The staff was very…read morefriendly and helpful, and David gave us a great quick explanation on the places to visit around the city, along with a handy city map. They had no problem with us checking in a bit earlier than expected. The location is a stone's throw away from the main attractions and has a nice choice of pubs and restaurants quite close (I personally recommend The Dogs, The Queens Arms and Eteaket). The bedroom was also lovely, the bed was comfortable and the boiler with tea and coffee to brew in the bedroom was a nice touch to warm our bones from the nice Edinburgh weather. There's a common living room with books and DVDs. You can take the DVDs to your room, where you have a DVD player. The breakfast was served at the next-door restaurant: Rick's, and while the food was good, the service on one of the days was a bit shabby. We had to wait a lot for our order and half of it was forgotten, the staff seemed like they were having a collective bad day. It's not the best choice if you want to grab something quickly and be on your way to explore the city. Anyway, I'd totally recommend this place and I'll definitely stay here again when going back to Edinburgh. It's very good value for money and a pleasant experience. A bit off-topic: If you love cats - like me - you'll be delighted to know Tessa has a beautiful big cat that you can sometimes spot at her office or around the reception.

As I stood there doing my business, I thought to myself, 'Self, it must have been -really- cold outside, because these floor tiles feel kind of warm'. Then, as I washed my hands in the itty bitty sink, I started to realise, 'Gee. My feet couldn't have been -that- cold. The floor -still- feels really warm'! Every trip to the loo thereafter, I appreciated the magic of the heated tiles more and more. It's so ooh-ahh amazing, especially in the chill of the Scottish air. Otherwise, the handsome rooms offer acceptable mattresses and bedding, ample towels, and a full-length stand-up mirror. Free wi-fi access also exists, though the signal's a bit sketchy upstairs. Unfortunately, the shaver outlet didn't appear to be operational, but no matter. I brought outlet converters. If you're a light sleeper, a pair of earplugs and eyeshades wouldn't hurt. The doors don't fit the jambs, so hallway light seeps between the cracks. Similarly, soundproofing isn't the done thing here, either. Expect to hear every last peep from outside your door, from other guests being checked in to the housekeeping staff in the mornings. And of course, it's worth mentioning that our stay included breakfast each morning, with your choice of various juices, fresh fruit, cereals, tea or coffee, and an assortment of hot food options. The boy and I both opted for the Full Scottish and weren't disappointed. While I've had better, it was hearty and provided the fuel necessary to brave the wind, rain, and hail to ensue. While I wouldn't recommend a stay at the Queens Guest House for a business trip, it makes for a pleasant enough bed and breakfast getaway... if for no other reason than to wiggle your toes against those deliciously decadent toilet tiles!

    Absolutely terrible experience checking in. They somehow sent the wrong address to me in my…read moreconfirmation email. This sent me to their sister property, Queen Guest House. The person there talked over me constantly and was incredibly frustrating to deal with. Well, all that's fine enough. Once I finally did get to the hotel I discovered they are very "hands-off" with customer service. There is no front desk to speak of. I had to fill out paperwork (not something I usually have to do at hotels) in a smoldering hallway in front of the room where the receptionist sat. The customer service is absent at best, curt boarding on rude at worst. And if that wasn't enough, the room I'm in is *tiny* and at the very highest floor with no elevator. This place is *not handicap accessible*, despite what they advertise. There is only one very small dismal window located in the corner, behind a wall. The bathroom door can't be opened all the way without hitting the other furniture and can't be closed without hitting your knees if you're on the toilet. The bathroom sink has two separate faucets that don't blend hot and cold. The WiFi (all THREE of their separate networks) is so spotty I could barely load my email. Most frustrating is that when I tried to express my concerns to the receptionist I got a judgmental look and had paperwork thrust at me. They didn't even offer a "I'm sorry that happened to you" or the like. 0/10 wouldn't recommend staying here to anyone, definitely not when there are so many, assuredly superior hotels in this city.

The rooms were cozy and had everything we needed. Beds were comfortable and the room was ambient temperature. The breakfast served the next morning was absolutely delicious. It is located on the top 3 floors above a solicitors so if you have a problem climbing stairs give it a miss as there is no lift. The decor is tidy and rooms are clean. The breakfast is good with plenty to choose from. The overall apperance is yes it does deserve the 2 AA stars it has been awarded. However having just stayed 1 night at the end of February in the worst winter for years, the windows in room 9 let in a cold draft and made the room cold. The heating was on but radiators just luke warm all evening/night. Before going out for the evening I asked if we could have an extra blanket for the bed and the duty manager said she would put in it. On returning from our evening, found no blanket. so I trotted down the stairs and asked "where is my blanket and why isnt the radiator any warmer?" she replied "I have put it in the room" "which room number?" "7 she replied", Im in 9!!!! got me a fan heater for the night. In the room booklet it said free wifi, when I checked my fone it had a padlock on the signal and without the key i was pooped, I wasnt going to get out of bed to trot down the stairs again! I brought this up with the manager on departure and she said "I would have given it to you" I replied "why dont you just put it in the folder" They seemed a little reluctant to absort this information in the "However section", hence the 3 stars.
