If I could give zero stars, I would. This property management company is an absolute nightmare to deal with. Their communication and lack of accountability is abysmal--getting a straight answer from anyone is nearly impossible (even though they claim they're currently working 7 days a week), and when you do finally reach someone, you're met with hostility or false promises of a response. I had to continuously call, text, or email to even TRY to get ahold of someone. At one point, Eamon even raised his voice at me over the phone, and made numerous false promises (such as a September lease start date), which is completely unprofessional, and also not his call to make. Their manager is impossible to reach and you're almost always communicating through an overworked middleman. I was told multiple times I'd get a response by XYZ date/time only to be met with crickets. Oh, and they like to all throw each other under the bus because they can't take any sort of accountability for themselves. The first red flag was when we all arrived to the viewing, and the current tenant wasn't even aware there was a second showing scheduled that day. She was clearly uncomfortable by this. They also mislead prospective tenants with a so-called $250 "holding" deposit that doesn't actually hold anything. It's essentially a way to for you to flaunt your money if you're really interested in a property-- with no guarantee attached. They actually told me multiple applicants left one on this property (which I found out was a lie), and Eamon gaslighted me when I inquired. What does it "hold" if multiple people can place one? You need to rename this and stop scamming people. If you somehow sign with them, read your lease carefully. There were numerous items with red flags, such as a $500 higher than expected security deposit. They also dont re-key the property in between applicants, and claimed they collected the keys/openers from the previous tenant, which was a lie, and a huge safety issue. On top of that, they make false promises during the leasing process and then expect tenants to shoulder the cost and responsibility for property issues that are absolutely the landlord's or management's responsibility. For example, I was told the landscaping (foxtails EVERYWHERE, a massive fire hazard and hazard to my dog, an ESA) had been "taken care of" which was a lie. The lawn was completely dead. I was told if I wanted the lawn fixed, I'd have to install a new one myself, and the home owner was unwilling to split the cost as he was going to be installing sprinklers per my request (which they made sound like SUCH an inconvenience). Then, they decided to add it as an addendum to my lease that if any spots were bare or dead, it would be my dime. Plot twist, I can't force a plant to live. And if it's in the lease that the tenants are to upkeep the lawn, how were the previous tenants supposed to keep the lawn alive if there was no way to water it? I backed out of my lease and I am so grateful I did. Oh and best part? I wasn't even the first prospective tenant for this rental period-- they screwed over the previous applicant so badly they backed out. I feel sorry for the next unfortunate soul. This company operates with zero accountability and zero respect for tenants. Save yourself the frustration, time, and money--look elsewhere for housing. Their only saving grace was they refunded my application fee when I called them on their BS. read more

Beware of this Management Co. They prey off of UC Davis students. My son graduated a few years ago, I helped with the move as well as cleaning. We cleaned for hours, my son dropped off keys, left some furniture in apartment which he sold to new students/tenants moving in. My son called the office and spoke with Ahmen, whom told my son that it would be okay to do so, only to find out later that Management either stole or removed the furniture, leaving new tenants without a sofa and light. My son had to return paid money to the new tenants. My son had problems with the old and this new Management. They never changed the filters there, gave him a hard time when things were not working properly. He and his roommates were without hot water for months at a time, horrible plumbing situation. My son would come to my house to shower. It was unbelievable as to the amount of violations that were occurring in this complex, and with Management. My son called them on multiple occasions requesting someone to fix the water heating issue as well as roach. and other pest infestation inside of the apartment. My son took multiple pictures and would send to them, and to me, but out of respect would not get involved because he wanted to try to handle and figure this out on his own. This, however, had gone too far. The carpets are over 20 years old, disgusting and dirty, there were cracks on walls and on the ground that had began to happen which they covered with flooring. My son began having headaches and skin issues. There was mold in the bathroom due to lack of veventilation. To top it off, 21 days passed and they never mailed out my son's deposit. It's had been going on 2 months and these crooks kept my son's (my money) deposit and have given me the runaround. Please do not let your children rent from this management. The amount of malpractice that goes on is unfathomable. I had to drive all the way to Davis to pick up the check, wasting time out of my day to connect in person, the next step would have been court. My partner and I have had a lovely experience with Zabace. We first rented from them last year in a small house off D St. We didn't have any maintenance issues during our stay, but Dorothy was always very attentive and willing to work with us (namely to address some nitpicky items that I was concerned about regarding the landscaping- Dorothy always took my concerns very seriously and addressed them right away). Then, our lease at that property came to a close and we were seeking a new apartment. Eamon was very helpful in our search, and connected us with Rita and Jennifer who both assisted us, too. Jennifer toured us at a new property, and we loved it and shortly signed a lease. Rita was AMAZING in helping us secure this place while we were going through a very busy time, she was extremely responsive and always followed-up. All Zabace staff were extremely timely in their communications. Jennifer even came and let me into my apartment after hours when I'd locked myself out and was in a pinch. Huge shoutouts to Dorothy, Eamon, Jennifer, and especially Rita. My partner and I were happy to rent from this management team again, knowing they'd treated us so well the first year. Highly recommend working with this lovely, timely, friendly, and professional team. read more

