Watercolor is a wonderful vacation destination and the rental properties are always beautiful and well-maintained. We've taken family vacations here for 9 years, although not consecutively. The rental company used to be 360 Blue. They were acquired by Natural Retreats, an acquisition not so good for consumers! For the first time ever, we needed to cancel our reservation. WARNING to anyone booking a rental - the non-refundable booking fee is outrageous and obscene. It's so bad, that I will look for other rental agencies in the future and carefully check their contracts. We are still 100+ days from the intended vacation, so charging big dollar cancellation fees seems ridiculous. Beware!! read more

We were very disappointed in this rental company and the home they rented us at 81 Chivas Lane Santa Rosa Beach. The house was dirty and unkept inside and out. The pool was unusable for 48 hours of our 5 night stay, unusable molded cushions front porch and pool side, upstairs bunk beds were unusable because they were box springs not mattresses, no hot water in one master suite, no bathroom door in one master suite, dirty garage. Very hard to get any response from 360 Blue. I will never use this company again, they should not be in this business. read more

AVOID THIS COMPANY! I would avoid Natural Retreat, 360 Blue, and Castilla Vacations at all costs. This company essentially ruined our vacation. We called about a property, told the lady we wanted to reserve it, and she sent us a link to reserve it. After filling out guest information for 10 people, I clicked submit, only to be told, "This property is no longer available." I called again, and she explained that someone must have reserved it from VRBO. I was in no rush to complete the form because she said the quote is valid for 24 hours. She could've simply locked it in over the phone, but chose not to. Very frustrating experience. Also, they offered no alternative locations, nor did they seem to care about my experience. I HIGHLY suggest using Cottages on 30A, or another reputable company. I called them, and they offered a discount code for my experience at this location. THAT is how you do business! read more

We have rented along 30A for years and have used several good management companies - 360 Blue was not one of them. We had issues in our property day one - switches not working, pool not cleaned, but worse - no internet. They blamed the internet outage on a Mediacom service issue - despite us telling them Mediacom reported no outages. We too have had a really bad experience with 360 Blue. My mother-in-law's 90th birthday was going to be celebrated in Watercolor, but due to an unexpected health issue we had to cancel. Just like others have stated we needed to cancel with almost 4 months before our rental was to start. Their cancellation policy borders on predatory. Such poor property management and upkeep. Clogged sinks, broken disposal, exposed nails on interior stairway, unsafe deck railings, flickering lights, missing exterior door locks, mold in coffee pot...the list goes on. The house was NOT as represented in the website photos. More time was spent requesting maintenance than expected and zero concession offered. All calls for escalated assistance were looped back to reservations line. Although we haven't yet arrived for our stay at Firefly Cottage in Rosemary Beach, I wanted to share an issue we've run into ahead of our trip. When booking, both the rental agreement and listing clearly stated that 3 parking spots were included. However, upon checking the 360Blue Hub shortly before our arrival, we noticed that this had changed to only 2 spots. After reaching out to 360Blue, the only solution offered was 2 parking passes to park within the community -- and unfortunately, no explanation or apology was provided for the change. This has been a frustrating inconvenience, especially since we are traveling with multiple family members and coordinated around having 3 parking spaces. On a positive note, everyone I've spoken with at 360Blue so far has been professional and kind, and I am hopeful that the rest of our trip will go smoothly once we arrive. We have used a house twice thru 360 Blue and were very happy with our accommodations. We booked for a third stay for 2026 but for unforeseen circumstances, had to cancel contract after one a month. They charged us $200 cancellation fee, which was in the contract. However an additional charge of $1,314.95 was also deducted. The contact did read a non refundable booking fee, but did not disclose how much the booking fee was. This contract should have indicated what the amount of booking fee would be. Rented a house in Cape San Blas for a week - Ooh La La. Multiple issues with the home. Below are a few of those issues : The oven issue is significant - we have 14 people here and can't eat out for the next 3-4 days. There is definitely an issue with the heating element(s) - we've