    On of unusable toilets in rental when we arrived. It was not repaired until after we had been there 6 days despite many complaints!

    This is a review of Royal Destinations & their terrible rental, 30A Linger Longer, in Santa Rosa Beach, FL. Do not consider it! It was by far the most rundown rental with the most plumbing issues that we have ever experienced in over 3 decades! And, we paid very good money--$14,000 for a one week rental. Here are a list of the numerous problems we encountered once we arrived: We did arrived on evening of Sat, 8/3/24. By morning, we had already taken inventory of several big issues--mostly plumbing! 1. One downstairs toilet was dangerously wobbly & shaky--it was practically falling over when we arrived & could not be sat on safely. 2. One downstairs toilet had a completely broken & unattached handle. We did not realize this at first & had to flush inside the toilet tank which is gross. 3. The only upstairs main level toilet whistled loudly for 5-10 minutes EVERY time we flushed & could be heard throughout the house. 4. The main courtyard black metal gate from the house to the walkway was completely off its hinges. It was heavy & had to be lifted up completely & moved each time we wanted to go to the beach! We reported these items the next day (Sun, 8/4/24) to Royal Destinations. They said they would send someone, & requested that we secure all of the outdoor furniture & décor by moving it into the home while a storm was approaching Tampa. We immediately worked together & did this very carefully so that we did not scratch any floor or wall; we treated this home with respect. By Mon, 8/5/24, nobody had stopped by. We notified them that the gate that was propped against the house had fallen over due to winds from the rainstorm the night before. A team member did finally come by on the evening of Monday, 8/524. He did fix the gate completely--which we truly appreciated! He noted the 2 broken toilets downstairs & said parts would be ordered. He supposedly tightened something in the upstairs toilet, but this toilet continued to whistle very loudly in the same way it had before the repair. Since it was one of the 2 out of 4 toilets that worked in the house, we continue to use it despite the annoying noise. On the evening of Tues, 8/6/24, we requested the ETA of the parts for the 2 toilets again. At this point--halfway into our vacation still with only 2 working toilets, we also requested some form of compensation. Royal Destinations said that they would reach out to the owner. On Wed, 8/7/24, a plumber did arrive, but he only had parts for the rocking/falling over toilet. He had not been told about the broken handle toilet. He was able to fix the dangerous rocking falling over toilet & it was usable. We were now up to 3/4 toilets! However, the plumber was not sure when the next toilet parts would be ordered or arrive, but said Royal Destinations would be in touch. On Thurs (8/8/24) afternoon, we reminded them yet again that we still have one unusable toilet with less than 2 days left of our vacation! A plumber did return to repair the downstairs toilet that evening. Thus, we finally had 4 functioning toilets for the very LAST full day of our trip! We asked again about some compensation request, but we were informed that the owners supposedly had not responded to our request via Royal Destinations. We let them know the other issues that the home had before we left so they could hopefully be taken care up before the next renters: 1. The upstairs AC is not cooling well at all. It was set to 72 and would get up to 78-79 degrees during the day. Their AC needs a service at least & likely a repair. 2. The fan was unbalanced in the upper/ main lever bedroom that was already hot at night. My daughter & her friend that slept in that room were uncomfortably hot all night because the fan was too loud to run while trying to sleep. 3. The only toilet in the upstairs was whistling loudly after every flushing & was not fixed. Since it was the only toilet on the main level, it had to be used. Luckily the whistling would cut off after 5-10 minutes but it was annoying. 4. The oven light was not working. 5. The kitchen faucet has a broken part on it & is wobbly & needs to be adjusted to be able to pull down the hose and aim. 6. The hot water in the right master sink is not working. 7. The den Roku remote was not working when we arrived. We bought & replaced batteries in the Roku remote. This is minor & common in rentals. However, the Roku remote must be breaking because buttons could only be pressed 2-3 times before freezing again. They will likely need a Roku reset or new remote. We finally received word on 8/17/24 from Royal Destinations that the request we made for some small compensation for our troubles during our very expensive beach vacation was supposedly DECLINED by the OWNERS. We are terribly disappointed & feel that the owners do not take of this rental & do not care at all about their renters. Other units in VIZCAYA are AMAZING BUT DO NOT RENT 30A LINGER LONGER/1025 VIZCAYA!

    *House was rode hard, put away wet* We stayed at Wave on Wave. Stained rugs and window coverings, giving the vibe the home just really wasn't clean. The master bed had a broken box spring that was discovered after one night of awful sleep. Trash, clothing, and other debris was visible under the bed when maintenance attempted to fix it, gross. The pool was filthy when we checked in, and learned it was broken (after we prepaid to have the pool heated for our stay). They did fix the pool on day 3. Just bad communication with the team, a lot of back and forth and dealing with maintenance during the majority of our stay. Last thing you want to deal with on vacation!

