This is my second review,We contacted renters warehouse bc the a/c stopped working three days ago.Still haven't heard back from them and they still haven't fixed it,they want their rent though.That is the only time we here from them! Update: Finally heard back from Mario and not only do they not have the key to the garage but apparently they lost the garage door openers as well. We really loved this home and were looking to sign a multi year lease but I couldn't imagine having to deal with this company for several years. It's not just about the deposit, which I will never stop disputing. Its about the company itself that does not take customer service seriously! For someone to respond on here telling me they do, is simply not true and insulting. They apparently don't work directly with the people we have to deal with as renters. Krystal, that I was able to talk to only because she didn't know it was me they were transferring to her, spoke to me in the most inappropriate way like I was a child. This is because no one from the green team would call me back or respond to my emails and she didn't want to deal with me. I complied to my dispute about the refund within the time frame I had to do it in, but they could care less about getting back to me in a timely manner. Why do the customers have deadlines to go by but they don't. I was told they are waiting for the owner to get back with them. That was 03/14/25 and its now 05/27/25, and they say the owner still has not responded to them. I call total BS on that!! Again, NO ONE SHOULD RENT FROM THEM OR TRUST THEIR PROPERTY TO THEM TO MANAGE CORRECTLY! It will not happen. According to most of the other reviews people have posted, I'm not the only one who feels this way! If someone wants to reply again from renters warehouse with your sympathy asking me to call and they will be happy to help, please just call me instead. They know my name there and they don't want to deal with me any longer. Especially since I'm not sending them $3100 a month any more. Others have made comments about reporting them to the BBB and that's my next step after reading the ridiculous reply I received. read more

I signed a three year lease, paid in full, never late on payments, and paid an extra month. Now they have turned me into collections for non payment of another month. Renter's warehouse was great at getting a tenants and collecting money, but that is where the service stopped being good. We opted to pay for the platinum service so that they would manage the maintenance of the property. Based on the response times to the maintenance requests from the tenant I would have been better off managing the maintenance myself. The few maintenance requests I did receive took several weeks to get repaired. The communication between myself, the tenant, and the maintenance team was not smooth or efficient resulting in wasted time and a lot of frustration for me as the owner and the for the tenant. If you are looking for a basic property manager to get you a tenant and collect the money then they will work. If you want someone to actually manage the physical aspects of your property you should look somewhere else. read more

She took care of the entire process from listing the house, working with previous tenants on showings, negotiating with new tenants and moving them in effectively. Removed one star because I had issues with getting repairs done to the point that I had to move out.

I was saddened with my experience with Valley Williams from Renters Warehouse Dallas location. I had to call and text her to ask for my weekly email notifications. Of which the email I was supposed to receive Monday 7.8.24 to this day I never received. It would take her days and days to return calls and or text messages. I felt she did not communicate and follow up with me regarding my listing adequately. Her customer service was nonexistent. I had family members visit my home to look over it and again when I called her several times and texted back-to-back asking for the lock box code I recvd no reply. Not until hours later she texts back saying she was with a client. Never actually returning my phone call. Again, the lack of prioritizing me as a client. When I notified the company that I wanted to cancel with them Valley Williams sent me a text message stating she cancelled my listing. Again, no return call. In trying to retrieve my belongings from her possession, she texts me tells me she will be in the area of my home this Saturday etc. Failed to set an appointment time with me in order for me to make arrangements with family to meet her. Again, no call returned. Who is supposed to just be in the area and wait for her to arrive at whatever time. When I mentioned this to her response was "that should be common sense". No common sense is to set a time, date and location for someone to pick up their things. Overall, Valley Williams received an F from me, and I hope moving forward others have a better experience. Never again for me PS I still don't have my house keys etc, she recently did say she will be in the area until 3p soooo I guess someone is supposed to sit at my front doorstep from the morning until about 3p when she arrives...Completely disappointed by you Renters Warehouse read more

