We rented a beach house for a week in Seaside. Though the location was great and the bones of the house were nice...the customer service was fair at best. First - there were NO BEACH TOWELS in the beach house. We flew here and had no room for beach towels but even if we did, who doesn't provide beach towels in a high end beach house?!?! The furniture in the home is dated, especially in the living room. The dining room has no lighting, not even overhead - just a dark corner in the front of the house. We had to move a lamp from a bedroom in there and we bought some candles for the EMPTY candle holders. The kitchen sink takes all kinds of maneuvering to turn off otherwise it not only drips steadily but water streams out of it. In the master bedroom the shower doesn't drain so you stand in water. The sinks also drain extremely slowly so there's standing water on them after brushing teeth, washing your face, etc. The beds gave three out of the five of us sore backs and the pillows are overstuffed poly fill - I just didn't even use a pillow because it made my neck stiff. We had to go buy dish soap and trash bags as the only kitchen trash bag was the one in it when we arrived. There was ONE dish towel and one kitchen wash cloth in a 3-bedroom house and five people. There's not a full-length mirror in the house. The food processor didn't work and there wasn't a pizza pan or a pizza cutter - seems pretty basic, especially for accommodations at this level. There were no spices or condiments other than a salt and pepper shaker. Most vacation home rentals we have stayed in have the basics that guests have left The house came with four bikes and we had to rent an additional one. The one we rented was great and had a basket to carry basic things in this town where people bike everywhere - beach towels, wallet, phone, books. The bikes at the house had no baskets and one was missing a grip on the handle. Overall highly disappointed with this vacation experience that could have been made better with some very simple basics. Number one would have been an ounce of customer service from the rental company.

30a Escapes rented us a condo under active renovation. When we showed up they were completely unresponsive and unsympathetic to this fact. Having open buckets of grout and power tools exposed wasn't safe for our 18 month old and is beyond absurd as a rental. They additionally expected us to allow workers into the property while we were actively staying there to continue the construction (having no idea who these workers were, their background or trustworthiness -- again with my pregnant wife and toddler with me). When we finally got someone on the phone the next day they agreed to refund us 3 nights of our stay since they were unable to accommodate us at another location (as we had rented a crib and other items for our baby that were not easily transported and no comparable properties in Rosemary Beach were available). When no refund was issued after our stay we attempted to contact them repeatedly, but no one would take our call, call us back or otherwise address the absurdity of renting a property under active renovation to a family. I would avoid is rental management at all costs - both as a renter and a property owner. Completely unprofessional. They ruined our first post-Covid vacation and first beach experience with our toddler.

The family was gathering for a celebration of our newborn. 2 nights we experienced air conditioner outage on 3rd floor. 3 rd floor has 3 bedrooms of which the Summer heat escalated. We experienced plumbing issues of which the toilet overflowed Into the bedroom and hall. Housekeeping did not complete sanitation mopping post overflow. Nor did they remove the soiled rugs or contaminated towels. My family was subjected to a Category 3 biohazard (raw sewage overflow) on the floor, combined with a total failure of the climate control system on the third floor for greater than 24 hours. Lovely home in need of maintenance.

I don't typically leave reviews, but for someone who has been renting on 30a for 30+ years, I've never received such poor customer experience as it relates to rectifying the issues we experienced during our stay at 2501 E County Hwy 30a. What we thought would be a memorable Father's Day week with elderly parents along with our two young children (an infant & a toddler) turned into a very unpleasant trip. There's always a chance for issues to pop up when you're renting a home, but the way the homeowner and Royal Destinations management handled this situation was unacceptable and mortifying for their brand name. Bats in all 3 stories from the fireplace that chirped 24/7 for the entire week. 2 technicians came out and mentioned it was unacceptable we had to stay like that but it needed to be exterminated which had to happen when no one was occupying the home. No power in the master living space for multiple days. Dirty towels in the master closet upon checkin. Severe flooding from both 2nd & 3rd floor master showers - a poor new build problem - we had to use 3-4 towels each shower to stop the water from leaking into the bedrooms/hardwood floors. The patio furniture was extremely stained & clearly didn't match the aesthetic/age of the home. We didn't even use the patio due to this. We had multiple technicians (who were all extremely professional) at the home everyday - taking time away from our family vacation.

