We had a well-appointed condo with beautiful amenities and a huge patio that was above the Sugar Shack and close to the beach. It sold us on the 30A beach vacation experience! We later bought a home in Seacrest Beach, managed by 30A Escapes for over six years. They are a great, responsive company to work with. Beware of renting from 30A Escapes! These pictures speak for themself. Upon arriving, I immediately called to report a problem and be moved to a different unit. I was shocked to find out they knew about the condition of the unit and thought it was okay because there was a small disclaimer, buried deep in the website, about the construction. There was nothing in my contract about this and I paid full price. Instead of going into greater detail, I will share how I got a refund. 1.) This management company is terrible. I would recommend that these people that use this company find another. They are making a bad name for your properties. I am currently staying at a home that is not being well maintained. The initial starter pack was missing many items, the pool was disgustingly dirty. I have asked for it to be cleaned 3 times and still nothing. I cannot get all the bugs and things from the bottom of the pool. The pool deck was disgusting and I had to hose it down. There are multiple cracks by the pool deck that my kids cut their feet on. The ad states it's 1 minute from the beach but it's actually 10 minute walk to the public beach. So it's basically false advertisement. They stated there might be another entereance to the beach but then never followed back up. I would never stay with a property managed by this company again. read more

We rented a beach house for a week in Seaside. Though the location was great and the bones of the house were nice...the customer service was fair at best. First - there were NO BEACH TOWELS in the beach house. We flew here and had no room for beach towels but even if we did, who doesn't provide beach towels in a high end beach house?!?! The furniture in the home is dated, especially in the living room. The dining room has no lighting, not even overhead - just a dark corner in the front of the house. We had to move a lamp from a bedroom in there and we bought some candles for the EMPTY candle holders. The kitchen sink takes all kinds of maneuvering to turn off otherwise it not only drips steadily but water streams out of it. In the master bedroom the shower doesn't drain so you stand in water. The sinks also drain extremely slowly so there's standing water on them after brushing teeth, washing your face, etc. The beds gave three out of the five of us sore backs and the pillows are overstuffed poly fill - I just didn't even use a pillow because it made my neck stiff. We had to go buy dish soap and trash bags as the only kitchen trash bag was the one in it when we arrived. There was ONE dish towel and one kitchen wash cloth in a 3-bedroom house and five people. There's not a full-length mirror in the house. The food processor didn't work and there wasn't a pizza pan or a pizza cutter - seems pretty basic, especially for accommodations at this level. There were no spices or condiments other than a salt and pepper shaker. Most vacation home rentals we have stayed in have the basics that guests have left The house came with four bikes and we had to rent an additional one. The one we rented was great and had a basket to carry basic things in this town where people bike everywhere - beach towels, wallet, phone, books. The bikes at the house had no baskets and one was missing a grip on the handle. Overall highly disappointed with this vacation experience that could have been made better with some very simple basics. If you're considering using them as your property management company would highly advise looking elsewhere. They will nickel and dime you. They do not screen renters well and even if something is discovered breaking the rental contract will not take care of it in a timely manner. They don't inspect properties adequately on checkout and you have to discover damages and missing items on your own. Even when you do they will drag their feet and avoid repairing or replacing them. They pay a lot of lip service but little follow through. Turnover in staff is a huge problem and when one person says they'll take care of something there is little follow through. My family had the scenario of a homeowner that opted to move our rental property to another property management company, 30a Escapes, one week prior to our check-in date. Now, I understand this kind of thing happens, but the stress and anxiety my family went through within 72 hours would not be wished upon anyone. You would think our paperwork would transfer over and my family would have an enjoyable week-long vacation, but not the case. It was challenging to get someone on the phone for the new property management company, 30a Escapes, but once I did, they told me that they can accommodate the week, but would charge us 3x the amount we initially signed off on. Again... we are 5 days away from our trip. I tried to negotiate down a little on price as the original person handling this account told us it would only be slightly more. When told that this new price was unacceptable, they continued to tell me that once they post the property and email it out, someone will rent it for that price. Haha... didn't actually rent for that week (Sunny Side Up), I asked a manager to call me to discuss and I've been waiting 4 days for that to happen, even after I sent a follow-up email. The lack of response, the rudeness of the staff, and the unwillingness to accommodate a family that was obviously stuck in between this homeowner's decision has pushed me to write this review. I even went as far as to notify the homeowner of this management's way of doing business and nothing. I will NEVER rent from 30a Escapes, nor will I EVER recommend someone renting from 30a Escapes. My lawyer advised me to sue, but 30a Escapes is not worth my time. I will give props though to Newman-Daily, the original management company as they did their very best to try and accommodate us in every way possible - rent from them for your next relaxing vacation. read more

