The absolute worse ring of theft there is. Laptop stolen when their contractor came to do work. Also they will accept your money and not fix their PROPERTY properly. My toilet is moldy and I was told to basically leave. Not only will this mold cause sickness but mold will kill a person, in which they have no remorse and would rather move another family in. The air didn't work for an entire month and not just the air - the property is is infested with bugs and ants. Again as an army veteran this is NOT acceptable. I'm home bound but can't live in my own home due to mold. And what make matters worse you can smell the mold overtime. They even sent a molly maid to scrub it who barely spoke English to avoid replacing the toilet. How is the other bathrooms toilet new but the master bedrooms toilet is ancient ancestry old. So many things I can go on about but it's not worth my time or sanity. Being that I moved out of a moldy home and back into one makes the situation worse.. and the fact they are aware, makes me furious. Poor veteran- poor me- rich rental property lol read more

I am an out of state owner in California and have been using PS Properties for managing my three rentals in the Albuquerque Metro since 2015. I have made two unannounced visits to the properties and found them in amazing & pristine condition. Property was well taken care of, inside & out. Tenants were happy with the management team at PS, as well. Tenants & myself both feel that the managers are easy to work with & very honest. Being so far away from the actual property, I worried about getting an honest manger & was referred to this agency. PS Properties managed the units so well, I added a third unit to the portfolio in 2019. I would not have added a third unit if I did not have trustworthy managers. Giving negative stars is not possible, so one will suffice. BEWARE! Do not purchase or rent from this company. Without going into an over lengthy review, lets leave it as follows. We were the ideal renters. Made improvements to the home, inside and out. Never were late on rent, and never caused any problems. Once we moved out of the property, we began a 6 month ordeal of receiving our deposit back in a fair manner. Unfortunately we had to resort to legal action to come to an understanding. We have never dealt with such an undermined, selfish, cowardly, unprofessional organization. How Guy Gemmer and Associates have any business is far beyond our comprehension. read more

I'm a man of my word, and I strive to be a good person all of the time. You'll see why this is relevant later in the review. We had a crazy experience (which I'll first say mostly wasn't PS's fault). I'll try to summarize it as best I can. Basically, being new to New Mexico, we didn't know that the state's law says one can never sublease under a renter. You must go through the leasing office. Well, unknowing of this we found a place on craigslist. It was a gentleman renting out a room in his apartment... So, guess what, after a couple months from the time we moved in, it turns out this "gentleman" was a complete "scumbag" and had stopped paying rent a while back, was pocketing our share of the rent money, and was getting evicted. He was trying to keep this a secret from us, so that one day we would literally wake up and be kicked out while he was covertly moving out his stuff (not kidding, he really was! Every night there at the end!)... But we found out, and it really sucked. Once he was out of the picture, we faced the crisis/stress of having to try and reach out to the leasing office---who we had never interacted with or dealt with before----to explain the whole situation. We were sure they would kick us out on the street. But, to our surprise, they didn't. I talked with Guy (the "Guy" in charge.. lol.. sorry I had to heh) and he gave us the rest of the month plus the following month move out (with rent paid to them equal to what we had paid the roommate in that situation) that way we would have time to find a place and they'd have time to find replacement tenants. Off the batt this all seems really good and awesome of PS, which it was, don't get me wrong. But the reason for 4 stars instead of 5 is due to the fact that shortly after all of the angles of the agreement were established between us and PS (we met in person with them, came to certain terms), we got a call from a different member of their staff saying they didn't realize we had dogs, and so this time WE were getting served an eviction notice. LOL! Guy is an awesome dude, friendly, etc., definitely, but I'd be lying if I said that it didn't suck to have this new stressor pop up. Even when we met in person, pets were never discussed, we were never asked about them, etc.. And we had dogs all through the time we lived there, but apparently now due to some prick neighbor complaining about our animals, our dogs would be the new reason we must move. It's funny too cause that downstairs neighbor (who we believed complained about our dogs) had a new dog/puppy THEMSELVES who we'd hear crying loudly every time they'd leave. Yet we were the ones getting evicted! At first the staff member wanted to give us one week to be out (as opposed to 24 hours, she said), but eventually told us she'd talk to Guy and get back to me. Well, she never did, but we kind of figured that they worked it out and we... probably...?... had the rest of the month... Again. So, it basically sucked to be confronted with this new issue after the nightmare that had already ensued with the "roommate" we had... And I wish it would have been deemed an error on their part and at the least perhaps a phone call of apology would have been placed to straighten things out. It's nerve racking when you feel you could be on the streets any minute... It's a kind of looming-over-your-head feeling that no one would like. So, that's our experience. If we had rented from PS under normal terms it may have been a 5 star rating. We'll never know. But I don't feel right in leaving a perfect rating when one day everything's fine with the guy in charge, then the next week or two later the Word that was given and the arrangement that had been established gets steam rolled due to an error that was not on our part (never being asked if we had dogs -or- them telling us we couldn't in general). The ol' switch-a-roo. Talk about a stressful couple months! But we lived through it. Luckily. But hey, 4-stars means "Yay! I'm a Fan!" according to Yelp. I think that's fair... Our house has been rented for great rate right at the current market and the crew at PS Properties is on point when it comes to seasonal updates on the house and quick responses to Tenants needs. Working Annette and company (Janette you too!) has been a joy. We live quite far away from our rental home and rely on them so much. PS Properties is totally incompetent and irresponsible. I hired them to manage my rental property. It never occurred to me that they would stuff 2 families with 5 children and 5 dogs in the house -- especially when my contract specifies 2 dogs max. I asked for no smokers and found myself cleaning up whole dumped ashtrays on the steps and butts blowing into my yard -- not to mention having to clean up buckets of dog poops. You have to watch your monthly statements very carefully for bogus charges. One for over a hundred dollars and never explained and only corrected when I contacted another person in the company. I have been charged several times for fixing the renter's appliances even after I pointed out the mistake. The last one was never corrected. Appointments were made and never kept even without even a phone call. Repairs were promised and not made until sometimes weeks later. My gate is still broken. I fired PS Properties in June. The June rent wasn't posted until September. To date, the renter's security deposit has not been given as stipulated by law to my new property management company. Be forewarned. read more

