Once found , we were very pleased to see parking - rare in Edinburgh. The rooms were well appointed , a little small, and at first extremely noisy. We were on the first floor and could hear the clomping of guests on the exposed wood stairs. The breakfast room was also very near our door and I was thinking there was to be no sleeping - but I was wrong. Somehow , magically , the noise didn't wake us - I am a very light sleeper too. Whatever the sound dynamic was in the place - I slept very comfortably and quietly. If we were going to be spending time in our rooms , I would have found the space restrictive but for a good nights rest , it was great. The only other thing I felt was a head scratcher was the bathroom mirror. Very space age, 3-D type design that completely did not go with the decor. The breakfast room was lovely and the food was very good. The hosts are happy to accommodate your every need. They had umbrellas for the rain and a very nifty call button that summoned a cab in under 10 minutes ! It's location is walkable to some things but since you could have your car on property , it's easy to drive anywhere you want to go within a few minutes. Come and stay and enjoy this cozy gem in the midst of busting Edinburgh.

Specials are prepared on the weekends. This meal is so hardy you won't need lunch. Bedrooms are comfortable, clean, and beautifully appointed. The beds are as comfortable as any top tier hotel. The rooms can be blacked out for a very quiet deep long sleep. I slept better here then I have in months anywhere else. Good free high speed internet that is fast enough to stream video. Ross and Kathleen have created a charming experience that we will return to with every visit to Edinburgh.

Was quite reasonable in October but will be dear during the Fringe festival! The Valentine is housed in the first three-door four-flat building in Edinburgh from about 1813 and sports a "B" conservation rating, which means the local council is consulted for nearly every repair, never mind alteration. Uneven floors and odd wiring can't be avoided, however I'm not entirely certain the council requires shower heads that fall randomly from their mounts! In the morning get the full Scottish of blood pudding, baked beans, eggs and bacon if you like, or stick to tea, toast & muesli. All the coffee you can drink. Extremely friendly and fast service in the beautiful front breakfast room too. Don't take the "city centre" part of the name too seriously, but there is plenty of life (pubs, restaurants & shops) close by. Walk 10+ min up to the castle or to the Grassmarket district. If you'd rather not walk, it's brilliantly served every 10-20 min by Lothian bus lines 10 and 27, a stop is literally at the front door of the guest house, for £1.50 you ride straight in to new town or old town as you like. Free wifi was occasionally fast, sometimes nonexistent, mostly usable. Reception is not staffed around the clock, but no worries bcos a key can be left in a lock box out front for late arrivals. Very much enjoyed talking with Rob the proprietor about his place, the council and the city. Beware any third-party web site that uses the word "king" in describing the beds here (you know who you are, hotels-dot-com). Any U.S. visitors should take note that a British "king" is only 20cm or so wider than a "double," and further that the double-twin-sized playground so often found in big hotels on those foreign shores is known as a "super king" in the (still) United Kingdom. Our room had a perfectly comfortable "double," we usual American-king snoozers just had to adapt and pretend we were 20 years younger and many pounds lighter lol. Plenty of towels but no washcloths. Our bathroom was unfortunately the least likable bit, obviously fairly recent work but had much painted wood (some rotten) where stone or plastic should have been used, a temperamental on-demand electric water heater with alarming cracks and holes in it, a failing clasp for the shower spray, and zero towel bars/hooks. We hopped in & out as briskly as possible. Credit accepted, or bring cash for a modest discount.

The person there talked over me constantly and was incredibly frustrating to deal with. Well, all that's fine enough. Once I finally did get to the hotel I discovered they are very "hands-off" with customer service. There is no front desk to speak of. I had to fill out paperwork (not something I usually have to do at hotels) in a smoldering hallway in front of the room where the receptionist sat. The customer service is absent at best, curt boarding on rude at worst. And if that wasn't enough, the room I'm in is *tiny* and at the very highest floor with no elevator. This place is *not handicap accessible*, despite what they advertise. There is only one very small dismal window located in the corner, behind a wall. The bathroom door can't be opened all the way without hitting the other furniture and can't be closed without hitting your knees if you're on the toilet. The bathroom sink has two separate faucets that don't blend hot and cold. The WiFi (all THREE of their separate networks) is so spotty I could barely load my email. Most frustrating is that when I tried to express my concerns to the receptionist I got a judgmental look and had paperwork thrust at me. They didn't even offer a "I'm sorry that happened to you" or the like. 0/10 wouldn't recommend staying here to anyone, definitely not when there are so many, assuredly superior hotels in this city.

My parents stayed here last year when they came up to visit, and they spoke highly of it. The guest house itself has 10 en-suite rooms that includes singles, doubles and twin rooms. It offers a full Scottish breakfast that I remember hearing was much to my father's enjoyment! The female owner of the guest house was very pleasant, and I saw her a couple of times. She was always ready to engage in conversation, and taking great care to look after her guests. With a small capacity, and the quality of the guest house, this is bound to be a popular place to stay. It is well worth considering if you are thinking of visiting this area of Edinburgh. My parents would stay there again, and I count that to be as good a recommendation as any!