30a Escapes rented us a condo under active renovation. When we showed up they were completely unresponsive and unsympathetic to this fact. Having open buckets of grout and power tools exposed wasn't safe for our 18 month old and is beyond absurd as a rental. They additionally expected us to allow workers into the property while we were actively staying there to continue the construction (having no idea who these workers were, their background or trustworthiness -- again with my pregnant wife and toddler with me). When we finally got someone on the phone the next day they agreed to refund us 3 nights of our stay since they were unable to accommodate us at another location (as we had rented a crib and other items for our baby that were not easily transported and no comparable properties in Rosemary Beach were available). When no refund was issued after our stay we attempted to contact them repeatedly, but no one would take our call, call us back or otherwise address the absurdity of renting a property under active renovation to a family. I would avoid is rental management at all costs - both as a renter and a property owner. Completely unprofessional. They ruined our first post-Covid vacation and first beach experience with our toddler. read more

This rental company sends you a 16! page contract for starters!!! If you breathe wrong you will be charged very stiffly. They claim it is a luxury rental and should be for the prices they charge. This is not luxury! You have to bring your own beach towels, buy basics that should be included, run dishwasher when you leave, strip beds and empty the trash! 3 of the 4 bikes needed maintenance, sink in bathroom was plugged, lightbulbs out, beach chairs and umbrella broken. There are no coffee filters, salt, pepper and other necessities. For $1,500 a night they could spend at least $25 to ensure enough paper towels, trash bags, Kleenex , dish soap, toilet paper and other necessities are provided. You have to rush to the very crowded grocery stores to buy quantities that you do not need for a weeks stay. read more

Reviews posted on the 30A Escapes rental site are either fake or old. I tried posting an honest review of a disappointing experience 9/26-10/1/20 that included the great things and the bad things alike. The review was captured and uploaded according to their website, but never posted. They are filtering their reviews! Yes, the view is lovely. Yes the house fit our large party perfectly. Yes, the beds were extremely comfortable. Yes, the included beach gear and cart was exactly what we needed. Yes, the grill was so dirty it caught on fire, but the fire extinguisher in the kitchen worked. The beach area that is available to place your gear is limited by the condos on the right and the private homes on the left. This is not ideal with COVID-19 as we were forced to park close to other families. The house - La Luna Heart, unfortunately, was not well maintained. Hot tub never worked even with calls/pool company coming on the second day. Clogged drains resulting in showers in 1-4 inches of water. Toilet rims not clean (filth visible while lying in bed). Ants in kitchen every morning. Ice maker broken. Wifi worked twice a day maybe. Window blinds so dirty when we opened the ones over the kitchen counter see if neighbor was ready to go fish, dust bunnies fell all over the food. No extra linens and no hangers to hang our clothes. Power outlets on the deck don't work. Crumbling paver patio entrance to pool Of course we paid full price for a house that wasn't fully cleaned or fully functional. I reached out to the rental company about the disappointing experience before I posted my review. No response, and of course, no compensation (even in the form of a discount for future rentals). Do not rent from this company. Check reviews here and on Google, this property management company does not care about their properties, or their guests. We rented a property in PCB from them, and it was honestly the most awful experience we've had. We didn't receive check in information until almost 1.5 hours after our check in time, so we sat on our car waiting and had to repeatedly contact them to even get access to the house. Once we got into the property, it was freezing cold, and the nest thermostats were locked. This began our daily calling and emailing them for codes and basics of our stay that honestly should have been provided readily. We never received a password for the WiFi in the house... After three days of calling to request this, we gave up. Our "property manager" Brendan never returned a single call, despite repeated voicemails and texts specifically requesting a response. We were also told our "property manager" Jordan would "be stopping by" or would "be right over"... Guess what. We never saw him. We never actually got a call back from this company once, though we called them more than a dozen times with questions and issues about the property. The cherry on top was when we got an email from them on day 4 instructing us to move the three bikes provided with the rental into the garage because "someone from the HOA called to complain". Well, the bikes were locked up on the sidewalk outside the house when we got there, and we never received a code for the lock! Sounds like another issue for Brendan/Jordan to help with, but you guessed it... MIA. For more than $2k for a week stay, I'd strongly caution anyone from doing business with this company. You can get WAY better service, accommodations and vacation experiences from Airbnb, or really any other management company in 30A. You've been warned... read more

