I'm writing to tell how wonderful working with the leasing agent, Thea has been. She's been extremely accessible, helpful, clear, and prompt in all of our interactions. I couldn't ask for a better leasing agent! She's made the move out/ move in process extremely smooth when we needed it most. The plain fact is often times when dealing with a leasing company, the owners are the ones that make decisions about the house/ apartment and the leasing company mediates that process. Zabace property management has been great to rent from. Everyone is friendly and respectful. Upon move in they asked if we wanted cleaners to come in since the unit sat vacant for a bit. We of course said yes and the cleaners were in the next day at no cost to us. During our time renting, we had some concerns which were promptly addressed. I found that email was the best way to contact the company. I noted some concerns from other yelpers about communication, and I had no problem when I emailed them. We have recently moved out prior to our lease being up because we relocated out of state. We have been working closely with Jennifer throughout this process and she has been amazing. She scheduled the house cleaners and carpet cleaning for us, took out our trash, and is checking the mail for us. She got the unit rented ASAP so we are not out any additional rent. Along with other users, my roommates and I would give Zabace negative stars if that were an option. I lived at one of their properties for a year and during that time it was EXTREMELY hard to get them to fix anything, including our leaking washing machine and dish washer. However, when it came time for us to move out, Zabace was meticulous about going over every detail of the house. I have not yet heard about my deposit but I'm sure that they are going to try and charge us for things most places would consider "normal wear and tear." Scam artists! Why, here's the list: 1) they do not repair maintenance issues when contacted, I still have repairs not fixed when we moved in and that was months ago, 2) when my family and I moved onto the property in November we have no heat temp in house was 45 degrees and my baby was sick we could not stay in our home the first night because the heater service was booked until next day. Why was something vital like heat not working, shouldn't the management have had that checked before move in?3)home was not ready trash was all over the house4) they have poor customer management skills on the phone, for example when Jessica a Zabace associate answers the phone on numerous occasions has tried to create blame on myself and family for repair requests, and just poor phone ettiquette skills on any occasion I have called, they treat their tenants like children, I am sorry I didn't realize that since my family and I live in a college town means the properly management team at Zabace has free reign to treat you with no respect. If you don't believe me give them a call, see how you'll be treated. What I have realized is that they have renters by the balls in this town due to lack of home properties so they obviously feel they don't have any need to be respectful. And also before I came to yelp for complaints I wrote and contacted the manager who I wrote in detail of all issues we had upon move in. who did nothing about it other then sending my family a mass printed informal letter from his company. So I have pretty much given up, and Zabace is cocky they sent out a letter to all their tenants resently requesting to go on yelp and give them 5 star reviews! The nerve these people have! Like many others, I would give negative stars if possible. Zabace is the epitome of hell on earth with the most incompetent employees who "work" there. They never answer or return your calls. I eventually went to the office in person to see if someone could help me, and was told that no one in there could help answer any questions about my lease and that they would be able to take a message. You get the same apathetic treatment in person as you do over the phone. The dozen of employees there were just sitting at their desks not attending to anyone--it's not like they were busy. It's funny that they call themselves 'management' because this place doesn't know how to manage anything. They will deduct pre-existing damages from your security deposit and then never intend on fixing them so that the next person will get hit with the same charges too, like a vicious cycle. They deduct a cleaning fee, which is standard for most places so I have no problem with that. The problem is that they won't hire anyone to actually clean the place and will leave it dirty for the new tenants. Maintenance issues often go ignored as well so you're pretty much screwed at the end of your lease because it will come out of your security deposit, even though it was negligence on Zabace's part. They also failed to mention to my roommate and I that the property we rent is going on the market to be sold, which meant we had to find a new place to live for the coming year. It would have left us homeless at the end of our lease if the broker herself didn't tell us, and even she was perturbed that Zabace never notified us beforehand. We still haven't received an official notice from Zabace regarding this. We finally called to complain about their lack of communication, but unsurprisingly, they really didn't give a hoot at all. Just another example of the lack of care and professionalism this company puts forth. All of this translates to WARNING: Stay away at all costs!!! Let the reviews speak for themselves. I would also give this place negative stars, if possible. They charged us $100 to replace light bulbs and batteries upon moving out. However, they never notified us about the pending charges until they returned our deposit. By law they are obligated to notify us in advance of charges so we have time to fix damages. Of course we would have replaced the random lightbulbs, had we been notified. We recorded several bogus charges and documented lies by zabace employees about said charges. Additionally, they returned the wrong deposit amount. I had to reference the original lease to confirm this. AVOID THIS COMPANY AT ALL COSTS. read more

