    Rental agreement

    Although we haven't yet arrived for our stay at Firefly Cottage in Rosemary Beach, I wanted to share an issue we've run into ahead of our trip. When booking, both the rental agreement and listing clearly stated that 3 parking spots were included. However, upon checking the 360Blue Hub shortly before our arrival, we noticed that this had changed to only 2 spots. After reaching out to 360Blue, the only solution offered was 2 parking passes to park within the community -- and unfortunately, no explanation or apology was provided for the change. This has been a frustrating inconvenience, especially since we are traveling with multiple family members and coordinated around having 3 parking spaces. On a positive note, everyone I've spoken with at 360Blue so far has been professional and kind, and I am hopeful that the rest of our trip will go smoothly once we arrive. I wanted to share this so future guests are aware and can double-check important details like parking prior to arrival.

    Definitely made a mistake when we booked through 360 Blue!!! 87 Wisteria Way- Watercolor First and Last time!!! Out of all of the Watercolor properties we have rented in the past we were always provided supplies and utilize what was available at each property. This was NOT the case through 360 Blue. Master bathroom had no starter soap, shampoo or anything. We have never had to go and purchase our own cookware, beach towels, or anything else. This house was below minimum standards especially for the price. Upon arrival one sink in master bedroom downstairs and one bathroom upstairs was clogged, Laundry machine covered in mold, loose tile around pool and needs to be mortared back down, board in front walkway on right side is broken and needs replacing as you approach front door, grill only worked with one burner after second time, dishes in the kitchen- all need to be thrown out- they are all scratched up and useless, golf cart listed in the rental as part of rental- we were denied access to (spoke on phone finally after multiple calls to 360 Blue and they said it was discontinued by homeowner in May but still was listed as part of rental), FALSE ADVERTISEMENT!! Then take it off the listing!!! would not let you heat up hot tub even after they said they would and said they "couldn't get it working" We called multiple times the first day and finally had to ask a 360 Blue maintenance person at other home across from us in Watercolor if he could contact them for us. They finally responded by text message several hours later & didn't call us until late afternoon after I complained about false advertisement of golf cart on a text to them (since they couldn't respond by call) Cushions chairs were all wet upon arrival in living room, furniture in between cushions filthy, dirt on floors all around living room under furniture. Needs a good deep cleaning of entire house and replacement of ALL cookware in kitchen unless you bring your own kitchen skillets.

    We just got home from 30A Santa Rosa Beach, FL. We stayed off N Spooky Lane at "Just One More" through 360 Blue rental properties. The pictures online of this home were incredible, and the big perks (for us) were included bikes and golf cart, as we have stayed off Spooky Lane two other times, at a neighboring home, and had to rent bikes and a golf cart. This home appeared (online) competitive to where we stayed in the past but included these items. Upon arrival, all of our feet were getting black and dirty from unclean, or poorly cleaned floors. The 3rd floor top bunks were filled with sand (where are kids were sleeping). The outdoor shower did not work, the outdoor fans did not work, there were dirty BBQ utensils in the outdoor sink as well. My biggest concern/complaint were the outdoor pool chairs and loungers. These were rusted and broken (were not the ones pictured in the listing), and a huge liability and risk with 5 young children playing in the pool, parents, and grandparents as well. We had to hose off the deck several times as rust would continuously fall from these chairs, which we then just completely removed because they were dangerous. The kitchen counter was granite and pooly taken care off, as it had lost all of its sheen and was completely matte/rough looking. The cookware was old and in poor condition. There were only 12 fork utensils available, for a home that could fit 16. There were missing remotes in bedrooms, which was a hassle for watching TV at night. On the departure day, housecleaners arrived at 8 am, when check out was not until 10 am. They did leave with no issue. All of this was a big disappointment in our stay.     Furniture