At first I was a bit disappointed that the only room free on my chosen dates was a single (I was travelling alone but an usually happy to pay the extra for a more comfortable room) but I needn't have worried. OK, there wasn't any 'cat swinging' room to spare, but there was an extremely comfy double bed and en suite shower room. The famously friendly owners were out of town when I visited but the lady left in charge was a treasure, full of helpful tips and just a few moments away if needed. There were a few good breakfast options available, from a 'right on' fruity granola to the 'full on' Scottish (like English with black pudding and haggis). The decor was very 'boutique', there were lovely finishing touches like cotton wool balls for the ladies, free wifi, the best welcoming info folder I have EVER seen in any establishment, and providing you book ahead there are a few private parking spots. It's not budget prices but you could get a lot worse for a lot more. This will definitely be my first choice for my next visit to Edinburgh.

This establishment is in a quiet residential street and you are guaranteed an excellent nights' sleep, despite it's situatation so close to shops and transport. The rooms are warm and comfortable, with Freeview TV and good lighting. The breakfast room is bright and airy and the fresh home-cooked breakfasts set you up nicely for the day. You are given your own keys so you can come and go as you please, and the number 27 bus stop (which takes you right through the city to Silverknowles) is immediately outside the front door. Other bus routes round the corner take you to Princes Street and the main shopping centres. Tollcross nearby boasts an excellent selection of restaurants, pubs, cinemas and theatres as well as a handy convenience store. We return to the Armadillo again and again whenever we visit Edinburgh - such a lovely place and such a warm welcome.

My parents and I got into the hotel at 9.30am and despite only paying for one breakfast the following morning, the owner insisted that he would make us breakfast that morning free of charge, which was really very kind. The breakfast he served was absolutely delicious, although there were cereals, rolls and croissants available; I opted for a full cooked breakfast, which was cooked to perfection. The room we stayed in was huge, with a spacious en-suite bathroom and everything was clean and tidy. The hotel is perfectly located for parents or relatives of students living in Pollock halls who want some accommodation while they are visiting as it is only a stones throw away from the Pollock Halls entrance. Furthermore, I would also recommend this hotel to anyone staying in Edinburgh, as the hosts make you feel most welcome.

Really, there's only one thing you need to know about the Queens Guest House: they have heated…read morebathroom floors. As I stood there doing my business, I thought to myself, 'Self, it must have been -really- cold outside, because these floor tiles feel kind of warm'. Then, as I washed my hands in the itty bitty sink, I started to realise, 'Gee. My feet couldn't have been -that- cold. The floor -still- feels really warm'! Every trip to the loo thereafter, I appreciated the magic of the heated tiles more and more. It's so ooh-ahh amazing, especially in the chill of the Scottish air. Otherwise, the handsome rooms offer acceptable mattresses and bedding, ample towels, and a full-length stand-up mirror. Free wi-fi access also exists, though the signal's a bit sketchy upstairs. Unfortunately, the shaver outlet didn't appear to be operational, but no matter. I brought outlet converters. If you're a light sleeper, a pair of earplugs and eyeshades wouldn't hurt. The doors don't fit the jambs, so hallway light seeps between the cracks. Similarly, soundproofing isn't the done thing here, either. Expect to hear every last peep from outside your door, from other guests being checked in to the housekeeping staff in the mornings. And of course, it's worth mentioning that our stay included breakfast each morning, with your choice of various juices, fresh fruit, cereals, tea or coffee, and an assortment of hot food options. The boy and I both opted for the Full Scottish and weren't disappointed. While I've had better, it was hearty and provided the fuel necessary to brave the wind, rain, and hail to ensue. While I wouldn't recommend a stay at the Queens Guest House for a business trip, it makes for a pleasant enough bed and breakfast getaway... if for no other reason than to wiggle your toes against those deliciously decadent toilet tiles!

The bathroom was large and there were lots of nice natural light. Room had tv, coffee, tea, hot chocolate and biscuits. The building is stone and WiFi can be difficult (like any accommodation that is stone built). Once you sit in the dining room WiFi was fine. The location is fantastic, far enough from the crowd and close enough to walk to all the tours sites. We were suggested to walk through the gardens that sits parallel to the main Princess street. It's beautiful with all the flowers as we stroll through this garden to the National Gallery and to the Old City. The B& B is near the off and on bus line one short block away. We were situated in a lovely courtyard. Don't let the initial entry into the building fool you. We were a bit taken back with it too when we first got there. Once inside the B & B, all is well. It's spartan and clean. The conversation and knowledge from our hosts is what made our stay nice. Each breakfast (which sometimes linger for 2 hours because of our conversation) has really made our trip personal. We were there for 3 mornings. If you want to understand from a local perspective, this is the way to go. Take part of their history with you. Our host Duncan is fluent in at 3 to 4 languages and worked for many years as a tour guide all over Europe. His love for history is evident in his knowledge of all that he advises about what to see while in Scotland. His recommendations for sight seeing and schedule of when to get there as well as restaurants were dead one. Our other host Walter (pictured here) was a delight! Duncan and Walter were wonderful hosts, full of useful information and made us feel at home. The breakfast, cooked to order, was delicious. I HIGHLY recommend Inchgrove House, and I will always stay there when in Edinburgh.
