I'm new to this community and have been disappointed so far. The rent is expensive, but the quality of management doesn't reflect that. The apartment managers are unfriendly and seem disconnected from the residents. They constantly send excessive texts and app messages, often about smoking, which I rarely even see unless someone is outside. It feels unnecessary and overbearing. They also shared package notifications that include other residents' apartments. numbers, which should be kept private. Most concerning, I recently saw a "pay rent or quit" notice taped to someone's door in plain view for everyone to see. That felt incredibly insensitive and, quite frankly, may be illegal. Between the lack of professionalism, constant messaging that borders on harassment, and poor regard for resident privacy, I would not recommend renting here. read more

Almost a year here, and it's been a flawless experience. We searched nearly a hundred places over two months, excel spreadsheet and all, and this one was one of the last on our list. After a quick visit with Yulia at the leasing center, we signed and were moved in within two weeks. The building has a great combination of amenities for the price. The apartments don't feel packed in there's a sense of relaxed spaciousness but it's also not a huge complex where you feel lost when you go out your door. The area is convenient to the airport and freeway, quiet, has new amenities including a large gym, underground parking, and has been nothing but lovely. I have been living at 7403 Living for a few months now and have experienced such great things! When we first moved in, our ceiling AC unit was leaking down in the bathroom and maintenance worked quick to fix it within 1-2 business days. Staff is attentive and welcoming. No loud noise, a smoke free community, with a few amenities including small dog walk area, pool, gym, clubhouse. In-unit washer dryer and underground garage parking are a big plus! Very close to the 405N and 405S on-ramps. I wish there were more community/resident events or some kind of weekly offering to build community but overall this has been a great place to rent! read more

The staff at the leasing office has always been friendly and helpful, maintenance responds to requests in a timely manner, and the gym is kept clean as well as the entire property. This review is an overview of my 5 years here as a tenant. We've gone through 4 leasing managers. In November 2020, my rims and tires were stolen from my vehicle in the "secure" handicap parking garage. This theft occurred while "security" was on duty. Management and the police were of no help in regard to the incident. In July 2023 my storage unit was broken into twice. Again, management and the police were of no help in regard to the incident. Tenants were not informed of the storage room theft until July 28th. The first theft was reported July 8th. In January 2024 tenants were incentivized to leave good reviews online with the hopes of receiving a rent credit. In February 2024 my package was stolen from the mailroom. Throughout my 5 years here, there have been over 10 false fire alarms resulting in the fire alarm going off for quite some time until the fire department disables the alarm. **May 2024 update. The Butterfly app is down again. You can't enter or exit the Handicap garage. You can't enter P2. As a result the P1 parking garage is now full from the inconvenience. The front entrance access and the mailroom access are also down. The Butterfly app has been down for approximately 7 hours with no updates on a resolution. read more

Honestly, I have very minimal complaints about this apartment because the maintenance people are amazing, the gym is nice, the ChargePoint chargers are cheap, and it's right next to amazing Boy and the Bear cafe. I love the high ceilings, the safe neighborhood, and endless free street parking. Coming from living in Ktown and DTLA for years, the delight of a dog-walkable neighborhood with little street libraries and friendly homeowners around is all I need to be satisfied. It's a quick walk to Ralph's, 99 cents store, Marshalls, and gas stations for late night high snack runs. I haven't experienced stolen packages and whenever I submit a request for a water filter change or sink clog issue, the maintenance workers are AMAZING and fix my issues so quick and efficiently. Literally had water pressure issues and whoever fixed it was a saint and it really impressed us so much. I spilled a matcha latte in front of my door while I rushed to work and it was all cleaned up when I got home! They're very quick on maintenance and keeping the apartment clean. Knocked one star off because there was a period when the fire alarms kept going off and I kept waking up thinking the world was ending.. but tbh every apartment experiences random fire alarms. This issue stopped eventually. read more

I've been living here for just under a year and, overall, no complaints. There have been a few issues that have been mildly inconvenient (like the fire alarms randomly going off at night and the plumbing issue that resulted in the parking garage smelling like sewage for a few days), but they were addressed within a timely manner and the leasing office did a good job keeping residents informed. Beyond the occasional hiccups of living in a large complex, the building feels secure, maintenance requests are handled in a timely manner, the leasing office is responsive and the amenities are solid for the price point (especially the gym!). read more

Someone pulled the fire alarm this morning and the elevator still says fire mode I moved here because there is an elevator and I also chose an apt close to the elevator and my car is close to the elevator I had a knee replacement now today with groceries I'm going to have to go down to my car about 10 times to carry stuff up. Since I've been here the elevator has been down for more than a few days and this is the 4th time. They read from a script because I get the exact same words from the person downstairs every time I complain about the elevator - this is the 4th time. Or a flow chart with quotation marks around it; "I'm sorry." read more

Fantastic place to live, clean, kind neighbors, hella close to the freeway, gas station right in front, and maintenance is always swift.