It has been almost 2 YEARS of trying to get my security deposit back and have heard absolutely NOTHING from anyone. They were on us constantly when it come to us moving out and getting those things done, but when i tried to talk or ask about the security deposit suddenly NO ONE would answer. I've owned rental properties for many years in Davis and I'm not going to lie, doing property management sucks! While I've had a few property management companies manage my properties, ZABACE by far, has been the best. Not only did they (Kim Braden and Dorothy) find me tenants (a responsible non-partying-pay-on-time family) that have been there for many years, I've also always received prompt response from their staff regarding any issues, especially Eamon the super service ninja! Additionally, I like how all the expenses are put on a monthly online easy to access portal which makes my accounting and taxes a cinch. I'd recommend Zabace to any landlord or potential landlord. Like many others, I wish I could give Zabace 0 stars. I would not recommend them to homeowners nor tenants unless you want an unresponsive team. They are not organized nor communicative. First of all, there was a key mishap when we moved in on a weekend, so we had to call the emergency number before hearing back an hour later. We were given the wrong pin to unlock the lock box.. When we settled a bit, we realized that no one came in to check on the place prior to our move-in, because we had about 15 urgent and non-urgent repairs. I am a young female and I live alone, company sent 2 plumbers to my apartment before 8am (before business hours) and gave me 0 warning. So when I walked out of my bedroom and heard 2 strange men talking in my kitchen I saw my life flash before my eyes. Shouldn't have to fear for my safety inside my own apartment. I work with kindergarteners for a living and those five year olds have more sound judgement and intelligence than the entire Zabace staff combined. Please if at all possible do not use this company. Calling it a "company" is giving them too much credit. They are extremely unresponsive, and will do everything in their power to minimize the security deposit they return to you. Maintenance tickets go ignored, and correspondence between their office staff is virtually non existent. Neither Kim nor Dorothy will return emails, texts, or calls. I am extremely disappointed in the way they handled themselves over the past year without making an effort to develop or improve the relationship. I recommend avoiding properties run by this company. 1. High and Early Late Fees: The late fees for rent seem excessively high and are imposed early (around the 4th of each month). This practice feels punitive and may not reflect the actual inconvenience caused by a slight delay in payment. 2. Limited Auto-Pay Options: They claim to offer auto-payment options but lack the functionality to automatically split the total rent and variable utilities costs among tenants. As a result, setting up auto-pay for your portion of rent and utilities is not possible. They excuse this limitation by stating that no late fees will be incurred for late payments of utilities. However, they continue to dismiss more important and obvious issue: tenants must still make manual payments each month. That is, they do not offer tenants a way to avoid manually paying their bill to Zabace each month, making the claim that they offer "auto-payment" methods a highly misleading statement. 3. Poor response to feedback: When I asked how I could submit requests for changes to their portal, specifically one to request individualized auto-payments, they were highly dismissive. I also asked where I could submit feedback or complaints and, once again, was met with dismissive responses. After repeated my request for somewhere to submit feedback or complaints, they continued to avoid offering any formal method for doing so. read more