These people are slum lords. We have been living in one of their properties for 18 days. The place was filty when we moved in yet we had to wait 5 days to move in because they were having the property deep cleaned. Upon move in we found mulitple floor propblems, poor plumbing, poor electrical, broken refridgerator drawers, lack of hot water and clogged drains. 18 days after moving in the repairs are still not completed. My real estate agent sent us a move in spec sheet to list everything wrong with the property along with photos when we moved in and the Management team went nuts on me when they received the documents via email. We are being charged $45 dollars a month for AC filters. The one we have existing hasn't been changed in years. The AC filter hasn't arrived yet. I bet we never receive one. This is not a company in favor of tenants. I moved the location was not as clean or painted as a typical apartment move in so as a townhome I figured it was just different and move relaxed. We also moved in the middle of the pandemic (May 2020) and overlooked many things: yard was wildly grown and a mess, front door frame loose ( had my step dad fix it), bedroom door Locked me out and I had to replace it due to no other way but busting in. (No issue there But wish it wasn't the case.), and the foundation and walls in garage were cracked. There was no fresh paint job. So come renewal time I get Paper work to resign then a week later a notice to vacate due to "unknown reasons." So ai move out and leave the house exactly as I moved in. Clean no mess but the average picture holes or so. Move out fees are ridiculous. I get charged for not painting when it was not painted freshly in my love in. I get Charged for a door frame but that was bot my damage. And garage fee for the damage that was already there. And i get accused of stealing a bike that was in the attic.. Im a single mom, why would I ever go to the attic, I've seen too many scary movies for that!! The move in rental never had a move in inspection, the realtor just gave me keys and left. I should Not be charged for issues that were there before my 12 month lease! Do not use them! You will be either an upset tenant or upset landlord. read more

As an owner, I see why so many tenants get angry here. I was told that there was a repair needed. They got me a quote (a day or two). I approved it within 5 minutes and added extra funds to pay for the repair within another 5 minutes. 2 days later, when Renter's Warehouse responded to say they received the approval (not normal, usually you don't hear anything), I see that the repair status was "Pending Owner Approval". That seems to be normal - every action from them happens after 24 to 48 hours, meaning a repair with questions or feedback required may take ... weeks, honestly ... even if the owner is responding immediately. Other experiences: Their ads say they rent out on average in 17 days. Real life, with 2 new renters, they have averaged for me 2+ months to rent out the house each time. I usually ask for slightly LESS than what they suggest. On taking care of issues from an owner's perspective, they usually let me down & always double-check them. For repairs they have: Mis-quoted (their contractor wanted to repair something that wasn't broken), Over-quoted (their contractor asked almost twice the going rate), Gave me bad legal advice (told me I was legally required to do something that I wasn't, that would've cost me $100s) at least once each. One renter (out of 2) had so many issues getting ahold of Renter's Warehouse for a repair that they threatened legal action. They did not renew their lease. Other than that ... most things have gone ... acceptably .... I guess. Except that "other than that" there weren't really any issues, they just take my money and do nothing... read more

Horrible customer service from the moment we signed the lease. (I will say their realtor was very good). They are also known as "The Professional Landlords" but they are anything but professional- especially Kristal. If you see a listing and they are the property manager- DO NOT RENT! We were lied to, expected to do the landlord's job for them, I could go on and on. Maintenance was laughable- our fireplace NEVER was in working order the entire time we lived there. Their contractors talked smack on the company too! Apparently they don't get paid on time... I'm not sure who is giving them 4 and 5 stars but I highly doubt those reviews are legit, please do yourself a favor and read the reviews that are hidden / not "recommended". read more

