I have rented through Ally for YEARS and have had a great experience through and through! Service requests are always handled quickly and with care, and the folks at the office have always been kind and helpful. They have good communication with their tenants about maintenance or any year-on-year changes. At this point, I have recommended multiple friends to rent through Ally and they have all had great experiences! They have been timely and efficient with providing apartment tours and really go out of their way to try and find a good fit. If I could give negative stars, I would. We chose Ally on the referral of a friend when our sons moved out of our condominium. Initially their management was fine. We had the same tenants for several years and when they moved out, they just moved their friends in. Ally never advised us of any turnover and we never had any maintenance issues. It's not hard to collect rent and take a cut. We decided that we should update the paint and carpet. We advised them of our desire. Without our authorization, although the contract expressly requires them to get approval, they replaced the stove and had additional work done. We didn't know it was happening until they sent the invoice. Part of what they had replaced, and we were charged for, was never completed. We didn't learn about it until we decided to sell. They were awful when it came to communication. I left several messages with the receptionist. When I finally reached Lisha by email she denied getting my phone messages. We decided to sell the unit this year. They did not pass on our requests or lease termination options to our tenants. Our realtor discovered this when she followed up with the tenants. They did not do adequate inspections between tenants. The doors from the closet were removed sometime during their managment. 1/28/25 I was looking for an apartment that was under Ally Property Management and asked to view the apartment. I viewed it and there was fecal matter in the toilet and the carpet was foul. The realtor Naomi said it's not supposed to be like that and that they'd have someone on that. Besides that, there was no real problem with the location and I decided to move forward with my roommates,1/29/25 we gave them $120 for credit checks and the next day 1/30/25 we were approved via email with a message urging us to sign a lease by 2/3/25. They close on weekends so we couldn't contact them until Monday the 3rd. So we come in and we ask to see the apartment again and they say sorry we can't show it to you again once you applied... I asked how we're supposed to know the apartment has been cleaned? And they said sorry that's our policy. They stole our money and said it's their unwritten office policy. The fence was actually damaged by an unmaintained tree on the rental property, yet Ally has been extremely slow in addressing the situation. In addition, the office staff are unprofessional. I've been with Ally for around a year now, as a resident. They have always been nice on the phone and in person. Every time I have a maintenance request, they address it promptly and make sure it is fixed! I felt annoying sometimes because I felt like I was constantly contacting them, but they never showed any irritation and were always very sweet and understanding. From my experience, I have gathered that they really do come through for their residents. Around 8 months (?) ago, they started an online portal for communication and rent payments. It makes contacting them and rent payments very easy and convenient. However, I still call them for some things and they always help me! Reading through the bad reviews is honestly surprising to me, as me and my roommate have never had an issue.... only good things. Don't always believe all the bad reviews. Honestly this management has come through for us so many times and better than most other managements in Davis. I'm going to talk about three things: 1) The times Ally has come through for us. 2) The Comparative Value of Living in a "Housing Crisis" Town with Ally 3) The Management themselves. ~~~~~~~~~~~ First, I'll give a bunch of examples: 1) Our fence had been breaking down immensely with Davis Storm 2K17s; the wind made a bunch of spokes fall off and literal holes in the fence. I couldn't even close it because the spoke with the latch fell off. After talking to them they came and REPLACED THE ENTIRE FENCE WITH A NEW ONE! 2) Our water heater was getting old when we moved in, and one day a pipe burst and it was leaking - we called the emergency line and they not only came right away to fix it; BUT ALSO REPLACE THE WATER HEATER THE SAME NIGHT!! 3) A few months later, we had a valve loose and the water dripped down and extinguished the ignition/wick at the bottom of the water heater - meaning we didn't have hot water at all. They came and fixed the problem the same day too, so we didn't have to deal with freezing cold showers in the middle of winter (I've talked to my friends at school and some of them living by Russell had the same problem and had to wait 3 weeks to get their stuff replaced) 4) Every single maintenance contract - they've followed up on for us. Holes in doors when we moved in? New door. Loose strike plates on front door? Replaced. Blinds not turning? Fixed. ~~~~~~~~~~~~~ Now here's my rebuttal about how people talk about the "housing crisis" in Davis: this is normal. Ally Property even acknowledges that it is a problem and they're explicit about it so you can't be surprised. Any college town - SF, LA, San Diego, San Jose, Irvine with a UC or big CSU population is going to have inflated housing costs! If you want a real notion of