Do NOT ever use Valerie Almanzar, or anyone else on that team of non-professionals. They brag about their organizational skills and marketing know how and ability to close the deal smoothly.... Those would be my 3 biggest complaints. 1) They are not knowledgeable, didn't bother providing accurate comps, and seemed incompetent when it came to negotiating, paperwork and understanding the closing process. I should have known when Val prepared a CMA that didn't include my neighbor's house that sold 1 month earlier and was the identical floor plan. Giving her the benefit of the doubt, I forged ahead and signed paperwork. 2) Marketing? If you call mediocre photos, a few flyers and an interoffice email marketing, then sure, she was a pro. But when her half of the commission was nearly $10,000, I'd expect more or at least the things she promised in her presentation. 3) Now, to be upfront, I went with the price she suggested MINUS a few thousand dollars. I thought I was listing at a fair & attractive price, and being early summer in a busy market, our price would help attract buyers and offers. Again, I was thinking she knew her market as well as she boasted about her sales stats. NOPE! After lowering the price not once, but 3 times, for a total of 11%, and while wasting 4 months, we received a so-so offer that Ms. Negotiator tried to force down my throat using typical sleazy Realtor tactics, and the old "the next offer will be worse and who knows when that will be" gimmick. She even tried to talk me into accepting $500 earnest money on a $300k house. It was obvious the buyer's agent was running the show and that she couldn't stand up to them. Of course she couldn't. After doing a little research, I discovered this client centric buyer's agent had been in the business TWO entire years and sold a whopping 8 houses during that time, and did a better job negotiating and representing his client's interest than she represented mine. As a seller, I ended up paying for over $700 on various inspections, over $500 for the buyer's appraisal, another $650 on a home warranty for the buyer, a new survey for $225 when I already had one that could have been used. This is on top of the title fees, broker fees, etc. I lowered my price over $33,000 from her suggested price and roughly 120+ days on the market! I get it that not every house sells instantly and not every house sells for the price we wish it did, but don't lie to me. Don't skip doing your homework at my expense.
This review has nothing to do with Keller Williams and everything to do with Your Casa Team and Valerie Almanzar. I've worked with other KW agents in the past with good experiences, and will again.
In addition to the incompetence and lacking skills, she is completely insincere at one moment and dry as a board the rest of the time, neither of which are characteristics of a skilled sales professional. Shortly before closing, she got into some tiff with the other agent and acted like a pit bull over it, and would not let it go. Oh and this is the icing on the cake.... right around the time we closed or a week or two later, Val and her husband show up on the news after getting caught stealing a blow up Halloween decoration from the shopping mall parking lot with the officer even reporting that her behavior was strange.