They did not respond through Zillow, they did not respond through their website portal, and they responded ~24 hours later to my direct text. Like many others said, I would give zero if it was an option. The communication is nonexistent. They don't communicate with potential leasers and they don't communicate with each other. Calls do not go thru and voicemails don't get checked. My housemates and I signed a lease with them and paid the deposit only to find out that they did not communicate with each other and turns out the place we just signed was actually already leased out to someone else. There are nice and helpful people who work for this company (2 anyway). However, the company is not competently run. I was a tenant for several years. The employees were responsive to my requests for repairs, even during the pandemic days. These were mostly routine matters. I also reported things that didn't matter to me as a tenant, but were important for property owner to know about. (Wind damage to fencing, water spots on ceiling, etc.) Moving out was a different matter, though. Communication was awful, and it took almost two months (and a threat of legal action) to get resolution on some security deposit matters. The negative reviews all sound spot on to me. read more

I blame myself for not listening to the warnings of negative reviewers, but unfortunately they are true. (Also, notice many of the positive reviews on Yelp and other sites have a single review. Presumably, people signed up just to praise Zabace. Lol) My wife and I moved from across the country to our new apartment managed by Zabace. We arranged for keys to be there. They weren't. We waited for hours for someone to get there. They opened the door and the whiff of cat/dog urine was unreal. There were urine stains everywhere and the place was clearly not cleaned at all. Three months later! They replaced the carpets after numerous requests. In terms of regular service requests, it's hit or miss. Sometimes they respond and it's done very quickly. Other times they don't respond or a contractor just shows up with no warning from anyone, or silence from Zabace. AC died in June, we got in August bc they "forgot". Great business! In their defense, we had a pest issue that was dealt with quite fast and and they made it as easy as possible. However, the reviews in regards to security deposits are very true. Zabace sent us an itemized deduction list with in the allowed 21 days. Then went silent. Would not respond to emails. Only after I found the homeowners email and threatened small claims court did they respond and give me my deposit after almost 3 months. If you decide to go with Zabace, these are my suggestions. Walk through with agent and record a video of the entire affair. Ask them questions if a specific thing is suitable. Also request a walkthrough upon leaving. I didn't do this and I regret it. They will try to nickel and dime everything after you've moved out. Overall, terrible experience. You've been warned. read more

I live in a townhouse in Davis and my next door neighbor's house (which is connected to mine) is managed by Zebace. One of the outer walls of my neighbor's house is in my yard, and she let me know one day that her outer wall in my yard was going to be painted. My property includes the beams shown in this picture and everything connected to the wall, but not the wall itself. I agreed to let the painters Zebace hired come into my yard to paint my neighbor's wall, but part of the underside of my overhang was painted as well, with the EXACT same shade of dark grey paint that was used to paint my neighbor's wall. It looks like someone started to paint the overhang on accident and then stopped, leaving a square of my overhang painted grey, and a huge splotch of grey paint on the beam on the right. It looks horrendous. None of the overhang should have been painted at all, as that is my property and does not belong to my neighbor. Not only were the painters sloppy with my potted plants (they pulled one across the cement ground by my door which left a HUGE ceramic streak which is still there to this day (and this was captured on my security camera so there's no disputing that)), they also unplugged my security camera on the wall adjacent to the wall they painted so I have no way to prove who painted the overhang. Anyways, I sent an email to Zebace with this picture and a video, showing them what was done to my overhang. A person at Zebace (after a week) emailed me back and let me know she was forwarding my email to someone else. Next thing I knew I got a call from the PAINTER, not Zebace, letting my know that I was wrong, that the color of the paint on my overhang didn't match the color of paint they used for the wall (a lie), that he was professional, that he didn't paint my overhang, and that he would fix it if it was his fault, but that it wasn't his fault. I did NOT give my number to this painter, by the way. A woman from Zebace then emailed me and said that she had talked to the painter and that he said I would take care of fixing the atrocious paint job on my overhang myself. I let her know that I was extremely upset, and recounted what the painter had told me on the phone, how he would fix it if it was his fault, but that he didn't do it and it wasn't his fault. She offered to have the painter come back out and fix the job (which is what should have happened from the get-go, and is the only reason I'm giving the company two stars instead of one), but I had no interest in working with that painter whatsoever after he called me on my personal line and said everything he did. He lied about scraping my potted plant across the cement, and lied about several other things to two of my neighbors whose townhomes are managed by Zebace as well. So now I have an ugly, splotchy paint job on my overhang that appeared after Zebace's painters painted my house. Zebace should have had the painter repaint my overhang right away, not had the painter call me to tell my I'm wrong about it and that he didn't want to do it. The beam did not paint itself. That's all. I hope I don't have to deal with any more damage to my property by the hands of this company. read more

