I highly recommend the Avant…read more TL;DR Only two negatives: Unsecured parking garage and it's shared with retail space. Also the rooftop space is used for a dog park, inexplicably there's no place for residents to sit/layout/enjoy. 1. Security This building is secure. There's "fob" access into the lobby AND fob access on the elevators WHICH I ADORED. Since we're in such a pedestrian friendly area more than a few people followed someone through the lobby door. But once they sneak past the concierge onto the elevator they find themselves stuck, because you need a key to select *any* floor. It helped avoid a few awkward situations when someone literally forced their way in behind you. This security also was reassuring from the public access garage residents park in. We're in an area with a lot of bars/restaurants, so naturally at 12 AM it's not unusual to see people wandering/stumbling through the garage. The bar patrons regularly chose the resident only elevator vs public elevator. I don't blame ppl for being confused - the garage is not well done. Fortunately once they're on, if they don't have a key they cant select the "lobby" floor to enter the Avant after business hours. 2. The staff From the leasing office, to the maintenance team, to the front desk staff everyone was amazing. The maintenance team holds a special place for me because they reported seeing suspicious activity around my car & they were right to report it! It was such a relief to feel like you're in a community that looks out for each other. The front desk staff - one in particular is SO PROFESSIONAL. His conversations were always polite, but never prying. He never overstepped the professional conceriege-resident relationship! The leasing staff are always there to help! I had a particularly large christmas present that needed to be wrapped away from prying eyes. They allowed me space in their offices to wrap christmas presents & helped source materials to finish the job. 3. Parking- the only negative about this entire experience. The parking lot leaves a lot to be desired (a car was stolen/things were stolen from cars/bikes were stolen) because it is *not* secure. The parking is shared with retail. Of course, as a resident you have reserved parking on whichever level you decide to pay for, but the most expensive/convenient level is also the one most vulnerable to the public. There is a flimsy bar that stops cars from turning into the Avant's parking section, but there's no solid wall or gate (so if someone really wants to enter or leave it's very possible). As a pedestrian there's nothing stopping them from walking amongst the resident's cars. More than a few times I came downstairs to people taking pictures of the cars, I get it they're cool cars you don't see everywhere, but it's still unnerving. 4. Unit location I thought it was worth paying a bit more to get a view of RTC, and if you can swing it, get an apartment that lets you see the Mountains too! Your sunsets will be spectacular. 5. Apartments The PH level(s) here had finishes that I actually liked less than the bottom floors, however their ceiling height is really nice. I was fortunate to have a unit with a fridge complete with ice dispenser and filtered water. After living in a few luxury Bozzuto communities I realize how rare that fridge is now. The closet space was massive and the master bathrooms were actually master bathrooms (storage/dual vanity/space). 6. RTC I know that Boston Properties recently came into a bit of bad press because of charging for retail parking. While I lived there I loved living in a BP neighborhood. As soon as it began to snow cleaning cruises were salting and paving the sidewalks. They didn't even wait for snow to accumulate. The flowers were watered like clockwork every morning and it's generally a pleasant place to live. 7. Running/Biking Great place to be a runner or biker. You're right off the WO&D trail and the Potomac River Running store has weekly running groups. Also there's an incredible Bike shop next door that has some very legitimate bikes to rent out and sell to you! If I was willing to live further outside of DC again, I would choose to move back here in a heartbeat.

If you want to walk by human feces in your parking garage (twice!) and be ignored by management,…read morethen The Avant is for you! Building maintenance in public areas is sketchy too, as my neighbor was stuck in an elevator for 38 minutes and gates separating retail from resident parking are frequently broken in the up position. On the bright side, apartment maintenance is good as they are very responsive - many times they fix things on the same day.

Camden Dulles Station and their leasing staff were a saving Grace when I moved across the country…read morewithout the ability to tour any properties. During my search process, Monie helped Camden stand out from the rest by making sure I knew exactly what to expect through the leasing and move in process. The office even pushed for my apartment to be ready a couple days earlier to accommodate my move in window. When I arrived in Herndon, my apartment was even more beautiful than it was online. I have an amazing courtyard view and high vaulted ceilings. No carpets on the first floor is such a big score for someone with two dogs. Packages being delivered directly to my door and valet trash are services I never want to live without now. Having a full size washer and drier is this renters dream come true after living in LA County. The hallways are generally clean and I have never seen a bug in or around my apartment. I rarely ever hear my neighbors, and from my perspective smokers are generally respectful of the smell. Maintenance responds incredibly quickly to any issue I've had and property management followed up after my move in to make sure everything was up to my expectations. I feel safe walking my dogs around the building any hour and the location is incredibly convenient. Neighbors keep to themselves for the most part yet there is still a friendly sense of community. Like any other building, there is room for improvement, but this doesn't change the fact that I think this community stands above the rest. 1. The only place to walk your dogs is the street. I was surprised to find out there is no fenced dog run on the property, especially with the amount of open space we have between the two buildings. There are only dog "stations" (poop bags and trash cans) on one side of each building and it just so happens to be the busier street side of the building. Although I know some people will always be irresponsible dog owners, I believe this is a huge reason why people leave their dog messes and even bagged poop all around the entrances. 2. If you walk around the neighborhood, you can see into 3 other buildings gym's and they are all EASILY double the size of ours, if not more. The gym is pretty pathetic and lacks a lot of basic equipment, don't expect it to replace a gym membership. Any more than 2 people trying to do weights or cardio at the same time in there gets awkward as there simply isn't enough equipment or space - if one treadmill is down (which has been the case for a few weeks) it's a battle to beat others to the two working ones during peak hours. My one bedroom might actually be larger than the gym that's meant to accommodate two buildings worth of people.. I would LOVE to see this improved and it would honestly guarantee me resigning my lease. 3. Although the chirp access gives me an added sense of security, it can also create incredibly time consuming problems. If you forget your phone or it dies, you are completely SOL until you run into someone else.. I have forgotten my phone on a 3am dog walk (cause I'm half asleep and just not thinking to make sure I grab my phone) more than once. Expect to be out there for a while if you don't have your phone and it's an odd hour... Service in the parking garages can be nearly impossible to get sometimes which is very frustrating if you have groceries and get stuck in there or have to walk all the way around. I also don't love having to pull my phone out while driving through an area with a lot of pedestrians to get into the garage - you can turn it onto Bluetooth sense you by the entrances but it drains your phone battery really quickly. This is honestly both a pro and con because I do feel our building is safer than some others in the area.

