    If I could give a half star I would. I believe to have been taken complete advantage of. There is a complete lack of communication on Ally's part. I could go on, however, simply put look at different options other than Ally.

Gabe and his team at Allegiance are so easy and great to work with. It's been exceptionally hard to find help with some properties in the Sacramento area that I can't manage myself. During my initial search, most of companies I talked to in the area over promised and under delivered. From the first call, it was clear that they were lacking professionalism, industry knowledge and some never even called me back. I do have high standards of course as I myself have been doing the job for 10 years but I couldn't believe the experiences I was having with these other companies. When I finally found the Allegiance team, I was so relieved. Not only are they great at what they do and got these properties rented quickly, they are just fun to work with and very down to earth. Their knowledge, professionalism, fair pricing, and outstanding customer service also set them apart in the industry. They will continue to be my first choice in the Sacramento area and I can't recommend them enough. Thank you Allegiance Team! Highly Recommend!

    I rented a home managed by Owens Property Management for two years. At move-out, OPM kept my entire…read more$4,000 security deposit and billed me $117.08 more. Their own documents tell the story. The August 18 deposit statement charged me $2,487.89 for carpet replacement. OPM's own cost sheet labels that figure "Estimate- awaiting confirmed quote." The actual carpet invoice is dated the next day, August 19, and totals $2,477.80. The $400 carpet-cleaning charge on the same statement is backed by a vendor invoice dated August 23, five days after the statement was issued. The $50 "yard work to repair damaged lawn" was mulch and small plants, $49.59 per their own sheet. They also charged me $21.41 for a kitchen faucet leak I had reported through their own maintenance system. I was never given the after-repair photos California law has required since April 2025. I accepted $2,425.30 of the charges in writing and asked for the remaining $1,574.70 back. OPM's written replies did not address a single disputed item: "This matter is now considered closed," and then, "This will be our final communication on this matter."

SLUMLORD Raul Zamora is a little weasel who's got it in good with the cops. Rented a property from his team, had rats enter through a cabinet and eat through our food. Took them several weeks and calls/emails to deal with sealing off the hole in the wall and then when the guy finally cam out he did the sloppiest worst hole repair with a wire netting... with rats in the walls. When things began to heat up in April, a foul smell of dead rats and rat droppings began to erupt from underneath our kitchen cabinets. Our whole kitchen smelled terrible and our pots and pans began to pick up the door to the point we stopped storing them in the cabinets. I took me several months of emailing, calling, and texting before I had to go to the office and demand they do something or we will refuse to pay rent and sue as they were breaking the contract. Even called the Davis PD out to inspect but as the inspector started talking, it sounded like her pockets were getting lined by Mr. Zamora. My suspicions were confirmed when she refused to give me a write up of conditions to take to a lawyer. Seeing as Mr. Zamora is a man around town with city officials and the cops, my lawyer was unable to move forward with a case because I was never able to receive a condition of premises from the police. This guy, and his entire team are scum of the earth. Will definitely steal money from you with a smile and the cops will gladly help :)

Just want to say up front this review is for Elise and for the apartment showings. Elise was responsive by email and communication was excellent. She met us on time at the first apartment and was very professional and pleasant. She answered all of our questions and was patient with us. She showed us multiple locations and multiple units. Even finding time later in the day to show us one more unit. Elise was excellent and great point of contact for Zabace. The properties were a mix of two bedroom places. In the end, we did select a different property and property management company strictly based on the property and location.

    If I could give zero stars, I would. This property management company is an absolute nightmare to…read moredeal with. Their communication and lack of accountability is abysmal--getting a straight answer from anyone is nearly impossible (even though they claim they're currently working 7 days a week), and when you do finally reach someone, you're met with hostility or false promises of a response. I had to continuously call, text, or email to even TRY to get ahold of someone. At one point, Eamon even raised his voice at me over the phone, and made numerous false promises (such as a September lease start date), which is completely unprofessional, and also not his call to make. Their manager is impossible to reach and you're almost always communicating through an overworked middleman. I was told multiple times I'd get a response by XYZ date/time only to be met with crickets. Oh, and they like to all throw each other under the bus because they can't take any sort of accountability for themselves. The first red flag was when we all arrived to the viewing, and the current tenant wasn't even aware there was a second showing scheduled that day. She was clearly uncomfortable by this. They also mislead prospective tenants with a so-called $250 "holding" deposit that doesn't actually hold anything. It's essentially a way to for you to flaunt your money if you're really interested in a property-- with no guarantee attached. They actually told me multiple applicants left one on this property (which I found out was a lie), and Eamon gaslighted me when I inquired. What does it "hold" if multiple people can place one? You need to rename this and stop scamming people. If you somehow sign with them, read your lease carefully. There were numerous items with red flags, such as a $500 higher than expected security deposit. They also dont re-key the property in between applicants, and claimed they collected the keys/openers from the previous tenant, which was a lie, and a huge safety issue. On top of that, they make false promises during the leasing process and then expect tenants to shoulder the cost and responsibility for property issues that are absolutely the landlord's or management's responsibility. For example, I was told the landscaping (foxtails EVERYWHERE, a massive fire hazard and hazard to my dog, an ESA) had been "taken care of" which was a lie. The lawn was completely dead. I was told if I wanted the lawn fixed, I'd have to install a new one myself, and the home owner was unwilling to split the cost as he was going to be installing sprinklers per my request (which they made sound like SUCH an inconvenience). Then, they decided to add it as an addendum to my lease that if any spots were bare or dead, it would be my dime. Plot twist, I can't force a plant to live. And if it's in the lease that the tenants are to upkeep the lawn, how were the previous tenants supposed to keep the lawn alive if there was no way to water it? I backed out of my lease and I am so grateful I did. Oh and best part? I wasn't even the first prospective tenant for this rental period-- they screwed over the previous applicant so badly they backed out. I feel sorry for the next unfortunate soul. This company operates with zero accountability and zero respect for tenants. Save yourself the frustration, time, and money--look elsewhere for housing. Their only saving grace was they refunded my application fee when I called them on their BS.

    I'm a tenant in one of King's rental properties, and I've had nothing but good experiences with…read morethem so far. They have always been very friendly and helpful with everything. I really needed to move into my place earlier than their standard date of 9/5, and they worked hard to get the place ready for me a week early. They've also been a great liaison between me and the rental property's HOA - if I need anything, the ladies at King Properties will see that it gets taken care of. Granted, I have not had any end-of-lease experience with them yet (final inspections, returning security deposit, etc), but based on my experiences with them so far I anticipate it being a smooth, easy process. I'm surprised to see so many negative comments on DavisWiki, but in a college town I think that's to be expected to a certain extent. If you are an adult and act as such - ie, have reasonable expectations about maintenance schedules (with 60+ properties, they may not be able to get to you within 24 hrs if yours is not a true emergency), pay your rent on time, and keep accurate and thorough records, which includes properly filling out your move-in inspection checklist - you will have no problems.

    The apartments are advertised as updated, which is a joke. Your AC and heat is in the living room…read moreand no where near the bedrooms. When there is a maintenance issues, they never return your call. It's not worth the month. Appliance in apartments are old.
