    PROPERTY OWNERS - DO NOT USE CRI - THEY WILL PLACE YOU AT RISK. I LOVE the house that I am renting…read more- but will be moving out because they do not respond to maintenance requests. When they do respond - they send their internal Handyman - who does not know what he is doing. He repaired 4 items - all 4 are broken again. Very interesting too that when you submit requests through their online portal - you are told not to do so - and to Text the requests to a phone number. I can only assume that text is being used to hide their performance from Property owners, make it harder for a tenant to take legal action. A reputable Property Management company does NOT conduct maintenance requests via text. I would also like to point out that the home I am renting sat empty for 8 months or more before I started looking. I have a friend who is a relator, that took me to the property. When I submitted my application, CRI told me that I had to complete the application, provide proof of income, and pay for a credit report to be pulled BEFORE they would show me the house. They weren't aware that I had already seen the house. I then understood why this home sat vacant for many months - Would you provide all of your personal details, and pay for a credit report just to be shown a house???!!! I certainly wouldn't. This is an additional example of their laziness. There is an excess of rental properties in the market - listing your property with CRI will NOT put you in a position to get your home rented quickly and then after the maintenance request issues - your tenant will move out of the house no matter how wonderful it is.

    I hired Will Heath of Southern Charm Inspection to visit a Wilmington home I am buying. He did the…read moreinspection May 1, 2021 and promptly sent a report. While he finds no major issues, a result that was in line with my expectations, the report provided very little value as it was mostly cut and paste with sections that informed me of what vinyl siding is made of (vinyl!) and other useless "filler." He took pictures of major house systems such as HVAC components and the water heater labels, including the images in the report. This inspector didn't bother to take down the model and serial numbers and research when they were manufactured. I've moved quite a bit as result of my work and I have probably read more than a dozen home inspectors' reports. In those reports, they have always tried to document the age of major systems--not offer an opinion but factually state the manufactured age. Will Heath didn't even try. The dishwasher and the sink disposal didn't "fails to operate as intended," according to the inspector, and I should hire a qualified repair technician. That's it. Is it leaking? Does it have power and water? Can you turn on the power? What facts can I provide to a technician when I schedule a repair? I can't even tell if I should call a plumber, electrician or appliance service tech. The Southern Charm report says that some window sashes had broken springs. How many? Which ones? The inspector didn't bother to provide those facts. I am a five-hour drive from the home I'm buying and have no idea if it's two windows or twenty that need repair. I'm buying the home from an elderly person who couldn't provide the roof age. I called him beforehand and asked him to look closely at the roof shingles. He was very pleasant and agreeable at that time. I completely understand he is unable to walk the roof but he did look at it without going up there. So, what did he see? "No obvious or observable defects," Heath writes. Hardly useful. When Will Heath heard that I was unhappy with his report, he said that my only option was to complain to the state licensure board that his work was not in compliance with their regulations. I have no doubt that it was. My stated issue with his work is that it was skin deep and didn't bother to provide complete information permitted by the state. I wasted $335 with Southern Charm and Will Heath.

Their ratings are even worse when you consider that you must rate them at least "1 star", regardless of your experience. They do not even deserve that. I have owned a home for over six years in an HOA that they "manage" the property for. I have tried my very best to be patient with these people and resisted posting anything online about them, but I can not refrain any further. These people are as bottom of the barrel as they come, are dishonest and have no integrity at all. They will lie, use lame deflection tactics and do anything possible to shirk responsibility for the duties that they are fiducially obligated to. On another very prominent review platform that begins with a "G" where they currently have a 1.7 star rating, Advantage "Gold" Realty changed the company name to "Sherri Mayes" in an attempt to obfuscate and hide their company from being easily located and recognized. If you are even thinking about involving yourself in any way with these rotten and unscrupulous people, please strongly consider their abundantly negative reviews before you make the mistake of doing so.
