My journey started on Zillow, when I saw a gem which peaked my interest. I immediately sent a message and soon received a text message inviting me to an open house viewing. From the first introduction, I was impressed with Adams' management style as well as impressed with the house itself. After a brief conversation, Adam advised me if I was interested in the property to please apply ASAP (no pressure) as the property owner, his staff and OPM would all be going out of town for the holidays and since I was in a time crunch he would do his best to review my qualifications and present my application to the property owner. To my surprise, within two days, I received the message Congrats you are approved! WOW, what a blessing early Christmas and Birthday present. My family and I were OVERJOYED!! Adam is phenomenal at his job. He is dedicated to business, the property owner as well as me, their new tenant. While on vacation, cooking holiday dinner and nursing his precious sick daughter, he kept the lines of communication open. Often, I shared with him that we could resume business when he returned into town yet Adam stepped away from family duties to provide me with updates. As a new tenant I appreciated his commitment and felt welcomed into the family. Every step of the way, all of my questions were met with straightforward answers and the paperwork was explained flawlessly. It really made the entire process pain-free and very reassuring. With any move, one might run into a few minor hiccups, and of course, Adam has taken care of any issue in a nice, polite and timely manner. I have been happy here with the overall management of this property, and I do not plan on a change any time soon. Thank you again Adam. I really had a great experience with you.     My partner and I were very interested in renting one of the properties listed by Owen's Property…read moreManagement, but unfortunately our experience has been frustrating from the start. We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

SLUMLORD Raul Zamora is a little weasel who's got it in good with the cops. Rented a property from his team, had rats enter through a cabinet and eat through our food. Took them several weeks and calls/emails to deal with sealing off the hole in the wall and then when the guy finally cam out he did the sloppiest worst hole repair with a wire netting... with rats in the walls. When things began to heat up in April, a foul smell of dead rats and rat droppings began to erupt from underneath our kitchen cabinets. Our whole kitchen smelled terrible and our pots and pans began to pick up the door to the point we stopped storing them in the cabinets. I took me several months of emailing, calling, and texting before I had to go to the office and demand they do something or we will refuse to pay rent and sue as they were breaking the contract. Even called the Davis PD out to inspect but as the inspector started talking, it sounded like her pockets were getting lined by Mr. Zamora. My suspicions were confirmed when she refused to give me a write up of conditions to take to a lawyer. Seeing as Mr. Zamora is a man around town with city officials and the cops, my lawyer was unable to move forward with a case because I was never able to receive a condition of premises from the police. This guy, and his entire team are scum of the earth. Will definitely steal money from you with a smile and the cops will gladly help :)

    If I could give zero stars, I would. This property management company is an absolute nightmare to…read moredeal with. Their communication and lack of accountability is abysmal--getting a straight answer from anyone is nearly impossible (even though they claim they're currently working 7 days a week), and when you do finally reach someone, you're met with hostility or false promises of a response. I had to continuously call, text, or email to even TRY to get ahold of someone. At one point, Eamon even raised his voice at me over the phone, and made numerous false promises (such as a September lease start date), which is completely unprofessional, and also not his call to make. Their manager is impossible to reach and you're almost always communicating through an overworked middleman. I was told multiple times I'd get a response by XYZ date/time only to be met with crickets. Oh, and they like to all throw each other under the bus because they can't take any sort of accountability for themselves. The first red flag was when we all arrived to the viewing, and the current tenant wasn't even aware there was a second showing scheduled that day. She was clearly uncomfortable by this. They also mislead prospective tenants with a so-called $250 "holding" deposit that doesn't actually hold anything. It's essentially a way to for you to flaunt your money if you're really interested in a property-- with no guarantee attached. They actually told me multiple applicants left one on this property (which I found out was a lie), and Eamon gaslighted me when I inquired. What does it "hold" if multiple people can place one? You need to rename this and stop scamming people. If you somehow sign with them, read your lease carefully. There were numerous items with red flags, such as a $500 higher than expected security deposit. They also dont re-key the property in between applicants, and claimed they collected the keys/openers from the previous tenant, which was a lie, and a huge safety issue. On top of that, they make false promises during the leasing process and then expect tenants to shoulder the cost and responsibility for property issues that are absolutely the landlord's or management's responsibility. For example, I was told the landscaping (foxtails EVERYWHERE, a massive fire hazard and hazard to my dog, an ESA) had been "taken care of" which was a lie. The lawn was completely dead. I was told if I wanted the lawn fixed, I'd have to install a new one myself, and the home owner was unwilling to split the cost as he was going to be installing sprinklers per my request (which they made sound like SUCH an inconvenience). Then, they decided to add it as an addendum to my lease that if any spots were bare or dead, it would be my dime. Plot twist, I can't force a plant to live. And if it's in the lease that the tenants are to upkeep the lawn, how were the previous tenants supposed to keep the lawn alive if there was no way to water it? I backed out of my lease and I am so grateful I did. Oh and best part? I wasn't even the first prospective tenant for this rental period-- they screwed over the previous applicant so badly they backed out. I feel sorry for the next unfortunate soul. This company operates with zero accountability and zero respect for tenants. Save yourself the frustration, time, and money--look elsewhere for housing. Their only saving grace was they refunded my application fee when I called them on their BS.

