DO NOT USE!!! The inspector from the company went to look over the house I was interested to buy. He told me everything was good to go. Said my roof can last another extra 7-10 years. LIES. A month later after buying the property, everything went bad. The roof is in really bad shape it needs a whole new roof. My house is leaking now! They're ignoring the calls. December 13, 2021 Gary Soto from Accurate Inspections inspected our property on June 30 of 2021. The report (Page 22, section 8.8) states the dishwasher was tested and functional. Unfortunately, when we tried it, it began to leak quite a bit. We pulled it out and the hose had holes in it. There were rat droppings behind the dishwasher and the hose looked like it may have been chewed. If the dishwasher had gone through a cycle he would have seen the leak on that day. Regrettably, the information in the report was not accurate and it did cost us money to replace the dishwasher. I therefore requested a refund for the price of the Inspection Report in the amount of $250.00. We later removed the dishwasher ourselves and fixed the hose. We tried it in the backyard and it leaked again, but now from the middle of the machine. We eventually discovered a rubber piece under and in the middle of the machine was chewed by rats. My point is the machine could not have gone through a cycle without leaking. I don't see any way it would not have leaked and yet his report (Page 22, section 8.8) states the dishwasher was tested and functional. I do not believe that it was tested at all. What happened is obviously a mistake and we all make mistakes. What is most unfortunate is that I wrote Accurate Inspections a letter (sent certified) explaining the issue and requesting a refund. I also contacted our realtor and her office informed AI of our issue and request. I has now been 4 months and we have not received any response from AI. I do not know if AI is competent in their work or not, we all make mistakes so I am not judging their competency. But the fact they have not responded to us at all shows a lack of integrity and professionalism which is clear and speaks for itself. read more

Terrible inspection report. Guy did the bare minimum and was out in an hour. Did not check things like electric outlets, water pressure, and did not include visible damage of walls in report. When I asked if he could check out the AC unit, he said he didn't have a ladder to get out to it. I took pictures on my own for big things like bubbling paint coming from the ceiling and what looks like water damage on the drywall. When I got my report, these weren't included. I emailed the pictures and questions for the report to them. I got a response saying someone would contact me, but they never did. My agents said they've seen hundreds of reports, and this was the worst. They contacted them to help me get a refund, but were unsuccessful. The inspectors excuse why the damage wasn't reported was that it was an obvious leak so they assumed I would get a roofer to check it out so they didn't bother. Never got the refund, but eventually they sent another report with that damage added to it, but that came after I already paid another guy to come out and look. read more

Two weeks after their inspection we had a water leak that was in the main sewage drain above the kitchen. Something that was easily noticeable if they run the water upstairs. Had to redo the whole kitchen. The roof had multiple leaks from the beginning and the roof was in terrible shape once we looked deeper. Cost us a great deal of money to fix everything. Terrible inspection overall. Inspector appeared to do the minimum. There was no indication that the inspector checked any of the outlets in the house, the a/c temperature, furnace, etc. The report was minimal and not much help at all. For a 1900 sq ft house, he was in and out in about 1.5 hrs (at most). He then handed me his business card which had a pricing list on it. Later I realized they OVER CHARGED me by $50 based on the sq footage of my home. I have tried contacting my inspector twice to follow up with a few questions but have not received a call back. There were so many things that this company failed to mention that was wrong with our home, that I felt I simply needed to let others know to try somebody else. They were polite and their customer service was fine but their overall inspection was NOT thorough, they missed a lot of obvious issues with the house and picked up instead on random issues, such as a corner of a roof tile having a crack in it or some of the wrought iron fencing (in the yard, not on the structure of the home, being slightly rusty). That said, either the person inspecting the home didn't know what to look for or they didn't do their job. They also did not check for termites. read more

My realtor recommended Accurate Inspections and she was amazing throughout the entire buying process, so I didn't even question her and called to set up an appointment. I reached Eileen when I called, who was very nice and willing to help in anyway she could to make the scheduling as easy as possible. I needed to schedule the termite inspection as well, and she asked for the number and did a conference call with the company so they could both be there at the same time, which was a huge help. A gentleman by the name of George Guzman was the inspector who came out to our property to perform the inspection. He was extremely nice and completely professional, explaining what the process would be and everything he would be checking for. He let us know we would receive the results the following day, and we did. What we received was a complete, easy to understand report, complete with pictures of areas recommended for repair/replacement. I noticed a negative review on here for no termite inspection, but that is a completely different service that needs to be done by an insect inspection company, not a property inspector. My report was emailed to our realtor, so I called and asked if I could be sent a copy as well. I spoke with Eileen again, who promptly created a login on their site for me and emailed me the info to obtain the report. A downloadable .pdf was also available, which is great. Again, very easy to understand and the pictures are a huge help. I didn't shop around for our inspection as our realtor recommended Accurate very highly, but from what I've heard from others our cost was very reasonable. And considering the service even if I'd been told I paid too much I wouldn't feel cheated. You get what you pay for. If you're considering this company, don't waste your time looking any further. The inspections are very affordable compared to other companies but reports are not very thorough. Report had no actual pictures for reference, very general statements. I was also charged the incorrect price and it took about a week for them to adjust my price and send me a check for the difference when they could have just refunded me instantly by credit card since I paid with credit card. It took 3 phone calls to get that price adjustment. Needless to say, next time I'd pay a little more for better service and a more detailed report. read more

Full report with pictures and detail and recommendations. Really there for the buyer and shows anything from big to small doesn't over look a thing and is there to verify things are on thee up and up and if not what it would cost to gt things repaired so you know if it is worth it to you to invest in the property. less than 48 hour turn around for a full report of 42 pages. Yes this is your guy and the cost was much cheaper than others and they always have a appointment as soon as next day. I had to reschedule 3 times and they were always there to serve our needs. There cheaper cost in no way affects there work performance or ethic. I had done a home inspection on a home I sold a few months ago with the buyer and the cost was $75.00 more with another company and was just as good but why pay more for the same excellent service.
