I've sent them a private Facebook message and they've sent no response. I've contacted them through the original booking engine, and I received a refusal of anything at all to compensate my clients for this horrible experience. I held off posting this review in hopes that 16 Pilrig Guest House would make a refund of at least a portion of her funds and apologize for poor service. Now I have no recourse except to take this public. These are my client's complaints: 1. The room was VERY small 2. The room was on the 3rd floor, only accessible by an awkward spiral staircase. In fairness, it's not uncommon for there to be no elevator in many of the older European establishments, but they should have provided a warning. 3. The bathroom was VERY small. But my client counted herself lucky since she had a private bathroom. They actually saw one woman walking down the hall in a towel coming back from the communal bathroom! 4. My client was charged an extra £10 because of late arrival, and there is nothing anywhere I can find, that say's they'll add an extra charge for this 5. Breakfast both mornings was VERY bad (gray eggs!) 6. There is almost no parking so they had to park at least a quarter mile away - They were actually told to move their car WHILE THEY WERE UNLOADING! 7. There was no internet, also not uncommon for many of the older European establishments. 8. The person at the front desk was EXTREMELY gruff, which is expected in France, but not in Edinburgh! 9. The room was WAY overpriced for what they received - they were charged $475.19 USD, but felt the room should have cost no more than $75 per night Wow! You'd expect at least some sort of response from them, right? I think if the person at the front desk had provided even a little bit of pleasant customer service, my client wouldn't have even complained about all these other issues. But the front desk was a very unpleasant experience! I can only hope that since I've posted this on Facebook (and other social media), that 16 Pilrig Guest House will reach out to me to make this right.

The house is amazingly clean and you can get help for £30 a day. Prices vary and start from around £1100 a day for one night. This accommodation is only available during winter and spring. Can you imagine having your own butler and a whole estate to yourself, just beside the former home of Sir Walter Scott, luckily without the masses of visitors that you normally would get during summer season.

With good weather and long nights you can enjoy the walk and exercise off the ales. Also close to a park for a run so you can enjoy that second piece of fish with your chips. The guest house is an old house divided into 6 or 7 apartments and the owner makes you feel at home from the first moment you arrive. She also cooks up a mean English breakfast which is another bonus. The rooms are simple and the toilets had a fitting (likely to accommodate the old plumbing) that was a bit noisy and at times smelly. Other than that this was a comfortable, affordable and enjoyable home base in a city that can have expensive accommodation in the summer.

    I had a lovely stay at Fraoch House this past October! I stayed for two nights in one of their…read moresingle rooms and it was perfect. The room is cozy and decorated with pretty, modern accents. The bed was very comfortable and had lots of pillows. This was my first time staying in a guest house, but for other Americans, it's essentially a bed and breakfast. My room had a separate, private bathroom across the hall that I had a key to lock and unlock to ensure that only I was using it. The bathroom had a heated towel rack, lots of toiletries, and a standard size shower for the UK (smaller than what you're probably used to if you're American). Breakfast consists of things like pastries, cereal, coffee, and other smaller items, but they also have a menu of hot breakfasts that you can order from. I didn't end up doing a hot breakfast, but the other foods were more than enough to fill me up. The service is great and friendly. The location is great -- only about a mile from the Edinburgh city center and from Leith in the opposite direction. I enjoyed walking through New Town to get to Old Town Edinburgh and taking in all of the sights. There are tons of restaurants, cafes, and shops along the way to stop in. I enjoyed being separate from the city center, as it was a bit quieter at night. Fraoch House is also close to a bus stop if you want to use public transportation to get around. I had a fantastic stay here and would highly recommend Fraoch House to anyone visiting Edinburgh! My room was comfortable and modern and the staff was very friendly and helpful.

We needed a nice place with a decent…read moreprice relatively close to the train station for 2 separate nights with Edinburgh as our transit center, and it seemed pleasant enough from the online descriptions. We arrived around 7pm on a Sunday, and Gareth and Kat had arranged for us to use the key safe. With detailed instructions, we were able to get in and get to our room with no problem. We greatly appreciated the sweet treats and Alice-in-Wonderland-esque note (EAT ME) that were waiting on the entryway table. We stayed in room 5 our first night, all the way at the top. The staircases are narrow and steep, but well-lighted. The rooms are small but not cramped, and very tastefully appointed. I'm no interior designer, but I watch a lot of HGTV, so I'd call the decor transitional - some modern, some historic, with comforting wood and warm tones balanced with clean white linens and touches of Asia. The bed was comfortable, the linens crisp, the plugs easily accessed, the bathroom large and bright, the toiletries sufficient, and water, tea, and snacks laid out in the room. Our first night was the last night of the Festival, so we didn't spend much time in the room other than preparation and sleep. We did need to leave the window cracked to let the air circulate, and there was a wee bit of traffic noise from the street. The first morning, we had to catch our tour, so we just had some eggs with the lovely spread of fresh fruit, breads, cereals, and teas. We admired the lovely front room with its traditional bones and colorful pictures of what I assumed to be festival goers/performers along the wall. Gareth brought out the credit card machine for us to pay, called us a taxi, and gave us a hearty send off, along with keys for our return on the Wednesday after. For our return transit night, we stayed in Room 6, just across the hall from 5. Same lovely decor and set up, only this time the window opened onto the back, giving us a few of some lovely trees that had some song birds worth seeing the next morning. The following morning, we had the full Scottish breakfast, including bacon, eggs, mushrooms, sausage, and tomatoes. You could taste the freshness and high quality of the ingredients, not too mention Gareth's enthusiasm. This day, we left our luggage in the breakfast room, so that we could get it easily on our way to the train station that afternoon. All in all, a great experience with such warmth and personality. We highly recommend!