Probably the worst company next to comcast. They often ignore your requests until you threaten to call the city. I forgot to cancel my automatic payments so they withdrew rent from my bank account after I moved in. It's been at least a week since I've tried reaching out to them and they still won't answer. The receptionists keeps saying that accounting is backed up but that still doesn't justify the lack of response. I don't even live in that place anymore. Rent from them at your own risk. But I guarantee you that you'll have a better school year by renting somewhere else. read more

I was trying to rent a property with Zabace and there were a LOT of issues that I dealt with despite it being such an inconvenience. First, the realtor took me to see the WRONG property. He called me literally 10 minutes before my appointment saying that he was showing me the wrong property despite the fact that when I made the appointment I specified the house with the price, color of house, and address. Second, each adult had to do her own application EVEN if they're in the same family and each application is $30. Since my father was co-signing he had to do his own application. Two sisters were living with me and to have both their names on the lease they had to do seperate applications. Since their mother cosigning for them, she had to do her own application as well. So her family paid $90 total and mine had to pay $60. When they had finally accepted our application, we had issues with the lease agreement. There were many small clerical errors, like with dates. They forgot to send a copy to my father to have him sign it. On the original lease agreement they forgot to add the pet deposit and gave us 5 months to give the security deposit. So when they fixed the clerical mistakes they added the pet deposit and they only gave us THREE DAYS to get them the security deposit which was over $2000. After giving them the deposit, they didn't contact us until a week later, saying that we couldn't have the house. The landlord had backed out of the agreement at the LAST MINUTE. However I was annoyed that after dealing with so many annoyances with the company, waiting a month for confirmation that we had place, paying almost $3000, and going through 2 lease agreements, the place still wasn't ours. We could have taken our business elsewhere and had less issues. I asked for my security deposit back and he said they had already taken the money from the cashier's check and the accountant wasn't in today. I asked him to call me back when the check was ready. So they're sitting on $2800 and we don't even have a place to live for the fall. EVEN IF THE PRICE IS RIGHT I'd REALLY CONSIDER LOOKING FOR ANOTHER PLACE. I never want to deal with this company again. Update: They were willing to give us our application fee back, which I see as an integrity move. Still, be careful. read more

I tried to rent a property through Zabace and set up an appointment to see 3 properties with Matt P. I also told him that i was in town for a limited time since i am moving from out of state He told me that we would see two of the properties last Tuesday and one Wednesday. When I arrived on Tuesday he informed me we would only see one property that day and one more property the next. He promised he would set it up for me. He never scheduled my next appointment, and failed to follow up with me for 5 days despite my multiple attempts to contact him. This is totally unacceptable. If it is this hard to get in touch with someone when you're trying to give them money I can only imagine what it's like living on one of their properties. read more