what a crisis is, ask any student from UC Berkeley that has to turn their living room into a triple. What's crazy though, is that honestly I feel that I can afford rent in a comfortable living situation with Ally Property than if I were to live in South with Avalon/Octave (Allegre)/Tanglewood/La Salle/etc. compared to my friends, I pay much much less for a single. AND I DONT EVEN PAY FOR WATER OR GARBAGE UTILITIES ~~~~~~~~~~~~~~~ Now onto the management: I don't get why people have bad reviews or mishaps with the management. I've signed with Ally for two years now (and now releasing for a third) and every time I come in they've always welcomed me with respect and a smile - regardless of what problem I may have. Joe has always recognized me and if something wasn't fixed immediately he asks for updates if a contractor hasn't come or anything else! I've never felt so much support because he really looks into my problems and I really appreciate it. I've even come in once for extra blinds (they have those too in case your blinds rip) and didn't know they were closing yet and they were all packed up and about to leave - literally about to lock the door - and they still went to the back to get them for me for free. There's an ideal that everyone's heard before: treat people how you want to be treated. I've always treated this management with respect - and I think that's why I feel respected as well. If you do the same, there shouldn't be any problems. ----------- In conclusion, Ally Property is an amazing and affordable management to lease under that will solve your problems promptly. If I could give less than 1-star then I would. I lived in a house that was managed by Ally Property Management for 2 years and they never redeemed themselves to be any more than a cheap company that could not care less about customer service or actually helping anyone in the Davis community. Every time either myself, or one of my housemates would call them with a question, we would get a different answer, and upon asking for clarification the staff would say "that has never been our policy, I don't know who told you that". They never owned up to any mistakes they made or made an effort to contact us with the status of repairs or maintenance. For example, 2 men showed up one day and said they were there to power wash the house because it was going to be painted within the next month. No painters showed up for 3 months, and after calling the office multiple times to try and get a timeline or a warning for when the house might be painted, it happened randomly. My housemates went camping for a weekend, and came back to 2 men in our backyard painting the house. Even they were concerned that Ally had never told us when this would be happening, and apologized that we were not notified. Another example could be that our backdoor had dry rot, and was rotting out quickly. I notified them of the issue, and they sent someone to look at it, who determined that the whole door and frame needed to be replaced and they needed the owner's approval. I never heard anything back about the issue, and the door was unfortunately left in a state of rot when I moved out over a year and a half later. There are countless times that this company was extremely unprofessional to me or one of my housemates and I don't think Yelp allows for that long of a review... but if you take anything away from my experience with this company I hope it is that they are not trustworthy and are extremely unprofessional and I cannot not recommend them enough. read more

I'm just so surprised with all these bad reviews. I've signed the lease around April/March last year and moved to my apartment in September. I haven't had a bad experience yet. The employees were always polite and answered all my questions and processed my requests as soon as they can. Well, I had few problems in my apt like toilet problem and garbage disposal etc which can happen elsewhere too and they all happened during weekends, but I always got what I asked for very fast. This company is cheap for a reason. They also have changed their name before to avoid how bad all their ratings are. They scrub their website of any helpful phone numbers and names to make it as difficult as possible to get a hold of them to report damages. The manager (Joe) thought it appropriate to insult me over email when I was trying to get a leaky ceiling fixed. Rent from them if you want to be treated like garbage. I rented from them for three years (before they sold the place out from under me) and have never met such disrespectful people looking to take advantage of students in my life. My apartment was literally a death trap with black mold in the closet, windows held together with duck tape, cockroaches and mice, no ventilation in the bathroom so mold grew on the walls, water damage in the ceiling that would leak when it rained, cracks running the full length of the wall from floor to ceiling, some of those cracks even starting to buckle, the laundry room didn't lock, the dryer didn't work, the driveway would flood and had chunks of pavement missing, management made us remove a 30ft branch that fell in our yard, holes in the ceilings, I could go on for a while. The only thing they were on top of replacing were smoke detectors since they knew they could get in a lot of trouble for it. They had one maintenance worker, so if they did agree to show up, it was a long wait and wouldn't usually be at the time you agreed upon. Basically, we got by because I'm handy and have a friend who does a lot of contract work. Avoid if possible--I realize that's difficult when they own a lot of cheaper places in Davis and sometimes that's all you can afford. Just know what you're getting into. read more

