They had no problem with us checking in a bit earlier than expected. The location is a stone's throw away from the main attractions and has a nice choice of pubs and restaurants quite close (I personally recommend The Dogs, The Queens Arms and Eteaket). The bedroom was also lovely, the bed was comfortable and the boiler with tea and coffee to brew in the bedroom was a nice touch to warm our bones from the nice Edinburgh weather. There's a common living room with books and DVDs. You can take the DVDs to your room, where you have a DVD player. The breakfast was served at the next-door restaurant: Rick's, and while the food was good, the service on one of the days was a bit shabby. We had to wait a lot for our order and half of it was forgotten, the staff seemed like they were having a collective bad day. It's not the best choice if you want to grab something quickly and be on your way to explore the city. Anyway, I'd totally recommend this place and I'll definitely stay here again when going back to Edinburgh. It's very good value for money and a pleasant experience. A bit off-topic: If you love cats - like me - you'll be delighted to know Tessa has a beautiful big cat that you can sometimes spot at her office or around the reception.

Once found , we were very pleased to see parking - rare in Edinburgh. The rooms were well appointed , a little small, and at first extremely noisy. We were on the first floor and could hear the clomping of guests on the exposed wood stairs. The breakfast room was also very near our door and I was thinking there was to be no sleeping - but I was wrong. Somehow , magically , the noise didn't wake us - I am a very light sleeper too. Whatever the sound dynamic was in the place - I slept very comfortably and quietly. If we were going to be spending time in our rooms , I would have found the space restrictive but for a good nights rest , it was great. The only other thing I felt was a head scratcher was the bathroom mirror. Very space age, 3-D type design that completely did not go with the decor. The breakfast room was lovely and the food was very good. The hosts are happy to accommodate your every need. They had umbrellas for the rain and a very nifty call button that summoned a cab in under 10 minutes ! It's location is walkable to some things but since you could have your car on property , it's easy to drive anywhere you want to go within a few minutes. Come and stay and enjoy this cozy gem in the midst of busting Edinburgh.

The drawing room has Classic movies running on the TV with classic tunes played in the background. The dining room is elegant as are the place settings at every table; complete with lit candle. Breakfast is large gourmet and cooked to order including eggs poached, grilled, or scrambled, black pudding, haggis, sausage, potato scone, bacon, beans, ham and far more options. Specials are prepared on the weekends. This meal is so hardy you won't need lunch. Bedrooms are comfortable, clean, and beautifully appointed. The beds are as comfortable as any top tier hotel. The rooms can be blacked out for a very quiet deep long sleep. I slept better here then I have in months anywhere else. Good free high speed internet that is fast enough to stream video. Ross and Kathleen have created a charming experience that we will return to with every visit to Edinburgh.

The bathroom was large and there were lots of nice natural light. Room had tv, coffee, tea, hot chocolate and biscuits. The building is stone and WiFi can be difficult (like any accommodation that is stone built). Once you sit in the dining room WiFi was fine. The location is fantastic, far enough from the crowd and close enough to walk to all the tours sites. We were suggested to walk through the gardens that sits parallel to the main Princess street. It's beautiful with all the flowers as we stroll through this garden to the National Gallery and to the Old City. The B& B is near the off and on bus line one short block away. We were situated in a lovely courtyard. Don't let the initial entry into the building fool you. We were a bit taken back with it too when we first got there. Once inside the B & B, all is well. It's spartan and clean. The conversation and knowledge from our hosts is what made our stay nice. Each breakfast (which sometimes linger for 2 hours because of our conversation) has really made our trip personal. We were there for 3 mornings. If you want to understand from a local perspective, this is the way to go. Take part of their history with you. Our host Duncan is fluent in at 3 to 4 languages and worked for many years as a tour guide all over Europe. His love for history is evident in his knowledge of all that he advises about what to see while in Scotland. His recommendations for sight seeing and schedule of when to get there as well as restaurants were dead one. Our other host Walter (pictured here) was a delight! Duncan and Walter were wonderful hosts, full of useful information and made us feel at home. The breakfast, cooked to order, was delicious. I HIGHLY recommend Inchgrove House, and I will always stay there when in Edinburgh.