    I wish I would have read these reviews prior to making our reservations with 360blue. Looks like the same response from 360blue to the complaints is we will look into this and this is not up to our standards. We arrived a week ago to 87 Wisteria Way showing a 5 star result online. 2 hours before arrival I received a text that the golf cart was inoperable and if we wanted to rent one we would be on our own to reserve. $100 a day would be refunded but to rent from the rental company it was $200 a day. The extremely rude rep we spoke with told us the golf cart was a "perk". The only thing listed as a perk online was the startup kits you receive which included soap and paper towels. As we use the golf cart for our main transportation around the town this was a huge last minute unacceptable inconvenience. That was the least of the issues as we arrived to the home listed as a luxury property management company was anything but that! The floors have never been cleaned as the babies socks were black, the fans in more than one room did not work, we put sheets over the couches as they were filthy, the included bikes we couldn't ride as all the tires were flat, outdoor patio furniture disheveled thick with pine needles not that you would want to sit on them as they were broken down and beyond dirty! One of the outdoor lanterns was not lit but the aroma of gas fumes was noxious as we called to report only to hear that there was a knob somewhere to turn it off. Never found the "knob" nor did anyone call back or come out to check on the gas smell! Kind of a safety issue. Again I question the "Luxury" rental company that's a joke!     Paint peeling, damaged and scuffed kitchen.

    While we love WaterSound, we had too many issues to use 360 Blue again and do not feel comfortable recommending. Cleanliness: Live Roaches in the kitchen. Grime on cabinets. Large amounts of Hair in bathroom shower. Chairs at dinning table all scuffed and chipped. Paint at kitchen bar stills and counter chipped and coming off. Exterior was not cleaned. Porches we're dirty and dusty and debris all over downstairs patio. Mold on outdoor seats. 2)Maintenance issues: Exterior Button to stop pool alarm when opening doors did not work. Our kitchen sink leaked and did not perform properly which affected the dishwasher. Maintenance came to address but did not fix. This was a huge inconvenience to our stay. The issue and having to work with maintenance. Finally, we had an issue with a Lack of a handicap accessible option for Golf Cart and Beach Access: The 6 - seater cart made beach access for our handicap guests ver difficult. When we addressed this before arrival we were not met with any solution. We asked again upon arrival and no solution. This should be marked before making reservations- that this golf cart is not allowed on the golf cart boardwalks. We would not have booked this house had we known this was an issue. 360 Blue did respond to these issues and offered us 10% off a future stay. As well as $50 a day for the kitchen sink issue. However they never refunded that amount. I have followed up, but nothing.

    We arrived at our house for 8K per week and we're blessed to find a cock roach running wild upstairs! Then in kitchen ants and a few roaches more visited. Yes 360 blue immediately sent out pest control to treat and now we find dead ones! 5 so far! That coupled with a call to fix dryer and another quick response. In total an hour or more spent calling 360 blue and now they say since we handled it no comp for cleaning services! We are staying in old Seagrove at a home called "A little Salty" on 140 Canal St. Just wanted to share since no manager feels compelled to call must happen a lot. The same house is right down the road through benchmark who understands customers better! It's 318 Canal St! We have been coming down and staying on this street for 10 years never had this problem nor a rental company who say we are good! Did not think I would be an assistant property manager on vacation! Really upset due to no empathy from 360 Blue!

First, neither the oven nor microwave were heating properly. The unit was clean and the kitchen well equipped. We liked the fact that there was not a lot of personal stuff setting around as in so many other rental units we have stayed in, especially artificial plants that just get dusty! The beds, although lovely were extremely high. I feel this should be stated in the description of the unit. Families with small children would find the beds unsafe. My real concern was with the smoke alarms. At 11:30 pm one evening, after everyone was in bed, all SEVEN smoke alarms went off at the same time! There was no fire so you can imagine our concern and the frantic we felt trying to get all 7 turned off. We were concerned of a possible gas leak? We didn't know. We called guest services and all they would do was, "I'll put a maintenance request in for the morning." They would not give us another number we could call because we needed an answer immediately that evening. That meant we were without any smoke detector for 12 hours, most of the time while we should have been sleeping. And try to get children calmed and back to sleep after 7 alarms are blaring! Had there been a fire in another unit, we were not protected. When we finally got all the units off the wall, we saw there were expired units. I took pictures of all the units. After a google search, I found this regulation: per Florida Statute § 553.885 Tenant/Owner: Smoke alarms must be operational and maintained, with landlords typically responsible for ensuring working, up-to-date detectors are present. One unit was dated 2019! I find this disturbing that you company would not consider smoke alarms as a top priority in all of your units.

