As most of you…read moreknow I really dislike leaving a bad review but let me tell you, after the nightmare I've been through dealing with this property management company the last couple years it definitely needed to be brought to attention! If I could give zero stars, I definitely would because they don't even deserve the one star. Oh how I wish I could get in a DeLorean to go back in time to tell myself to never sign that dotted line. For starters good luck trying to get ahold of anyone in that office on the phone. No one ever answers and eventually you're left at a dead end to a voicemail telling you to leave a message which 9 times outta 10 they'll never get back to you on right away. Maybe a week later, it depends how they feel. If they have an urgent issue with you, they don't ever call. They'll text or email you instead then they'll take their sweet time getting back to you. God forbid you make a mistake getting the rent in a day late and a buck short. Phew man they'll put you on blast posting a nasty pay or quit letter on your door demanding they get their money right away out in the open clear as day for the entire complex to see as they walk past with no discretion at all the very next day. That's about the quickest their gonna jump at getting anything done. Flooding apartment? They'll sit on it for a whole day but boy miss that rent and they're right on your tail like uncle Sam when he don't get his money. A year after my first lease they tried giving me crap about my pet birds that they allowed me to have when I began my lease by trying to change it a quarter into the second year lease. They began texting me to try and get me to not only a "pet deposit" on top of the high first deposit I'd already given them at the start of my first lease but also a fee they called "pet rent" on top of the rent I had been paying to have my birds in the apartment. They tried to tell me that it was never put on my lease that I had pets and you bet your sweet keester I called them out on it until they finally dropped it after I wouldn't let them change the lease agreement. Have an issue that needs immediate attention with maintenance? It's like playing the magic 8 ball with Rhino, "try again later". They'll take their sweet time to get a third party contractor to do it. I remember the AC went out in my apartment. It took them well over a month with the blazing heat to get it fixed with 3 visits! I had a smoke alarm in the apartment with a sealed battery for some reason. The battery died, and of course I couldn't change it myself because again it was one of the sealed battery ones. They emailed me inquiring about it like they didn't believe I couldn't change it myself until again a third party contractor came and saw what I was talking about. Ive had my vehicle broken into, and there was a shooting outside of the complex last year and they offered little to no concern about the safety of the complex until 2 weeks later after I'm sure multiple complaints before they finally hired a third party security company that rarely if ever checks on the property. More vehicles have been broken into since and again they offered little to no concern at all to help improve the safety of the complex. Speaking of the complex, they have done a poor job upkeeping the property. The pool is just a dry hole in the ground with a fountain as dry as the Sahara desert. Love cockroaches and spiders? The complex has been swarming with them for months and they'll done very little to take care of the issue. Also beware of porch pirates. I've had packages stolen right from my door, and the property management basically offered no little to no help to address the issue. I've had to take matters into my own hand by installing a ring doorbell camera on my front door to combat the porch pirates. Since installing the ring on my door I experienced less theft at my door ironically. I cannot begin to stress enough stay far way from Rhino Realty Property Management. It's been a nightmare I've dealt with these past few years. I believe it's safe to say I will never do business with them again. Don't let them fool you with their pretty smiles and tall tails. They'll con you like the people trying to reach you regarding your cars "extended warranty". If you see a property managed by them don't just walk away, RUN!!! I don't care how nice the property is, it's not worth the headache.