I hadn't had a chance to read these reviews prior to applying for a place here, but they are all correct. Horrible communication, the company did not even have the lease drawn up prior to listing the house. They pushed us to apply prior to even reading the lease conditions which is just a waste of $45. The lease they sent, had absolutely none of the information I requested. Kim never responded once to any questions I sent over email, her voicemail is full and she won't call back. The security deposit was a full $1000 dollars more than the listing with other fees not disclosed. In the lease it stated the tenants were responsible for the sprinkler system but if it were to be damaged then of course it was the tenant who had to fix it. She sent me 3 leases with only one mildly addressing the concerns I had. Overall, not a good experience and this was only the initial communication and application. read more

I have wanted to write this review for quite a bit, but have waited until I received my security deposit before doing so. I rented a house from Zabace starting Sept 2016-August 2018. Before I went with them, I of course did my research and read a lot of these same 1-star reviews. However, being the broke college student I am, and finding a house that was on the cheaper side that allowed dogs, I decided to just wing it, and hope for the best based on the few good reviews. The first bad sign I got was how difficult it was to get anyone on the phone. All the times I have called them, they have only answered their phone one time throughout these two years, and that was after I had moved out (discussing security deposit). All the communication was basically done through email and their website. When we got the tour of the house, my mother was with me and the lady giving the tour (Diana) was very friendly. The house seemed fine, and it was promised that everything would be cleaned and working at our move in date. As a transfer, I was desperate to secure housing, and decided to go with this as soon as we could. I do have to admit that during this time, emails were punctual and they were really accommodating when we had to switch out housemates on the lease. Skip forward to move in day. The house was slightly dirty, but nothing too crazy, and the cleaning crew came within a week and did a fast clean. There were also some issues with a hazardous ceiling fan/light that almost fell off because it was installed in a horrible spot, but they assured us that it was because of the last tenant, and they fixed it within 2 weeks. This timing might seem like a long time to anyone reading this review, but believe me, compared to the next maintenance requests, this was nothing. One of the bedrooms had its light on the ground when we moved in, and none of the electrical outlets were working in that room. When we had the repair man come in, he told us that the room was wired incorrectly, and that it was dangerous. He told us that we would have to get a certified electrician fix it, and make sure that no one used the outlets. The housemate that was going to move into that room was abroad until the end of September, so we of course thought it would be okay and it would be fixed by then. Unfortunately, that was not the case. It wasn't fixed until after she moved in, over a month from when we first brought up the issue. There were other issues with maintenance throughout the two years, but I guess we just learned to not expect anything and try our best to fix it ourselves. Now, about the security deposit. This was a huge hassle for my housemates and I, and was unnecessarily stressful. We asked if we could receive our deposits in the proportion that we paid them, because we did not split our deposits equally in the beginning. They replied in an email and approved it, but we also had verbal confirmation that it would be split accordingly. When we received our deposit 3 weeks after we moved out, we realized that they had not split it to how we asked them to. Why bother filling out the security deposit form and having each housemate sign everything if they aren't even going to split the deposit how we asked it? They also charged us for things that we had clarified with the person who did the move-out inspection would not be charged. My housemates and I immediately sent an email, telling them that we had been given the wrong amounts for our security deposits and questioning why we had been charged for certain items on Sept 21. They replied and asked us about where we had sent the email about our security deposit splits and we told them. After that, there was no reply. Contacted them for an update on Sept 29. No reply. I was extremely frustrated, and called them on October 3rd, and left a voicemail that showed my frustration. I guess that finally worked, because I missed a call from them an hour later. I immediately called back, and THIS IS THE ONE TIME THEY ANSWERED THE PHONE, out of the two years I've lived there. The guy answering the phone was rude, but I guess I deserved that after leaving a pretty rude voicemail questioning their professionality. He basically told me that someone would get back to me. My housemate emailed zabace as well, and Jennifer told her that they had taken out all the charges from only my security deposit. Well that was a mistake, because our security deposits were divided equally, so I really question the proficiency of their accounting department. In the end, my housemates and I all venmo'ed each other the correct amounts that we had originally requested zabace to give us back, and zabace refunded us the extra charges. I guess it all worked out in the end, (no thanks to zabace) but if you go with this company, be prepared to be treated unprofessionally, wait a long time, and double check EVERYTHING. When you reach out to them with interest in a property they will lead you on into thinking they will give it to you, that your chances are good. BUT! The moment you give them your application money they will 180 so fast its terrifying. Suddenly emails and phone calls will go unresponded, and you're left humiliated and in the dark. Btw, the $45 application fee is already a HUGE red flag. Who charges $45 to do what costs at most a $20-$25 credit check? Who also demands that BOTH applicant and cosigner pay the application fee?!?!? (For total of $90.) No one, that's who. Be especially wary of Sarah Scharf. I was very explicit with her I was only interested in 3 bedroom apartments. She led me on into thinking I'd receive a 3 bedroom only to change her mind on a pin drop and inform me AFTER I paid application fee (hmm shady much?) that "Sorry, it's not available anymore. We don't do first come first serve." Translation: we cherry pick tenants and will do everything possible to lie and cheat you out of money. She then started to purposely avoid us. I know because she stopped answering the phone but would respond to email within seconds. You think it wasn't obvious what you were doing to me Sarah? The final insult to injury was that after I raised hell to get a refund on my application fee, the staff dared to make excuses for their poor service. "Sarah got married recently, she couldn't help her lack of responsiveness." LOL. Then why was she even still responding to customers at all?? Why didn't someone else take over her duties if she was unable to handle them?? Absolutely zero f***s given by these people. Do yourself a favor and just avoid. read more