I'm staying in a rental managed by this rental company and they are the worst property managers I have ever had. We moved from out of town so they never set up a walk through. In our rental agreement it says repaid will be made within 7 days of their request. That so far has not happened and they come up with whatever excuse they can for it. It took two weeks to get my mail key which is absurd. The carpets were not cleaned, I have found three sewing needles and two safety pins in the carpet. I have a ten month old crawling and a one year old who play all over the floor that is unsafe. There were two water leaks and multiple small repairs that needed to be made. The air conditioning wasn't working and it took two weeks for them to send ppl out who weren't even hvac guys and guess what. The air conditioner is broken AGAIN. There was a broken window that their repair man came out to look at and never fixed, a week later that same window fell out of its frame onto my toddler. This company is garbage! In my google review I forgot to mention the broken glass and rusty screws I've been trying to pick up out of the back yard to make it safe for my toddler. Whether you are looking for a company to manage your property or you are looking to rent through... DO NOT go through PS Properties. They do not clean the properties, majority of the properties have mold. They have no problem taking your money but will not fix any issues. They are very disorganized and tried to come back at us 7 months after we moved out of the property saying we still owed $ after they had closed off our account and said that everything was good. The staff is very rude and disrespectful, the worst one is the owner. They called at 6:30am and woke up my 3 month old baby and had the nerve to say we shouldn't have had the ringer on that loud. At one point they got their work orders "mixed up" and walked into my rental completely unannounced scaring myself and my child when someone just walked through the front door. Absolutely the worst Property management in Albuquerque. We signed a one year agreement for a three bedroom home on day one there were already electrical issues and the home was disgusting there was tons of lint all over the laundry room and dog poop in the back yard from the previous tenant. Almost Every appliance in the home had to be fixed or replaced. The dish washer wouldn't drain and smelt terrible and every time the master bedroom light was turned on it would short the circuit and power would go out.The back yard was fenced in by a fall apart wooden fence that continued to break. Our main manager for the property who's name was Annette would never call us back or say she would call us in and hour and then a week would go by and we would hear nothing . All this company does is take advantage of people by treating them terribly make rude comments and taking your entire deposit on the smallest things for example a speck on the floor and precious damage which was noted. When you try to dispute the issue they just blow you off for three months and say they will call you back and they never do. Until you have to get the owner involved and after waist of our time we found out that annett our main property manager was the owners sister which is the only reason she has a job if she worked anywhere else she would be fired in a heartbeat. Let me tell you how Thankful we are to work with PS Properties. We worked closely with Woody and Brenda while we relocated to New Mexico and later back to Arizona. PS Properties went above and beyond to make certain all of our needs were met when we moved to Albuquerque in April. The home we moved into was BEAUTIFUL, CLEAN, & very well maintained. We arrived late at night from Phoenix. Woody made certain we had access to the home and instructions on how to maintain the home. Later in the year, unexpectedly we needed to move back to Arizona. PS Properties worked around the clock to help us re-lease our home in Albuquerque. Within a two week period they marketed the home, showed it to a few families, and had a new contract on this home by the end of the month. We have a 16 month old son, and I can't tell you how important it was to have PS Properties help us prevent paying two rental payments (AZ & NM) at the same time. We've dealt with several property management companies and PS Properties is the absolute best. Professional, customer focused, and they know how to get the job done. Horrible management company. Never got me any of the amenities that came with renting from them, like a storage unit that came with the apartment. Never responded to any repairs that needed to be made. The A/C broke for over 2 weeks and they never did anything to fix it or even responded to any messages I left. Awful company the first week I moved in they lacked communication and obviously paperwork because a leasing agent came to my home to show it off to a potential renter. So they were gonna show my home that I signed a lease, for a year to someone else, 1 week after I moved in. Then a couple days ago the property manager knocked on my door while I was napping and walked into my home not only is that illegal but insane that a property manager would think that was ok. I called and complained and later basically said I lied and she never walked in. She went to the wrong apartment mistaked my apartment for the next one over instead of 304 she was looking for 306 that's just insane how a property manager would know obviously nothing about her property that she apparently manages. read more

