David Salazar. I own a home in the same neighborhood where David lives, and we have been neighbors for several years. At the beginning David was nice and we got along. Over time, though, I came to understand that as a long-time Board Member for the Villa de la Capilla HOA, David was part of a very small and hyper-controlling group of residents who enjoy harrassing and terrorizing residents who are not in the "In Crowd." The HOA has been controlled by this core group of people for about 10-15 years. If you are not in their circle, you are scum. During the pandemic, in Spring 2021, I recorded a Zoom HOA Meeting where the then-President boasted gleefully about how much money the HOA had made the previous few months. The only revenue stream for the HOA comes from fining residents. This group of people, David among them, enjoys punishing people for even the smallest infractions, and they give zero grace for anyone not in their friend group. Quite literally, Board members like David can get away with breaking bylaws - David built an entire back yard wall illegally, without following proper procedures outlined in the bylaws. Another neighbor built a sidewalk. I planted flowers and was sent a threatening letter from lawyers. In the past three years, my HOA account has twice been run up with excessive bogus fines, once totaling over $1,200 and recently over $2,000. This even included legal fees and a lien placed against my property. When I have complained loud enough, almost all fines have been mysteriously removed overnight. Each time the bulk of bogus charges have been removed, however, they have left a pittance amount in petty charges, as if to somehow prove they were actually in the right. As of February 26, over $1,900 in fines were removed from my account overnight, while leaving $120.96. Blue Door and David have ceased responding to my emails - not professional at all. Since February 2023, I have been asking David and our property management company, Blue Door Realty, for a full historical account statement for my property. I have yet to receive that. I believe David is aware that what I will see in that statement will not reflect well on his actions, and may even leave him open to legal action. In summer 2022, David and I had a disagreement in our shared driveway, and he threatened to get a gun to "settle things." This was only months after my husband took his life with a 9 mm handgun in our backyard. I was utterly traumatized at David's words, much less his possible intentions. I have never worked with David as a Realtor. Knowing him as a private citizen, however, do not go near him. He has an ego that is driven by anger, control, and revenge. He is cruel and has zero emapthy for others. For me, David is nothing short of a heartless monster.

How sexy!…read more Seriously, if I could have read some honest reviews about property management companies when we were shopping for a new one, I would've paid for the feedback. These companies aren't cheap, and they're a critical component of a planned neighborhood. Our last company was a nightmare. We took a chance on HOAMCO because 1) they were somewhat local, with an office here and another in Phoenix and 2) they seemed to really care, visiting repeatedly to discuss our ambitions and challenges, listening, responding in a timely way. Six months into our first contract, I'm very happy with our choice. They aggressively sought out legal help to interpret our nondescript covenant, established an efficient structure for our annual meetings, and became the sole go-to for neighbor issues, relieving the HOA of so much undeserved pressure. Hire them. Ask for Tracy. And hey, while I'm at it, this goes out to the monster who decided to make the HOA her personal vendetta, simply because we asked her to stop parking her truck in the fire lane: nobody likes a bully. You're THAT neighbor, you know who I'm talking about, the one that everyone else whispers about? The crazy one? The one who should just pack up and head out? That's you. I can't imagine how that must feel. But I can see this consuming you.

The "customer service" they have offered has been zero. The person behind the emails when you contact them is a terrible human. If you have the chance to find a home in a neighborhood run by these people, do yourself a favor and DON'T.

    This company badly managed our rental property for two years. It was, hands down, the worst…read moreexperience I've ever had with a business. The owner is dishonest, unethical, and unprofessional. Among the many examples of unethical behavior...he automatically (and sneakily) renewed the lease at the end of year one without allowing us to review it, despite the fact that we specifically told him we wanted to negotiate a shorter lease with the tenants so we could list the house. Most of the time he appeared to be working for our tenants rather than representing us, and I often wondered if he had a personal relationship with them. After the tenants moved out, the property manager basically tried using extortion tactics with us...refusing to clean the carpets or take care of other required maintenance because of "outstanding" bills (we had received a statement just five days before and had always paid on time). We ended up having to do the work ourselves just to get the house on the market, and the property manager unfairly refunded the tenants their full damage deposit. The owner also has a very serious anger problem...every single interaction resulted in him literally screaming at me. It was very bizarre behavior and, quite frankly, scary at times. He seems very unstable. Whatever you do, stay far away from this company! Worst in Albuquerque! Edit: I just read the response from the owner and, wow...this guy is truly a lying POS. Everything in his response is a total fabrication. First of all, I owned this house with my ex partner (not ex-husband), who was minimally involved in the decision making because he lived out of town. None of what Mr. Small says is true, and he is making up the story about me accusing the owners of flooding the attic. That literally never happened. He is also lying about my ex giving authorization to renew the rental agreement. My ex and I were anxious to sell the house and we both discussed how frustrated we were that Mr. Small renewed the lease without consulting us. I am completely floored by how dishonest this man is.