While renting with Ally Property I've had to bear through many issues with the house I lived in ranging from broken appliances, faulty repairs, and even a rat infestation inside the property. While communicating these issues with management I was received with a rude demeanor and solutions being met in an unreasonable and untimely manner. While deciding on continuing future management with the company I was screamed at over the phone by Drew, one of the staff and was threatened by him and another manager Katie that my deposit was not going to be refunded for not responding back to them in time. While asking for the contact information of the owner of the company for an alternative resolution I was hung up on several times and was told to leave a voicemail as this would get back to them. They were adamant on making sure I could not get in touch with the owner as they repeatedly told me "they're not Jack in the Box mor ATT services". All my neighbors in Oakshade (now under different management) always complain about problems we encounter under Ally management, and just how mean they are. Usually when I call the office I get the blonde lady. She is extremely rude. I was just telling her of all the repairs that had not been addressed since we moved in a month ago, and she has the nerve to say with a lot of attitude "WAIT, you're giving me a REALLY long list." I was so offended because of her tone of voice throughout the whole conversation. Hellooo I'm giving you a list because it's all broken. Repairs take forever to get processed, and you have to call a few times to remind them or else they'll never come. But when they eventually do, the repairman is really sweet. Hopefully he's not a part of Ally. If I call and get the guy that's balding, then I get even more annoyed. He is worse than the blonde lady. I cannot believe they let such rude people run this place. So... after much frustration of trying to get some of the deposit back and hunting for the checks a second time, I've come back to update on this situation. Their policy allows you to dispute charges that they've taken out of your deposit, and it must be in writing. They said that they'll get back to you with a response within a month or so, and they actually kept their word. It was only after I provided them with solid evidence that they would believe me. So guys, make copies of all your paperwork and thoroughly write down any damages when you first move in. Once again, they failed to send the checks to the requested address. After the dispute, we ended up getting a little bit of money back. Even though we have clearly moved out, they sent our new checks to the apartment that we just left! It just makes no sense to me. The only reason I am writing this review is due to the I was treated by management (I believe it was Joe). He went from being unprofessional to just plain disrespectful. After living there for two years it was time to get my $800 security deposit back. When I called to ask about it, Joe belligerently told me that I'm on my own to get my deposit from one of the new tenants. Since one of the three other people I lived with was staying in the house, they "extended" the lease which apparently absolved Ally of all responsibility for giving me my security deposit back. Never mind I had already moved out of Davis and had no idea who this person was that was supposed to pay me. I tried to ask Joe if he could help me contact this person and he scoffed and said, "Absolutely not, that's on you." But the icing on the cake was how he ended the call. "Figure it out, AIIGHT?!?" Seriously? I can only think of one reason why he would say that. I guess it's easier to be bold on the telephone. The property itself was fine and before this, I didn't have any issues with management, so this came as a shock. I am glad I read the reviews more thoroughly before signing the lease. Right off the back when we were shown some of their properties the person had really no clue what they were doing. If I asked anything the reply back was "I am not sure, I think so, maybe or I'll get back at you with the answer", but they never got back to me. They were not knowledgeable at all. Once we did find a place we went ahead and filled out the applications. We were confident we were going to get it. We are a professional mature couple with great rental history behind us. Make plenty to cover rent and always get our security back in full. So we were really surprised that they told us we needed a co-signer. We went over the lease and noticed the move in date was wrong and the pro rated amount was wrong. They also mentioned that the landscaping was included with the rent, but in the agreement it stated that gardening services were not provided. When we brought it to their attention they simply said that everything was correct, but didn't give any explanation on how they came up with the pro rated amount or why they decided to change the date when it clearly states it on their website. We got the vibe that they weren't very professional and they kept beating around the bush when it came to our concerns and questions. I am sure they are happy with the $55 bucks that they got out of us but the owner of the property lost over $12,000 due to their lack of concern and poor customer service skills. Ally Properties is the worst property management in Davis. My friends and I lived in North Davis on Drake St. The apartment had cheap rent BUT it was trash. Messed up kitchen..running faucets... We even had a crack in the ceiling that lead to ruined laptops due