had to cook things much longer than normal. Additionally - Parking - there are absolutely not 4 spaces here. There is one. And the driveway. Bushes need to be trimmed back - scratching our cars every time we leave. Downstairs smells musty - bad. Rug was soaked when we arrived. Then I realized the door leaks ! Stairs slippery - not ideal for children. Balconies have to be squeegeed constantly due to rain. Also extremely slick. Dishwasher leaks. We've had a towel under it all week. Internet slow - TV is intermittent. Master shower atrocious - nearly unusable. Shower head sprays everywhere. Screens on balconies - really obstructs views. Disappointing. Ice maker in fridge makes about 20 cubes per day. Bathroom ceiling off kitchen has black mold on ceiling. No hammock as pictured. Google maps doesn't bring you here. Someone needs to move the pin on Google. While agency was responsive they never fixed any of this. Offered us a discount on our next stay....not sure we will trust their rentals going forward. We stayed in Watercolor, Florida using 360 Blue / Callista and had incredibly unsatisfactory customer service. We had issues with the house and bikes they didn't address for days. But more importantly, we didn't get 3 Watercolor bands until the afternoon of our final day. We didn't get to go to the main pools by the beach the whole time because of this. 360 Blue/Callista is starting to monopolize the Watercolor rental market and it shows in their lack of care for their guests. Definitely made a mistake when we booked through 360 Blue!!! 87 Wisteria Way- Watercolor First and Last time!!! Out of all of the Watercolor properties we have rented in the past we were always provided supplies and utilize what was available at each property. This was NOT the case through 360 Blue. Master bathroom had no starter soap, shampoo or anything. We have never had to go and purchase our own cookware, beach towels, or anything else. This house was below minimum standards especially for the price. Upon arrival one sink in master bedroom downstairs and one bathroom upstairs was clogged, Laundry machine covered in mold, loose tile around pool and needs to be mortared back down, board in front walkway on right side is broken and needs replacing as you approach front door, grill only worked with one burner after second time, dishes in the kitchen- all need to be thrown out- they are all scratched up and useless, golf cart listed in the rental as part of rental- we were denied access to (spoke on phone finally after multiple calls to 360 Blue and they said it was discontinued by homeowner in May but still was listed as part of rental), FALSE ADVERTISEMENT!! Then take it off the listing!!! would not let you heat up hot tub even after they said they would and said they "couldn't get it working" We called multiple times the first day and finally had to ask a 360 Blue maintenance person at other home across from us in Watercolor if he could contact them for us. They finally responded by text message several hours later & didn't call us until late afternoon after I complained about false advertisement of golf cart on a text to them (since they couldn't respond by call) Cushions chairs were all wet upon arrival in living room, furniture in between cushions filthy, dirt on floors all around living room under furniture. Needs a good deep cleaning of entire house and replacement of ALL cookware in kitchen unless you bring your own kitchen skillets. read more

We recently rented a house from 360 Blue in Seaside and unfortunately we will never use this rental company again. Horrible management!! After decades of renting homes in Seaside we have never experienced a company so poorly run. Upon arriving to our house the porch was littered with nails and cigarette butts from workers. Once inside there were no doors on the refrigerator and wire clippings all over the floor! We spent a good amount of time cleaning as we had four little ones with us and it was unsafe!! Hot water not working and no Wi-Fi. Impossible to contact management as they do not answer their phones. I could go on and on. We were previously repeat customers of 360 Blue. Unfortunately, we will no longer be utilizing their services. Rented WaterColor "Fun Times" 1660 County Hwy 30A Unit 102 for 5 nights. Property was full of issues: wifi not working, A/C not cooling upstairs, dryer ruining clothes as they would get stuck on upper rim, outdated tvs that would not allow streaming, dirty furnishings, broken blinds. Notified by one of the 2 maintenance men that came to address A/C issue, that the owner of the property has been trying to sell for some time, which is why no repairs/updates are being made. Property was not as advertised. Informed on 2 occasions that someone from management would be contacting us. However, we never heard from anyone. read more