    Stay Dates: December 23-26, 2026…read more This was our first full family Christmas trip, and unfortunately the experience fell well below expectations. All issues were reported promptly, but while responses were received, the concerns were not fully addressed. This lack of follow-through led to additional problems and ultimately a complete interruption of our Christmas Day...much of which could have been avoided with proper resolution early on. We were required to relocate from the original property to a replacement that was not comparable and did not meet our needs (no main-level master for elderly family members and only two full bathrooms). Despite clearly outlining these requirements beforehand, we then had to move a second time...on Christmas morning. This meant packing and relocating 9 people, all food, and Christmas gifts, costing us approximately four hours on Christmas morning while we were opening gifts and preparing breakfast. It also eliminated planned time with our grandchildren at the beach. At the final home, the golf cart was not operable (dead battery and flat tire), and a promised repair was never completed. A late checkout requested on Thursday was not addressed until Friday after I followed up on my initial request. I requested at least a 2:00 pm checkout based on missing 6 hrs of our Christmas day moving locations. They finally responded that we would not be granted the extension. Overall, the lack of attention to detail, incomplete issue resolution, and handling of multiple relocations--especially during a special Christmas holiday vacation significantly disrupted our family experience. My family deserved a more responsive and considerate level of service.

I cancelled my reservation through VRBO and Beachwalk is now not refunding me completely because of their cancellation policy. Even though THEY cancelled ON ME. I have screenshots from VRBO that the refund will be in full and Beachwalk is lying.

The following day at 10 AM, my son found a juvenile bedbug crawling on him. We inspected his bed and found an adult bed bug. We immediately called the owners, who were a little slow getting back to us; they were on vacation out of the country (probably in a bedbug-free environment, but who knows). Over 2 hours later, the on-site property manager inspected the unit, and he could not find any bugs. Still, to be safe, they had a cleaning crew change the linens on the infested bed and scheduled an exterminator to inspect the unit the next day. We requested to be notified when the inspection was taking place. July 19, 2 PM We received a text message from the owners that the exterminators found evidence of bedbugs in all three bedrooms and that we had to vacate the premises for treatment. I called the exterminator, and he provided additional details on the infestation. He had found multi-generational activity in all of the beds, and in his professional opinion, the unit had been infested for at least 4-6 weeks. The owners of Villa Grove Properties are greedy, terrible people. They ruined our vacation and said they would graciously refund nearly $7,400 in rental fees. However, after they sat on our refund, I had to dispute the charges with my credit card company. They said they would refund me on 7/19, I opened a dispute on 7/25, and it was resolved in my favor on 7/30. Our family gets to take a single vacation a year, and they ruined this year's trip. I asked them for additional compensation to address our travel, food, and bed bug inspection at our home. They actually had the gall to say... "We are back in the country next week, I'm just not sure what else we can do. Other than a full refund, we've also got the costs of replacing bedding, pest control treatments, and other canceled reservations for the next coming weeks all of which will total over $10,000 in additional losses. It's an absolute nightmare for everyone." Are you kidding me! How tone deaf can you get? This $3M condo is only one of the units they own. They had one job, provide a clean, bedbug-free condo in exchange for $7,400. Their laziness and negligence ruined our vacation, cost our family several thousand in expenses, and I still have to worry about how much it will cost me if these bedbugs get into my home. On top of all that, they had the chutzpa to cry about replacing linens and lost rental income!! Kim and Andy Zeiset, the owners of Villa Grove Properties, are greedy, self-absorbed, and have no business in the service industry. They can't think of anyone but themselves and their money.