David Salazar. I own a home in the same neighborhood where David lives, and we have been neighbors for several years. At the beginning David was nice and we got along. Over time, though, I came to understand that as a long-time Board Member for the Villa de la Capilla HOA, David was part of a very small and hyper-controlling group of residents who enjoy harrassing and terrorizing residents who are not in the "In Crowd." The HOA has been controlled by this core group of people for about 10-15 years. If you are not in their circle, you are scum. During the pandemic, in Spring 2021, I recorded a Zoom HOA Meeting where the then-President boasted gleefully about how much money the HOA had made the previous few months. The only revenue stream for the HOA comes from fining residents. This group of people, David among them, enjoys punishing people for even the smallest infractions, and they give zero grace for anyone not in their friend group. Quite literally, Board members like David can get away with breaking bylaws - David built an entire back yard wall illegally, without following proper procedures outlined in the bylaws. Another neighbor built a sidewalk. I planted flowers and was sent a threatening letter from lawyers. In the past three years, my HOA account has twice been run up with excessive bogus fines, once totaling over $1,200 and recently over $2,000. This even included legal fees and a lien placed against my property. When I have complained loud enough, almost all fines have been mysteriously removed overnight. Each time the bulk of bogus charges have been removed, however, they have left a pittance amount in petty charges, as if to somehow prove they were actually in the right. As of February 26, over $1,900 in fines were removed from my account overnight, while leaving $120.96. Blue Door and David have ceased responding to my emails - not professional at all. Since February 2023, I have been asking David and our property management company, Blue Door Realty, for a full historical account statement for my property. I have yet to receive that. I believe David is aware that what I will see in that statement will not reflect well on his actions, and may even leave him open to legal action. In summer 2022, David and I had a disagreement in our shared driveway, and he threatened to get a gun to "settle things." This was only months after my husband took his life with a 9 mm handgun in our backyard. I was utterly traumatized at David's words, much less his possible intentions. I have never worked with David as a Realtor. Knowing him as a private citizen, however, do not go near him. He has an ego that is driven by anger, control, and revenge. He is cruel and has zero emapthy for others. For me, David is nothing short of a heartless monster.

I attempted to schedule a tour through their website and it wasn't working. I couldn't click on any of the icons to find more dates or times. That is not their fault! Websites crash all the time. I decided to give them a call to try to get a tour scheduled. I wish I could remember the name of the employee that answered the phone because she was AWFUL. She answers the phone and gives the usual "Thank you for calling Maddox Management..." So I give her my name and give her the run down of the website not working and what street the listing I was interested was on. She cuts me off to say in the rudest tone, "You're gonna have to be more specific than that." In fact there was multiple times that as I was explaining the issue she cuts me off saying "Our website is working perfectly fine!" and "It probably means there was no times available for the day you're looking at!" After a couple times of her doing that and me saying "Well no, it wouldn't let me click on anything but that's why I thought it'd be easier to call," she finally asks me when I would like to set up the tour. I ask if they have any availability tomorrow or Sunday and I begin to say, "I'm not sure if you are available on the weekend and I know Sunday is Easter-" before she cuts me off again and says, "Well that's why the website wasn't working! We do tours Monday through Friday!" and I tell her that the website wouldn't even let me click the icon for more available dates. She continues speaking incredibly rude and outrageously unprofessionally towards me and I was so upset that I had to end the phone call. I truly wish I could leave an audio recording to explain how rude and unprofessionally she was speaking towards me. It was abhorrent. I shouldn't have hung up on her while she was still talking but I couldn't believe what I had just experienced. I would never dream of renting from a company who allows that kind of customer "service." Every other rental management place I've talked to or worked with has been wonderful when it comes to customer service. Ignoring the fact that all of the other reviews are just as bad if not worse than my experience, do not rent from this company. And Maddox Management, you need to either train your staff better or hire better people. You should be ashamed of the way you allow your company to be run and how your company shows up for your customers.

How sexy!…read more Seriously, if I could have read some honest reviews about property management companies when we were shopping for a new one, I would've paid for the feedback. These companies aren't cheap, and they're a critical component of a planned neighborhood. Our last company was a nightmare. We took a chance on HOAMCO because 1) they were somewhat local, with an office here and another in Phoenix and 2) they seemed to really care, visiting repeatedly to discuss our ambitions and challenges, listening, responding in a timely way. Six months into our first contract, I'm very happy with our choice. They aggressively sought out legal help to interpret our nondescript covenant, established an efficient structure for our annual meetings, and became the sole go-to for neighbor issues, relieving the HOA of so much undeserved pressure. Hire them. Ask for Tracy. And hey, while I'm at it, this goes out to the monster who decided to make the HOA her personal vendetta, simply because we asked her to stop parking her truck in the fire lane: nobody likes a bully. You're THAT neighbor, you know who I'm talking about, the one that everyone else whispers about? The crazy one? The one who should just pack up and head out? That's you. I can't imagine how that must feel. But I can see this consuming you.