I found the service, listings, and knowledge to be lacking all around. I was given a rental analysis with a price and a 96% confidence level on December 11th. 59 days later we had no renters. The 17 day average vacancy that is advertised is extreme hyperbole. The listing photos that were used for our house were from before the house was finished (4 years earlier) and had construction and holes shown...no wonder there was not much interest. When we relisted with a new price, the information and address was not correct. Many things like this show lack of attention to detail and when we actually did have showings we received no feedback whatsoever. We canceled our agreement with them and 6 days later by advertising ourselves through NextDoor and Facebook marketplace we were able to find a renter on our own for an 18 month lease. When we first moved in, the place looked nothing like the pictures there were stains all over the walls and they were completely a different color. Everything was extremely dirty there were bugs all in all the cabinets. The cabinets had holes and discoloration everywhere. No water pressure, mold was growing so much that they were coming out of the pipes in the bathtub. Mold was everywhere in the shower. The little carpet we had. Had pee stains all over it they weren't even valcumed. The sinks were clogged since we moved in. Its literally been a nightmare living here. We call to ask to get the drains fixed, they bring someone out. Never discuss that we would be stuck paying 200 because of there negligence. They told us we are responsible for it being clogged before we moved in. We were told we couldn't have them fix the first time because it wasn't on the mead. We set one up and they finally come out and changed us? We found clothing and trash everywhere near the washer machines which didn't work. The windows, we had a leaking window they threw cock on it and now the outside looks horrible. They never actually fixed it you can see the cracks and water damage. 2nd window- in bathroom is leaking and they told us it's the ac? Umm no it was leaking while it was raining he told us he can't doing anything about that. A/C Filter since we moved in we have sent the measurements for the a/c filter which we pay extra every month for this service. I have extreme allergies and they have yet to send someone we have sent it 4 times. You need to be more through before you rent out your properties. We pay a lot to live here to have so much problems. Can't wait to finally leave and get rid of all the problems this house has caused. They were really good a few years ago when I began my relationship with them, but that has changed over the last year or so. A previous review did 5-stars, but specifically says for "Latasha"...and with that I agree. She was awesome. Unfortunately the rest of the team is not nearly as good. Much like Dew E., I continuously asked myself why I used them, until I decided not to. I was still making all the repair calls (not decisions, actual phone calls to all the companies), couldn't use them to authorize and execute time-critical repairs, and generally had a hard time reminding them they worked for me and not the tenant. There's no actual property management, it's merely a middleman between you and your tenant. That's not worth the fee. Go elsewhere. read more

Horrible service. never sent correct size of filters (that I paid $45 a month for), then charged me @40 on move out fi=or dirty filter. Charged $350 to clean up a postage stamp yard that had been moved the week before. YOu pay a pet deposit, then they charge you an ADDITIONAL $250 to spray a perfectly cleaned home. BEWARE YOU WILL NEVER GET YOUR DEPOSIT BACK AND WILL OWE MORE at the end. There are far better rental management companies. read more

This company is TERRIBLE. My family and I were tenants in one of their properties. We moved in to a single family home from out of state. They told us that we needed to put utilities in our name. We did not know who to call to set anything up. They didn't help us at all. We had no idea that we needed to put a gas bill in our name. They said nothing to us for the entire lease. We even renewed our lease a second time. It wasn't until we decided to move out at the end of the lease, that they told us about a gas bill, and decided to charge us for every single bill including hefty late fees. After buying a new home back in 2016 we decided to rent our old house instead of selling. Renter's warehouse commercials always make is sound so easy because they take care of everything for a fee of 1.5 months of rent for renting your house out and $99 a month for property management. It doesn't seem too bad as long as the good service is provided. After inquiring about the service, I received a call from the owner who talked to me for around 20 minutes about the company. He told me that he was the guy that would put signs all over Houston that said "We buy ugly house". I remembered seeing those signs so I was interested in what they offer. After the conversation with him we decided to sign up with Renter's Warehouse. That is when the nightmare began. I've had so many issues with this company that I can't even remember them all. But I will try to list them. I decided to write a review because for the second month in a row they did not bill my tenant (April and May 2019) which resulted in me getting my payment delayed. Today is May 14th and I have not received the rent for May.. Issues that I can remember: 1. The listing agent lied to us. We told her the house was not ready for pictures so please don't come until the date we specified. She still went by and took pictures. We told her to please return to take better pictures once the work was complete but she never did. She put up the old pictures. We felt that this lengthened the time it took to rent the home. 2. We were asked to hire a locksmith to rekey the locks. After the rekeying was complete we were supposed to receive a copy of the new key. It was never given to us. All my calls Isabel were ignored once the house was rented out. 3. Renter contacted me through a neighbor because he was not able to submit a request on RW online service. 4. Renter's warehouse contacted me about a leak in the sink. I asked them to give me an estimate. It took them one week to give me an estimate. The sink was leaking the whole time until I was able to get an estimate and get it fixed. 5. When it came time to renew the lease I called their offices numerous times and left messages for them to call me back. For months I would not get calls or emails returned. When I called the main number they transferred me to the Orange team phone line which 10 times out of 10 a voicemail will answer. There used to be a woman named Angela that would never reply to anything. After several attempts I decided to do a new customer inquiry since I knew that would be the only way to get through to someone. Someone in sales called immediately (trying to get a sale) and I explained the situation. After that I finally received a call back from Angela. Currently I'm working with Adan which is very responsive to emails. 6. When it came time to renew the lease for our tenants Renter's Warehouse overcharged us by $100. They charged me $299 instead of $199. I had to go find my original contracts to show them how much the renewal price was supposed to be. After battling with Angela not answering calls or emails for weeks I finally got a refund for the $100. 7. They are not clear how paperwork needs to be handled for renewal. They kept sending the same paperwork for us to electronically sign. I electronically signed the same documents several time. They were even threatening to charge me $25 to mail documents that I had already signed electronically. 8. An inspection was done by Renter's warehouse and I noticed in the video that it looked like more than one person lived there. There was only one person listed on the lease. I called Renter's warehouse to provide information about how many people live in the home. They sent a notice to the tenants however I still have not heard back from them with updates on who lives there. 9. April 2019 - Payment not received. RW explained that there was a glitch in the system and they did not bill the tenant. Payment was received after they contacted the tenant. 10. May 2019 - Payment not received. RW explained that accounting did not bill the tenant. As I stated earlier, it is 5/14/19 and I have not received payment that was due on 5/1/19. I really wish I could talk to the owner again to let him know how full of it he was the time he called. I will be switching companies as soon as I can. read more