We just got home from 30A Santa Rosa Beach, FL. We stayed off N Spooky Lane at "Just One More" through 360 Blue rental properties. The pictures online of this home were incredible, and the big perks (for us) were included bikes and golf cart, as we have stayed off Spooky Lane two other times, at a neighboring home, and had to rent bikes and a golf cart. This home appeared (online) competitive to where we stayed in the past but included these items. Upon arrival, all of our feet were getting black and dirty from unclean, or poorly cleaned floors. The 3rd floor top bunks were filled with sand (where are kids were sleeping). The outdoor shower did not work, the outdoor fans did not work, there were dirty BBQ utensils in the outdoor sink as well. My biggest concern/complaint were the outdoor pool chairs and loungers. These were rusted and broken (were not the ones pictured in the listing), and a huge liability and risk with 5 young children playing in the pool, parents, and grandparents as well. We had to hose off the deck several times as rust would continuously fall from these chairs, which we then just completely removed because they were dangerous. The kitchen counter was granite and pooly taken care off, as it had lost all of its sheen and was completely matte/rough looking. The cookware was old and in poor condition. There were only 12 fork utensils available, for a home that could fit 16. There were missing remotes in bedrooms, which was a hassle for watching TV at night. On the departure day, housecleaners arrived at 8 am, when check out was not until 10 am. They did leave with no issue. All of this was a big disappointment in our stay. We rented 88 Vermillion and it was a disaster! The day before we were scheduled to arrive we receive a text telling us that the LSV is not working. A big reason why we rented this property was it came with it and Watercolor only allows one rental company to deliver LSV and they were fully sold out for the week. They offered to give us a $100/day discount for as long as the LSV was unavailable. This made the beginning of our stay a disaster as one of us is recovering from surgery and another one is recovering from a traumatic brain injury! The customer rep was rude and said that there was no guarantee that the LSV would be available and we should have known this before we rented the property! It was ridiculous! We were given special permission to use the elevator due to our injuries only to find out the day of our arrival that nobody had checked it and it was not working. They ended up giving it before our arrival. The back porch was not cleaned up before we arrive and the entire time we were there! The kitchen was not well appointed considering the house can sleep 12+ people and we had to buy disposable serving dishes which is unacceptable when you are spending more than $12,000/week! Contractors kept showing up without notice and walk in! The primary bedroom was too warm to sleep in at night and we had to leave the bedroom door opened and had no privacy the entire week! The company ended up refunding us $700 for the LSV mess and $350 for the trouble. We will never ever rent from them ever again! Beware! read more

132 Pine Needle Way 6/18/25-6/23/25 WARNING. 360 Blue doesn't know the meaning of "good business". We paid $7000 for our vacation. When we arrived all the upholstery in the house was soaking wet from being steam cleaned. It didn't dry till well into our second day, so we had to sit on beach towels. We didn't have a functioning kitchen for 3 out of 4 days. I must have called 6 times asking for someone to come out. I texted the staff constantly asking for updates and help. The 3rd night your company finally said someone was on their way, and I waited up till 11:30 (because we were told they would be there around 10pm). They never came. The beverage cooler was never repaired during our stay either. We had to keep most of our food and drinks in coolers. While your staff on the phone was kind and patient, it's clear that they had little power to do anything. This is not the experience we paid for, and a $200 refund (that we had to request) certainly doesn't cover the inconvenience we experienced. The house was incredible and so was the location, but you're betting on the fact that everything in the house is functioning. If something breaks, good luck getting it fixed anytime that you're there. As this is now our standard of service and care from 360 Blue, we will not be a return customer. This home is absolutely gorgeous.... but the 360 Blue management of this home is doing a disservice to its owners. Going on day 3 without any hot water for showers, doing dishes or laundry. And their cleaning standards are not up to par. Really wanted to give grace on the cleaning initially when we got to the house before knowing about the hot water. But now knowing it's going to be another day of not having warm water for basic things. Let's do better for those trying to have a great experience with their