Rosemary beach is aesthetically beautiful! From the quaint shops and restaurants to the beautiful vacation homes and beaches with private access. There is plenty to do here if you want to stay for a few hours or vacation for a few weeks. Walking around felt like I was back in Europe , there are beautiful architectural buildings and homes with the charm of Nantucket or the Hamptons. Luxury all around and perfect for families , couples or weddings. My hubby and I are looking to come back and book a home for a nice long week. Definitely a must visit. read more

Rosemary Beach is one of my favorite towns in Florida. Nice little north Florida town with small shops and beachy vibes. Very trendy; would love to live here for awhile and maybe at some point in my life; mental note to self. I hope everyone can carve out some time to visit; just a nice experience. read more

5 stars!!! Rosemary is an upscale area in the Florida panhandle on the emerald coast. Expect to pay a little more than at the public beaches, it is worth it! This is our second visit to Rosemary Beach and we know the area. Next time we may stay at another 30a community, but will definitely make dinner reservations at Havana at The Pearl. Our first visit was on July 4th weekend, which was WAY too crowded. We enjoyed it nonetheless but we enjoyed our off season visit in late April much more. There was still a good group of folks, but not elbow to elbow like July 4th weekend. read more

Had concerns about one of their rentals before I book. I asked about recent specific reviews and all they can tell me was that it was addressed. Not how, no further details, etc. I followed up asking for information on how it was rectified especially if we are going to pay such a huge amount to stay there, but zero response. We love this beach. LOVE IT! We arrived on Tuesday, parked our car, rented bikes, and didn't move our car again until it was time to go home. Rosemary Beach is our favorite spot on 30a on Florida's Gulf Coast. The restaurants are amazing with a range of flavors, formality, and cost. There are nice boutiques for shopping and quaint coffee and doughnut shops. With greenways for picnics and games and cobbled roads for shady bike rides, the beautiful beach is the cherry on top. The sunsets draw a crowd every evening--they are not to be missed. read more

The beach, really couldn't be any nicer unless they had a beer cart cruising back n forth. Having said that, this is where tranquility goes to die. The parking is horrible, the construction constant and workers block the roadways. There's 3 different construction renovation going on around our unit. Its a persistent sound of machinery that you can hide from. Walking around the complex, theres quite a number of projects going on. Choose you time and space wisely. These places a way to expensive to have a vacation interrupted, with constant noise. The house itself is pretty nice, certainly large enough and no strange smells. read more

Talking about over development. Rosemary is an example of what happens when the zoning commissioner or committee just want to build build and build, and just want profit, not thinking the effect of over crowding a certain place and displacing nature itself. If you heard about the red tide happening almost every year by the gulf, that's because the beach is over ran by tourists..... not hood if you want a relaxing, quiet vacation.... bikes all over the place, people walking and standing in front of a moving vehicles, over price hotels, vacation rentals, foods, merchandise etc.... it's like Disney world Orlando by the beach..... no good, not worth the money...... lastly we used to come over here looong time ago, it was good back then, it's time to go somewhere else. This was our first experience with Rosemary each Cottage Rental. It will be our last. We reserved Walter's Cottage, based on availability, photos, and reviews. THIS IS THE HOUSE YOU DON'T WANT TO CHOOSE! We could not have been more disappointed, or frankly, more disgusted. This was by no means a "luxury" home, and there is nothing "beautiful," "captivating," or "quaint" about it. From the moment we pulled up to the house and the garage door opener wouldn't work, we had an unsettled feeling. We had to let ourselves into the disheveled garage to manually push the wall button, which groaned, blinked, and barely worked. From there we walked into a very dated, grimy looking great room/kitchen. Although the house faces the beach, the windows were so cloudy they partially obscured and totally detracted from the view. The interior of the house felt like it was covered in decades of grimy film (in desperate need of a deep clean), and it was so unsettling we couldn't bear the idea of cooking and eating our meals there. The bathroom on the main floor smelled of mildew and actually had rotting wood (see photo). The upstairs (master) bathroom had bugs (see photo), and the trash can was literally falling apart (see photo). And what rental property does not have mattress covers?! This one. The bottom sheet on all 3 beds were placed directly on the mattress. The memory of our stay (last week) still makes me cringe. We considered leaving that first day-- but we had just driven 9 hours to get there. And the beach is truly beautiful. Clearly, this owner doesn't care about the property-- AND NEITHER SHOULD YOU! The fact that Rosemary Beach Cottage Rental Company continues to rent this house is a poor reflection on them, and suggests they don't have standards, they don't care about their reputation, and as long as they can get it, they'll continue to collect a premium for this sub-par property. Our cottage was very out dated, floors dirty , especially under the fold out couch. probably hadn't been cleaned in over a year. Only 2 coffee mugs in the entire kitchen. No window coverings up high, so woke up every am at dawn. Outdoor grill was broken.Doors to outside balcony would not close properly.No extra blankets and bed coverings on upstairs beds. Terrible experience thus far. Finalized a reservation in October, for late May. 50% deposit paid only to have someone from this company EMAIL and notify me 3 months later that the property I reserved required a 7 night stay. This individual told me that I needed to reserve the property for additional nights or select a new property that does not require a 7 night stay. What's more interesting is that the property clearly states on their website that a 7 night minimum is only required during the spring break period and summer months. After seeing this, I contacted the company via online chat and asked that they confirm the specific dates associated with spring break and summer. My reservation did not fall into either of the timeframes that individual provided. The professionalism here leaves a lot to be desired. I have screenshots of the online chat confirming the spring break window and summer timeframe, as well as the emails from this organization. Will be happy to take legal action if this issue is not resolved in a professional manner. read more

