The flooring is not very well done, and it's chipped in multiple places, but they don't really bother me. The apartment is spacious, and the amenities are great. The gym is especially nice for an apartment gym. The view is breathtaking from the rooftop. The grills are great and cleaned thoroughly. The fire pit with the couches is a real treat. The entire staff is incredibly nice, although the leasing office is not the most responsive at times. Elisha is incredibly nice and friendly and helped me move into the unit of my choice with some flexibility. Special shout out to the concierge team. Where do I even begin? I'm currently on my second lease at 901W, and I can confidently say there…read morewill not be a third. Do not be deceived by the glowing reviews you see online. The building uses maintenance feedback surveys to pad its Google ratings. These reviews reflect the hard-working maintenance staff, not the reality of living here. Now for the truth about 901W: 1. No 24/7 Concierge Despite what the website claims, there is no 24/7 concierge or front desk. The desk is often vacant, except for sporadic periods when someone is sorting packages. Security is a serious concern--I've seen an unidentified individual, who appeared homeless, leaving the front desk area early in the morning. Was he sleeping in the mailroom? Behind the desk? Management provides no communication about these incidents, leaving residents in the dark about potential safety risks. 2. Unreliable Elevators The building has one working elevator--sometimes. Even that elevator frequently malfunctions. Management sends out daily excuses about "vendor issues," but nothing ever changes. For a building with ADA units, this is unacceptable. It's hard to imagine anyone with mobility challenges living here comfortably. 3. Amenities Are a Sham The building advertises amenities that don't belong to 901W. The gym, pool, rooftop lounge, and dining spaces are part of The Whyle, a separate short-term rental building connected by a rooftop hallway. Access for 901W residents is restricted (closed by 11 PM or earlier depending on the whims of the security guard), and these spaces are far from "free." For example, I hosted a small Friendsgiving in the dining room and was charged $625 for using a space I supposedly already pay for--on top of the $300 annual amenities fee included in my lease. This policy isn't outlined in the lease, and even if no one else is using the space, you'll still be charged. 4. Cockroach Infestations This building has a serious cockroach problem. I recently met a neighbor who moved into a roach-infested unit. Management's "solution" was to spray, despite the fact that infestations like this are rarely isolated. Worse, the neighbor wasn't offered a different unit, even though there are multiple vacant apartments in the building. 5. Package Theft Packages regularly go missing, sometimes stolen by neighbors. I had a large package taken by another resident--confirmed by security footage. Management questioned whether the package was even mine before reluctantly issuing a rent credit for the stolen items. The neighbor faced no consequences. 6. Leaks and Poor Repairs During my first few weeks here, a leak in my utility room caused floorboards to bubble and lift. Despite multiple visits from contractors, the issue persists, leaving me with uneven flooring and a poorly repaired apartment. Later that year there was a major leak that affected my unit and many others. Residents had to frantically find someone to shut off the water. Management was nowhere to be found. 7. Inadequate Heating This building is freezing in the winter. Hallways are unheated, and the in-unit heating is inconsistent. Last month, I paid $140 to heat my one-bedroom apartment because I have to set my thermostat to 78 degrees just to feel like it is 72. Final Thoughts The only reasons I renewed my lease were the convenient location and my friends who also live here. Beyond that, this building is an overpriced, poorly managed disaster. If you value safety, functionality, and fairness, do yourself a favor: do not move here.

If you are considering renting an apartment or storage space from JBG Smith, look closely at how they treat residents' property and health behind the luxury facade. In the spring of 2023, management at my JBG Smith property physically cut the lock off my assigned, paid-for storage unit and emptied it out without authorization. They discarded decades of irreplaceable national security archives from my work as an undercover investigative journalist--including intelligence, recordings, and documentation on domestic terror networks. When forced into court over this gross negligence, their defense was astonishing: a company executive testified under oath that the property suffered from a severe mold condition, arguing my archive was worthless because the building's ambient mold would have destroyed commercial magnetic media anyway. Management never once notified tenants of this active mold infestation, and zero mold was ever documented inside my storage unit. Instead, JBG Smith used their own undisclosed building contamination as a legal excuse to dodge accountability for wrongfully discarding tenant property. Prospective residents deserve to know: JBG Smith cuts locks, trashes belongings, conceals environmental hazards from paying renters, and only admits to severe mold problems when using them as an escape hatch in court. Rent elsewhere.

