They do not even deserve 1 star. It should be zero. I cannot adequately express how frustrating and disappointing my experience with All County Prime Property Management has been. Between questionable charges, mishandled maintenance concerns, security deposit disputes, and an absolutely APPALLING lack of communication, dealing with this company has been nothing short of exhausting. After everything I experienced, I genuinely cannot wrap my head around how they have even ONE five star review, let alone multiple. It's truly shocking.
I urge you to read the negative reviews before doing business with this company. I sincerely wish I had. It could have saved me an unbelievable amount of time, money, and frustration. I wouldn't wish dealing with this company on even my worst enemy, and here's why based on my own personal experience with them:
I moved into one of their properties in June 2025 and immediately documented numerous existing issues on my move in condition form, along with approximately 10 additional concerns that went unacknowledged and unaddressed. This was only the beginning of a year long pattern of poor communication and a complete lack of accountability on their part.
During my first week, I reported an outdoor water leak. Their plumber failed to locate it and I was charged $100 for the visit. After receiving a $325 water bill (compared with my usual $55), the SAME plumber returned, located the leak, and indicated it had existed long before my tenancy. Despite promptly reporting the issue, I was left responsible for the excessive water bill and was never reimbursed for the original $100 charge.
Later, I was assessed another $200 diagnostic fee for a separate maintenance visit. After weeks of emails requesting an invoice or breakdown, I was finally told no breakdown was available because it was a diagnostic fee. Apparently, requesting basic documentation for a $200 charge was asking too much.
Then came a $25 HOA administrative fee, despite my lease explicitly stating the property was NOT part of an HOA. Management acknowledged their error, yet correcting their paperwork and addressing the charge required MONTHS of emails and follow ups.
And just when I thought I was finally done dealing with them, I moved out.
Before leaving in July 2026, I paid $575 for professional deep cleaning and carpet cleaning. In my opinion, the home was in much better condition when I returned it than when I moved in. Yet they still withheld $275 from my security deposit for "cleaning / seal on back door / 2 bulbs out."
Every bulb was working when I left. I had receipts for the professional cleaning services. And the back door seal? I had documented that issue on my ORIGINAL move in condition form. It existed prior to me obtaining the property.
I disputed the deductions and repeatedly requested an itemized breakdown and supporting documentation. After being ignored and sending two formal demand letters, I finally received a denial that cited sections of the Texas Property Code governing COMMERCIAL properties. I was a RESIDENTIAL tenant. They later sent a correction, but I still didn't receive the breakdown and supporting documentation I'd requested. My requests were ignored, per usual.
Management also told me to take the matter up with the landlord and offered to provide their contact information. When I requested it, they ignored me AGAIN.
At this point, it wasn't even about the $275. It was the principle of the matter. So I ultimately filed a formal complaint with the Better Business Bureau, providing extensive documentation of my experience. And what did All County Prime Property Management do?
ABSOLUTELY NOTHING. They ignored them as well.
The BBB officially closed my complaint because the company FAILED TO RESPOND. A company whose lack of communication was one of my PRIMARY complaints couldn't even be bothered to respond to the organization handling that complaint. I genuinely cannot think of a more fitting conclusion to my experience.
I've always prided myself on being an excellent tenant, and I've even had previous landlords reach out asking whether I needed another rental because they'd gladly have me back. I don't typically leave reviews or file formal complaints, but this experience warrants both. I have extensive documentation supporting my account, including emails, receipts, photographs, videos, and formal correspondence.
If this lengthy review saves even ONE person from going through what I did, it was worth my time to write it.
This company does not deserve your business or your money. Even if they manage your dream home, LOOK ELSEWHERE. It is not worth it even in the slightest to have to deal with such a company that lacks even basic communication skills.
Run as fast as you can in the opposite direction. read more