families in these beautiful homes. Booked a day of reservation through AirBnB after check in time. When checking my inbox it states they respond within 5 hours and that my booking would be confirmed in 24 hours, well my booking was NOW! I waited 2 hours in my car and nothing. Called 6 times during business hours, no one answered. Emailed and got a response 30 minutes later asking "how can I help?" I told them and they never wrote back, I then wrote 3 more emails and nothing. Finally it is now 7:15pm and I have been waiting for them since 5ish I cancelled the request for booking and had to book somewhere else, unfortunately it is a lot more expensive but at least they are responsive. While we love WaterSound, we had too many issues to use 360 Blue again and do not feel comfortable recommending. Cleanliness: Live Roaches in the kitchen. Grime on cabinets. Large amounts of Hair in bathroom shower. Chairs at dinning table all scuffed and chipped. Paint at kitchen bar stills and counter chipped and coming off. Exterior was not cleaned. Porches we're dirty and dusty and debris all over downstairs patio. Mold on outdoor seats. 2)Maintenance issues: Exterior Button to stop pool alarm when opening doors did not work. Our kitchen sink leaked and did not perform properly which affected the dishwasher. Maintenance came to address but did not fix. This was a huge inconvenience to our stay. The issue and having to work with maintenance. Finally, we had an issue with a Lack of a handicap accessible option for Golf Cart and Beach Access: The 6 - seater cart made beach access for our handicap guests ver difficult. When we addressed this before arrival we were not met with any solution. We asked again upon arrival and no solution. This should be marked before making reservations- that this golf cart is not allowed on the golf cart boardwalks. We would not have booked this house had we known this was an issue. 360 Blue did respond to these issues and offered us 10% off a future stay. As well as $50 a day for the kitchen sink issue. I wish I would have read these reviews prior to making our reservations with 360blue. Looks like the same response from 360blue to the complaints is we will look into this and this is not up to our standards. We arrived a week ago to 87 Wisteria Way showing a 5 star result online. 2 hours before arrival I received a text that the golf cart was inoperable and if we wanted to rent one we would be on our own to reserve. $100 a day would be refunded but to rent from the rental company it was $200 a day. The extremely rude rep we spoke with told us the golf cart was a "perk". The only thing listed as a perk online was the startup kits you receive which included soap and paper towels. As we use the golf cart for our main transportation around the town this was a huge last minute unacceptable inconvenience. That was the least of the issues as we arrived to the home listed as a luxury property management company was anything but that! The floors have never been cleaned as the babies socks were black, the fans in more than one room did not work, we put sheets over the couches as they were filthy, the included bikes we couldn't ride as all the tires were flat, outdoor patio furniture disheveled thick with pine needles not that you would want to sit on them as they were broken down and beyond dirty! One of the outdoor lanterns was not lit but the aroma of gas fumes was noxious as we called to report only to hear that there was a knob somewhere to turn it off. Never found the "knob" nor did anyone call back or come out to check on the gas smell! Kind of a safety issue. Again I question the "Luxury" rental company that's a joke! We arrived at our house for 8K per week and we're blessed to find a cock roach running wild upstairs! Then in kitchen ants and a few roaches more visited. Yes 360 blue immediately sent out pest control to treat and now we find dead ones! 5 so far! That coupled with a call to fix dryer and another quick response. In total an hour or more spent calling 360 blue and now they say since we handled it no comp for cleaning services! We are staying in old Seagrove at a home called "A little Salty" on 140 Canal St. Just wanted to share since no manager feels compelled to call must happen a lot. The same house is right down the road through benchmark who understands customers better! It's 318 Canal St! We have been coming down and staying on this street for 10 years never had this problem nor a rental company who say we are good! Did not think I would be an assistant property manager on vacation! 