The first time I hired him, he uncovered enough potential foundation issues that I hired a foundation expert to verify his findings, which allowed me to walk away from a potential money pit (months of remediation work including putting the house on stilts, and $90,000+ in potential repairs). I found Mike on Yelp based on his reviews when looking for a home inspector for our first home purchase. Mike is everything you want in an inspector: thorough (duh!), extremely knowledgeable, honest, patient, respectful and considerate, and flexible. The list could go on, but you can read the other reviews for other nice descriptors around Mike and his service. He only takes on one inspection a day and will spend as long as it takes to complete a thorough visual inspection of the property he is tasked to inspect. Mike has blown away all of the realtors (both on buyer and seller side) on two separate properties with his thoroughness. His report is detailed and easy for the layperson to understand with recommendations on next steps. It is also organized in such a way that makes it easy to send to contractors and other inspectors to see the sections that pertain to certain aspects of the property (i.e., plumbing, electric, roof, etc.). You just cannot go wrong with him. We had him perform an inspection on two properties thus far. The first I was there for nearly the entire time. He found a ton of issues and documented in his 60+ page report. For the second property I arrived near the end of his inspection as I felt comfortable enough with him and his approach to let him do his thing (I am the kind of guy who reads all of the language in agreements before signing, so that says something). Did you know that in CA there is no Licensing Requirement to be a home inspector? All you have to do Is pass a test. When buying your biggest asset probably in your lifetime this could be very scary to leave a major source of reference to someone unqualified. Mike has a degree in engineering and has independently obtained numerous other licenses to separate himself from all other home inspectors. For an extra $200 vs normal inspectors this is the best investment you can do. We used Mike on two different occasions. The first he saved us from purchasing a home with unpermitted additions which looked beautiful from the outside but structurally, plumbing, and electrically had many problems. This is for a property in Arcadia, CA. We read an inspection report for a previous property he had done (for someone else) and were blown away with the attention to detail. We've seen many inspection reports over the years, but his was hands down THE MOST THOROUGH. He actually saved us from buying into that property and getting mired into all the things needed to fix it. When our offer was accepted on a different property, we KNEW we had to get Mike to be our Home Inspector. Yes, he costs more than the average inspector, but he'll run circles around the average Home Inspector (and pretty much everyone else too). Put it this way - if you're dropping a LOT of money into buying a home, you should spend the little extra amount to get a true home inspection that will give you the confidence that you know exactly what is going on with this house and what needs to be fixed or not (now or later on). Mike's detailed report also gives you strong leverage in your negotations with the seller. That alone is worth his fee (aside from the peace of mind with his expertise).
