In the past, I really undervalued reading reviews on management before choosing an apartment…read morecommunity. After reading glowing reviews for Lisa and touring the property, I decided to sign a lease. So far so good, and Lisa has certainly lived up to the hype. She is a perfectionist and genuinely wants complete satisfaction from her residents, and knows everyone by name. She is also super quick to respond to any inquiries or emails, which is very refreshing given the amount of ghosting I've dealt with at past companies. The community is well maintained. There's a cleaning lady who comes multiple days per week. The buildings are older but you wouldn't know from the appearance. The gym is not huge but air conditioned and has essential equipment in working order. My building only has 2 washing machines and 2 dryers but they work great and you can pay through an app, I rarely have to wait for an available machine. The pool is nice with lots of seating. There are a couple sectioned off areas perfect for letting your dog run around. There is gated parking so your car feels secure, even though the area feels safe. Frank the maintenance guy is super nice and makes sure the jobs get finished. Very quiet building. All the neighbors seem very nice and respectful. My unit has some updated appliances and finishes. The top/3rd floor gets pretty hot, thankfully there is a window AC in both the living room and bedroom. They are not perfect, quite loud and usually about 7 degrees off from the set temperature, but they keep rooms cool in the dreadful SoCal summer. There are a TON of ants in the surrounding area, so you really need to be careful not to drop any crumbs, they will come crawling out of the woodworks. The rent is not cheap but more affordable than a lot of surrounding properties. One thing to be aware of is common utilities (water/trash/sewer) are an unsightly $125/month on top of rent, give or take. Overall I think I made the right choice going with Sepulveda West over my other options, and give props to the staff for making it a comfortable place to call home.

The community is very quiet, well-maintained, and managed by an outstanding team led by Lisa Stavnes. Lisa, the apartment manager, is incredibly diligent, professional, and friendly. She genuinely cares about the residents and works hard to create a welcoming environment that feels like home. She responds promptly to requests and concerns and consistently goes above and beyond to ensure residents have a safe, comfortable, and enjoyable place to live. The property itself is exceptionally clean, from the lobby and gym to the mail room and laundry facilities. The residents are respectful, and the building is surrounded by single-family homes, making it a pleasant area for walks, especially during sunrise and sunset. Additionally, the neighborhood experiences very little traffic and remains remarkably quiet, allowing me to sleep comfortably with the windows open. Overall, I was very impressed with my experience living here. Lisa's dedication and commitment to the community truly set this property apart. She consistently goes the extra mile to make it a place that residents are proud to call home.

"Wow this looks like a hotel" as I have previously brought my family and friends here…read more And I agree! The modern design puts other outdated places to shame, as it had only opened in 2019 for rentals. The location is conveniently located near 2 grocery stores and a handful of restaurants. Plus they are building a new Target across the street! Pre-COVID the common room with a billiard table, gym, and rooftop lounge were great additions. Management would host a party with free food and drinks once a month. During COVID, they amped up their cleaning and I would hear them literally everyday vacuuming outside my door. There are amazon lockers on the first floor garage that make it easy for you to grab your packages without being worried that a neighbor may take it. Electric car? Not a problem, they started installing charging stations underground so if you have an EV, this place can accommodate. Management is super friendly and replies quickly to emails. When we moved out, they refunded our entire deposit plus pet as we cleaned it so well which is unheard of!

The laundry facilities have been improved this past year, all units have been or will be renovated this year. Anytime you have a work request for an issue it is handled almost immediately without causing your own schedule to be disrupted. Dog and cat friendly!! All my neighbors dogs are super nice to ours. Joyce is the best building manager we have had as renters, having lived in 3 states over 8 years and 8 moves, I am thankful to stay here. The area is very walkable, especially now with the Runway at Playa Vista just down the street! The traffic is not a big deal, we live in LA people!

