We hired Mike for a home inspection and had a wonderful experience. We could tell from the first moment that he was going to go above and beyond with his inspections. He produced a 73 page report for us detailing everything that was out of spec, or could be of concern. Obviously not everything was something we could use in negotiation or were must-have repairs, but this was information that we found very valuable nonetheless. The whole inspection process took roughly 4 hours, and Mike spent well over an hour explaining all his findings to us. There is not much to add about Mike's work ethic, ability, or thoroughness that hasn't been covered in all the other reviews. My wife and I are first time home buyers and the home we were having inspected is a bit older so we weren't sure what to expect from this inspection. From the first email reply through his final hour run down of his findings, Mike has been incredibly responsive, efficient, and timely. We set up our inspection for 10AM and Mike let us know he'd be there at 9am to look around the exterior of the house. With all his tools, ladder, snacks/drinks (for us), and tablet in hand he is able to create a guidebook detailing the different aspects of the inspection (electrical, plumbing, roofing, foundation, etc) with pictures so that passing such information off to specialists or a contractor would be coherent and all inclusive for that area of work. All-in-all it was a pleasant experience with examples and other anecdotal information amply given by Mike. Would definitely use again and recommend to first time and repeat home buyers! read more

DO NOT USE THIS GUY.. He arrived 1 1/2 hours early and got annoyed that I wouldn't let him begin without realtor representation. He did not address my female realtor or myself (a woman), just the male realtor. Most issues would have been cleared up if he would have just addressed ME or asked ME. Most of his findings were exagerated. Most of the issues were just an opinion NOT and an actual problem. He would say something was in good operating condition but then say what would happen if it failed, making it seem like a catastrophy was about to happen. He said there were switches that didn't seem to work on anything,. I would have told him what they were for if he would have asked me. He said there was no electrical outlet at the front porch and that if we used an extention cord it could cause a fire or tripping hazard or worse. Is that really an issue? I could go on and on. He left without summarizing his report or reviewing any issues. Or to let us know he was leaving. I find that very unprofessional. You get the point. Don't use him. read more

We had a TERRIBLE experience with this guy - Mike Okamura - RUN from him! Our escrow was cancelled after he supplied the buyer with a 121 page inspection report that was REDICULOUS! He calls himself "thorough" - absolutely NOT! We were SHOCKED by his disregard for reporting factual information! The quality builder of our home was disgusted by his ill-informed reporting. He does not know the difference between trivial and serious reporting of problems. The photos he took were magnified 1000 times, which showed the potential buyers non-factual results. Our home sale was delayed by months. The good news - A new buyer had an inspection that showed conclusively what an efficient and solid house they were purchasing! Our home sold last Monday. DO NOT HIRE this man Mike Okamura for an inspection - unless you just want an excuse for not buying the house. He should never be allowed to complete a home inspection again. read more

Mike is nothing short of AWESOME. He covered EVERYTHING. He completed the inspection and has us meet him when he was finished. He spent an hour going over every detail, no matter how small. I definitely feel educated about the issues with the home. He recommended specialized inspections for different things. He's a bit pricier than other inspectors that I got quotes from, but I feel it was worth every penny. He has a passion for what he does, and I definitely recommend his services. Worst home inspector ever. Refuse to answer any of my questions. When asked about his background or what type of inspection that he will be performing, he puts up a disclaimer that he's not responsible for this and that. Unfriendly and refuse to answer any my questions he doesn't feel like answering. Does not take the extra time and effort to inspect. You will get a detailed report full of obvious problems and all your major problems will be ignored. I do NOT recommend this home inspector. read more

