I am a homeowner in San Leandro who bumped into Francisco in line at the electrical supply company. I told him that I was upgrading my main electrical panel. He asked me a few questions about my main panel upgrade and then proceeded to ask more questions based on my answers. He then told me a few things about what the building inspectors will expect to see for a safe installation. He said that they will require electrical bonding at the water heater, and I definitely would have failed my inspection without that information. He also told me that I needed a fire and carbon monoxide alarm in each room, which I then bought and installed. He then told me that I needed to purchase a surge suppressor and told me which one to buy that will work with my panel make and model. By the time I got up to the cash register I ordered the recommended parts, and left with everything I needed to pass the electrical inspection the next day! Me & my husband have been dealing with weird power fluctuation issues in our house for a while, it's an old house that had some questionable maintenance and upgrades in the past. We've had a few electricians around to do work, but nothing ever seemed to fix the underlying issue. Francisco was able to diagnose a serious problem within 30 minutes of being at our house, which other electricians should have been able to see. It took a little while to get done, but that's just the nature of dealing with Oakland/PG&E. Francisco came over even when work was delayed due to weather conditions (PG&E delay) to get some work done before the final fix to speed things up. My biggest worry was that dealing with this subpanel (which we 100% had to deal with regardless) wasn't going to fix our overarching power fluctuation issues, but we've had no problems with it since! After living with it for four years we finally found someone who was able to diagnose and fix the problem and I can run my toaster oven without all the lights in my house flickering as if we have ghosts. Super happy with the work done (they also cleaned up a mess of old wires and conduits that were driving us crazy). Definitely worth the money spent to have some peace of mind our power issues are fixed. Francisco, the owner, was friendly, warm, and connected with me through our shared community, dogs, kids, and sports. My 1948 house needed an upgrade on the main and sub panels. One company insisted on installing the main panel in front of the house for the permit to be approved, which would not be aesthetically pleasing. I never knew how important an electrician was until I needed one, fast. We basically had an external outlet that burned through after a storm--it was dangerous to turn on the breaker in a big part of our house. We couldn't find any electrician who could come out within 24 hours to our area. Fortunately, we found Frankie. You can read our story below. But, the main point is Frankie was professional and knowledgeable. And another plus for me is that he could clearly explain what was wrong, what needed to be done asap and what needed to be done long term. Our story: After a few power outages back to back due to an ongoing storm, the light came on and we all thought it was fine. We finally sat down to have dinner when we started to smell something like burning plastic and gasoline accumulating in the master bedroom. We couldn't locate the source or see any smoke, no visual of anything wrong anywhere. Long story short, the fire department came and the crew was also dumbfounded, but everyone was persistent and after some time, the source of the problem was located. We found that the outlet in the external wall of the house and its wires had burned through inside the wall connecting to our bedroom. The box was totally fried! The firefighter said it was dangerous to use any light in that room, given how messed up the wiring was, along with the fried box and wires. We turned off the breakers and stayed at a hotel that night and frantically looked for an electrician and Frankie was one of the few that responded, but the only one who could come out right away. He came by quickly and fixed the outlet, explaining clearly what he was doing every step of the way. He even did extensive testing to help us better understand which outlets were connected to which circuit breakers and even helped us come up with a long term plan to reconfigure our light switches in a way that makes more sense for our household. It's always been a guessing game for us which lights will turn on or off in a given room when the switch is flipped--so you can imagine the frustration when testing out whether a light bulb was out or we just hit the wrong switch.