Wish I could give this company fewer stars. Absolutely horrible service. The woman Jessica who runs the front desk is completely incompetent, unless of course her job is to never deliver messages or to not know when anyone will be in back in the office, in which case she would be amazing at her job. The woman Dorothy who is the property manager is rude and condescending, she only focuses on showing properties instead of tending to her responsibilities as leasing manger. Once she gets you to sign a lease, good luck getting ahold of her to assist you with other questions you may have. If she does happen to help you out, she acts as if you're asking her to do you a giant favor, when in fact you're only asking her to do her job! I think its funny that people take so much time to complain about perceived slights when it comes to property management companies in Davis. It's obvious from the comments online that the people posting these complaints have very little rental experience in other places...if they had, they wouldn't complain so much! I've rented from several property management companies in Davis over the years. All of them have pluses and minuses, but by far, Zabace is the only company that wanted to give me back my security deposit in full. I followed their check out list and was surprised to get my entire deposit back- no hassle at all. The rental process was straightforward, all adults in the household had to apply online, pay an application fee and then follow up with the leasing team on the lease. The lease process was as expected, a few back and forth corrections, negotiations for the due dates for deposits and that was it. Hey, these guys are handing out the keys to a place worth more than $400k- they have to secure the lease and property with something! Working with Zabace is OK, if you're comfortable with online only. Most things are done via email- you can pay online and check your account. Non-emergency repairs can come slowly, especially if you're living in a home owned by someone who doesn't want to fix anything. But mostly, my repair requests were taken care of in due time. Finding a place in Davis was the hard part. There are so many slum lords out their putting the poor property managers in the position of showing their crap! Fix something, have the place painted, make an effort!!!! Renter beware on this front, what you see at the showing, is what you are going to get, don't expect any more. read more

DO NOT GIVE THESE PEOPLE ANY MONEY. They take application fees when new renters have already been selected and approved. They took $150 in application fees and a $250 holding deposit from us when we weren't even going to be considered for a property... and they tried to convince us out of more. This is all after it took them 3 weeks to get back to us on getting a showing for this property. They said we could put the money we gave them towards another property, so we made an appointment to view another even though we were upset (its just so hard to find housing in Davis, we had to find a place to live)! Then, they didn't even show up for our showing! They wouldn't give us our money back or give an explanation as to why we were stood up! They take advantage of people because they know that Davis housing is hard to find. I'm filing a claim to the Better Business Bureau. This place is scummy! read more

Surprised at all the negative comments about Zabace. I've had a great experience thus far. Jessica was extremely responsive and helpful during my property search, and Bonna has been patient with my hectic schedule (and life) during the lease signing process. My questions have been answered in a timely manner and I have had nothing but friendly customer service. If you want your property managers to be incompetent, unreliable, as well as extremely rude and hostile then Zabace is for you... My friend lived in a property managed by Zabace for about a year, and invited me to come live with him this next lease cycle. Zabace then failed to produce a lease for us to sign for 3 weeks straight (about 5 times they told us "we'll give it to you tomorrow") In large part due to their piss-poor service, my roommates and I decided not to rent with them. When we went in to their office to inform them of this, the woman we had been working with tried to threaten us with several fees in an attempt to persuade us to sign their lease. I insisted that we would not sign with them, and asked her to show me where in the contract (that my friend had signed the previous year) made mention of these fees. She twice pointed me to sections of the lease not even remotely relating to this. When I calmly told her this she angrily shouted at me that she "wasn't a contract lawyer" and that I was being "belligerent and rude" and then proceeded to lecture me about how her son (who is apparently a police officer) would never talk to "an adult" in such a manner. It is worth noting that i was being forceful but very calm and polite this whole time, and even allowed this stranger to lecture me without a single interruption. Apparently refusing to be taken advantage of makes you rude and belligerent... In summation I highly advise avoiding Zabace, as they have proven themselves to be unreliable in keeping appointments, negligent of their responsibilities as property managers, as well as being extremely generous with their fees and charges. I frankly am amazed that they are still in business, as it appears from the other reviewers that Zabace customers have a universally bad experience. Save yourself the $20 (per applicant!) application fee, and look elsewhere. read more

After reading the other reviews on Yelp, I was a little afraid of renting from Zabace, but let's be honest, no property manager in Davis is going to be awesome. So, my wife and I dove in and discovered that the people we worked with were as close to "real" in Davis as we've seen yet. They're not corporate robots that keep repeating "we don't do that" or "I just work the desk here, but I don't actually have the knowledge or authority to get anything done ever." Derek is great, Jennifer is great, online payment system is pretty straightforward. At the end of the day, a lot of how you're treated is what you put in, and how the actual owner of the property wants things to be. We got a great landlord this time around, who made all sorts of improvements to the property (after asking us first) and we've been super stoked so far. Good work, Zabace. read more