After being without air conditioning for 72 hours in 107 degree heat in Davis this summer, they basically told me to suffer since a/c is "non-essential" and they would not cover a hotel room while I was stuck at home with "shelter in place" due to the pandemic. They tried to keep over $1000 of our security deposit for ridiculous reasons like a missing closet door (it never existed), backyard cleaning (was a mess when we moved in and they never responded to requests to clean it), and other vague and unfounded reasons. One of their reps agreed to give us back part of the deposit, but then went radio silent. We couldn't get a response from anyone. They only responded YEARS later after I threatened to take them to small claims court and sent a demand letter to the homeowner. I ended up getting everything back. But how many people don't have the time/capacity to follow up on security deposits after moving? They are scammers. Also I later learned that their policy of requiring tenants to have carpets professionally cleaned is bogus. Under CA law you only have to return the property in the condition it was originally in, less wear and tear. So dishonest and terrible. read more

If we could leave 0 stars we would. If you are looking at a place that Zabace represents please learn from our mistakes and go anywhere else. Like anywhere. We couldn't move into our house until 5 days after our original move in was supposed to be because the house was disgusting, full of mold and water damage and not anywhere near move in ready. The lawn we thought we were getting was green and beautiful. The lawn we got was dead and brown. The water system never worked one time we were there and we told them that on many separate occasions. Anything that broke down or we had an issue with NEVER got resolved. We would call and send emails and no one would ever respond. The windows in half the house (including master bedroom) were never able to open and they were suppose to have someone fix them. They got measured at least 3 times and then nothing happened. That's 3 times of someone coming into our home to fix something that never got fixed. Then we were told we had to move out a couple days early because they were putting in new carpet (which we had known for a month because people came out to measure). Fine no big deal we had another place lined up. Well now they are taking out a $400 carpet cleaning fee from our deposit because the owner decided after we moved out that he was going to keep the carpets... that is not our fault. Also the state of California requires that tenants leave the house as clean as it was when you move in. Well they are lucky enough that we are not human filth, like they are, and actually cleaned the house to perfection when we left. Even though the house we received was full of filth, grime and dog hair. I'd like to see how many times they have gone to small claims court because I'm sure with the rest of the reviews I see on here it is many many times. Sitting in front of our house with no keys, company online says been open since 9am. Called 10+ times. Moving company here and either has to take our stuff and leave or leave it on the grass. I would not recommend this company for any home owners or renters. Day 1 as a tenant and can't even get into my own home, even though from prior conversation we had plans to be able to get in. I am the parent of a student who rented a house through this agency. I have been astonished about their poor business practices. They didn't complete repairs before the students moved in, and were, in fact, still working on the unit for a month after. During this time we were paying full rent. At the end of the year, they demand that the students be out of the unit a few days before the lease is up. They make no effort to return the very large security deposit, and then no one answers the phone at 'the premier property manager serving Davis'. What a joke! What kind of company has no one available during business hours, and who has a message stating that they will get back to you 'within 2 business days'? Avoid this place if at all possible! I would give Zabace negative stars if I could. Be very wary of renting any property from this company. They will try to rip you off in so many ways. When inspecting the initial condition of a place before moving in, make sure you document EVERYTHING that is not perfectly clean and operable, even if there are small scratches or grease stains. Be sure to even document the condition of the painted surface EVERYWHERE. You may even want to bring a video camera with