    Royal Destinations is a rental property management group in the Panama City / Rosemary Beach Florida area. This is the first time we used Royal Destinations to rent a home in Rosemary Beach Florida for a family vacation. The home we rented was $14k a week and was not worth the money. The home was infested with cockroaches, unsafe walking areas by the pool area, had peeling paint on high traffic doorways and siding and the outdoor furniture was very dirty. I would not recommend using or renting any properties from Royal Destinations. Kevin Olson

    Rest assured that Royal Destinations is not vetting the properties as a property management company. My first mistake using VRBO to reserve a property for a family vacation managed by Royal Destinations that was infested with ROACHES. YES, tons of ROACHES at Vista Mar Crest #3 in Blue Mountain Beach. On our first night, they were crawling on the dining table and all over the kitchen. The AC was also broken right in the middle of summer on the 3rd floor which was the main floor of the kitchen and a master bedroom. We had to eat breakfast and lunch there the next day in the blistering heat and humidity and could not open the doors or windows, because you guessed it, ROACHES. Our last straw was finding the ROACHES in the bed crawling on the pillows where my baby niece and nephew were sleeping. Not to mention the home was not cleaned, there was old food in the beds and sand left on the nightstands which would not be there if cleaning personnel had wiped down the nightstands and tables. Someone named Maria called me from Royal Destinations and we spoke. She was apologetic and asked me what would make this right. I told her that the company should have vetted the property before letting anyone stay here and at least 50 percent refund would be ideal for all the issues we encountered. Its been over two weeks with no follow-up, only a "we are still awaiting feedback from the owner." Its no wonder the owner is SELLING the property. As many roaches as there were, it would be impossible to not know theres an infestation. It is also evident it is being sold by "the owner" because their paperwork is all over the home selling for 3 million. We paid over 4,000 dollars for a 4 story roach infestation. Not to mention the grill nor the elevator worked. Save your money unless you want to sleep in filth and roaches. A beautiful home disgracefully managed. They are sooo wrong for still trying to rent it out despite this issues. Had we had anywhere else to stay, we would have left the first night. Very appalling situation.

    Has numerous properties for large groups in beach area both beach front and others. Local. Office on main beach drive so they are nearby

    We rented Modern Magnolia in Grayton Beach and it was ROACH infested. They did nothing about it. Will never rent from them again.

    Exclusive 30A Renter Beware!!!…read more I rented a luxury beachfront beach house for 5 days, and paid for a complete, full house cleaning half way through specifically so my guests and I could enjoy clean sheets. Upon getting into bed my guests and I immediately realized they had just made the beds, not changed the sheets. We had to sleep in sandy, damp sheets. Anyone who has stayed on a beach front Florida home knows that the humidity creates a damp feeling once sheets have been on beds for awhile. We anticipated this, and planned a thorough clean with high hopes. I sent an email and nothing was done during my visit. I had to follow up with them for weeks. 3 weeks later I received an email stating the cleaning staff said they changed the sheets. And that was that! Anytime I had questions or needed guidance during my stay, it was a vague, unhelpful answer. I was expecting a luxury experience at that price point. I have never had the issues with a leasing company that I had with them. The caliber of clientele they are attracting does not match their level of attention to detail, customer service or hospitality.

Thirty minutes after check-in, I realized the cleaning crew had overlooked several areas of importance. The kitchen bar stools had food and hair on them, several tabletops had not been wiped or dusted, the bathroom showers were not properly cleaned, a pan of biscuits were left behind from the previous renter, and a USED band-aid was stuck to the floor of the pool entrance - just to name a few of my findings. How unsanitary! When I reported it to Guest Services, along with pictures, I was told that the Director of Operations, a valued member of their team, had completed her walkthrough and would not be returning to address any of the issues. Additionally, cleaning supplies would not be provided to clean the home myself. That left me scurrying to run to Walmart, buy supplies, and clean the house -- an unbelievable way to start my vacation! I find the Guest Services team to be unaccommodating, unwilling to accept accountability, in dire need of rewiring when it comes to customer service. Given the amount of competition in the area, I hope the HOME OWNERS that have enlisted their property management services to Exclusive 30A take this feedback seriously! This was a horrible experience that I won't soon forget.