I find it comical that this company advertises that they have "expertise" and a "personalized…read moretouch" in planning weddings (as seen in the attached images from their Facebook page), and yet Hollie Jones left a bride and groom with nothing 15 minutes before their special day after 6 months of communication. Hollie didn't tell the couple that she had in fact outsourced their wedding and they were left without their arbor, chairs, sound system, attendants, margarita bar, charcuterie boards, champagne for their toast, and seafood boil on their special day after Hollie ghosted them 15 minutes before their wedding. In Hollie's response to the groom's rating, she stated that she had also given vendor suggestions for florists, photographers, and hair/makeup artists but that the couple did not take those recommendations. Well thank goodness they DIDN'T use Hollie's recommendations! In the end those are the only vendors that DID show up for their special day because they hired their own beforehand. And don't plan on letting others on the company's Facebook page know the truth about how "great" of a service 30A Beach Girls provides for weddings. They will promptly delete the comments and block the commenters in hopes of keeping potential brides and grooms from knowing the truth rather than addressing the issue with their point of view. Attached photos/video are screenshots from 30A Beach Girl's company Facebook page advertising their part in planning weddings. This coming right after Hollie Jones lied to the BBB today stating that she's only a property manager and doesn't plan weddings. These advertisements are misleading and flat out lies.

A Wonderful Vacation Home, But Disappointed with Management…read moreOur family had a wonderful time at this vacation home. The house itself was beautiful, comfortable, and located in a perfect spot for a relaxing family getaway. We made unforgettable memories here and even began planning a return trip for an extended stay. Unfortunately, our experience took a disappointing turn a few weeks after we returned home. We were shocked to receive a charge from the management company, 30ACottages.com, for alleged damage to the owner's closet door. Upon arrival, we noticed a door (which we assumed led to an owner's closet) had been left ajar. Wanting to keep our young grandchildren safe, we simply closed the door the best of our ability and went on with our vacation. In hindsight, we should have reported it immediately--but with the excitement of everyone arriving and not wanting to wait around for maintenance, we made the decision to proceed with our vacation. That turned out to be a costly mistake. We contacted 30aCottages and told them how it was found and that we did not damage the door- someone was not being truthful on their end- maybe they missed it previously and put the blame on us, but 30aCottages refused to reverse the charge. This was extremely disheartening, especially considering the home had other signs of being poorly pre-inspected--beach and pool toys were scattered all over the yard when we arrived, which we took the time to clean up and organize ourselves and there were a few other minor items that needed additional tending to- but overall, we just wanted to enjoy our much awaited time together and we didn't want to be the type of renters who came across as picky or overdemanding, so we let them go. We left the home in better condition than we found it, and to be blamed for something that was clearly a pre-existing issue was both frustrating and unfair. It's unfortunate because we genuinely loved this home and had looked forward to returning. However, we will not be booking through 30ACottages again. There are many reputable rental companies in the 30A area, and we will be exploring those for future vacations.

BEWARE if you see any listings managed by this group on VRBO!!! The listing in the app clearly…read morestates "free cancellation" in bold green letters when you are booking. However, this isn't true. Through the policies link, in the fine print, it tells apparently states that their company's fee policy overrides anything the app tells you, so they can charge a 5% cancelation fee, whether or not you were aware of it or agreed to it. Very deceptive

The bigger issue was communication and event coordination. We booked a bonfire experience for a bachelorette trip, only to be informed roughly two hours before the event that it could not happen due to an active burn ban that had apparently been in place for weeks. The explanation given was essentially that "it might have been lifted," so no proactive communication was sent. While the event fee was refunded, the trip had been planned around this experience, and the last-minute notice made it impossible to coordinate an alternative. The management company repeatedly shifted responsibility to third parties and policies rather than taking ownership of the communication breakdown. The house itself was solid, but based on the lack of responsiveness and planning, I would be cautious booking through this management company again.

During the booking process, we were told certain things by a representative that the company later completely disregarded and failed to honor. Once we arrived, we encountered a few issues with the house and were unable to get a timely response from Dune. Repeated calls went unanswered, voicemails were not returned, and no one followed up with us. We eventually had to contact maintenance directly to get things resolved -- and even then, the management company never checked back in to ensure the problems were taken care of. While the property itself is fantastic, the lack of customer service from Dune Vacation Rentals made the experience frustrating and stressful. If you value responsive and reliable support during your stay, we would strongly recommend booking through a different company.