There were plenty of bath towels and extra trash bags, which were appreciated. However, there were several issues that affected our experience. When we arrived, the trash from the previous guests had not been taken out, and the smell was horrible; it hit us every time we walked outside. I contacted the property about it, but unfortunately, it was never addressed during our stay. One of the bikes had a flat tire, and there were no working bike locks (no one knew the combination). I flagged both issues to management, and they went unresolved. There was a nice fire pit with plenty of firewood, but nothing to actually light it with, which felt like a missed opportunity. There was also no house manual or instructions for anything; we had to figure things out as we went, which was inconvenient. Lastly, the house is not as close to the beach as the listing implies. You definitely need a car or a golf cart. We're an active group, and even for us, the walk (especially with beach gear) was tough due to the hills. Overall, the house itself is lovely, but the property management needs to be more action-focused, and some amenities and communication could be improved for a better guest experience.

Review of Mariposa/Dune Allen Realty: The location is undeniably convenient, close to essentials with a stunning beach view, but that's where the positives end. The property was a frustrating letdown, with issues that overshadowed any charm. Exiting the house is a nightmare--the overgrown foliage scratches vehicles and obstructs visibility when leaving. Driving into the driveway, our cars bottomed out in the deep potholes. The kitchen has glasses/dishes, but the scarcity of pots and pans makes cooking a meal challenging. The washer and dryer are broken. After reporting this to the real estate agency, a technician arrived only to admit the owners know about the faulty appliances and have yet to replace them. We were told the real estate agency would follow up with us, but that never occurred. Electrical issues throughout the property--many top outlets are dead, lights flicker randomly, and sparks were seen when plugging devices into lower outlets. This house has deteriorated drastically since our last visit, and we were beyond disappointed in the Mariposa.

Dune Allen Realty also did everything right! The internet went out prior to our arrival. They notified us right away and proactively got someone to fix it as soon as possible. Once the Tech arrived we found out the problem wasn't even inside the house all 3 houses near each other had been affected. This however has no affect on the great time we had. I wanted to give Kudos to the service and proactive approach to Dune Allen Realty. See you next year!

Seven weeks after receiving the booking confirmation, we were contacted by Paula from 30A Vacay to inform us that there had been a system error that allowed us to book for fewer nights than the minimum seven nights for the property. The obvious and expected response in this scenario would be to honor the original booking despite the internal error - considering all twelve in our party had already booked flights based on the confirmed dates. We ultimately had to cancel the booking and are now searching for alternatives with far more limited options for our dates. Paula sent several "alternative listings" that were not comparable in any way to the property we original booked. Beware!

Anyone who has stayed on a beach front Florida home knows that the humidity creates a damp feeling once sheets have been on beds for awhile. We anticipated this, and planned a thorough clean with high hopes. I sent an email and nothing was done during my visit. I had to follow up with them for weeks. 3 weeks later I received an email stating the cleaning staff said they changed the sheets. And that was that! Anytime I had questions or needed guidance during my stay, it was a vague, unhelpful answer. I was expecting a luxury experience at that price point. I have never had the issues with a leasing company that I had with them. The caliber of clientele they are attracting does not match their level of attention to detail, customer service or hospitality.

    RENTERS BEWARE!! As…read morea repeat guest of Exclusive 30A, this year's experience was extremely disappointing. I rented a home in Santa Rosa Beach for my dad's 80th birthday. Thirty minutes after check-in, I realized the cleaning crew had overlooked several areas of importance. The kitchen bar stools had food and hair on them, several tabletops had not been wiped or dusted, the bathroom showers were not properly cleaned, a pan of biscuits were left behind from the previous renter, and a USED band-aid was stuck to the floor of the pool entrance - just to name a few of my findings. How unsanitary! When I reported it to Guest Services, along with pictures, I was told that the Director of Operations, a valued member of their team, had completed her walkthrough and would not be returning to address any of the issues. Additionally, cleaning supplies would not be provided to clean the home myself. That left me scurrying to run to Walmart, buy supplies, and clean the house -- an unbelievable way to start my vacation! I find the Guest Services team to be unaccommodating, unwilling to accept accountability, in dire need of rewiring when it comes to customer service. Given the amount of competition in the area, I hope the HOME OWNERS that have enlisted their property management services to Exclusive 30A take this feedback seriously!