We have had a good experience with Zabace so far. We were looking for a place, and everyone I talked to at Zabace was very helpful when I had questions and/or wanted to schedule a viewing. The first place we looked at really fit our needs, so we started the lease process. The agent Derrick was on time for our viewing and was very helpful and friendly--we really felt that he was on our side through the whole process, and would always answer emails the same day. One thing that could have been improved was more frequent updates as to what was happening with the application (there was a little delay) instead of us having to inquire, but overall it worked out and we look forward to living in our new place. read more

THIEVES and CREDIT FRAUD! Not only did they let their home owner (Sarah Anderson at 2206 Amar Ct) ruin my credit and take me to court for her OLD house with needed repairs that were NOT MINE TO FIX (Like a horrible brand of toilet (Loboy loflow) they wanted me to replace myself!) They basically had a bunch of trumped up charges based on repairs they should've attended to before I moved in and afterwards- that they didn't want to fix themselves, Zabace made no effort to ever come and fix when we called them. I regret not making diary entries of every damn call to these folks because I could've used that in court! Fast forward three years and 1 court case (which I won!) but that didn't stop the property owner Sarah Anderson at 2206 Amar Ct. from putting her bs charges on my credit report through Southwest Recovery after I moved out of statet! I looked today and discovered that ZABACE added a duplicate credit claim for a different amount than Sarah but for the same list of bs they said they are charging me for! Zabace also used Southwest recovery service. These guys obviously push a lot of business to Southwest Recovery because they refused to listen to my situation and refused to honor my dispute and court judgment being thrown out. Screw you ZABACE! I am entertaining suing these ***holes in court for all the bs they've put me through! Anyone else want to team up and go after them in court? I am sick of these guys screwing me over 3+ years later. Having lived in 4 US states and 3 Countries over the past 20 years, I am no stranger to renting properties and working with Property management businesses . In my opinion, the folks at Zabace Inc. have been outstanding. Derrick U. and his team have made my experience finding a new home in a new city and a new state as stress-free as possible. They were extremely accommodating of my schedule making sure at every step that I was not pressured into signing or committing to anything I was not comfortable with. They worked both with me and the owner of the property for a seamless transition. Initially, I worked with Derrick over the phone to select a property and followed-up with visits at the office in Davis CA. Both over the phone and in person, everyone was extremely professional and friendly. They always follow-up in a timely manner after each visit/conversation either by email or by phone. Working around my hectic schedule, they arranged for a tour of the selected property. Everything went like clockwork which is critical when one has a tight schedule to find a place in a new city. I was also given the freedom after the visit to do a bit of comparison shopping before committing. At no time did I feel pressured to sign anything and everyone was very upfront with me. Basically, I found Derrick U. and his team to be transparent, professional, extremely accommodating and a pleasure to work with. They understand the stresses related to relocation and worked with me to make this experience as smooth as possible. I highly recommend working with them. read more