you. You will not regret doing so when it's time to move out. Zabace will try to fleece you for every dollar of your deposit into paying for what should be routine maintenance and "repairs" when you move out. Upon their final inspection, they will not give you an opportunity to clean or repair any found deficiencies, which they're required to do. Instead, they'll immediately call contractors to fix anything, WITHOUT YOUR APPROVAL OR KNOWLEDGE, and charge you as much as they can. When paying rent, be sure that they give you a receipt or somehow acknowledge that your payment is on time, else they'll aggressively tack on a late charge quicker than you can say, "What?..." We opted not to rent with these guys, and are very lucky to have not. The lady that showed us the house was literally the most stuck-up, rude property manager I have ever run across (and I've been in Davis for 4 years now). We scheduled a meeting with her at 5PM yesterday, and she called us at 12PM telling us that she was at the property and waiting for us. We took that to be an honest mistake on her end (we both had 5PM pencilled in) and explained to her that we had to reschedule. She was rude, but agreed to reschedule for 5PM the following day. Twenty minutes before 5PM, we get an impatient phone call from her saying she is waiting for us outside the property. When we finally got there (at the exact time we scheduled with her), she seemed tremendously impatient and gave us run-through of the house in a record time of two and a half minutes, rushing us out of there as soon as she could. As soon as she was done, she said "I'm sure you'll find something around Davis, there's plenty out there." This woman didn't even want us to rent the house! What the hell? We're both in our 20's and have excellent credit (not that she ran an application or anything) and so I wouldn't see a reason for her attitude. We are literally baffled at the impatience and attitude and will never work with this property management again. read more

Gave us an extremely difficult time. After all the effort to get the house we wanted and filling out multiple unnecessary applications(each which costs $30), they messed up on the lease in multiple areas and took too long to fix their mistakes. They also pushed the date that we had to turn in our security deposit to a date closer after they "fixed" the lease. If I could give them negative stars I would. It has been so difficult reaching them. I have been trying to get out of my lease for the past month. They send online documents that I have to sign however there is no way to sign them. Zabace just keeps sending me the same document that wont allow me to sign it! I have found a tenant to take over on my own, they are still charging me a lot I can only imagine how my "walk through" goes. Hopefully I can get all of my security deposit back, being that I lived in the apartment for only 2 months... how much damage can be done when all I did was sleep in the place. not worth it. read more

I agree with L.C. negative stars. They're extremely unorganized and unresponsive to tenant concerns. Don't rent from them. We crafted a detailed e-mail asking for explanations on some of the items deducted from our security deposit (some items i.e. additional cleaning we completely understood). It took them over a month to respond and then their response did not even address all of our concerns. While we were tenants they were also lax on responsiveness. We had to sort out some financial items due to overcharges on our account and it took weeks to even get someone to talk to us. Horrible customer service. 2 years. Multiple rats entering rental property. 20+ pages of emails asking Zabace to address the rodent issue and repair the points of entry. ZERO responses from them. Do the math. Rent from anyone else. I have never dealt with a company that was worse at customer service or less interested in its customers' needs. AVOID. AVOID. AVOID. I'm writing to tell how wonderful working with the leasing agent, Thea has been. She's been extremely accessible, helpful, clear, and prompt in all of our interactions. I couldn't ask for a better leasing agent! She's made the move out/ move in process extremely smooth when we needed it most. The plain fact is often times when dealing with a leasing company, the owners are the ones that make decisions about the house/ apartment and the leasing company mediates that process. I've been extremely pleased with how well Thea has helped myself and my roommates understand the complicated matters of a lease agreement. Five stars! read more
