I received about 4 answers…read morewithin a day and this Home Inspection Experts is the one that got my attention and trust right off the bat. The first message is very welcoming and they already tell you what packages they have with the prices and even extra services like termites and general pool inspection. No need for back and forth messaging asking for prices or your number for them to call. I checked their reviews and that's it, I decided I want their services. I messaged back and her reply is almost immediate at a very strange time. I think I messaged her late at night. I just copied and pasted their message to my agent and there, appointment is set. We chose the platinum so the sewer inspection will be included and additional pool and termites. During the inspections, the 2 inspectors came on time. Home inspections took about 2 and a half hours which is really good coz it means they check every detail. They delivered the findings verbally and the written report was sent to my agent and me the next day. I don't even know how to share to you the result because there's a lot. Just trust Home Inspection experts. They got you covered. I recommend this company 100%.

Nowadays, many inspectors rely on drones to inspect roofs and rooftop HVAC units, which can sometimes make it difficult to feel confident that everything has been properly checked. Steven, however, personally climbed up to the two-story roof and carefully inspected every corner. His attention to detail and dedication were truly impressive. He also speaks multiple languages, including Mandarin, which made me feel especially comfortable and welcomed. It was such a warm and wonderful experience! Shortly after moving into the home, I discovered several issues that were not identified in the inspection report, including a dishwasher door that drops open without proper resistance and a noticeably sloped kitchen countertop that causes water to run off the counter and onto the floor. I contacted Elite Group, provided photos, videos, and the seller's disclosures, and gave them an opportunity to review my concerns. Their response was essentially that the dishwasher appeared to operate normally during the inspection and that evaluating a countertop for slope is outside the scope of their inspection. They ultimately denied my claim and declined even a partial or goodwill refund of the inspection fee. I understand that a home inspection cannot uncover every hidden defect or predict future failures. However, these concerns were particularly disappointing because they involve readily accessible areas and components. In the case of the dishwasher, the company confirmed that the inspector actually opened and operated it during the inspection, yet the door issue was not identified. What disappointed me most is that I paid for a professional inspection specifically to help identify potential issues before closing, when I still had an opportunity to negotiate repairs or credits with the seller. Discovering these problems only after taking possession meant that opportunity was gone. Based on my experience, I did not feel that the inspection provided the level of thoroughness or peace of mind I expected from a professional pre-purchase inspection. I also found the company's resolution disappointing, as they ultimately relied on the limitations of the inspection to deny responsibility and offered no refund or goodwill accommodation. I would recommend that future buyers carefully understand exactly what is and is not included in the inspection and independently test important appliances and other functional items before removing contingencies or closing.

I had a very disappointing experience with Elite Group Inspection Professionals. I purchased their…read moremost expensive inspection package and paid extra for advanced imaging, sewer, pool, and solar panel inspections. The roof report incorrectly identified my metal roof as shingles, even though I specifically told the representative it was a metal roof when booking and asked whether I needed a drone inspection. I was assured it was unnecessary since the roof inspection is included in my package. The solar panel inspection was also missing, even though I paid extra and I still have not received my advanced imaging results after 2 weeks. The sewer inspection could not be completed due to excessive roots. I was told that the Master Inspector will do inspection if I purchase advanced structural imaging. When I asked the inspector if he was the master inspector, he had no idea what I was speaking about. He said he was certified inspector. When I called to resolve these issues, Bency was rude, unprofessional, and unhelpful. I was referred to Jason, the inspection manager, and left multiple messages, but no one returned my calls. I was also promised follow-up by Nathan, who was kind and listened to my concerns, but no one ever contacted me afterward. The incorrect report, missing results, and lack of follow-up caused unnecessary stress and delays with my escrow. Mistakes can happen, but the lack of accountability and poor customer service were unacceptable. I regret choosing this company and would not recommend them.

The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home. An offer was placed on a different home that looks more solid and I will definitely utilize Diamond to take a look at that home before we complete transaction. Highly recommended!