You are forced to rent overpriced chair rentals and sit on top of strangers or shamed to sit in a small circle marked off by orange cones and signs reminding you to stay in your designated area! Love Rosemary Beach, despise this company. I walked in today (12 March 2021) to book a three week stay in May 2021 (probably a $15K-$20K stay), and the receptionist refused to pull up her mask. Both her mouth & nose were exposed. Funny thing is there are signs and stickers everywhere stating to please "socially distance, and wear masks please." The receptionist (only two working and she was a brunette) should be FIRED!!! She wont comply with her companies policy, nor a potential client. I am staying at 160 Geoff Wilder Lane. This place is my favorite place to rent. Its location is the best. Its one of the few rentals right on the beach. (2 balconies- upstairs and downstairs). Pool in the back. Backyard also has a kayak and grill, plus beach chairs you may use. 3 bedrooms, 3 bathrooms. Open upstairs floor plan (living, dining and kitchen upstairs). This is my 4th time here. We park our car, then never have to use it again until we leave, if we choose. Bike rentals, market, great restaurants and more all located across or down the street from this gated community. Now, this is a true beach house. It's comfy. It's a place where you can put your feet on the couch, not worry if the kids bring sand in, and actually enjoy your time with family and friends. read more

We rented a home for Thanksgiving, but 5 of our 10 guests were tested positive for Covid the week before. Rosemary Beach Cottage Rental would not work with us to reschedule nor apply our money paid toward a credit. We were not asking for a refund, just a reschedule or a partial credit. They refused our request, cancelled our reservation without a refund and even charged us for the cleaning fee ( which obviously was unnecessary!). We have been long term customers, but we will no longer do business with them. They had absolutely no compassion during this pandemic crisis. No loyalty whatsoever to long term customers. read more

The Rosemary Beach Inn which is a property managed by this company are thieves. My fiancé' and I stayed there last month for a wedding and upon check out they charged us $535 (which was even more than the cost of us renting the already dirty room) for an anonymous "pet fee" for having my service dog stay with us. After calling the hotel to inform them of the my disability and situation, the Guest Relations Manager Carl Moak interrogated me about my disability and took it upon himself to make me email him my doctors paperwork (which I don't believe is even legal) and then upon his own discretion said that my dog was not a service animal and they were not going to refund me the $535 that they wrongfully took. The harassment and discrimination was beyond unprofessional, therefore, they will be hearing from our local attorney as this is against my rights. read more