You can hear everything, conversations, the upstairs neighbors walking, music, and other things. I'm lucky enough to have kind neighbors. I wish the landlords would invest a little more on properly sound proofing the walls, especially because it's close to a very busy street. The laundry room is super small. Only has 4 washers and 3 dryers. Also the app for the laundry is constantly charging people twice and getting a refund is hard. My bathtub was clogged with so much hair. I took delivery of pulling the hair out myself since I needed to fix the issue quickly. Also a lot of paint specks on the floor from what seems to be a quick paint job. The owners of this apartments did nothing to make sure the place was in top shape before someone moved in. This has been so disappointing because again I looked at other reviews and thought this was a good find. If you plan to rent here, try being on the second floor and please buy rugs for at least the bedroom out of courtesy for the down stairs neighbors since I don't think the landlords plan to invest in better insulation for the ceilings. The only thing redeeming this place are the neighbors who are so kind and the maintenance people are so efficient, helpful, and sweet. Hope this review has been helpful.

I've rented with Equity Residential since late 2020. At the time, this building had much higher…read moreratings, the move-in process was straightforward, and the apartment was clean with new appliances. I had positive experiences at several Equity Residential properties over the years, which is why I chose to return to this one. Unfortunately, this experience has been the complete opposite. I moved into an apartment with broken appliances, multiple roaches, and numerous maintenance issues that needed to be addressed before I had even fully moved in. As the photos show, there were several problems that should have been resolved prior to handing over the unit. Additionally, I raised concerns about the condition of the washing machine before move-in and reported the issue again immediately after moving in. Maintenance was sent out, but instead of properly cleaning or addressing the condition of the washer, they simply wiped the inside with bleach wipes and left the used wipes behind for me to dispose of. The cleaning was not effective, and the residue and buildup remained visible afterward, as shown in the photos below. This felt like a temporary surface-level attempt rather than a proper resolution to ensure the appliance was clean and ready for a new resident. It's been frustrating going back and forth with management. I raised my concerns immediately and was initially told that my washer and dryer would be replaced. Later, I was told there were no new appliances available. I then had to submit multiple maintenance requests just to determine why the dryer wasn't drying my clothes properly. When I followed up about the replacement they had originally suggested, I was made to feel like I was asking for too much. Thankfully, they eventually identified and fixed the issue, so the dryer is now working. However, the broken microwave still hasn't been addressed. I was told over a month ago that it would be replaced, yet nothing has happened despite multiple follow-ups. The other reviews are also accurate regarding package security. Packages are regularly stolen, and the mailroom is disorganized, with deliveries often left haphazardly and without any clear system. It's disappointing because I've been a loyal Equity Residential resident since 2020 and have lived in multiple properties they own. Based on my previous experiences, I expected much better. Sadly, this experience has changed my opinion, and it will be the last time I choose to rent with Equity Residential.

Decent Property, But Lacks Communication and Professionalism…read more There are definitely pros and cons to living here. On the positive side, the property manager is great, and the maintenance team can be helpful when it comes to in-unit requests. However, there are major issues that future residents should be aware of: Lease Renewals: Don't expect any email communication when your lease is up. The property does not send electronic notices -- only paper postings on your door. Also expect 3-5 incorrect postings on your door and having to deliver to the right unit their rent increased because unfortunately they don't know how to read addresses..... Rather than offering a chance to renew at a set rate, they automatically roll you into a month-to-month lease at a higher rate. In my case, I went from around $2,000 to $2,400 without any option to negotiate or early bird special, regular lease sign date of the option of month to month they choose and set your date for you. My unit wasn't leased for over 3 years and was entered over 8 times through 24 hour notices and twice they broke the law on time frames of when they posted, I have cameras make sure you have cameras... When you lease is up and you only offer the month to month make sure its documented why they are charging more if they aren't up keeping with your unit or upgrading it for the charges... I found out the true reason why it wasn't lease for 3 years..... don't move here until this new company Geta this place in order and they are no where near that... Move-In & Maintenance Issues: When I moved in, I completed the inspection form, but nothing was reviewed or repaired. It took over a year (and multiple complaints) to get certain things addressed. Privacy Concerns: The assistant property manager has made questionable comments about residents and their units (over 5 submissions against here have been submitted and no actions be careful and do not trust). 24-hour notices are posted, but there's little follow-through or tracking. If privacy matters to you, be cautious. Common Areas: The laundry room is rarely cleaned -- I personally witnessed trash and items left untouched for over 16 days. I've submitted complaints to the city twice now due to how unsanitary it is. Expect to see cockroaches in shared areas like the laundry room, and the gym is also not maintained or cleaned regularly. Parking Issues: Be careful with parking. I was promised a certain spot and then towed. The management did not help, even though the towing was not my fault. Overall, you really do "get what you pay for" here. If you have no other options, it might be manageable -- but don't expect strong communication, modern upgrades, or professional treatment. Proceed with caution. I believe in transparency.. unfortunately the system won't allow "the amount of time" so I will continue to submit photos to back this response..