I never leave bad post but I couldn't let this go since this company was total bs! I'll start by saying the contracts have tons of fine print and catches, that should of been the biggest red flag not to use them. But my biggest complaint was after move out. These people never returned my call to dispute the absolutely ridiculous move out charges! They will keep your deposit, over charge you for everything and anything they possibly can! I paid to have the townhome I rented cleaned every month and professionally cleaned when I moved out which left it cleaner than when I moved in and they still charged me saying it wasn't move in ready for the next tenant. I was also charged $1,750 for patch & paint which is insane since I only hung 1 tv in the same place as the previous tenant & a couple other items which is usual wear and tear! Most difficult and non attentive company I have ever worked with. The "maintenance" they provide is also the maximum allowed with owner approval and had a tenant report that nothing was done to repair an appliance - was told that by the repair technician - said it was a setting - charged $350 for the repair. Had a water pipe break, client called the repair number, was told no one available and it would be Monday before they could get anyone out to work on it, ( it was Saturday AM). The client called me - a fitting had come unglued, repaired in about 5 minutes, but they were going to make my client wait until the weekend was done, because they couldn't get their contractors to make the call on a weekend. Lease renewal - contacted my client, want to sign a new lease? automatic 2% increase in rent and new admin fee for the lease. They didn't talk to me about the increase before calling the client. No authorization to increase rent. Last straw. They kept my repair deposit saying it was a termination fee. NEVER USE THESE PEOPLE. JUST A MONTHLY CHECK, NO SERVICE - PAID THEM AND STILL HAD TO DO THE WORK MYSELF.. read more

After assuring us we would have a great experience worry free we assigned our house to them. 6 month after late payments we are in the process of eviction. If you think they would take care of thing for you... you are wrong! They asks us to get a lawyer. This is exactly why we did not want to rent by ourselves but I guess they received the money for a 2 year contract and they are happy while leaving us in the air. The person in charge of evictions is nowhere to be found he did call back a couple of times but doesn't help the situation. I don't even know if they know what they are doing. Apparently not. My family's experience with Renters Warehouse in Houston was incredibly disappointing and frustrating. While the agent (Sherrie) who assisted my mother at move-in was very nice, professional, and diligent, the agents in charge of move-out and damages (Orange Team, and in particular Kristal) were unprofessional and deceiving. To begin with, the agent in charge of move-out (Latasha), performed the inspection without any of us present to verify her work. Although she mentioned the day she may be stopping by, she did not provide an exact time for the inspection and only informed my mother once the inspection was completed. She did not provide my mother with a report of damages and only thanked her for being a wonderful tenant and asked her to write glowing reviews. Two months later, my mother finally received damages claims that included charges such as $88.25 to replace 7 lightbulbs and $65.00 for a garage remote that was never reported to us as missing. The biggest charge ($297.15 to replace a broken freezer door handle) appeared in the new tenant move-in inspection report (which was sent to us by mistake) as not having actually been repaired. When I asked the Orange Team in charge of that property for receipts for all the claimed damages, Kristal repeatedly refused to provide them saying that she was not required by law to do so. For a company that puts their applicants through an incredibly rigorous screening process that requires them to disclose vast amounts of personal information, that includes a very long and obscurely-worded lease, and that keeps track, with photographs and conversation screenshots, of every aspect of tenant relations, it is very curious that they refuse to provide receipts for damages for which they claim to have had to pay such high prices. I was incredibly disappointed that, in this day and age, such a large company, which puts its tenants under such intense scrutiny, would obstinately deny to provide the same level of transparency that it expects of its tenants. I can only assume from the company's repeated refusal to provide receipts of the purported damages charges that its management is trying to hide its attempts to dishonestly overcharge its tenants for damages even when those damages do not actually get fixed -- something that should be investigated by the proper authorities. read more