Worst rental experience I have ever had. Zabace Property Management took over the duplex I was living in when the prior owner decided to sell, and they were ineffectual and and unprofessional throughout our entire rental agreement. When the property changed hands, we promptly notified Zabace that there were remnants left on the property by the previous owners so that we would not be held responsible for these factors. We also scheduled a walk through so that Zabace could catalog the current state of the house and so we could point out all of the things that needed to be removed and repaired. The Zabace employee who came out to view the house seemed uninterested in the things that had been left behind for us to deal with, and told us to tell the landscapers what needed to be removed when they came. The landscapers were not there for several more weeks, and when they did come, they told us that they couldn't haul anything away with out an official order from Zabace, or they wouldn't get paid, so we needed to contact Zabace to notify them of the things that needed to be hauled away. We did this again and nothing was ever removed away while we were there. When we moved we hauled everything that was left to the curb and paid for somethings to be professionally removed. But they still charged us a "hauling fee". Zabace was unwilling to renew our lease because they wanted to renovate the property and increase the rent by $550. They began the renovations while we were living on the property and never notified us of the work that was to be done ahead of time. We would often wake up to people walking around in the yard, or the sound of folks reflooring the adjacent unit or repairing the roof (all of which would have been fine if we had known to expect it). One day I came home, and they had torn out the driveway and put poured fresh cement, effectively trapping my roommate in the house and me outside the house. Once I requested that no work be done on the two specific days where I needed to take a timed exam to qualify for my masters degree. Zabace assured me that this was alright and that I would not be disturbed, and sure enough an hour into my exam there were workers at my door. In the end, we offered to move out early so that they could complete the renovations. It took weeks to get a response from them about this, and when they did respond, they asked us to be out at a completely different time than the two options we suggested, and demanded that we answer within two days. We finally agreed on a date half way through the month, but Zabace insisted we pay for the full month, and that the excess rent would be returned. After 4 phone calls and several emails, they finally agreed to accept the amount we actually owed for the time that we were living there. When we did move out, we were sure to find out which cleaners they hired, and to hired that specific woman clean the house for us. We paid $250 to have the house professionally cleaned, and in the end Zabace still charged us a $100 cleaning fee. They even deducted money from our security deposit for hauling away things that the previous owners had left and things that they themselves had torn out as part of their renovations after we moved. The worst part is that 4 months later some of the things they charged us for hauling are still sitting outside the property. read more

If there was a "minus star" rating that is what I would give them. Trying to be communicative about showings so they can find a new tenant when our lease ends. Clearly there are issues with working for this company as employees are not responsive, not communicative and perhaps are just not happy working there. They could have had this place rented weeks ago but, the prospective tenant let us know that after the showing (in which no one from Zabace showed up so we had to let strangers into our home), they never responded to these people who wanted the place. They need to get their act together presumably the management or they will lose a lot of business to other property management companies. So happy we will never have to do business with them once our lease is up. read more

Goal of this post is to be objective about the issues we had with Zabace. First Month of Tenancy: The lease was signed a few weeks in advance with security deposit and a clear start date. We arrived at the house on December 1st around 1pm after obtaining keys. Unfortunately after our cross country road trip and long days of driving the house still was not ready upon arrival. Zabace staff (Kim, Jennifer and others) were still cleaning the house and completing maintenance, including but not limited to core maintenance like installing a railing down the stairs. My wife and I who were incredibly tired after our journey were required to waste time around town until the tasks were completed. After they completed their delinquent tasks and we encountered quite a few issues early on in our tenancy. Upon entry burners on stove not working, lots of insect poisons under kitchen sink, dead roaches, sliding door into 1/2 bath fell of hinges and locked me in, house obviously not professionally cleaned... - Basement carpet wet for days with plants growing (Zabace informed immediately on 12/12/14. They finally replied 12/16/14. It took me expressing health concerns and pictures of plants literally growing from carpet for them to respond) The house smelled like mold and was legitimately triggering my asthma. My inhaler was used at least 4 times per day during this situation when normally it is maybe once a month. Zabace was fairly apathetic about the situation but finally sent someone over after I made enough of a deal out of the situation. Outside Upon Move-In: - Glass broken on ground that was larger than the size of my hand. Lots of glass. We have a dog. Company apathetic when notified. - Nails on ground in yard upon obtaining tenancy. Large long nails that were at least 1.5 inches. Company notified about nails. Company apathetic. - Outside trash bin completely full with old food products upon arrival. (I learned on their move out list at the end of the lease that they charge former tenants $80 for this issue) - Junk in yard. Torn hoses spread across yard. Big pieces of wood with jagged metal hanging off. I believe it was an old mailbox that was tossed back there. Fairly major eye sores that could have easily been removed. There was obvious negligence about cleaning by the company. - Rats in the outside shed. This issue was discussed with Jennifer at the "Move In" inspection. And surfaced a second time. Nothing was ever done. I spoke with the current tenants and they also stated that Zabace is not doing anything about the rats. http://www.dca.ca.gov/publications/landlordbook/problems.shtml - notice the section on rodents In addition to the mess we cleaned up upon arrival we had quite a few visitors within the first week of our lease for things that should have been taken care of: - Floor Guy (unannounced 12/2/14) - Maintenance Guy - Move In/Move Out Zabace employee canceled on us first time - Heating/Air Conditioning Guy (unannounced 12/2/14) - Random guy came into yard unannounced a few times looking at the gate. (within first week) - Carpet maintenance guy came over twice for the wet carpet. This was planned and coordinated with us. This is the only issue that was resolved during our tenancy. The middle months had quite a few issues that I don't have enough space for on Yelp so i have left them out. Issues with our water bills and issues with them urgently needing to show the place to future tenants. The Way Out:: - Pre-Move out inspection we were given less than 48 hour notice without question of availability (e.g. we will be there at this time whether you can make it or not). After reading up on California law, I requested documentation for pre-move out inspection recommendations to secure a full return of security deposit. I received an e-mail about a deduction to our security deposit due to damages (legally this should have had to been surfaced during pre-move out inspection). I responded the following day to Jennifer with dated pictures regarding pre-existing damages they were charging me for. No response. E-mailed two weeks later. No response. Emailed requesting face-to-face meeting with mgmt and they offered full refund. Then they forgot to send refund until i e-mailed them few weeks later. read more

