Rented a property from his team, had rats enter through a cabinet and eat through our food. Took them several weeks and calls/emails to deal with sealing off the hole in the wall and then when the guy finally cam out he did the sloppiest worst hole repair with a wire netting... with rats in the walls. When things began to heat up in April, a foul smell of dead rats and rat droppings began to erupt from underneath our kitchen cabinets. Our whole kitchen smelled terrible and our pots and pans began to pick up the door to the point we stopped storing them in the cabinets. I took me several months of emailing, calling, and texting before I had to go to the office and demand they do something or we will refuse to pay rent and sue as they were breaking the contract. Even called the Davis PD out to inspect but as the inspector started talking, it sounded like her pockets were getting lined by Mr. Zamora. My suspicions were confirmed when she refused to give me a write up of conditions to take to a lawyer. Seeing as Mr. Zamora is a man around town with city officials and the cops, my lawyer was unable to move forward with a case because I was never able to receive a condition of premises from the police. This guy, and his entire team are scum of the earth. Will definitely steal money from you with a smile and the cops will gladly help :)

Even after contacting management at the regional level, we continued to have very serious issues with management and lack of communication. We faced repairs of roof leaks, fences, and more that took months and during which we received no proactive communication or apologies. The whole time, our manager never once took ownership for their mistakes, and their boss did not hold them accountable either. Our rental with LYON was extremely frustrating and stressful as tenants, and I hope no one else has to have the same experience. I bear them no ill will, but want to help my community to rent well. Please keep this in mind before renting with them!

It shows how little they care about their tenants, and how their top priority is really their own convenience. Each year, we need to fill in an "intent to renew" form, to indicate if we would like to renew the lease. The signed form was due February 19 this year. I submitted the form on February 12, a week before the due date -- but I signed in the wrong column, and indicated that I would not renew when I did, in fact, want to renew. I emailed Kaylin on February 14, hoping to submit a corrected form, but she refused, saying that she will not make any changes once the forms are submitted, even though there are still FIVE DAYS before the due date. I pleaded with her, because I had no other plans for housing, but over and over she gave me canned responses: that she will not make any changes to the forms. As a result, I was recently notified to prepare to move out of my apartment after summer this year, all because I made a mistake in the renewal form, and in spite of me trying to correct it almost immediately, LONG BEFORE the deadline. I tried reaching out to Tandem Properties headquarters, but I just got redirected to Kaylin again, who said she would talk with her boss about this, but after a week, she just regurgitated the same line that they would not make changes to the form. Apparently, the entire management does not give enough of a crap to help me fix the mistake, and would happily throw me out because of this.

We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.