We booked through RBCR for Spanish Towne Cottage and Carriage House. We did RBCR instead of VRBO mostly because this was our first trip since quarantine and we wanted to ensure we had extra precautions for cleanliness. I can't express how disappointed we are with this rental. Beyond being not let into the rental until after 9pm on Saturday the day of check in, initially saying they were taking extra precautions to clean for COVID reasons, then just saying crews didn't show up, the following has been wrong with our rental: Internet and TV down in the carriage house for 3 days Oven didn't work until Monday evening Arrived to a dirty home with two bathrooms not cleaned Toilet paper was not put in all the bathrooms No towels in half the bathrooms One "clean towel" had smth that resembled a period stain on it Carpets were not vacuumed Bath mats dirty Chandelier in downstairs bathroom was broken Lock missing on main level out to porch so door can't be locked Broken curtain rod in the main living room Used sparklers all over deck, clearly that wasn't cleaned Broken stool in the kitchen No nightstand in the bunk room, so just a lamp on the ground Now let's get to the deliveries. Their team asked us to send deliveries to their attention with the address AND USPS PO Box attached. I asked Saturday when we arrived as it said delivered and they informed me it went to the USPS and we had to wait until Monday, but assured me they would collect it. That was Saturday. Monday, my mother called and we were told that they were busy and so no one could deliver the package, though the lady she spoke to could deliver it on her way home that evening. She then called back saying actually it would be an additional $50 because now it was considered after hours. My mother said we would just go collect it, which she did. When she collected it, it was a different package than the urgent one I was waiting for. When I called and spoke to Roxanne, not only was she unconcerned, she was unhelpful, indicating that they would try again tomorrow generally speaking. As I made it more than clear that generally tomorrow was unacceptable, and the fact their office opens at 8am, but she said she would not have an answer until around lunchtime, was absurd. I pushed for her to manage my expectations and give me clarity on a time, but she told me they wouldn't be able to do it right away in the morning because they wouldn't have enough staff. Clearly they didn't follow up on it Monday as Kim had promised me on Saturday. When someone spends $13k on a rental for the week and the service is pathetic, it doesn't add up. Why wouldn't we just use VRBO instead. I love Rosemary Beach, but would never use RBCR again. After the horrendous check in, I would have expected their team to bend over backwards to make up for it now. We are mid rental now, I am quite curious to see how this all pans out, but so far, I would never recommend using them, plenty of other houses through different platforms. read more

We've come here for 8 years. We have rented various properties. This year we rented the South Pointe carriage house. When we got here we realized that it faces the rear of all of the Main Street businesses. Beginning very early every morning are a parade of trash, delivery and other insanely loud commercial activities. I think this should be disclosed when you book. I love Rosemary...but make sure you read the fine print ...typically when you rent a beach front you would think that you could open the doors and walk out on the balcony on the top floor -- well when renting Walters Cottage that is not the case. When arriving into the cottage it smelled like mildew and mold was growing in the bathrooms and around the air unit...it was gross! We asked to be move us to a clean cottage... Rosemary Beach Cottages had someone bring over some candles. -- they told us it was unsafe to go on the balcony and that is why it had big red stickers on the doors -- well if that is the case you should not be RENTING the HOUSE Customer Service is something Rosemary Beach Cottage Rental Company needs to work on! read more

I could not recommend working with a cottage rental company more. My husband and I came to Rosemary Beach for our honeymoon. Upon arrival, we were greeting with a warm welcome by the staff. We stayed in the Kona Carriage House and our place was beautifully cleaned and maintained. We were not beach front, but were only a bike ride away with the 2 complimentary bikes that come with the rental. When we arrived to our carriage house, they had given us a honeymoon present of wine, baseball hats, beach towels, and more. They were very professional and were great on communication. Seeing some of the negative reviews is sad to hear, since we had such an incredible experience with the Rosemary Beach CRC! read more

We absolutely love staying at Rosemary Beach but shame on Rosemary Beach Cottage Rental Company! A hurricane is on the way, the governor has issued a state of emergency, and they refuse even partial refunds on reservations, and won't move the reservation date. It's bad enough that we have to cancel our annual family beach vacation, but we also lose our $5,500 in house rental fees. We own a few vacation home rentals. When a hurricane hit Texas we called our Texas guests and offered them cancelations (against our 30 day policy) because IT WAS THE DECENT THING TO DO! Rosemary Beach Cottage rental company I wonder if your home owners know what stance you have taken? We were annual returning customers and now I doubt we will return. I love coming to this area for the Rosemary Beach Farmers Market that happens every Sunday from 9am-2pm. After shopping around the local eats I like to walk around and admire the beautiful atmosphere. They have other shops around town in the square and its by the water. With 5 pools and the beach being only 2 blocks away, there is no shortage of places to get your feet wet. I highly recommend spending 4-5 days here if a relaxing vacation is what you are looking for. We stayed at Sweet Caroline Cottage and Carriage House from 26Dec2018 thru 2Jan2019, Rosemary Beach. Eleven months prior we had booked Seaglass. We were notified three months prior to our stay that Seaglass had sold and was no longer for rent. The agent recommended another "luxury" property that would meet our needs. It was the only house available at that short notice, so we took it. To say that we were shocked when we stepped inside would be an understatement. Yes, it did have the number of bedrooms we needed, but that's about the only good thing I can say. On the surface, the house was in dire need of not only fresh paint but a complete overhaul. It was so abused and outdated. We immediately called the rental office, voiced our disappointment, and tried to find another house. They said they would keep in touch. THEY DIDN'T. As we settled in, we started realizing all the things that were broken: outdoor furniture, gas fireplace, all outdoor gas features including fire pit, disposal, dishwasher, leaky shower seal, leak in pool, entry light fixture, drawer handles, toilet paper holders, and on and on and on. This place looked like an outdated Days Inn. We did have a very nice maintenance worker come to try to get the fireplace working. He said a "gas specialist" would come the next day. HE DIDN'T. The Carriage House is very awkward. It has treacherous stairs with alternating treads leading to the bed. There is no way to carry a heavy suitcase up there. To use the bathroom you have to go down those ridiculous stairs. There was no coffee maker in there. There were no kitchen towels or hot pads in the main house kitchen. There were plenty of extra (stained) pillows but no pillow cases. When we got back home, we called the office voicing our complaints. We asked for some sort of compensation or refund as this house cost over $11,000 for the week. They said "they would see what they could do". Did they ever call back? THEY DIDN'T. From now on, we will rent through VRBO, Airbnb, or Home Away as every experience with them has been stellar. We were honestly surprised that prestigious Rosemary Beach would even have such a run down house for rent. read more

