The first thing I saw when entering the Famcamp was an overflowing dumpster; grossly overflowing. After setting up, our first trip is to the bathhouse. My wife informed me the ladies room was disgusting, and there was only one roll of toilet paper in the entire restroom. That was one more than in the men's room. The men's room also has more than half of the light fixtures inoperable (which did imrove the appearance). The grounds are also lacking basic maintenance, with trash and broken limbs lying about in various places. There is evidence of past improvements, such as concrete pads for the sites. It appears that the current leadership for the Famcamp has no interest in maintaining it.

The game room has no heat, making it unusable in cold weather. During the recent storm, the RV area was not cleared or maintained. The rest of the base roads were passable, but the RV grounds were not, leaving us effectively stuck and unable to move our RV. Despite not being able to access or use our RV site due to these conditions, we were still charged. To make matters worse, management has been unreachable and has not returned calls. For a facility on a military installation, this level of upkeep and customer service is unacceptable. I cannot recommend staying here until basic sanitation, maintenance, and communication issues are addressed.

We didn't get to enjoy many of the campground's amenities because we spent most of our time exploring DC, but based on everything we experienced, we wouldn't hesitate to stay here again. There is a circle of parking spots you can't park in or you'll get ticketed. What are parking spaces for?!? Your kids can't play outside without an adult guarding them from longtime campers,that are going against policy themselves, that will harass your kids. People wash their dog hair covered items in the washing machines and the campground never cleans them. Laundry is EXPENSIVE for that wet dog smell all your cloths will have. The raccoons get trash everywhere and the office will send out passive-aggressive fliers about it. There is no shade and you'll cook inside your camper during the summer no matter how many A/Cs you have. The positives are you are on Fort Belvoir. It's a pretty location. The showers are nice (the men's smell like urine because men have bad aim). Not much to recommend. Go to Pohick Park. It's cheaper and more helpful from the front office.

We stayed here as part of an RV event over Labor Day Weekend. I had never been to an event like…read morethis before and was a little shocked when informed that we would be boon-docking. We ended having a great time and will likely do again (with more planning and preparation). As for the site, Coles Point looks like it's past it's expiration. It's right off the Potomac River (great!), but it needs a lot of work. There must of been nearly 100 RV units on this property, all boon-docking. (1) The bathroom facilities need to be upgraded (2 showers per sex), the water pressure was non-existent, and the showers were not cleaned. The water was hot, at least. My husband said the door on the men's shower did not even close properly (the door was too big!). I did not look into the toilet/sink section. (2) The storefront needs more supplies. They had some fishing tackle, but no fishing line. A few snacks, but no basic staples that an RV'er might need: oil, sugar, salt, paper towels, paper plates, etc. They did appear to sell lots of ice. I would suggest propane too. (3) Someone said the restaurant used to be a big thing. Now closed. We went to Walmart and was a 45-min trip one-way. There is nothing in the area to eat or drink for miles. If available, I'm sure the RV'ers would gladly spend their money so as to not leave, but with no offerings, there is not much to recommend the resort. (4) Due to the size of the event, planning should have been done to provide additional dumpsters to accommodate the amount of trash that was generated or have a mid-event dumpster pick-up. All the dumpsters were overflowing when everyone pulled out. (5) The actual campground. People have been living there and in all such places, it begins to look run-down. It was described to me as "ghetto". People who camp don't generally want to RV beside people who live in an RV park as it becomes truly "lived in", especially in a expensive unit. It was overgrown, the structures were falling apart or needed to be painted, and it looked "bad". I hope to see changes if we return next year, which we hopefully will. Good luck to the new owners because the site can be great for travelers.

That being said, we really love this campground, and I wanted to give them a well-deserved shout-out. We first visited in early November and liked it so much that we went back two weeks later. I was honestly surprised by some reviews claiming the owners are money-hungry or rip people off, because that was the complete opposite of our experience. We were originally supposed to stay there in October, but we had an accident that damaged our truck on the day of arrival. I called the resort to cancel and even told them I'd understand if they still needed to charge me due to the short notice. Instead, they gave us a credit for our next stay, which was wonderful and much appreciated. If you're looking for a campground loaded with frills, this isn't it. What you do get are beautiful sites, including the pull-throughs we stayed in that offer direct views of the Chesapeake Bay and some amazing sunsets. Sites include electric and water but no sewer; however, they provide septic carts and several dump stations, similar to many state parks. They also have fire rings and picnic tables, which should be standard everywhere in my opinion. Other than that, it's simply a quiet, relaxed, and scenic campground. My only wish is that WiFi were free, since it is at many other campgrounds. We found the staff to be very friendly and accommodating. The camp store has a solid selection of necessities, and the prices were not unreasonable. Given its proximity to Rock Hall (which is an amazing little town), Chestertown, and the Bay, this is definitely going to be one of our regular camping spots. We're already planning several trips for next year.

This would be a 5 star review for sure if the WiFi coverage was better, if there was sewer at the sites, if the bathrooms were open. They made it clear that these things were not included, so it was not a surprise and they do have portable restrooms around. One more portable in the middle of the B-site area would be good. Overall this place is great and we will be returning. Already booked as a matter of fact :)

Not really much to offer people as activities they do play bingo in the evening, I did notice that the teenagers were riding their bikes and motorbikes around the campsite and also around on the main road since it's off of the big main road. Again, it was a beautiful place but I think it's more for older couples and maybe we can get away for groups of adults.

I also wish we had been there when the train and golf course were open because both looked like they would have been so much fun! Overall, a great expansive park with plenty to explore and lots for kids to enjoy. We had a wonderful time!
