Rented a property from his team, had rats enter through a cabinet and eat through our food. Took them several weeks and calls/emails to deal with sealing off the hole in the wall and then when the guy finally cam out he did the sloppiest worst hole repair with a wire netting... with rats in the walls. When things began to heat up in April, a foul smell of dead rats and rat droppings began to erupt from underneath our kitchen cabinets. Our whole kitchen smelled terrible and our pots and pans began to pick up the door to the point we stopped storing them in the cabinets. I took me several months of emailing, calling, and texting before I had to go to the office and demand they do something or we will refuse to pay rent and sue as they were breaking the contract. Even called the Davis PD out to inspect but as the inspector started talking, it sounded like her pockets were getting lined by Mr. Zamora. My suspicions were confirmed when she refused to give me a write up of conditions to take to a lawyer. Seeing as Mr. Zamora is a man around town with city officials and the cops, my lawyer was unable to move forward with a case because I was never able to receive a condition of premises from the police. This guy, and his entire team are scum of the earth. Will definitely steal money from you with a smile and the cops will gladly help :)

The house showed beautifully with the economical stager that she uses, and the photos and videos were top-notch. We had two hard moments when the sale almost fell through, but LuAnn stayed calm and kept me informed the whole time. She helped me show off the remodel we did on the house, and she was honest with me about the market even when it was tough news. In the end, we got the house sold for market value. I would recommend LuAnn because she doesn't ever give up and the team is very efficient!

Highly recommend LuAnn for any real estate transaction in the Davis or greater Sacramento area…read more My family and I interviewed about seven agents we found through Yelp, and LuAnn stood out immediately due to her experience, track record, and the quality of her marketing and sales materials. She was knowledgeable, organized, and refreshingly not pushy -- a stark contrast to some of the other agents we spoke with. It ultimately came down to her and another agent I'd become friendly with, and LuAnn's professionalism and candor made the decision clear. We hired her to sell an inherited home in Davis that had significant sentimental value and decades of accumulated belongings. She was patient and supportive as we spent nearly three months cleaning, sorting, and conducting an estate sale. Throughout the process, she and her team -- including Anna Huang from eXp -- added tremendous value. Anna helped design and renovate the home, addressed City of Davis inspection requirements, and guided us through every repair and inspection issue that surfaced. The staging was excellent, and the video and social media marketing were outstanding, making the home shine online and attracting strong buyer interest right away. If you have any questions about LuAnn's marketing strategy and execution -- including how she helped turn a $700,000 home into a $900,000 sale -- ask her about our White Horse Davis property. LuAnn also provided a comprehensive list of inspectors, helped us resolve buyer‑side concerns, and kept the entire process on track. Most impressively, she secured a buyer and got the home into escrow within about a week of listing, even though other homes in the White Horse neighborhood had been sitting on the market for months. We achieved the pricing we wanted, felt supported the entire way, and genuinely appreciated her professionalism. I would absolutely use LuAnn again for any future real estate needs in Sacramento, Davis, or even Irvine.

From the moment I decided to move to Davis, Claire shepherded me through the entire process with finesse and calm. It's easy to lose patience with a short sale (they take a LONG time) but Claire kept me on an even keel. She was always willing to answer my numerous questions and to participate fully in the process. She even managed to find me a month-to-month rental in which I've lived while waiting for the sale to be finalized. (In Davis, filled as it is with student apartments on yearlong leases, this is nothing short of miraculous.) Not only that, but she got me a really good sale price. With her delightful sense of humor and generous spirit, Claire is a walking advertisement for the qualities I have come to associate with Davis: friendliness, consideration for others, quiet professionalism, and intelligence. I would recommend her to anyone seeking to buy property in this great community. Brava, Claire!

I live at Russell Park, and below is my horrible experience with Tandem Properties, and…read moreparticularly Kaylin, the manager at Russell Park. It shows how little they care about their tenants, and how their top priority is really their own convenience. Each year, we need to fill in an "intent to renew" form, to indicate if we would like to renew the lease. The signed form was due February 19 this year. I submitted the form on February 12, a week before the due date -- but I signed in the wrong column, and indicated that I would not renew when I did, in fact, want to renew. I emailed Kaylin on February 14, hoping to submit a corrected form, but she refused, saying that she will not make any changes once the forms are submitted, even though there are still FIVE DAYS before the due date. I pleaded with her, because I had no other plans for housing, but over and over she gave me canned responses: that she will not make any changes to the forms. As a result, I was recently notified to prepare to move out of my apartment after summer this year, all because I made a mistake in the renewal form, and in spite of me trying to correct it almost immediately, LONG BEFORE the deadline. I tried reaching out to Tandem Properties headquarters, but I just got redirected to Kaylin again, who said she would talk with her boss about this, but after a week, she just regurgitated the same line that they would not make changes to the form. Apparently, the entire management does not give enough of a crap to help me fix the mistake, and would happily throw me out because of this.