I really wish I would have read the reviews here! I only read the reviews on their website which, not surprisingly, were all mostly good. We rented a house in Watercolor for the first week of August. We paid almost $6,000 for the rental so it was not inexpensive. The house was nice, at a distance. The inside of the house was a little rundown and showed lots of wear/tear. Even my teenage boys who don't notice anything said they were ready to leave because the house felt dumpy and rundown. Check in went fine on Saturday but we noticed lots of problems with our house. I generally don't like to complain so we didn't. We came back from the beach on Sunday and there was a worker in our house. It was nice they were fixing things but I would have appreciated a call to notify us of the practice. The first floor air conditioning wasn't working so I called Monday because it was 79 degrees in the house and while I don't mind a little heat, that was uncomfortable. They eventually sent someone over on Wednesday to fix it. Wednesday evening I found a cockroach in a kitchen drawer. I screamed when I saw it and all of my kids heard me. I had to fess up about why I screamed so I had to deal with kids who were creeped out being inside the house. The area of 30A is beautiful but this company unfortunately left us with a bad taste in our mouth. I left a review on their website (which was actually a little kinder than this one) but it never got published. read more

Really wish I read these reviews before renting a home with them. We too experienced some bad rental procedures. I even went to write multiple reviews on their website and they never published them! Shady at best. Chairs were broken and stained, dryer never worked, dishwasher door was broken, pool wasn't heated even with requests, dirty dishes, non-working electrical equipment and fireplaces. Seeing all the beautiful reviews they have on their site just makes me feel worse for anyone else that has the potential to rent from them. read more

When they finally called back they said they would send an emergency message to the maintenance company. Hours later still nobody comes and it's 77 degrees in the house. Horrible service! read more

I will give 30A Escapes two stars due to being a beautiful property (Rose at Mercado - Rosemary Beach, Fl.) in a perfect location. The downside: When we arrived there was a portable crib, with sheet that smelled of urine and a baby walker left in the master bedroom. We did not have kids with us. We contacted 30A to make sure they were finished cleaning and were told to put them in the hallway outside the unit. We assumed these would of been picked up but instead we had to walk past them the entire stay. Every dish, fork, glass, pot, pan was visibly dirty, some sticky and put away in the cabinets/drawers. These were more like tossed in, no organization at all. The oven was disgusting, cabinets and counters were greasy, furniture had food in the creases. It was so dirty we had to contact them again. They said they would have someone out. Our bigger concern was that due to COVID they required extra cleaning originally and this looked as if they changed the sheets and that's it. Next, the washer would not work. We were told to unplug for awhile and try again. It would not spin out the water. They said they were on it and would get someone out. We never heard from them again. Five women with only 1 Towel, 1 wash cloth each and beach towels that couldn't be washed all week. Unacceptable. We had to purchase towels. We attempted again because it looked like it was plugged in differently so we assumed someone had been out. It locked the night before we were to leave. They said they had sent someone out and it was working. No notification that they had someone out to the unit so someone entered without our knowledge and without us locking up valuables. We had to leave the next morning with our belongings locked in the washer. A major issue. Two days later we had to follow up again about our property and they simply stated that they got it out and would mail it Monday. The pictures do not even begin to show how poorly the property is being kept. It is such a disappointment that such a beautiful property is not being maintained as it should be. If I were the owner I would be firing the management company, cleaning service and finding new ones. Such a shame. We will not be staying here again or using 30A Escapes again. read more

THIS HAPPENED ON 12-29-21 Extremely poor Customer Service. Incredibly disappointing. After a day at the beach with my wife & daughters, I arrived back at our property with two random men in our home. They said they were maintenance men with 30A and were here to change a filter. At NO POINT we're we ever notified that this would be happening. We were also under the false impression that no one had the door code except for us. My two young daughters were terrified at the thought that random men could silently walk in to your house in the middle of the night because they had the code! When we called to notify the front office they simply said, "Sorry..... someone should have notified you". NO. YOU should have notified us!!! And your standard practice ought to be that if the tenant is not home then you CANNOT access the home and their belongings at your own will. The front office offered to do NOTHING to rectify this. We had to actually request a new door code ourselves. This is PATHETIC customer service. I believe that protecting my family is my #1 responsibility in life. This company caused me to doubt my ability to do this. TERRIBLE!!! At least do SOMETHING to try to make up for when you FAIL, 30a Escapes. It's called taking responsibility. We watched dates for the beach house "Chasing Sunset" for weeks, and my husband booked it for a Christmas surprise. They called at 8pm three days prior to arrival to tell us the rate was actually $490 MORE than what we booked! And said it was a glitch in the system that just happened 2 days prior. (booked rate was posted for at least 2 weeks) We said we understood the position they were in as a property management company, but their error is not the consumer's (our) responsibility. To top it off, the timing (8pm at night) and way it was presented (a rep calling from her personal home) also sounded like a scam to get a credit card number to charge nearly $500. She said she would have her supervisor call the next day to present our side of this issue because she understood where we were coming from. This morning she called back, prepared with a case and they are cancelling our reservation either way now, not even allowing us to decide if we would pay the ridiculous surprise extra rate now. Because we told them this bad business practice will cause bad publicity and we would make sure every knew of this scam. I can only imagine they have done to this others. What are travelers supposed to do that have budgeted, taken off work, and spent money preparing for what is supposed to be a great vacation, only to be told just days before that it is now 25% MORE THAN IT WAS BOOKED FOR!? I would NOT RECOMMEND this vacation company for anything. And we go to the 30A area 4x a year. We have both been in the customer service industry and real estate for a decade and have never seen this shady practice. I would love to know if the owner's are aware of this scam they run. I doubt the extra $490 is worth the reviews of screwing customers and the potential loss of $2000 3 days prior to checking in. (zero stars should be an option) read more