"BEWARE OWNERS - The leasing agent assigned will NOT explain the business model so if you are not a contract specialist (if you are, you probably have your own lease and don't need them anyway) then DO NOT use Renters Warehouse. Leasing agents are paid via leasing commission so beware that the leasing agents will work for their commission of leasing your property, regardless if it is in line with the companies documented business model. Once the leasing agent receives their commission they will no longer help the owner, they won't answer questions, they won't provide guidance other than - call the main office. I was unable to access the web site and my agent told me that was a good thing.... If a friend or family member recommends a tenant and you show your own property to them your assigned leasing agent WILL NOT explain how this impacts their commission. Instead of 1 months rent (in my case $2000) the business model states the fee should only be $495....and when questioned your assigned agent will lie to keep the commission and management will tell you it's your own fault for not discussing this before taking a personal referral as a tenant." read more

I'm telling you right now...do NOT rent from them. Paperwork/contracts- easy. Paying rent easy. Maintenance- nightmare!!!!!!!!! Went 9+ days without hot water. A/c has broken 4-5 times since we've lived here and it has taken a week or more each time to get it fixed. Sitting without air right now even though the contractor has the parts and the contractor is readily available to fix it, but the owner can't make up his mind about what to do. They do not hold the owners of their buildings accountable to their tenants. After all of these problems that have gone on for almost two years, they have never reduced our rent for a month or done anything to be remotely helpful. Just do yourself a favor and stay away. It's a nightmare. I'll never rent from them again. Update 10/25: I've been without a/c since September 25th and functioning hot water heater since September 30th. All I've heard are excuses. So good luck to anyone who tries to live with this company. And their response below- "this review is unfair because it is not a true reflection of how we do business". How they do business to handle these issues- *an entire week went by and nothing was done at all to fix the issue because I didn't call to check on it. When I did ask what was done throughout the entire work week NO ONE could give me an answer *they now screen our calls when we try to call the office and that started 2 weeks ago so when there happens to even be a repair guy at our home working and they have question their time gets wasted because RW won't answer the phone. *they have completely left us out of communication throughout most of the repairs. They say they have the documentation to prove this otherwise- but yet refuse to show it to me. *I had to start recording conversations and doing things in writing because I've been lied to on so many different occasions. *the repair companies that RENTERS WAREHOUSE contracts out- half of them have no clue what they're doing and cause more damage. ........... I could go on all day about "how they do business" but honestly it's not worth my time because nothing will ever change. I'll probably still be without hot water a year from now when my lease is up. So yeah as I've heard so many times from them "it's a process". I get that it doesn't happen overnight. But renters warehouse has been completely unprofessional and a nightmare the entire time. I was supposed to have a contractor at 8:00am today to replace a door for us. No call, no show. I call him and he gives some lame ass excuse about they are trying to accommodate us???? By being late and not calling? When you call the office it's like pulling teeth to get an answer from anyone and each time you call you talk to a different person and have to start at square one and tell the whole story over again. Renters Warehouse is very unprofessional and inexperienced. 1. First time I called about a property (4202 1/2 Clay St.) a girl answered the phone, as I began to tell her I was interested in a property she cut me off mid sentence and said "hold", came back 30 seconds later and asked what I needed. No matter how inexperienced a company is, there is no excuse for bad phone skills. 2. After scheduling a walk through of a property at 1:00 p.m. I arrived on time to find the Renters Warehouse person unable to get into the property because they had the wrong key. Mind you I was on an hour-long lunch break and had just driven 20 minutes through lunch-hour traffic to get there. She finally got a hold of someone who said they could bring her a key in 15 minutes. At 1:20 p.m. I left back to work and was unable to see the property. It seems like a very basic thing to check the keys of every property before you invite people to see the property but apparently not. 3. The next day I called and scheduled a make-up walk through that would be the following day (today) at 12:30 p.m. Again I drive 20 min through lunch-hour traffic only to get a phone call at 12:32 p.m., as I was pulling up to the property, from Renters Warehouse saying the property had been sold and they would not be showing the property. The girl on the phone had no shame in proceeding to tell me that I had been scheduled to view the property at 12:30 and that it was cancelled even though it was 12:32 p.m. as she was telling me this. Renters Warehouse is unprofessional, inexperienced, and was a waste of my time. Everyone I spoke to at Renters Warehouse showed a complete lack of awareness and inexperience. I suggest working with an actual real estate company. read more