I had several issues during my time at 7403 . First, they unexpectedly changed my move-in date right before the night I was set to move, which caused significant inconvenience. I have to stay in my friend's house for few nights because of their sudden decision. They didn't provide any reasons or solutions, instead, just simply wrote they are sorry through email. Additionally, when I moved in, the fire alarm frequently went off around 4-6 AM, which is extremely loud, and abruptly waking residents. This happened many, many times and became quite exhausting to deal with. There was also a serious issue with the sewer pipe on parking level 3, where I park my car. It burst twice, leaving a strong odor and sewage water flooding the area. Unfortunately, for each time, it took them about three weeks for the issue to be resolved. Finally, upon moving out, my deposit was not returned, and I was charged an unexpectedly high amount of move out statement, without clear explanation or evidence. (More than $1000) Overall, I wouldn't recommend living here based on these experiences. By the way, they once had a raffle activity, offering a rent reduction, in exchange for leaving a positive review of the apartment. So, I wouldn't trust any of the good comment in the review section. If you want a responsible, professional management team. My best advice is to stay away from this 7403 Apartment. read more

I love living here!! My one bedroom apartment gets a lot of natural light which does wonders for my mental health. This complex was built recently in 2019 so it's all very modern and new. My favorite things about this building is that all units have a washer and dryer and central AC and there is an entertainment games room for when you have friends over! The gym here is also equipped with all the things you need to get a decent workout and we have a pool and spa which is rarely crowded. It is in a very safe and clean neighborhood which is great for my morning walks. The building was also recently secured with the Butterfly mobile security system. The entry to the 405 north and south is a stones throw away so it makes it very easy to get to where you need to go and all your shopping needs are about a 5 min drive away. The building management is very friendly and helpful and we have the luxury of having an amazing cafe in the building (Boy and the Bear). One of the worst places I've lived. Management is awful and practically nonexistent. I've walked into the office before to ask questions and they literally had a sub manager who told me to come back tomorrow since he "was just given the keys and told to take notes" and didn't know anything. Management has never once given me a clear answer to anything. They're also quite rude and belittling, no matter how kind you are to them. Management has changed 3 times since I've lived here. Our apartment flooded on Dec. 14 on Tuesday and we were told to vacate the unit by the end of Friday. The gym, leasing office, entire first and underground floor was flooded. We came back a few days later to check the for mail and noticed there was more flooding. (Two weeks later I came back to check and no further work was done apart from tearing up the walls which was done a day later after we left.) I stayed at a hotel and had it booked till the 7th of Jan 2022 which was the date the office told me we would be back. After finding out the repairs was going to now finish between mid to the end of Jan, I contacted the leasing office. They said I could move into their sister apartment 1200 Riverside, in Burbank also owned and managed by Greystar so long as I continue to pay my rent at 7403. I agreed to it. After moving my stuff over to 1200 Riverside I faced a lot of issues. The fully furnished unit had water leaking inside the bathroom walls, and smelled of mold. The cooking pan was filled with mold. There was also dirty cutlery, and dirty floors as well. The unit would constantly rattle when cars drive by. I thought it was an earthquake at first but nope it happens frequently day and night. They have poor management. 1）Increase the rent after submitting the application. 2) Failure to repair Microwave. 3) Poor soundproofing; hear footsteps and car noise all the time. Honestly, I've been happy at 7403 the past few months I've lived there. I moved from out of state and the front office staff made that process as painless as possible, and were very communicative through every step since I wasn't physically there. The security system they installed makes me feel safe and the apartment is relatively quiet. The neighborhood is nice for walks if you have animals or just want to go for a jog too! Really if there's every any issues management is on top of it and maintenance comes within a few hours. read more

Last week there was a water leak so the whole building experienced a water outage that lasted 4 days, To top if off there were 4 faulty fire alarms where we had to evacuate the building and wait on the sidewalk for the fire dept at 4:00am, 12:04am, 11:45pm and 11:30am. These are amazing apartments and I love the location! You are so close to everything; the mall, the airpot, grocery stores, restaurants, and the beach. There is a coffee shop in the building so it is nice to go in and do some work. Each unit has a washer and dryer which is a luxury in LA. Maintenance and office staff are so friendly and are always assisting as fast they can. Whenever there is an issue with the building they are quick to let us know and just as quick to get on it! read more

I've lived at 7403 for little under a year now and it's a typical Greystar property in my opinion. Nothing too fancy, but definitely comfortable. I personally enjoy the front office team's communication and the maintenance team's prompt responses to maintenance request. It seems that tenants either have a terrible experience, or a great one. Mine has been the latter! Amenities are great, pool and gym are usually quiet so you can use them at any time without interruption. I also appreciate the new security system which has helped us feel a bit safer. If maintenance issues arise, a resolution is provided within a couple of days and the staff here have always been easy to work with. The ONLY negative thing I will say is definitely make sure to pick up your packages right after delivery, stolen packages are still an issue.