20+ years vacationing in this area, Rosemary, Alys, others. First time with 360 Blue. $18k for a week rental in WaterColor, everything should be perfect. We found at check in the house had hvac problems including mildew. They let us check in with temp window ac units installed not warning us about the problems. I called many times, including finally driving to their miles away the following morning after check in. It took several days pushing them to correct particularly the mildew clean up and airing out which had permeated the living room and bedroom areas. In follow up the lead "decision maker" agent avoided our calls. Meanwhile we double up in rooms where the hvac was working with no mildew and chemical clean up smells. 360 Blue had multiple opportunities to deal with us and simply get things right during the week. Instead we were finally told they owed us compensation for the "inconvenience", but would not discuss the details with us until check out. They did make two modest uncoordinated offers at best. Afterwords in follow up to several more phone calls to them, they made a final reimbursement offer days later after check out that was forced down our throat as final. It was not adequate for what happened nor appropriate in whole how things were handled. Incompetent, not honest, clearly don't care about customers. We rented a condo 1640 E. Coast Hwy, unit 102, for a week in the beach district of Watercolor. We booked it a few months in advance. After looking at other houses through other rental companies, I felt like 360 Blue had the most options and their pricing was very competitive. I had a list of questions a month before our arrival and by the time I finished going through the 360 Blue welcome info, my questions were all answered! So nice to not have to email or call. I would have liked a little communication on how crowded it gets and a recommendation to get to the pool early for a chair and to reserve your front row beach set up a year in advance or line up at 8:00 am for one. We were pleasantly surprised when we arrived. The condo was even nicer than we anticipated. The linens were clean. There were thoughtful arrival gifts. It was great! The kitchen and bathrooms were very well stocked and there were plenty of towels. I would maybe add an extra roll of paper towels and some kitchen hand soap, but overall it was excellent. The whole week was great and we loved having this condo to come back to and relax in. Now for the unfortunate part- we spotted 2 gigantic roaches in our condo. The first one I thought was a fluke thing and tried to not let it bother me, but obviously we were grossed out. On the last night (thank God) we found another one in our bathroom on its back. It was HUGE, legs flailing in the air. I could not sleep that night because of it and was happy to leave the next day. That night felt like a waste of money. Keep in mind this is a condo so it is connected to other units. I recognize that 360 Blue is a rental company, not an owner or an exterminator company! However, I would have expected a better response from them after I communicated the roach issue on their checkout questionnaire. Overall, 360 Blue was great. This is my review for Callista Vacations which is owned by 360 blue. Had the worst experience with this company while planning our trip to 30A. We had a unique set of needs and found the perfect house through Callista Vacations. We picked a week this house was available, signed a contract and paid the deposit which I believe was 50%. We then booked non refundable flights. A few weeks later my mom sees in her email an email from Callista saying the price is now over triple what we originally booked for and we could either send over the new amount or they would cancel our reservation. My mom didn't even see the email right away and they never called or anything so they just cancelled it when she didn't respond. My mom called them and they said the owner decided they could get more money for that week. They basically told us we were out of luck and the only thing we could do was book a new house with them, which why would we ever use this company again after what they did to us. I actually found the owner of the house on Facebook and messaged him and he had no idea what I was talking about so if I had to guess it was Callista vacations that wanted more money, not him. But regardless it really doesn't matter who it was, if you sign a contract with someone you should honor that price, mistake or not. And we were paying over $3,000 to rent the house for the week so it's not like it was some crazy mistake. The worst part in all of this is we previously had flexible dates for vacation, but since we booked flights based off the house we booked through Callista, we were locked into those exact dates which made it even harder to find a house a second time, not to mention now being closer to the dates. I would never recommend this company if you need somewhere reliable for your vacation, they will cancel at anytime and I found a review of them doing this to someone else. They tell you they will call the police if you walk or sit in front of their property. The police could care less and rarely come out. They have Karens policing the beach. Unreal. What happened to 30A? The greed of corporations & real estate from places like 360 Blue have killed this vibe. I miss the family friendly, sweet scene that once was this area. Especially Seagrove. The worst service and no upkeep of their rental properties. Have been renting from 360 for years - they were amazing when they were a small company. Too many issues over the years to list but this is my LAST time using them. Paid a lot of extra money to rent a house with beach view only to pull up to construction next to the home - constant construction noise (not exactly quiet vacation hoped for) and I have a view of the water looking through the framing of the house next door. There was a disclaimer hidden in the marketing for this house which was added AFTER we made our reservations. But of course the contract you sign states "basically too bad about construction if we didn't tell you" List goes on and on over the years in houses we've rented. Dirty homes, cookware that I would not use it is so dirty, dirty and broken coffee pots. Do yourself a favor and rent from someone else. If I could give these folks NEGATIVE 5 stars I would. We booked a home that is gorgeous in photos and was filthy in real life. There were stains on rugs, couches, headboards, and bedding. There was hair in our bed that didn't belong to us. The golf cart they rented us was a box of loose bolts going down the road. The headlights didn't work so we couldn't use it after dusk. The air vent had lint so long it blew in the breeze. We rented beach chairs and an umbrella for the week but they picked it up early and still charged us for the day we didn't have the items. There were 12 coffee cups in the rental and everyone one of them was cracked or broken. The porcelain plates were also all chipped or broken. We used some plastic Christmas plates that were in the cabinet and bought paper plates. These people should be shut down. They tell you all week that they will make it up to you, they are sorry, and that someone will call upon check out to offer some sort of concession for the amount of issues experienced during the stay. They never call and they are not good for their word. Do not stay in any of their rentals. If you are a homeowner and Blue360 is taking a cut of your rental fees; hire an attorney and go after them. They are not taking care of your homes. They aren't taking care of the guests. At some point no one will want to stay in Watercolor anymore b/c it will have a reputation of filth. I know we will not be back. Blue360 included bikes for our rental that had not been serviced at all. One of the bikes had a chain that locked up and my son's leg was cut badly. He had to walk home. Each time I contacted blue360 - which was easily 40 times during my trip the response was always the same "We are sorry this happened. Will you take pictures and share with us? Will you go back and pick up the bike and drive it home? We will send someone out to clean the sofas and beds but you can't sit on them for 12-24 hours. I am trying to reach someone who can help you ... we will call you back as soon as we have an update" ... AND THEN THE CALL NEVER COMES. read more

We stayed in Watercolor For a week in June 2022 at 81 Needlebrush Drive for $17,175.84. The contract we signed said 16 guests . We had 16 people in our group. Two days prior to departure from Dallas to Florida they called to say they only had 14 wrists bands. They didn't care about honoring the contract. We had to take turns using the facilities. We arrived early and house was locked but clean and ready to be occupied. They would not open door until 4:00 under any circumstances. We had rented the year before from a different management Company and had no problem getting early access. The house was completely over priced. It wasn't anything spectacular. Kitchen was awkward- only one dishwasher for 14 people. Also the washing machine didn't work properly. No front porch swings or outdoor seating for dinners. I would not recommend renting from 360 Blue. It was not a good experience. read more

The following is feedback I gave directly to 360 Blue via email following our stay at a property they manage in Watercolor, Florida. Since no one from 360 Blue has reached out, I am sharing this for others who may consider renting through them in the future: We arrived Sat. 7/22 at 3:40PM. There was a terrible storm, and we knew we would not have access to the home until 4PM, but we parked the car and stood under the carport to stretch our legs after a long day/drive. We told the cleaners we were in no rush, please take their time and we would happily wait outside. At just after 4PM, the cleaners packed up and left. Most of them looked like young adults, and there was a toddler aged child. When we entered the home, we noticed a Capri Sun juice box left in the window sill of one of the sitting areas. Every fabric surface in the home was stained. The outdoor fabric was full of stains and mildew. The