I've lived at Passport for two years and genuinely love the apartment layouts and community spaces,…read morebut the management and service have declined so much that it overshadows everything good about living here. The most persistent issue is the garage, which has been broken for over six months with no permanent fix. I pay for a reserved covered parking space and one night at 11pm with a snowstorm on the way I came home to find someone parked in my spot with nowhere else to go. The leasing office did nothing and when I pushed back they claimed there was no towing enforcement. I called the towing company myself and they confirmed enforcement exists and that the leasing office simply has to make the call. They never did. My neighbor had the exact same issue and the unauthorized car sat there for over a week with no action taken. When we transferred to a new unit in March the apartment was delivered in appalling condition. Painted over hair on the walls, filthy cabinets, clogged sinks and drains, dirty windows and an unadjusted laundry room door. When we raised the issue we were told that is exactly why residents are not allowed to see units before move in, which is honestly not an acceptable response. They eventually offered a gift card but that does not erase the fact that we had to clean and fix someone else's mess ourselves. Having worked in property management myself I was genuinely shocked by what we walked into. To make matters worse the fire alarm goes off frequently in the middle of the night, often around 3am, making it nearly impossible to get any rest. If you have pets this is especially hard on them and it happens often enough that it has become a serious quality of life issue. On top of all this the communication is a real problem. Emails go ignored for weeks even when the issue is urgent like incorrect charges or maintenance reschedules. A newer leasing staff member has an attitude every time I come in and when I asked about reserving a community space three weeks ago I still have not heard back. It is disappointing because this place has so much potential. The spaces are beautiful but the service makes it very hard to recommend.

After living at Passport Apartments for approximately three years, I ultimately decided not to…read morerenew my lease. For much of my time here, I enjoyed living at the community. The location is convenient, the apartments themselves are well designed, and my experience during the first couple of years was generally positive. Unfortunately, the overall quality of the property declined during my final year, which ultimately influenced my decision to move. My experience during the past year included: * Declining responsiveness from management regarding resident concerns. * Frequent common area maintenance issues, including elevators regularly being out of service and the garage entrance gate remaining open for an extended period while awaiting repairs. * Common areas becoming noticeably less clean and well maintained than in previous years, including stairwells that often smelled of dog urine as well as trash or pet waste remaining in common areas for extended periods. * Persistent nighttime noise from neighbors and barking dogs. * My vehicle and a friend's vehicle were both broken into while parked in the garage. I was disappointed that residents were not notified afterward so they could take additional precautions. * A flooding incident occurred on the second floor during my residency, and I was not aware of any communication being sent to residents regarding the incident. * Inconsistent valet trash service despite strict enforcement of valet trash policies. * Broken entry systems and unreliable garage lighting. * Pool amenities that frequently did not operate as advertised, including the pool heater often being unavailable and only some BBQ grills functioning. * Guest parking becoming increasingly limited, with towing strictly enforced overnight (11:00 PM - 6:00 AM), making it difficult to accommodate visitors. * An amenity fee that I originally understood to be a one-time charge later became an annual recurring fee. Throughout my residency, I tried to work with management to resolve concerns as they arose and hoped conditions would improve. Ultimately, the combination of ongoing maintenance issues, communication concerns, security incidents, and rising costs outweighed the benefits of remaining in the community. -- UPDATE July 28, 2026: Simpson Housing replied to my initial comment requesting i send an email or contact them directly. Feedback I strongly…read moreadvise new residents considering Aperture to thoroughly evaluate the complex or explore alternative housing options. Several factors warrant caution. Firstly, Bozzuto permits Global Luxury Suites on Airbnb to occupy "corporate apartments" throughout the complex and other properties. This practice is not disclosed to residents, and Airbnb guests do not adhere to the lease agreement. Secondly, management is largely absent and rarely available. While Christopher Artola is reported to be the manager, during my three-year residence, I never encountered him nor had the opportunity to address the complex's numerous issues. Thirdly, Aperture experiences significant maintenance problems, including trash disposal, parking garage door repairs, and elevator downtime that can take weeks or months for repairs. Fourthly, the complex faces a substantial security challenge involving homeless individuals sleeping in the stairway, stolen vehicles, squatters residing in apartments, and widespread marijuana smoking in hallways, elevators, and outside the building. Overall, I strongly urge anyone contemplating Aperture to reconsider and seek alternative housing options. Despite repeated attempts to communicate with the leasing office and management, their assistance has been consistently inadequate and unresponsive to the concerns raised. All these concerns and multiple others compelled me to move out when my lease expired. When I signed the Notice of Intent to Vacate, I attached a sign letter detailing all my issues, which I hope Bozzuto upper management will read and address.