We cleaned for hours, my son dropped off keys, left some furniture in apartment which he sold to new students/tenants moving in. My son called the office and spoke with Ahmen, whom told my son that it would be okay to do so, only to find out later that Management either stole or removed the furniture, leaving new tenants without a sofa and light. My son had to return paid money to the new tenants. My son had problems with the old and this new Management. They never changed the filters there, gave him a hard time when things were not working properly. He and his roommates were without hot water for months at a time, horrible plumbing situation. My son would come to my house to shower. It was unbelievable as to the amount of violations that were occurring in this complex, and with Management. My son called them on multiple occasions requesting someone to fix the water heating issue as well as roach. and other pest infestation inside of the apartment. My son took multiple pictures and would send to them, and to me, but out of respect would not get involved because he wanted to try to handle and figure this out on his own. This, however, had gone too far. The carpets are over 20 years old, disgusting and dirty, there were cracks on walls and on the ground that had began to happen which they covered with flooring. My son began having headaches and skin issues. There was mold in the bathroom due to lack of veventilation. To top it off, 21 days passed and they never mailed out my son's deposit. It's had been going on 2 months and these crooks kept my son's (my money) deposit and have given me the runaround. Please do not let your children rent from this management. The amount of malpractice that goes on is unfathomable. I had to drive all the way to Davis to pick up the check, wasting time out of my day to connect in person, the next step would have been court. The rent is an absurd amount for the quality of their apartments on 7th. Stay away.

    Elite Property Management is the worst property management company I have ever encountered. Trust…read moreme; I have lived in California for ten years and dealt with many property management companies. Elite Property Management is by far the worst. If you read all their reviews on Google, you'll see that they threatened another person to delete their review while claiming that Elite Property Management has its own 'legal counsel.' Excuse me? What's the point of a property management company having 'legal counsel'? I've never heard of that before, unless the company merely weaponizes 'legal counsel' to abuse their landlords and tenants. Elite Property Management also exhibits what is known as 'double standards.' On one hand, they label a one-star review as 'defamatory' and 'false.' On the other hand, their own employee writes five-star reviews for the company. Yes, I'm referring to the five-star review written by Jason Li. I know this because Jason Li wrote me an email on behalf of Elite Property Management so he is an employee. If a company's own employee writes a five-star review for their company, why doesn't Elite Property Management label such reviews as 'false'? This clearly is called 'double standards.' Elite Property Management does not care about maintaining the exteriors of properties for landlords, at least from what I can tell after being a tenant for three years with them. For instance, weeds were growing out of the gutter of the house I rented. Everyone knows how much damage weeds can cause when they grow out of gutters. Elite Property Management visited the house three times within thirty days when I ended my lease. They stood in the backyard, where anyone could easily see the weeds in the gutter. However, they took no action regarding the gutter and only found ways to charge me for 'damages.' The house where I live also has a loose water hose. This hose continually drips water next to the exterior wall, damaging the foundation. A responsible property management company should address such issues or at least notify the landlord. However, Elite Property Management never takes any action regarding this problem. They just leave the problem as is. Based on what I experienced over the last three years, Elite Property Management seems more concerned with how much money they can charge tenants for 'damages' than with maintaining the exteriors of properties for landlords. They do not provide sufficient evidence that they take care of the properties they manage. I know that Elite Property Management will probably be unhappy about my review and may threaten me to delete it, just as they have done to others. However, I am not afraid to tell the truth and exercise my right to free speech. Most tenants in Davis are post-docs, which means they may leave the country when their lease ends and are unable to take counteractions if they get bullied. I am not one of them. So, if Elite Property Management wants to threaten me using their 'legal counsel,' I am not afraid.