We responded to an ad on ZIllow for a rental home in a great location, with hard flooring throughout (aside from guest bedrooms), and was advertised as pet friendly. I took a tour, got to meet the current tenant (who owned a large long-haired dog, and a cat), and decided to turn in our applications. AFTER turning these in along with half the deposit, and $105 in application fees later - we were approved, but advised there would be no pets allowed. This property manager had to gall to ask for an additional deposit covering a re-carpet of the house to allow our small four pound chihuahua to reside there (again, this house was almost entirely hard flooring). Not only is this an absolutely ridiculous request (who in their right mind would pay to recarpet a house with hard flooring), but a clear bait and switch from what was advertised - we would NOT have applied if the advertisement didn't say pets were allowed. Unfortunately the application fees are nonrefundable - and if I had thought to screenshot the advertisement and record the calls with this awful man, I'd be taking these scammers to small claims court. I've heard of this bait and switch practice with smaller property management companies being used to rake in application fees as additional income - but never experienced it first hand. Be extremely careful when dealing with this couple - and make sure to log/record any interaction you have with them. I'm sure we're not the first, or last people they've done this to.

I signed up for Yelp just to write this one because when the service…read moreyou received was so outstanding, the results you achieved so over-the-top wonderful, the situation you came through so gut-wrenchingly impossible to squeeze through, and the time frame in which you did this remarkable thing so brief, you just have to give credit, and kudos, to the team that helped you do it. That team is 360 Ventures with David Stafford at the helm. I met David about 10 years ago when I shopped for a realtor to buy a house. I literally sent emails to realtors telling them my requirements for being my agent. All of them sent me back form letters, but not David. He arranged for us to meet right away and he answered all my never-ending questions to my great satisfaction. You see, I had had a realtor once who never listened to what I said, was super slow getting back to me, showed me things I didn't want to see, and basically did not earn the money I was going to have to pay him. That guy was a huge waste of time and my money. I hate yes-people, people who smile and make everything rosy. I need the facts and I need a fighter. Someone in whom I can trust every word coming out of their mouth implicitly and somebody who is really putting my very best interests at heart. Don't make it pretty to get the deal done. Earn the commission and be my advocate. David was EXACTLY that guy. Fast forward ten years, I've been out of work for months, car repossessed, court system moving on my house, and Covid hits. Covid gives a small window for non-repossession, and I call David for help, hat in hand. He still remembers me, says he will help me, comes over to visit me (I have no car) and listens to my tale of woe. Right away, he gives me hope. There is even a scenario possible here where he is not going to make any money, but he says he will help me anyway (who does that?) You really have to see his team go to work to believe it. Within a week, my house was on the market (in a supposedly slow Covid market). The most professional pictures I have ever seen made on real estate were shot with great care and minute attention to detail. The app on which people could make appointments for the first day of showing to see my home filled up to capacity within one hour. I had two offers on the very first day. I sold my home to a family making one of those offers. The rest is typical--inspections, title companies, repairs, delays due to buyer financing snags. Keep in mind I was unemployed and had no money to do much--David arranged a whole lot on his own nickel (he trusts me too!) and at one point he even reached into his own pocket and pulled out some cash to help me with an unrelated expense. He's got contacts all over town who do lots of repairs and maintenance for him and a conversation with those people reveals how much they like doing business with him, too. Through it all, he kept in close contact with me at all times. I never had an unanswered question. I was able to pull a tidy sum out of the sale of my home, more than I could ever have asked for. My home wasn't taken from me--I sold it--and I have David Stafford and his team at 360 Ventures to thank for that. It won't be long until my financial legs are sturdy again and I am going to want to buy another home. When I do, there is absolutely no other place I would go to help me do it. My highest, highest, highest recommendation!