As everybody else on yelp has mentioned (the reason why I did choose Mike for our new home inspection) how thorough Mike is in home inspection, I would recommend him to everyone who is looking for their home inspection. He came on location before time and started his work and finished everything (including report on same day) in time. Mike was recommended to us by our realtor and we were incredibly impressed with his extremely thorough (hence the name!) and meticulous report. We are purchasing our first family home and after reading Mike's report, we felt like we truly knew every nook and cranny of the home! My daughter and son in law made an offer on a house. We contacted Mike to conduct a thorough home inspection. His inspection was very extensive and covered everything in the house from the leaky faucets to the grading of the pathways adjacent to the house. His Inspection was so thorough he found a small crack in the stain glass insert in the front door, something that was barely visible. After several hours Mike showed us all the photos he had taken on his tablets and detailed each one. When he would mention something we didn't understand he would take the time to make sure we understood before moving on. Ultimately the deal fell through and my daughter and son in law walked away from a money pit. I would only use "a thorough guy inc" for future purchase. And when my daughter and son in law find another house they will have learned from the experience with Mike and will once again call him for an inspection. You won't regret using "a thorough guy" for your home inspection needs. read more

I have used Mike since his first inspection in 2001. I am a Realtor and Strongly recommend him to all my buyer clients and other agents if they want to know everything. I know many Agents, including me, that use him for their personal and family deals. Listing agents hate this guy because they cannot hide anything. What makes him special is 1. He only cares about his clients, the buyers. He does not care what the seller, or the agents, even me, have to say. 2. He finds everything. He never gives an opinion, only the facts, his clients decide what is major and what is not. 3. There is no licensing for '"Home Inspectors" in California. You can say you are a home inspector and you are. He is a Certified Residential Building Inspector,(as in the city guy that verify your permit.) Certified Residential Plumbing Inspector. Certified Tile Roofing Inspector. Certified Deck and Railing Inspector. And has a degree in engineering from CSUF. He knows his stuff. You don't hire Mike for his personality, although he is a nice guy, but for his knowledge and expertise. read more

Mike is THE most thorough inspector we've ever used (this our 5th home purchase). He arrived on time and meticulously inspected the house. When he was done with his inspection, he sat for over an hour with me going over his color-coded easy to read report in detail. He answered all of my questions in detail and provided pictures of every issue and pictures of what it should look like to compare. Often times, inspection reports can be overwhelming, however, I did not feel that way with this inspection because of the color coding system Mike uses. He also provided me with paper and pens to take notes, measuring tape, and snacks. I cannot say enough wonderful things about Mike and highly recommend him for your next home inspection. read more

We first heard about Mike from a friend who was selling her house. He did such an excellent job we told ourselves - "if we ever buy a house, we have got to have Mike for the job." Well, the day came and we were fortunate to find a slot on Mike's schedule. He was amazing! He spent hours and hours (~5) looking through the house (inside and out, attic, and crawl spaces). Because he was so thorough and exhaustive and detailed, I decided not to go through with the purchase of the condo I first hired him to look at. I just want to say that a Thorough Guy is exactly as he says, very thorough. This is what I want from a home inspection! Not only is he detail oriented and seems to really try hard to fully inspect, he's a nice guy too! He brought snacks for us, and drinks, and even entertainment for the kids. You can tell that he takes pride in what he does and also tries very hard to do a good job. He was able to point out not only things that were important to the structure of the house, but also smaller things that were helpful for general home improvement. He takes phone calls later, and makes an effort to inform you to the best of his knowledge. He also took the time to explain to us the limitations of a home inspection and what further steps we could take to be more thorough ourselves. I used Mike back in 2010 based off of his Angie's list reviews (though I am no longer using Angies list). I just happened to come across his yelp reviews and wanted to comment because he is very underrated. Mike is a 5 star inspector. I am a researcher and extremely detail oriented. I was very satisfied with how methodical he was. He systematically went through every inch of our house checking everything. His engineering training is obvious and very useful in that he knows things at a level that other's simply don't have the training for. He didn't shy away from the difficult-to-get-at areas with very small crawl spaces. He went inside rather than just shining a light on them. He provided me with a full, detailed report including pictures and answered all of my questions. One commenter said he was "unfriendly" and refused to answer any questions he didn't feel like answering". I have to say, I don't know what this guy's experience was, but I'm wondering if he's reviewing the correct person? Mike is really outstanding and appropriately named. While he has a 100% satisfaction guarantee, I doubt anyone ever uses it. read more