We booked "Sand Piper," 320 Pompano St., Inlet Beach, FL 32461 USA. Their local property manager is Paradise Properties. Sand Piper is also advertised on hotels.com, RedAwning and VRBO. The fees vary wildly with each one. My fiance had a medical emergency that put him in the hospital for 3 days a few days prior to our Saturday departure date (May 4). Upon receipt of my fiance's "ER doctor's note," the owners agreed to let us reschedule but ONLY within the same month (May)--the available dates for which were very limited. At this point, my family from Nashville would be gone, but we could not afford to lose our $1,600. We also needed some sun and relaxation after his hospital stay. So we accepted their new dates of May 12-15. Extreme weather was forecast for the area and arrived on May 12, as predicted, making it unsafe in our opinion to travel there. Rather than letting us reschedule again to ANY month of THEIR choosing in 2024 (the off-season was FINE with us), they refused to refund a dime of our $1,600. We even suggested they keep their fees and just refund the lodging. The owners wouldn't budge. I will never book through hotels.com, RedAwning or Paradise Properties again, and I will tell everyone I know NOT to rent Sand Piper. My advice is to purchase trip insurance when booking ANYTHING. Lesson learned.

We rented a condo through Paradise Properties Vacation Rentals & would suggest you think twice. From now until April/May 2024, 30A is closed between the areas of Watersound and Seagrove making it 100% impassable - no cars, bikes, or walking. This is a locally well-known, pre-planned road construction project. When we asked them why they didn't give us a heads up, we were told that we should have done our research. We are from Michigan and would have no way of knowing about a pre-planned road closure in Florida. Of the 18 miles of bike paths, we could only access 2 miles. Not one time during our discussion did this company take ownership that their renters have a right to know something this important to a 30A vacation. Other than horrible mattresses, Seacrest 6 had a great ocean view and for us on the wrong side of the road construction. Transparency is everything.

Exclusive 30A Renter Beware!!!…read more I rented a luxury beachfront beach house for 5 days, and paid for a complete, full house cleaning half way through specifically so my guests and I could enjoy clean sheets. Upon getting into bed my guests and I immediately realized they had just made the beds, not changed the sheets. We had to sleep in sandy, damp sheets. Anyone who has stayed on a beach front Florida home knows that the humidity creates a damp feeling once sheets have been on beds for awhile. We anticipated this, and planned a thorough clean with high hopes. I sent an email and nothing was done during my visit. I had to follow up with them for weeks. 3 weeks later I received an email stating the cleaning staff said they changed the sheets. And that was that! Anytime I had questions or needed guidance during my stay, it was a vague, unhelpful answer. I was expecting a luxury experience at that price point. I have never had the issues with a leasing company that I had with them. The caliber of clientele they are attracting does not match their level of attention to detail, customer service or hospitality.

RENTERS BEWARE!! As…read morea repeat guest of Exclusive 30A, this year's experience was extremely disappointing. I rented a home in Santa Rosa Beach for my dad's 80th birthday. Thirty minutes after check-in, I realized the cleaning crew had overlooked several areas of importance. The kitchen bar stools had food and hair on them, several tabletops had not been wiped or dusted, the bathroom showers were not properly cleaned, a pan of biscuits were left behind from the previous renter, and a USED band-aid was stuck to the floor of the pool entrance - just to name a few of my findings. How unsanitary! When I reported it to Guest Services, along with pictures, I was told that the Director of Operations, a valued member of their team, had completed her walkthrough and would not be returning to address any of the issues. Additionally, cleaning supplies would not be provided to clean the home myself. That left me scurrying to run to Walmart, buy supplies, and clean the house -- an unbelievable way to start my vacation! I find the Guest Services team to be unaccommodating, unwilling to accept accountability, in dire need of rewiring when it comes to customer service. Given the amount of competition in the area, I hope the HOME OWNERS that have enlisted their property management services to Exclusive 30A take this feedback seriously! This was a horrible experience that I won't soon forget.