    I find it comical that this company advertises that they have "expertise" and a "personalized…read moretouch" in planning weddings (as seen in the attached images from their Facebook page), and yet Hollie Jones left a bride and groom with nothing 15 minutes before their special day after 6 months of communication. Hollie didn't tell the couple that she had in fact outsourced their wedding and they were left without their arbor, chairs, sound system, attendants, margarita bar, charcuterie boards, champagne for their toast, and seafood boil on their special day after Hollie ghosted them 15 minutes before their wedding. In Hollie's response to the groom's rating, she stated that she had also given vendor suggestions for florists, photographers, and hair/makeup artists but that the couple did not take those recommendations. Well thank goodness they DIDN'T use Hollie's recommendations! In the end those are the only vendors that DID show up for their special day because they hired their own beforehand. And don't plan on letting others on the company's Facebook page know the truth about how "great" of a service 30A Beach Girls provides for weddings. They will promptly delete the comments and block the commenters in hopes of keeping potential brides and grooms from knowing the truth rather than addressing the issue with their point of view. Attached photos/video are screenshots from 30A Beach Girl's company Facebook page advertising their part in planning weddings. This coming right after Hollie Jones lied to the BBB today stating that she's only a property manager and doesn't plan weddings. These advertisements are misleading and flat out lies.

    A Wonderful Vacation Home, But Disappointed with Management…read moreOur family had a wonderful time at this vacation home. The house itself was beautiful, comfortable, and located in a perfect spot for a relaxing family getaway. We made unforgettable memories here and even began planning a return trip for an extended stay. Unfortunately, our experience took a disappointing turn a few weeks after we returned home. We were shocked to receive a charge from the management company, 30ACottages.com, for alleged damage to the owner's closet door. Upon arrival, we noticed a door (which we assumed led to an owner's closet) had been left ajar. Wanting to keep our young grandchildren safe, we simply closed the door the best of our ability and went on with our vacation. In hindsight, we should have reported it immediately--but with the excitement of everyone arriving and not wanting to wait around for maintenance, we made the decision to proceed with our vacation. That turned out to be a costly mistake. We contacted 30aCottages and told them how it was found and that we did not damage the door- someone was not being truthful on their end- maybe they missed it previously and put the blame on us, but 30aCottages refused to reverse the charge. This was extremely disheartening, especially considering the home had other signs of being poorly pre-inspected--beach and pool toys were scattered all over the yard when we arrived, which we took the time to clean up and organize ourselves and there were a few other minor items that needed additional tending to- but overall, we just wanted to enjoy our much awaited time together and we didn't want to be the type of renters who came across as picky or overdemanding, so we let them go. We left the home in better condition than we found it, and to be blamed for something that was clearly a pre-existing issue was both frustrating and unfair. It's unfortunate because we genuinely loved this home and had looked forward to returning. However, we will not be booking through 30ACottages again. There are many reputable rental companies in the 30A area, and we will be exploring those for future vacations.

However, this isn't true. Through the policies link, in the fine print, it tells apparently states that their company's fee policy overrides anything the app tells you, so they can charge a 5% cancelation fee, whether or not you were aware of it or agreed to it. Very deceptive

There is a sweets suite that has granola bars, popcorn, soda, oranges and apples, goldfish, an ice and water machine, espresso machine (that also makes hot cocoa), and ice cream bars! No need to pack extra snacks for your little ones on this trip! The rooms are large and the balconies have a gorgeous view of the bluest turquoise waters- it reminded me of being in the islands! The turndown service brings you fresh homemade cookies every night (so don't use your DND!). The staff onsite are super accommodating, the drinks at the bar are delicious, and the food is good as well. The pool drinks are more expensive if you go to the beach club next door. The pool area has a huge sunscreen dispenser (never seen one of these), ice water, fire pits (free to use). There is a tiny gym off the lobby (open 24/7). It has one treadmill, one elliptical, free weights, one bench, on pulley system and a Lululemon mirror thing. No one seemed to use it, so that was nice. The beach is powdered sugar soft a the ocean is clear and calm. It was an OASIS! The only surprise is that there isn't any drink service. Luckily the pool bar wasn't too far away. There is a free trolley you can take to other pools like the Watercolor Club (for kids), and other locations. There are some eateries within walking distance (however not a ton). The whole town is walkable and bike friendly. If you're a runner, there's a paved walkway that goes alongside the main road for miles and miles. I stuck to the trails behind the houses and loved it! It was secluded and woodsy, and yet I still saw houses so it didn't feel unsafe. This was probably one of the best vacations I've been on- it felt foreign but was stateside. Everyone enjoyed it- myself, my husband, our toddler, and my older in-laws. It's worth every penny! And bonus: the AC works amazingly! You can have a cold room and the ceiling fan makes it even better! The housekeeping was also phenomenal! Everyone was friendly and did such a great job! They gave us more shampoo, etc without us even having to ask. My only cons- I wish the free bike rental had helmets. I don't trust drivers when I have a little one to take care of, and the pool pump was loud so we couldn't really hear the ocean from the balcony, but not a deal killer.

Would not make eye contact with numerous patrons at times ... a number of us were sitting at bar and noted this as it took forever to get a drink at times. Rooms average and third floor room view was great. Won't be coming back to this Ritz priced "inn".