1 star -- I would not recommend living here…read more I have been dealing with serious noise issues at this property for the past 6 months, and despite repeatedly contacting management and begging them to address the problems, nothing has been properly resolved. The biggest issue is the parking garage noise. Cars driving over the metal plates/structures in the garage cause extremely loud, sharp banging that can be heard inside our apartment. Management has acknowledged the source of the noise, yet after months of complaints and attempted fixes, the banging continues. The gym is another major problem. We constantly hear weights being dropped on the floor throughout the day until 10pm at night, and the noise is loud enough that it carries directly into our apartment. We also hear people playing music in the garage. The building itself has extremely poor sound insulation. We can hear the neighbors beside us and the neighbors above us, including everyday activity and noise, on a regular basis. It honestly feels like there is very little separation between the units. After dealing with this for six months, documenting the noise, contacting management repeatedly, and giving them plenty of opportunities to fix the situation, we are still stuck dealing with the same problems. What makes it even more frustrating is that management does not want to let us out of our lease without penalties, even though we have been trying for months to get these issues resolved. This isn't an occasional noise complaint. It is an ongoing quality-of-life issue caused by the building's poor sound insulation, the garage structure, and the gym. If you are considering renting here, I strongly recommend visiting the property at different times of day and actually listening to how much noise travels through the building before signing a lease. I would not sign another lease here.

I lived in the sister apartments Kittyhawk…read more I am a travel rn who needed an affordable place to stay..STAT. I called Dean like a week before I moved. I was able to do my application online and come 3000 miles to meet him on a SUNDAY and get my keys and sign the lease. He was nice...the neighbors were nice (one being his brother and family), the maintenance man was nice (gave me his cell # to contact him quickly) The reason it doesnt have 5 stars? 1. NO A/C...coming from georgia my first week was great. Nice sea breeze...windows open..no fear someone would crawl in. Then a heat wave came...I was miserable. I had to buy fans to keep from dying. 2. Ants..they OWNED the place...none of my pesticides worked...they came back. I must say..I would rather have them than roaches..but they were annoying!!!! Dean told me I should have told him so they could spray...hell I just figured they would respond to my spray and powders that usually works. Oh well. 3. Parking....it was sometimes like a battle for parking. Esp if you came into the neighborhood after 7pm or before 9am on weekends and holidays. There was a couple times I had to park a couple blocks away!! The neighborhood is safe...but still. There were these big trucks always there...motorcycles that parked horizontally from the curb instead of vertically. There are no painted lines so there would be a potential spot..yet the car in front or behind didnt park right. This was my biggest complaint. Dont get me started on the cars that NEVER moved... (one had spider webs from its tires to the street) At the end of the day a good place to stay. Very gated...you need a key for everything. Nice management. Nice area. Even though a few blocks from the airport..rarely heard a plane. 15 mins from the nearest beach. I would recommend this place :)