Avoid if at all possible. We went 6 days without AC in 100 degree Houston because of their incompetence. We were told ( by a Renter's Warehouse rep with an attitude) they had to contact the owners to approve the repair. The next day we asked our neighbors who are good friends with the owners to call them to help facilitate this. The owners said they had already approved it. 5 days later the AC was fixed. All my phone calls went to voicemail and no emails were answered. Move out instructions are ridiculous and include things like shampooing the carpet and painting. We left the house much, much cleaner than we found it. Fortunately got our deposit back. Rent from an individual, not for Renter's Warehouse. Save yourself the trouble down the line. read more

If I could reflect a 0 star, I would. The entire Pink Team to include Kim - who heads the department are negligent. They are not who they say they are. If you need a company to collect tenant checks for you, they'll do that. However, be sure you are able to manage your own property. By that I mean, you can oversee the tenant selection. You can perform the walkthrough for move-in BEFORE the new tenant moves in. You can perform semi-annual checks yourself to ensure they aren't damaging your home, installing objects into your walls that leave holes (e.g. alarm systems, tv's in every room, objects from the ceiling, etc). You can also verify the number of tenants match your contract. You have your own contractor that knows when someone has tampered with your home and YOU are the only one that decides when something needs to be fixed. Not RW. Be careful bc they have stipulations in their contract that THEY can decide when something needs repair even if it has been reviewed by an insurance company that confirmed it was fine. When I sold my house, the inspector "dinged" me on a repair to a dryer vent that I NEVER approved and RW decided they shouldn't have to pay me back for the mistake. RW is NOT a property management company the way they advertise. Be prepared to have to communicate with the tenant as an owner. My tenant found out my phone number from RW and called me non-stop about items that RW should have been able to manage. The tenant stated RW was non-responsive so she had no choice. I live 2 hours behind so it was a constant 6am or 7 am call. At the end of a contract demand they perform a check in to ensure the tenant isn't damaging your home further. If they don't (which they didn't for me) do it yourself. While I flew out to my house (spent money, took off work, etc) the tenant refused to leave even though RW assured me (in writing) the tenant agreed to leave on a particular date. My realtor tried numerous times to get potential buyers to see the house during the last 60 days (as it states is required of the tenant in the contract) - zero was the amount of buyers allowed to see it. RW did nothing to ensure the contract was enforced. The tenant was aggressive and felt it was her right to hold my house hostage. In the end, there was approximately $8000+ damage done to my house when my realtor FINALLY was able to get in after demanding that RW proceed with eviction notice if she did not leave. It took my realtor to get RW to do their job. My house was visibly damaged (walls, floors, etc). This tenant treated my home poorly and it would have easily been seen during required inspections. RW will tell you they only look for obvious signs of people squatting that shouldn't be there. Extra beds...that's basically it. Inspections are worthless. Lastly but certainly not least, RW is completely hands off as it relates to backing the home owner. They will not do anything to help retrieve costs for damages even though it was their negligence that allowed it to happen. If you're looking to rent out your house please let this review save you the headaches, time and money. Go elsewhere. Sincerely, DH. read more