carpets were stained. There was dust and dirt and pieces of trash that could be seen under the furniture. A hand towel rack was broken and laying on the floor in the master bathroom, and the arm of one chair was broken off in another bedroom. There was a large amount of alcohol left in the refrigerator (cans of beer), which seemed strange. Several teenage/young adult looking people (who had been with the house cleaning crew) came back as we were unpacking our things and asked for the beer that was in the home. So, they either brought the beer to the jobsite and wanted it back, or they wanted to take the beer that the previous guests left. This home included a Carriage House, which we were using. There were no sheets on the pull out sofa or anywhere in the Carriage House or main house so that we could make it ourselves. We had two toddlers about to go to bed for the first night by the time we noticed there were no linens. There was no vinyl liner in the shower of the carriage house, just a fabric liner which was wet and stayed wet (with a terrible smell). I attempted to call the 360 Blue number, but it has been "experiencing internal call issues" for months, so I emailed them which is what their recording said to do. We were promised a shower liner and a set of linens would be delivered. The shower liner WAS delivered and hung while we were out of the house, which we appreciate, but no linens were left. I went to the bunk room to pull sheets off the full size bunk bed we weren't using, and put them on the pull out sofa in the carriage house so the toddlers could go to sleep. That's when we discovered that most of the beds in the house weren't fully made. The fitted sheets were on the bed, and the coverlets were pulled up, but the top sheets were folded across the mattress like they'd just come from the laundry service, and the coverlet was pulled on top of it. So, each of us made our own beds. The home is advertised to accommodate 12 guests, but the washer and dryer is very small. The dryer required several cycles to dry even a few articles of clothing. The laundry room was filthy. There was trash overflowing from the outside receptacles when the cleaners left, with no room for additional trash. We left our trash on our porch until the large cans were finally emptied. The glasses in the cabinet were cloudy/dirty and appeared as though they had not been washed. My son spilled water on the kitchen floor and when he wiped it up, the paper towel was completely black. On day 3, I received a call from a 360 Blue agent to let me know that you received a notification from the utilities department about an unusually high water meter, and someone would need to come check for a leak. The utilities folks were there within the hour, checked the main house and carriage house, and did not find any issues. We did our own check after they left to be sure, and there was water continuously dripping from the AC unit in the carriage house. They did not see that, but I emailed to let someone know that was an issue and perhaps they wanted to come back. No one came to check about that concern, but that night the AC unit in the carriage house went out just as the toddlers were about to go to sleep. We asked that someone come check the unit, which they did the following day. The AC unit began running again, then went out again the next night. On day 3, we finally received the linen delivery that we asked for on day 1. I had to ask for them so many times that we actually got three separate deliveries of the one set of linens I asked for. There seems to be a deliberate lack of access to an actual person when a guest has a need. You have my number and can call me when there is an issue that might cost you or the homeowner money (such as the water leak), but my only access to you is through email, after I've paid an extraordinary amount of money for a property you manage. read more

PLEASE read this before using 360Blue. While the house on the inside was lovely (minus some pretty dirty rugs) - the outside of 4K was not as depicted in the photos. The Pool, deck, deck furniture and general outside were very dirty and unkept. Especially the doors, (opting not to share the photos)-- Not as expected when spending nearly $1600 per night. Over 7 phone calls and more than 90 minutes on the phone - all during a vacation. A check in on Sunday with no pool service until Thursday resulted in my husband power washing (with a hose) the decks, all pool furniture and digging gunk out of the pool. While Most reps were nice enough and kept telling me that pool service was coming, there were times I couldn't reach anyone. This went on for days. When I began asking for compensation I was told that post check out it would be addressed. Upon check out and After coming to terms with them ; I was not issued the appropriate compensation. It was only after speaking to a member of their management team, almost two weeks