Not a great experience. Quite literally our worst vacation ever. I definitely would NOT recommend…read morethis rental agency to anyone and we will definitely never use them again. CRA didn't inform us of construction next door (both sides and across the street) when we booked our rental nor when we checked in on Saturday. Sunday was peaceful even though the dishwasher wasn't working and several electrical outlets were dead throughout the house and the spa/pool was covered with a tarp and several heavy concrete pavers. But then on Monday we woke up to hammers and electrical saws a few feet from our bedroom window at 7am. Happened everyday of the week. CRA claimed they didn't know about the construction yet there are 4 houses all around this rental in various stages of construction that has been going on all year. Construction crew stated that every renter before has complained to them and CRA. So obviously they knew but declined to say anything. More on the backyard spa/pool, it was covered with tarps and bricks when we arrived due to the construction and once CRA sent someone over to uncover it, we saw all kinds of debris floating in it and more debris constantly fell in the water during the week, including nails and insulation. We were constantly blocked from leaving it parking in our driveway due to the large number of trucks, trailers and bobcats blocking out drive. We either had to park around the block or ask someone to move so we could come and go. Called to ask about options (moving locations) and we were given the runaround for 3 days. Mostly they just didn't call us back and when they did the person that called )although nice) wasn't authorized to do anything but offer a welcome bag containing a beach towel and insulted cup and small Bluetooth speaker and a bottle of champagne. Same thing we got when we checked in. We continued trying to get someone to commit to moving us or offering a discount but no one with any authority would call us back. Then mid week the construction crew next door busted a water line less than 10 feet from our front door. Flooded the driveway and stopped water service to the house for several hours. Still no help from CRA.

I would not recommend booking the single bed (Bloomsbury Cottage!!!). Our whole trip was ruined by…read morethe bed that was 50years old with no comforter, it was hard as a rock and made loud noises every slight toss and turn. The shower had mildew everywhere... and the bugs were all over. The location was the only positive. It was located near everything you need including an easy walk to the beach. If you do book this cottage make sure to ask about the bed and mildew, otherwise your trip may be hindered by bad sleep.

Most of the time I went here, very few people were around and we felt surrounded by beauty, peace, and nature. They were humble yet decadent and glamorous times. The beach was gorgeous and serene. Sometimes, there was only two of us sunbathing on the beach all alone. It was a long walk over the dunes to get to the beach, yet it was so worth it. Some of my best Beach and pool memories are at this place. I came back to it recently to collect some sand from the beach here. Now, it is super crowded, more commercialized, louder, and the newer buildings are squeezed in tight like sardines. It made me realize you can never go back to the past and to value and live to the fullest in the Present Moment. My Russian friend ,Sergei , agreed and said yet we had lots of valuable memories and memorable present moments at Watersound though!

There were plenty of bath towels and extra trash bags, which were appreciated. However, there were several issues that affected our experience. When we arrived, the trash from the previous guests had not been taken out, and the smell was horrible; it hit us every time we walked outside. I contacted the property about it, but unfortunately, it was never addressed during our stay. One of the bikes had a flat tire, and there were no working bike locks (no one knew the combination). I flagged both issues to management, and they went unresolved. There was a nice fire pit with plenty of firewood, but nothing to actually light it with, which felt like a missed opportunity. There was also no house manual or instructions for anything; we had to figure things out as we went, which was inconvenient. Lastly, the house is not as close to the beach as the listing implies. You definitely need a car or a golf cart. We're an active group, and even for us, the walk (especially with beach gear) was tough due to the hills. Overall, the house itself is lovely, but the property management needs to be more action-focused, and some amenities and communication could be improved for a better guest experience.

We've been extremely happy with Concierge Cottages management services. We purchased our dream…read morevacation home earlier this year and interviewed several different property management companies before deciding on one. Our objectives included minimizing the stress of owning a second home, optimizing rental income, and maximizing our own enjoyment when we visit our 30-A home. The deciding factors in selecting Concierge Cottages had to do with their personalized and prompt service both to us and guests renting the property, their location near our home, and Lisa's experience in the industry. Lisa is quick to return calls and respond to our concerns. It gives us comfort that she is physically located in Santa Rosa Beach rather than managing properties from a remote location. That gives us peace of mind since we live out of state. Lisa and her team check on the house regularly even if not rented. Lisa personally inspects the home immediately after a rental guest departs and before the next guest checks in to verify the home is in immaculate condition. The Concierge Cottages website provides an owner's portal that allows us to keep updated on things like rental rates, expected revenue, and dates of occupancy. Monthly revenue statements and payments to us have been prompt each month. We can easily block all dates we want for ourselves with ease and change when needed. A few other things we have appreciated are that the house is spotless when we arrive just as it is when every rental guest arrives, and we are provided the same concierge services when we are there as the renters are. They will arrange for us to have most anything we want such as use of E-bikes, regular bikes or most anything else we think of. It's as if we're staying at a resort that we also own! Concierge Cottages handle all cleaning services (charge is passed through to renters) as well as handling routine repairs very promptly. Another added benefit of the company being locally based is that they have developed a network of trusted tradesmen to refer us to for improvements we want to make of the house. I would say overall Concierge Cottages has been a turnkey company that has made vacation property ownership as stress free and enjoyable as possible. I'm very pleased with our decision to use them and would choose them again. They have exceeded our expectations for service and 1st year income despite only getting started a few weeks before peak season. Kudos to Lisa and her team.