It's on the short list for the smallest elevator on earth. I took myself and two pieces of luggage: Full. Literally no room for even a small child. Breakfast had a wide variety of options. In fact, if you like cheese, breakfast featured a wide variety of cheese. There's a great selection of things to choose from, or you can order from the menu. I tend to be a toast or pastry guy for breakfast, so I didn't order anything special. They have a bar/lounge that I didn't get a chance to try as it's just a sitting room and closes early. Ten PM I think. My room was nice enough. The plumbing was easy to figure out (not a given in the UK, if you're a first time visitor). I didn't break my neck getting into the shower, and I didn't electrocute myself. So that's a solid star right there. When I arrived, I took an Uber. He went the wrong way around. But after that, I walked to Waverly Station, Hay Market, the castle, etc. If you're willing and able to walk a mile on pretty flat pavement, it's accessible to everywhere. There was a dragon on the stairwell nice enough to post. Overall, very nice. Good value. I'd stay here again.

For traintravellers as myself staying for several days Mike gladly and punctually picks guests up at Waverley station for no extra charge. Zugreisende, welche mehrere Tage gebucht haben holt Mike gerne an der Waverley Station ab. Mike und Annie betreiben einen Teil ihres Heims als Bett und Frühstücks Pension. Mit Stolz pflegen sie die Qualität der Zimmer und die Qualität der servierten Lebensmittel beim Frühstück. During our 5 day stay last August we were guests in the large bedroom with en suite generous shower on the first floor. The room was equipped with an ultra comfortable kingsizebed, sitting and writing seats and table and a generous cabinet to store our clothes and things in. The huge window doused the room in lovely light. Während unseres 5 tägigen Aufenthaltes im letzten August bewohnten wir das grosse Schlafzimmer im ersten Stock, welches mit einem grosszügigen Dusch WC Raum ausgestattet ist. Das überdimensionale Bett entspricht genau unseren Komforterwartungen, gute Sitz und Schreibgelegenheiten und ein grosser Schrank gehören ebenso zu diesem Zimmer. Mike and Annie are the most gracious hosts showing an engaged interest in the wellbeing of their guest. No question is too much for them, they certainly love Scotland and are an immense fount of knowledge about Scotland, Edinburgh and certainly Loch Lomond where they spend their spare free time fishing and boating. Small quiet rooms on upper floors,…read moreprivate baths, excellent breakfast and a very good location make this a fine place to stay at the right price. Was quite reasonable in October but will be dear during the Fringe festival! The Valentine is housed in the first three-door four-flat building in Edinburgh from about 1813 and sports a "B" conservation rating, which means the local council is consulted for nearly every repair, never mind alteration. Uneven floors and odd wiring can't be avoided, however I'm not entirely certain the council requires shower heads that fall randomly from their mounts! In the morning get the full Scottish of blood pudding, baked beans, eggs and bacon if you like, or stick to tea, toast & muesli. All the coffee you can drink. Extremely friendly and fast service in the beautiful front breakfast room too. Don't take the "city centre" part of the name too seriously, but there is plenty of life (pubs, restaurants & shops) close by. Walk 10+ min up to the castle or to the Grassmarket district. If you'd rather not walk, it's brilliantly served every 10-20 min by Lothian bus lines 10 and 27, a stop is literally at the front door of the guest house, for £1.50 you ride straight in to new town or old town as you like. Free wifi was occasionally fast, sometimes nonexistent, mostly usable. Reception is not staffed around the clock, but no worries bcos a key can be left in a lock box out front for late arrivals. Very much enjoyed talking with Rob the proprietor about his place, the council and the city. Beware any third-party web site that uses the word "king" in describing the beds here (you know who you are, hotels-dot-com). Any U.S. visitors should take note that a British "king" is only 20cm or so wider than a "double," and further that the double-twin-sized playground so often found in big hotels on those foreign shores is known as a "super king" in the (still) United Kingdom. Our room had a perfectly comfortable "double," we usual American-king snoozers just had to adapt and pretend we were 20 years younger and many pounds lighter lol. Plenty of towels but no washcloths. Our bathroom was unfortunately the least likable bit, obviously fairly recent work but had much painted wood (some rotten) where stone or plastic should have been used, a temperamental on-demand electric water heater with alarming cracks and holes in it, a failing clasp for the shower spray, and zero towel bars/hooks. We hopped in & out as briskly as possible. Credit accepted, or bring cash for a modest discount.