after check out , that someone actually understood the situation and I was issued some compensation. In addition: Golf cart is not golf cart shown in photos as well. It was a 3rd party golf cart and was terrible. A few other issues in the home were reported with a couple of them not able to be addressed while we were there. I will rent from a home owner directly or perhaps VRBO when I return to the area. High end homes and high end renters deserve to be treated better and should always be given the benefit of the doubt when addressing problems. Best advice: always read reviews. It's not a stretch to say that 360 Blue has the most appalling customer service out there. It's unfortunate that they manage so many properties in the 30A area, which would be so much better served under someone else's management. The experience we had was disappointing, to say the least. This was our experience at Seagrove "Sunset Sands" 3325 East Co Hwy 30A: On the day we checked in, we were not sent the code at 4pm, as promised. We weren't able to get in until closer to 5pm, with 18 women sitting outside in the 100 degree heat for an hour. When we walked in, the couch cushions on the bottom floor were not even on the couch. They were lifted up, air drying from whatever was used to spot clean them. There were wet stains all over them, assuming from the previous tenants. The AC on every floor above the 2nd floor wouldn't go below 78 degrees. The temperature outside was around 95, and we were so uncomfortably hot all weekend. There were so many roaches. We kept finding them on every floor of the house. One of the women had a roach crawl out of her breast pump bra. The worst part of the whole experience though was the smell. When we first arrived, we noticed that the house had a weird smell. It wasn't until we left that we realized that the smell was cigarette smoke. All 18 of the women who stayed in the house had ruined items because of this smell. This was not a minor odor. I am telling you that the smell of cigarette smoke embedded itself into our suitcases, our clothes, laptop covers, collagen cream, toothbrushes; I could honestly go on and on. No one in our party smokes cigarettes, and no one smoked any cigarettes while we were staying in the house. Clearly, whoever was staying in the house before was smoking inside, and the "enhanced cleaning standards" we were promised did nothing to help that. Management was informed of this and did absolutely nothing to remedy the situation. We tried calling them all weekend and not one single person picked up the phone. I cannot express how mortified our whole group was by the experience that we had. We are women in their late 30's who were looking to have a fun, relaxing weekend. What we got was a hot, cigarette infused house filled with roaches. If anyone from 360 Blue had surveyed the house before we arrived, I think they would have been embarrassed as well. It seems like 360 Blue prides themselves on luxury vacation home rentals, and I have to tell you, that is not the treatment that was received. The worst part was that it was impossible to reach anyone from 360 Blue. We called, from multiple phones, all weekend long. The only reason we were able to get inside of the house on Day 1 was because one of the women messaged them on Instagram. I urge you with every fiber of my being not to ever rent from these people. We just wrapped up 5 nights in a Watercolor property and had an amazing experience with 360 Blue!! House was perfect! We placed 2 service calls while there for the AC on the 2nd floor and the ice maker. Both were attended to and solved within an hour. Fast friendly service and we would happily rent from them again!! Also they went above and beyond to save a box of groceries for me that I had delivered 2 weeks too early!! read more

First off I am a vacation rental owner so I know a few things about customer service. Callista 360 Blue is an absolute terrible company to deal with. They do not care at all about the customer experience. Once they get your money they will DO NOTHING to assist you. I rented a 3 bed/3bath condo in Florida (gulf front) and there was LOUD construction going on the entire time we were there (5 of 7 days). I contacted Callista 360 Blue and asked why I was not notified that this was going to be going on during my stay. They said that nothing could be done. They did not attempt to move me or refund me for this horrible annoyance. DO NOT MAKE ANY BOOKINGS WITH 360 BLUE. They are HORRIBLE. read more

Totally agree with Craig's comments below. Absolutely outrageous booking fee in addition to cancellation fee. Seven months out, and they charged a booking fee of over $300 and a $200 cancellation fee on a four-night reservation. This fee was not disclosed at the time of making the reservation online as their agreement is written to suggest that the fees are one and of the same. Never book through this rental company.