Unethical and dishonest. The property was advertised as "Pet Friendly" but after my stay, they charged $392 to my credit card for an alleged "Pet Fee" that was never disclosed nor agreed. Do not trust them! We stayed at a rental property in Grayton (Magnolia Place) and paid to have the pool heated 7 nights, which they were glad to take the money. We got there on Saturday expecting the pool to be heated like they said and the pool was ice cold and extremely dirty. Messaged the property manager, they came out to turn it on the next day which they clearly did not know how to do. Messaged them the next day as the pool was still cold and they sent the pool company out, pool guy said they have no clue. They said they would refund the heating charges, got a refund for one night even though we didn't have heat for 4 days. I just want reimbursement for the 4 days we didn't have heat and the kids didn't get to swim. They won't reimburse because they said they resolved the issue when we reported it. We stayed one week at the Jack Black Bungalow . Let me start by saying I have submitted 2 reviews to 30 A escapes and they have not posted either and I have not gotten any response. When we frst walked in it was a very strong smell of plug ins which i unplugged bc I had a migraine. Well it didnt take long for the real smells to surface. The fridge had an awful smell that could not be found, it made the entire kitchen stink. Master bedroom smelled of dog urine and had carpet that was stained . Once you sat on the furniture in living room you could smell the funk on your clothing the rest of the day. The drains did not drain properly. The golf cart that was provided with the property broke down and we had to walk home. They brought it back and said the parking brake slips out of place so just try to keep it pushed up its been a problem. They didnt even bother to fix it. The pool did not get cleaned the entire week we were there. no way will I ever rent from this company again. They are clearing filtering their reviews on their site and only allowing deceiving 5 star reviews. read more

Oh my goodness- I have never written a bad review in my life but this company is just AWFUL! The condo was beyond filthy. It was sticky, you couldn't see out the windows they were so dirty. It smelled like mildew, the bathtubs were full of sand. The screened in outdoor area was seriously disgusting and they said "they were not responsible for cleaning the outdoor area". Almost all light bulbs were out, plugs in bathroom didn't work. We are not a super high maintenance group, but we had made reservations for 4 nights and left after 1 night. We contacted the owners of the company simply asking for the $300 cleaning fee to be refunded and they refused to help in any way. I have never been so shocked with a company before. Do not rent from this company, we made the mistake this year - we come yearly and will never rent nor recommend them. The house we rented was beyond Filthy! It looked like someone peed on the bed and smelled of urine. When we called to address the issues they made us seem like a nuisance and would not help to resolve other than offering housekeeping- which did come , but still had hair all over bathroom and many other things after second cleaning. We recently rented a property from 30Aescapes and it was very disappointing to say the least. I rented a property that stated there was "private deeded beach access just 50 steps from the master bedroom", we were given a gate code for the private beach access, and upon our arrival the gate code did not work. Luckily a nice couple let us in for our sunrise photo session. We later came back to the beach and set up our chairs on the beach. I called the main office of 30A escapes to report to them my gate code did not work. I was told I would receive a call back. I did not. Then a young man approached us and rudely stated we were trespassing on a private beach and he was calling the police. So I then called 30A escapes to try to get a solution to the problem. I was then told that there was no private beach access even though it was listed to have a private beach access and even though they gave me a gate code. I nicely explained that I had paid for private beach access and that was what was advertised to me. The young lady said she would have a manager call me back about the issue. I never heard from anyone. I called 3 more times and was told I would get a call back and I never did. The absolute worst rental experience I have ever had. read more

Went and hung out at the pool until we heard that the house was ready, six hours later we received a message that the house was ready but the AC was not working. Granted the house was ready at 4 PM which was normal check-in. We arrived to two workmen installing window units in the bedrooms. Two hours later with window units it is still over 80° in the bedrooms. And after numerous voicemails and text messages no response from the property management. For over $5000 for a two bedroom house for a week I would expect better, much better. Beware when renting from 30a Escapes. If they respond and refund until ac is working I will gladly change this review. Update: Currently 3.5 hours in and no response from 30a Escapes. Bedrooms are still 80 degrees plus. read more