to water leaking. There was even mice problem.. With all that said, I have been waiting for my security deposit literally for years. I had just recently came into contact with these guys and found out I owe them money... And they didn't even have the nerve to contact us. They just sent the bill to our old house knowing we don't live there anymore, with the mindset to go to collections to collect our debt. Avoid this place. Horrible customer service. Because they can't legally do that. Came to find out the same thing happened to bunch of my neighbors. Do not rent from this place. They were so rude once we signed the lease agreement... My rental experience was so stressful and they were always so defensive about any questions we had. They made an error on our lease agreement and has us make up the difference (which was like $200) in a few days, telling us we were already late and treating us like we were trying to cheat them. We asked for just a couple more days to get the money together and they were so rude we got a lawyer consultation to see if there was anything we could do. Unfortunately the rental agreement is worded very carefully in their favor. Our lawyer agreed they were being huge jerks but that we couldn't do anything about it. We got them the money. This was the first few weeks of our agreement.... Their agreement is so far in their favor that if something does go wrong, don't expect any help, don't even expect sympathy. The people I talked to or the people who called me up were only ever condescending or even mean and I don't know how they sleep at night if they have hearts at all. People who build their lives off of being terrible to others all day are not the people you want to be supporting. Ally property management has been the worst property management company I have ever dealt with. Throughout college, I have moved many times and have always got a full refund with our security deposits and have had easy time requesting maintenance and talking with the staff. At Ally they have been the worst people to talk with and I have had many friends who have also complained nonstop about how Ally has made living such a difficult time that they will relocate just to not deal with them. I lived in an old house that was built in the 1920s, it even had a milk door! So you can imagine that there was many problems and it was not renovated. Therefore, the floors were scratched up and dirty, the paint was chipped in many places, the dishwasher was terrible and under the sink it was all moldy and the wood wilted from water, and just old and dirty throughout the house, but that was kind of what we got with an old house and understood that, as many houses in Davis are very old and vintage. What we did not expect was to be charged for this old house! Like I said I have always gotten a full refund on the security deposits! But Ally took a ridiculous amount out for things that we got the house in that condition! We couldn't believe it so we disputed the charges which got rejected!! My friends had lived in the house the year previous to me and they also got money taken from their security deposit but much less than us even though the house was way worse in their condition than ours! We addressed this difference in charges too and Ally did not even address the comment! I am appalled that this company can take money from all these college students and get away with it! Similar instances have happened to other I know and it always seems there is nothing anyone can do once they reject the disputes. This is so disgusting and the management is just terrible, miserable people! Anytime we have ever talked to them it has always been followed by nasty remarks and negative demeanor. **URGENT** The sliding glass door was installed backwards and does not lock. Why this has not been addressed previously is beyond me. Last night a man broken into our daughters apartment and assaulted one of her roommates. We called the prop management company immediately to alert them and find out why the door has been left this way. The answering service took our message since it is the weekend and the office is closed. Lisa from the property management company called us back and said that she would send the maint team out to ensure the apartment could be secured from the inside. The maint person went out and said they could not help, they were unable to make the door lock. Nothing has been corrected. The lack of urgency and concern is upsetting. Later today the police came back out to the apartment to take fingerprints and inspect the apartment. The Davis police department confirmed this door is installed incorrectly and needs immediate attention. I want the sliding glass door to be installed correctly immediately and I have already contacted an attorney. read more

I normally don't leave reviews but I think I had the best experience with this property management company ever! I am a single mom recently going through a divorce and moving with a small son. I was so scared to be on my own with my small son, Right when I walked into the office the woman sitting at the front desk WELCOMED me with a smile and was sooooo amazing. I let them know my situation and how scared I was to be making this move. They made me feel right at home and assured me I was going to be okay. The tour was amazing. They took the time to show me everything ( I HAD TO SEE IT ALL, and without hesitation they really took there time to help me ) The property is well maintained and the house was perfect. Everything went so smooth and now me and my son are safe and enjoying our new home and new life. I truly appreciate the help from staff.