They understood my questions and did not mind explaining more if the response was misunderstood. Plus, our apartment was tucked away! We moved because the rent went up, gigantic spiders, and the frogs. (LOL) If you're a nature person, move here, there's frogs. Bus station is not far, walking distance, and it's peaceful. The pool is nice with plenty of sun. Many restaurants and grocery stores within walking distance. As far as maintenance, WOW! They are beyond responsive and fixes vs patch up request. Our toilet started overflowing at 2:00 am, we heard water splashing on the bathroom floor. We called maintenance at 2:10 and they arrived between 2:15 am - 2:20 am to resolve the issue. Washing machine keeps breaking down but maintenance has been great at coming within a day or so to fix it. My two biggest complaints are the trash and our online account. Every month we pay our rent and utilities on time and of course in full, yet every month they try to charge our account a bs $50 fee and claim we didn't pay our bills. I get bombarded with texts and emails from the AI bot have tried to escalate the problem before. This only gets resolved by visiting the office which is often closed and frankly so annoying to do EVERY month. Really the most disgusting and frustrating issue is the trash compactors. I've included a video below and feel really bad for the people who have to see it every day (we live in a different part of the complex). Not sure whether this is standard in VA, but they do charge you separately every month for waste disposal and then have the audacity to charge its tenants for the special waste removal when people move out and dump all their furniture and what not in the area as well. The charges have been steadily increasing and even STILL they can't seem to have the waste disposal companies come out often enough to prevent these pile ups. It's disgusting and honestly probably a health hazard. DO BETTER!!

I found this place excellent to live because of the following reasons: Management: Jesse, Nora and John are just marvelous people at the management/ leasing office. Any time I have any question, or anything pertaining to the building these people are so good first of all in listening and understanding but above all excellent in taking care of it. Building: the apartment complexes are extremely well maintained and get cleaned every single day. Not only this we have a decent gym which got upgraded recently. I however have sometimes some noise issues but as I mentioned I can ask the property manager for help and it always always get resolved. Security: hands down the best security in any garden style apartment I have had ever lived. Not only they are constantly surveying the building during night time, but if they see you and they recognized you as a tenant always say hello and always very courteous and sweet. In these past four years I don't recall any mishaps happening around our building complex. I always feel secure here. Above all we got our treats from the management every holiday seasons which is so nice of them. Overall the best place to live in northern Virginia area, if I ever think about to move out it's because I will buy my own house or move out of state for work other than that I'm not going anywhere from this awesome place. Making a military move across the country with no idea of where you're going to live is a daunting…read moretask. Throughout my 18 year career I have made six such moves viewing well over 50 potential residences at each location before making my respective selections. While it would be impossible for me to list every consideration required to choose a home that fits my needs now and at each previous stop (that list would be endless and likely not relevant to you anyways), there are a few things that I find critical to highlight that may be helpful for your search. Before I do, I feel it important to mention that not only is this my first review that I've ever submitted but also, based off of my needs and the needs of my employer I was forced to choose a property in a different area of NOVA. So, why take the time to review a place that I didn't choose to live in? Simply stated, excellence. In well over 300 encounters with owners, property managers, leasing agents, and various other property staff thoughout every region in the United States, I have not come across two more polished, pleasant, kind, and professional representatives of their respective properties than the Property Manger Jessica and my Leasing Agent Asma. They were always available, immediately returned my calls, and patiently respected my process by never adding any pressure to make a decision before I was ready (something incredibly rare in this industry.) To the individual, every resident that I spoke with absolutely raved about these two with no prompting and without hesitation. If like me, the evening view of from your apartment is an important factor in your decision, you likely assume that being able to see it before committing to a lease is a reasonable expectation. To my dissappointment, I found this to be an extremely difficult request for every single other property I visited to fulfill. Not the case here. My request was handled with ease and satisfied immediately. The property itself is immaculate. The homes are extremely well appointed, modern, and quiet. The common areas were always spotless, the patios inviting, the views are absolutely incredible... and seriously, what other property has a golf simulator in the building? If customer service and support during your search is even remotely a consideration for you, you would be doing yourself an immeasurable disservice to overlook Halstead Tower. I am 100% sure that you will find them to be the gold standard and the exact definition of what property professionals should be. My only regret is that my need to respond immediately to multiple locations for work overrode my desire to live in this exquisite property.

The only reason I'll take a star away on this rating is due to maintenance. Any maybe to no fault of their own due to COVID but i placed a work order ticket my first week here. Her demeanor was rude, unwelcoming, and unprofessional. I visited the community with my sister, who recently relocated to the area and is actively searching for a place to live. We arrived at 3:15 p.m., and upon entering, Erica immediately informed us that she had a 3:30 appointment. We waited respectfully. By 3:35 p.m., the appointment still had not arrived, yet she continued to remind us of the scheduled 3:30 meeting that never occurred. She then suggested that we tour the apartment on our own. We did so, returned the key afterward, and found that she still had no appointment. Instead of engaging with us, asking whether we liked the unit, or offering next steps, she simply reminded us not to forget our IDs. There was no courtesy, no interest, and no effort to assist potential residents. The experience was disappointing and disheartening. I felt dismissed and overlooked, and based on this interaction, I would not recommend this community. This is not how future or prospective residents should be treated.