I have been with Zabace for approximately five years, which will end soon. Clearly they have too many properties to manage competently. They do not return phone calls, they do not follow through and they let the tenants do anything they want to my property with no recourse. Recently they paid a bill late for my Insurance and passed the late fee on to me, the owner!!! What nerve. As an owner I would expect at least a call back or response to multiple calls and messages.. Calls to the Broker are refused. This is a company in need of go out of business. read more

I would NOT use this company if I were a property owner. They do NOT take care of their properties! The property that they "manage" on my street looks like a wreck. The grass is dead, the plants are dying from lack of water, there is bird poop and debris all over the sidewalk, the inside of the house is a wreck (according to the tenants), there is garbage in the front yard, and it generally looks terrible. It also took me forever to get them to fix an adjoining fence. They stonewall, they couldn't care less how the properties they manage look, and they are impossible to reach (totally non-responsive). If you care at all about your property, DO NOT HIRE THIS COMPANY. They should not be rewarded for their shoddy business practices. If I could choose negative stars I would. read more

I switched my property to Zabace 5 years ago after a horrible experience with another property manager and they have just kept getting better and better each year. This year, they took my property to the next level! When I approached them about making capital improvements to the property to boost rent, they jumped to help. Derrick Underwood was a superstar and came up with great design ideas and then secured a lease based on the improvements that we made that was 28% higher than the previous year. I had one of the best experiences with Zabace. All of the people who work there are extremely helpful and very kind. I had to transfer my lease over to another girl and they made the process very easy. I worked with Derrick Underwood, the property manager, and he was the nicest, most helpful person! He emailed me with very clear directions and made the process very easy. I had to transfer my lease to another girl within a couple days because she wanted to move in, and Derrick made it his priority to get everything settled and ready in a way that made everything very easy for me. He was very nice and outgoing, told me everything I had to do step by step, responded to my emails within 5 minutes, and even offered to stay after closing in order to make sure I could give the appropriate papers to transfer my lease. In the end, he was able to transfer everything the next day. He definitely made my experience with Zabace a very good one!! I had such a fantastic experience with Zabace! They were very helpful and understanding in getting me everything I needed. I quickly had to find a new place to live and move in, and they were efficient and very nice. They work really well with students and their parents. I went into the office and everyone was very helpful in getting me all the documents I needed as well as e-mailing and calling me to finish up the process. I was amazed that everything was online and a quick process compared to other slow, paper systems that I was used to around Davis. Derrick was quick to respond to all my needs and made it a very quick and easy process. I would highly recommend leasing from properties that use Zabace becuase they make it so easy on students. You talk to real people and they make it easy and understandable to you and your parents. Really a great place! read more

