I like the small complex and don't feel like I'm in some giant industrial sized one. Manager Josephine is very professional and has always been on top of things. She also DOES NOT tolerate any riff-raff. Some people may get turned off by her, but that's fine with me. The maintenance guy Ken is also great and on top of things. He gets up every morning and picks up trash and on snowy days puts salt on my doorstep before I even leave my house :) The townhome design is nice there is no one above you and it feels bigger than it is. The walls are great and I can hardly hear my neighbors. I didn't know my neighbor had two dogs and a toddler till I met her. My only wish was that my apt had a washer and dryer cause the small laundry room was busy sometimes. Some of the apartments do have washer and dryer hook-ups if available. My utilities are always under $100 a month, maybe the most at $120 in the middle of summer. There is also a petroglyph trail behind the complex that many tenants take walks with their dogs or I have gone jogging there. There is also some beautiful city views from the trail. I have been very pleased with this place and would recommend it.

They are super organized and communicative. The leasing department is always on top of it and my rental is never empty for very long. Annual inspections and maintenance reports are super detailed and come out on time. They do automate some of the annual maintenance services, and sometimes if things are a little tight on my end, I'll find my own local handyman quotes and they have no problem with that (as long as licensed and insured). The accounting department provides detailed monthly statements and the end of the year ledger is a great relief at tax time, as well as the owner portal when we need a quick summary of things. From the very beginning, Tyson provided outstanding service for me as a landlord. Maybe there was some growing pains in the last few years, but what business doesn't? When I had questions, the owner called me personally to address my concerns and creative solutions were implemented to my satisfaction. I've only seen this property twice, from the outside!! But with Tyson managing my rental, I don't feel I ever need to go there because I trust them implicitly. I really feel like they treat my investment property with respect, and manage my costs as if it were coming out of their own bank account. If I knew then what I know now............ I would hire them again in a heartbeat!!

All I can say is RIP-OFF, to discuss following fair housing rules. Everyone who has education beyond high school knows that the playing field is not leveled. This is why there is no middle class HELLO!!!! DO NOT RENT WITH THIS PROPERTY MANAGEMENT. The maintenance staff is a joke. They charge you for everything despite not having A-1 properties. I would not refer my enemy to this place. If they showed half the interest in their tenants like the rent that is collected. This company would receive 5 stars. It is another blood sucking money hungry making business that lacks common decency, morale or compassion. The property I rented was dirty prior to my move in. There were some disastrous things that took place. Unfortunately, this is one of the result of deregulation and bought politicians.

The exception has been Barnhill Property Management. Over 20 years (2003) and still providing personal service for their clients and ensuring residents are treated fairly, compassionately, and honestly, without costing the property owner an arm and a leg with overburdening costs. I'd give you 6 stars if I could draw an extra one :-). We recently sold our properties through Barnhill Property Management. Dana, Abby, Troy, and the entire team gave the usual amazing guidance and performance and sold our properties quickly and for more than we expected. There is just no better team that we've ever dealt with than the Barnhill Property Management team.

    This company pads invoices for their own gain. They do not look out for the clients best interests…read more $97.00 was billed for fixing a vertical blind slat that broke. This company fixed it with a piece of blue tape then charged for this fix. Landlords beware of hiring this company to manage your investment. I'm really curious as to how many people have fallen victim to their in-house charges. My tenant voluntarily left behind their security deposit and this company milked every penny for their own gain out of it. I honestly feel that they do back door deals with vendors for their personal financial gain. Please look elsewhere when hiring a property management company. Unfortunately, I was taken advantage of and I'm sure I have not been the only one. If I could give zero stars I would.

How sexy!…read more Seriously, if I could have read some honest reviews about property management companies when we were shopping for a new one, I would've paid for the feedback. These companies aren't cheap, and they're a critical component of a planned neighborhood. Our last company was a nightmare. We took a chance on HOAMCO because 1) they were somewhat local, with an office here and another in Phoenix and 2) they seemed to really care, visiting repeatedly to discuss our ambitions and challenges, listening, responding in a timely way. Six months into our first contract, I'm very happy with our choice. They aggressively sought out legal help to interpret our nondescript covenant, established an efficient structure for our annual meetings, and became the sole go-to for neighbor issues, relieving the HOA of so much undeserved pressure. Hire them. Ask for Tracy. And hey, while I'm at it, this goes out to the monster who decided to make the HOA her personal vendetta, simply because we asked her to stop parking her truck in the fire lane: nobody likes a bully. You're THAT neighbor, you know who I'm talking about, the one that everyone else whispers about? The crazy one? The one who should just pack up and head out? That's you. I can't imagine how that must feel. But I can see this consuming you.

The "customer service" they have offered has been zero. The person behind the emails when you contact them is a terrible human. If you have the chance to find a home in a neighborhood run by these people, do yourself a favor and DON'T.