The town and beach were great. Everything was within walking distance and the restaurants were fantastic. However, the service provided by the rental company was absolutely horrible. It was one of the worst customer service experiences I have ever had. Issue #1- During our stay, a metal fan blade flew off during the middle of the night and hit my wife. We brought this to the attention of the front desk and they sent someone out to repair it. We did not make an issue of this, as it was accidental. Luckily neither of us were injured, as the blade was spinning and was quite heavy. Issue #2- The property has a 10am check out time, and that was acknowledged. We were running late and the front desk called to remind us. I went to the front desk and they informed me that there would NOT be a late charge for checking out. I thanked them for their cooperation and moved on. Upon returning home, we were charged $100 on our credit card after we were specifically told we would not be charged. IT TOOK 3 WEEKS TO FINALLY GET SOMEONE ON THE PHONE to discuss this. I informed the property manager of the charge and the conversation I had with the front desk. He said that his agents never promise to waive charges, as he trains them and this was impossible. I let him know that I was not lying about this and he sat in silence on the phone. I mentioned the fan and the fact that we did not bring it up and were not that type of guest. We were not looking for free credits, but only asking him to follow through on his employee's promise. He said oh well, the issue was not open for discussion and they would not reverse the charges. He said that we were interfering with his business. At the end of the day, it's only $100. The principle of the matter is that he was beyond arrogant, unwilling to work with me and refused to honor a promise by an employee . They've inspired me to take my business back to Seaside, Destin and Panama City. read more

We have been to Rosemary Beach for several years now. It is our preferred family vacation spot. We have loved it so much we now have three different families that join us and rent their own residences with in Rosemary Beach. We now come for two weeks because we love it so much. We rent 4-5 bedroom houses. This is our first year to use Rosemary Beach Cottage Rental Company. We have had an absolutely terrible experience since a month leading up to our stay. I contacted the company asking questions and got no response (This happened during the booking process as well). We found out our house had a carriage house above the garage. This information was not disclosed anywhere to us. Had we known, we would have rented both the cottage and carriage house. We were told the carriage house steps lead out to the road so we would have privacy. The stairs from the carriage house came down and emptied in front of our front door, the front door located directly by our master bedroom. We came here for two weeks to have some privacy and relaxation. We couldn't let our kids play in our little yard area freely because strangers were staying above the garage. We also had to park several blocks from our house everyday because there are so many dumpsters lining the streets. Our fourth bedroom that is on the third floor only has a bathtub, it was not disclosed to us that there was no shower. Our nanny had to use our kids bathroom on the first floor to shower when she needed. Her room was also extremely hot because the attic door would not close properly. Also a window by the bed on the third floor is missing some trim. There is a large opening over 2 inches wide with foil shoved in it. Upon checking in we were told 'Housekeeping' would come on Wednesdays. Our first Wednesday they came dropped sheets, towels, and terrible soaps on the beds and in the bathrooms. The second week Housekeeping just showed up on Tuesday. A day early. Had we known we would have denied their services and just made do with what we had. There is essentially no 'Housekeeping' services. We only had a broom and no vacuum to clean ourselves. Spending two weeks at the beach with three adults and three kids, it would be nice to have a vacuum for the rugs. There was also little pieces of trash all of the yard that I was continuously cleaning up. We are at the beach and I think the environment and properties should be kept clean and maintained. Upon checking in there were two couples both complaining to the front desk. This should have been red flags. We will never use Rosemary Beach Cottage Rentals again. We have reached out several time to them and they have yet to contact us. We are extremely disappointed to spend over $11,000 with Rosemary Beach Cottage Rental to not even have them respond or touch base with us. read more