As a property owner, I would highly advise against using Zabace to manage your property. Over the last few years, the company has been sold and, from what I can gather, gone through some incredibly high staff turnover. I've had repeated issues where staff does not communicate or adequately document maintenance issues resulting in the need to re-explain decisions you've previously made with the company (we had a fence in the back yard fall down after over a year of trying to get Zabace to contact the neighboring owners to coordinate replacement costs, or deciding to charge us $327 to replace the locks on the house following a tenant lockout). There is some continual, extreme lack of oversight with basic responsibilities... like paying for property expenses (such as homeowners association dues - which they've been delinquent on several times and even tried to bill me for the late fees). Speaking with other property management companies (I'm now in the market for a new company), it sounds like Zabace has overcommitted themselves to more properties than they can manage without hiring the staff needed to provide the services owners are paying for. My experience isn't isolated to one or two instances, but a continuing downward trend in service. If you want personal, attentive, detail-oriented management that doesn't require you to manage your own property in addition to your management company, then Zabace is not the company to hire. As a current/long time renter, I would also highly advise against renting from Zabace. The fence issue mentioned above is particularly disappointing to me. It took two different tenants complaining and regular calls from me to get any movement on replacing a fence that was falling apart. It took the fence completely falling down before action was finally taken by Zabace to get ahold of the neighbors and fix the fence despite my authorization to provide repairs a year prior. Communication with me, the owner, is lacking and record keeping and cleaning of the property seems to be an issue as well. I currently have tenants that are requesting carpets be replaced (even though they were replaced only 3 years ago). This makes me think that cleaning during turnover is lacking (or I have unreasonable tenants). read more

i, too, wish i could give this terrible company negative stars after my experience with them. during the year that i lived in one of their properties, any requests regarding house maintenance issues went largely ignored, though when maintenance people did show up they were nice. except when they re-roofed the house, they didn't lay a base sheet down and black tar dripped all over the inside of the garage, inside the ceiling of the house, and all over the back patio. the interior of the house smelled strongly of tar for weeks. the staff was always extremely rude. there were three women who worked in the office at the time, all incredibly rude and if you brought up an issue you had with their service, IF you could even get a hold of them, they were very condescending and had a very callous attitude towards tenants. when it came time to move out, the house was absolutely spotless. the yard was very clean, and the carpets which hadn't been replaced in at least 3 years were cleaned and practically brand new looking. then, when it came time to get the remainder of my $640 security deposit back (it was a 4 bedroom house, the total deposit was $2560) they were nowhere to be found. they would answer my calls for the first week or so, then screen the calls, and never EVER answer or call back. by law, if they don't give you an itemized list for every single deduction from your security deposit AND return the remaining balance to you within 21 days, you're entitled to the full deposit back, period. about 4 months passed after threatening legal action and a personal visit from me, and they FINALLY returned $550 of my deposit, and when asked for a list of every deduction, they just said "cleaning and other miscellaneous damage" and were very rude in their emails. i figured, screw the $90 they unlawfully kept, i'm done attempting to deal with this company. DO NOT RENT FROM ZABACE, EVER. PHM property management is a JOKE. after this worst in life customer service experience, i have warned everyone i know in the davis/woodland/sacramento area i know about zabace and their extremely shady business practices. i have no idea how they're still in business. seriously, this place is THE WORST. read more

After reading the reviews on Zabace, I would be afraid to rent from them. However, I have already rented from them and am so grateful we did. We had a very sweet and good natured Rottweiler and no one was willing to rent to us. They had a situation where a tenant moved out quickly and they worked with us and our dog, Max. I found them to be nothing but kind and helpful. If there were things that needed to be fixed quickly, they fixed them quickly and often had several people working to resolve an issue. If there were things like fixing the weather stripping on a door, it took them a couple of weeks as they were really busy. When we moved out, we worked really hard to clean the house and I know it wasn't in perfect condition. They didn't charge us anything. In the midst of that time, we lost our dog Max and I even ran into Derrick at the store who listened to me crying about my boy. These people are very kind and very helpful. I recommend them! read more
