrigerator (provided with the house) broke within weeks of moving in. After sending maintenance to check it out, they replaced it with a mini-fridge. After badgering their office for the rest of the week, they claimed that this replacement was satisfactory. A few weeks later, they replaced the mini-fridge with a new one. This replacement tore the linoleum floors and even though this was noted, fixing the floors came directly out of our security deposit. Document everything- take pictures of the place before move-in and read the small print in the lease - better yet - have it vetted by a lawyer. His off-the-wall, offensive comments are a taunt to goad you into something you will regret. He has nothing to loose - you have everything to loose. He has a particular personal grudge against college students - so beware. I only wish I paid heed to the negative reviews on Yelp and elsewhere. Karma does come around - plenty of newly constructed student housing. The best tack is to avoid this group all together especially the balding curmudgeon referenced above - it is not worth the grief and aggravation. I am befuddled how anyone would employ this guy - the only possible explanation is nepotism - working for his dad or mom. My recommendation is UC Davis affiliated housing versus new apartment complexes in close proximity to campus with wonderful facilities. read more

Absolutely the worst. We lived in an Ally property back in 2013-2014. Aside from general rudeness, lack of organization, and sketchy repairs - which we figured was standard Davis' rental market - it was OK at first. The landlord Jennifer and her abusive boyfriend were often drunk and/or high (and never in the office). They would let their horrible, aggressive dog run around off leash daily, while berating and fining residents for their pets being outside (like outdoor cats). Then one day, we had our last straw: We called the cops when we saw the landlord sitting on top of our neighbor punching her and pulling her hair. They were mad that we called the police, and they proceed to be extremely rude and cold to us until one day it went to a whole different level. A natural gas line broke and the fire department told them to evacuate their tenants, and they did not knock on our door - we were evacuated by firemen. Instead of staying with their evacuated tenants, they drove off in their car. Not a crime, but a good landlord would get bottled water for the shoeless, walletless residents camped out in the parking lot. Somehow she managed to get Joe (VP of Ally) on her side, who prevented us from renting with them on our next ally management property with only 2 weeks of notice. He was so rude and unprofessional. That was a stressful time, but I am so grateful we didn't rent with them ever again. They nickel and dime security deposits, they have outrageous fees for adding/removing a name from a lease, and are far from punctual. For your OWN SAFETY don't rent with them. I read these other reviews during my stay at my house. I am an older, mellow graduate student and simply thought these were young, flaky college students causing damage and not wanting to pay for it. How incredibly wrong could I have been. I've never been hung up on before by a property management agent, especially when we were discussing the issues at hand. "Time to dip your feet into adulthood" was my favorite comment from "Joe", a man that would have held his tongue had he known that before working as a principal engineer in between undergraduate and graduate school, I worked for an architecture/construction crew to fix abandoned properties before building could begin. Oh Joe, how wrong you are (more importantly, why talk like that at work?) I know I'm being vague here but you all have to, and I mean, HAVE TO, understand that this man is not a good person, nor is he professional. Facts: Submitted requests have been documented months ago, yet about 70% (7/11) have not been completed. In a sweet town such as Davis, these evil (did I just call management "evil"?) people need to change their attitude and talk to the reasonable tenants like adults. They told me that complaining to the boss wouldn't do anything, because it's not their problem. What type of boss can't do anything? What BS. We've had water dripping from the bathtub faucet for about two months now, mold is growing and the only thing they had to say was "mold/mildew is due to your keeping". Hey well maybe if the bathtub faucet didn't leak and contribute moisture 24/7 of everyday there would not be any! Overall they're rude and useless, will not be renting from them again. I've heard of them taking deposits just like the previous review stated too. I'm not afraid to fight them in court though, so we'll see what happens. read more

Ally Management Property is perhaps the single most irresponsible and idiotic management company that has ever managed to come into being. They not only do not understand what the meaning of customer service is, they also do not understand what it means to be a goddamn management company, because quite frankly, I have yet to see them manage a goddamn thing. Every time I have called to speak with a representative, I have been confronted with nothing but blatant disregard for my status as a tenant as well as a complete lack of understanding. The people who work for Ally are not only incompetent, but also perhaps mentally challenged. I recently received a bill that charged a sink repair to my account. Now, let me ask you this, what kind of a half-assed management company charges its tenants for repairs? In all of my four years of leasing an apartment in the Davis area, all the management companies I have rented from were courteous and professional enough to answer my requests in a timely manner as well as NOT CHARGE me for something that is usually included in our tenant package. Thus, it has led me to conclude that the Ally Management team is run by complete assholes. read more

I am amazed at some of these negative reviews. I am a landlord of a single family home in Davis that we originally bought as an investment when our daughter was a student at UCD. We have had the house managed by Ally (formerly Acadian Properties) for going on 14 years. Our daughter had rented through them and they were the major management company in town. As a landlord I appreciate their highly professional lease that protects our property and the very good service we have received. It is imperative as we live in another area of the state. In one instance we had a mother of one of the tenants collect the rent and then not pay it. Ally was able to get it for us and help the tenants arrange for another roommate rather than have to leave in the middle of the school year. Whenever problems have been reported, they are taken care of (leaking faucets, malfunctioning refrigerator, etc.). I know as we get the detailed bills for the repairs. I know college students do not necessarily keep the house as clean as I would but many of our tenants have gotten a large portion of their deposits returned. Things like ink soaked carpet and broken blinds will be deducted. I have had nothing but pleasant, professional dealings with the staff. I really believe Ally does a very good job for landlords and a good job for responsible tenants. read more

Wow. Apparently Joe the "V.P." hasn't learned customer service 101. My son lived in one of their properties for two years in Davis. He was so happy to get out of there. Called for my deposit back. Was told it was sent out and the USPS is to blame. I've called on four or five different occasions, as has my son. If I wanted to pay $25 dollars to stop payment, he would issue another check. I'ts been almost a month. He then proceeded to call me a "helicopter Mom" and said why don't you have your "little boy " call me (He's a senior at UC Davis). ONE STAR IS ONE too many. read more

I gave it a one star as there were no options for a ZERO star rating. Well, I can wholeheartedly agree that this is probably the "worst property company" in Davis. I have NEVER dealt with more unprofessional group of individuals. As a parent, I really thought they were trying to take advantage of the students. It was funny how they said that they were "adults" and should deal with it on their own, and yet, still wanted their parents as guarantors. Bottom line, the place was a DISASTER.....on the day we were suppose to move in. They only had excuses, were completely rude and refused any help. Then threatened to break the lease....which we happily accepted! Went to Zabace Property Management and was treated with respect. PLEASE PLEASE save yourself a headache...go through ANY company besides Ally. read more

I would avoid renting from this company. When we moved into the place we had in south Davis we had mice infestation that we had to take care of ourselves. We put in a big security deposit and kept the place pretty clean. They charged us for carpet replacement which was fine, but then they charged us for cleaning when we cleaned the place spotless. On top of this, they charged us 1000$ for painting. The paint was exactly the same as when we first moved in. We did not damage anything or the wall. I feel like they just basically used our security deposit to fix up their house for their own benefit. read more