PS Properties sold the house we were renting and didn't tell us until 4 days before they kicked us out. They then tried to charge us for everything so we wouldn't get our deposit back (even though they broke the lease) AND they frequently came into the home when they knew we weren't going to be there (I would tell them I needed to be at work on a certain day and to come by at a different time. They would agree to the time and then show up during the time I said I'd be gone) also, they yell at people. The folks that bought the house were really nice and said they would never work with PS again either. read more

Not very often do I leave reviews, but in this case I'm just trying to protect the average renter. Hopefully no one experiences what we did. I will start with our walk through. The house was a mess, still had the owners belongings spread through out. Our agent Brandy told us they were going to clean the house spotless and the owners needed an extra week to have someone get their belongings out of the garage. We understood and agreed that a short period of time would be fine. Upon move in, the house seemed as if they vacuumed it and wiped down all the counters, but definitely was not cleaned. The owners belongings were still through out the house so we had to move it all to the garage. So we did a thorough cleaning to the house and moved in. In the first month we noticed the swamp cooler leaking and ants throughout the house. We did a verbal and online maintenance request. Never heard back on either. The second month rolls around, the owners belongings are still in the garage, and winter has arrived. The garage would've been nice to put our cars in so we bugged our agent about the owners stuff from kids toys, personal records, to furniture and she said she would have a neighbor come by and move it out, and we reminded her of the leak and ants at this point too as we are starting to get a large ice slab on the roof. A couple more weeks go by and we finally get a call from some strangers saying they would be there the next day to move the owners stuff out. Ok, great! About time! So they show up and take the day to move the majority of stuff to the attic, move a few things out and leave the rest in the garage...to our surprise it was the actual owners of the house that showed up and they didn't agree with lying about a neighbor doing the job, nice people, but it was also a conflict of interest. Then a week later someone showed up to kill the ants. It's great not receiving notice, especially when they do a joke job that doesn't change the ant situation! So the third month comes and we notice the floor, walls and ceiling in my daughters room is all wet(under the swamp cooler that now has a huge foot thick ice slab under it)...I call and make another maintenance request. Great! They send someone out to plug the line on the swamp cooler...guess I will knock the ice off myself and not allow my daughter to sleep in the wet moldy room. A month goes by and two months away from the end of our lease PS starts wanting to know if we were gonna move out so they could put it on the market. The lease states we need to give a 1 month notice. Spring is arriving so they send some guys to prep the swamp cooler, they also turned the heat off and it was still freezing at night. Great. Good thing I knew how to turn the gas and furnace back on. We give our move out notice and are excited to leave. Then two weeks before we move out our washer breaks. We give the usual maintenance requests and it takes a few days to hear back...sucks not being able to do laundry two weeks before moving....we wait, and wait and finally two days before our lease ends someone calls to fix the washer. I told them to wait at this point till we move out cause we are now moving furniture...I'm loading up my trailer and two strangers show up without notice to fix the washer. Whatever, I let them do it. Basically folks, this company is a joke, they just want their cut of money and they don't follow through with anything the lease requires them too. I don't recommend wasting any time or money with PS properties and I'm not sure I would believe the review by Brandy H...cause that was our agents name. Good luck. read more
