    We love this beach. LOVE IT! We arrived on Tuesday, parked our car, rented bikes, and didn't move our car again until it was time to go home. Rosemary Beach is our favorite spot on 30a on Florida's Gulf Coast. The restaurants are amazing with a range of flavors, formality, and cost. There are nice boutiques for shopping and quaint coffee and doughnut shops. With greenways for picnics and games and cobbled roads for shady bike rides, the beautiful beach is the cherry on top. The sunsets draw a crowd every evening--they are not to be missed.

    This was our first experience with Rosemary each Cottage Rental. It will be our last. We reserved Walter's Cottage, based on availability, photos, and reviews. THIS IS THE HOUSE YOU DON'T WANT TO CHOOSE! We could not have been more disappointed, or frankly, more disgusted. This was by no means a "luxury" home, and there is nothing "beautiful," "captivating," or "quaint" about it. From the moment we pulled up to the house and the garage door opener wouldn't work, we had an unsettled feeling. We had to let ourselves into the disheveled garage to manually push the wall button, which groaned, blinked, and barely worked. From there we walked into a very dated, grimy looking great room/kitchen. Although the house faces the beach, the windows were so cloudy they partially obscured and totally detracted from the view. The interior of the house felt like it was covered in decades of grimy film (in desperate need of a deep clean), and it was so unsettling we couldn't bear the idea of cooking and eating our meals there. The bathroom on the main floor smelled of mildew and actually had rotting wood (see photo). The upstairs (master) bathroom had bugs (see photo), and the trash can was literally falling apart (see photo). And what rental property does not have mattress covers?! This one. The bottom sheet on all 3 beds were placed directly on the mattress. The memory of our stay (last week) still makes me cringe. We considered leaving that first day-- but we had just driven 9 hours to get there. And the beach is truly beautiful. Clearly, this owner doesn't care about the property-- AND NEITHER SHOULD YOU! The fact that Rosemary Beach Cottage Rental Company continues to rent this house is a poor reflection on them, and suggests they don't have standards, they don't care about their reputation, and as long as they can get it, they'll continue to collect a premium for this sub-par property. I did rate this house one star-- for the location-- it faces the beach and the beach access is great.

    I am staying at 160 Geoff Wilder Lane. This place is my favorite place to rent. Its location is the best. Its one of the few rentals right on the beach. (2 balconies- upstairs and downstairs). Pool in the back. Backyard also has a kayak and grill, plus beach chairs you may use. 3 bedrooms, 3 bathrooms. Open upstairs floor plan (living, dining and kitchen upstairs). This is my 4th time here. We park our car, then never have to use it again until we leave, if we choose. Bike rentals, market, great restaurants and more all located across or down the street from this gated community. Now, this is a true beach house. It's comfy. It's a place where you can put your feet on the couch, not worry if the kids bring sand in, and actually enjoy your time with family and friends.

    ADA Service Animal Rules

    The Rosemary Beach Inn which is a property managed by this company are thieves. My fiancé' and I stayed there last month for a wedding and upon check out they charged us $535 (which was even more than the cost of us renting the already dirty room) for an anonymous "pet fee" for having my service dog stay with us. After calling the hotel to inform them of the my disability and situation, the Guest Relations Manager Carl Moak interrogated me about my disability and took it upon himself to make me email him my doctors paperwork (which I don't believe is even legal) and then upon his own discretion said that my dog was not a service animal and they were not going to refund me the $535 that they wrongfully took. The harassment and discrimination was beyond unprofessional, therefore, they will be hearing from our local attorney as this is against my rights.

    We booked through RBCR for Spanish Towne Cottage and Carriage House. We did RBCR instead of VRBO mostly because this was our first trip since quarantine and we wanted to ensure we had extra precautions for cleanliness. I can't express how disappointed we are with this rental. Beyond being not let into the rental until after 9pm on Saturday the day of check in, initially saying they were taking extra precautions to clean for COVID reasons, then just saying crews didn't show up, the following has been wrong with our rental: Internet and TV down in the carriage house for 3 days Oven didn't work until Monday evening Arrived to a dirty home with two bathrooms not cleaned Toilet paper was not put in all the bathrooms No towels in half the bathrooms One "clean towel" had smth that resembled a period stain on it Carpets were not vacuumed Bath mats dirty Chandelier in downstairs bathroom was broken Lock missing on main level out to porch so door can't be locked Broken curtain rod in the main living room Used sparklers all over deck, clearly that wasn't cleaned Broken stool in the kitchen No nightstand in the bunk room, so just a lamp on the ground Now let's get to the deliveries. Their team asked us to send deliveries to their attention with the address AND USPS PO Box attached. I asked Saturday when we arrived as it said delivered and they informed me it went to the USPS and we had to wait until Monday, but assured me they would collect it. That was Saturday. Monday, my mother called and we were told that they were busy and so no one could deliver the package, though the lady she spoke to could deliver it on her way home that evening. She then called back saying actually it would be an additional $50 because now it was considered after hours. My mother said we would just go collect it, which she did. When she collected it, it was a different package than the urgent one I was waiting for. When I called and spoke to Roxanne, not only was she unconcerned, she was unhelpful, indicating that they would try again tomorrow generally speaking. As I made it more than clear that generally tomorrow was unacceptable, and the fact their office opens at 8am, but she said she would not have an answer until around lunchtime, was absurd. I pushed for her to manage my expectations and give me clarity on a time, but she told me they wouldn't be able to do it right away in the morning because they wouldn't have enough staff. Clearly they didn't follow up on it Monday as Kim had promised me on Saturday. When someone spends $13k on a rental for the week and the service is pathetic, it doesn't add up. Why wouldn't we just use VRBO instead. I love Rosemary Beach, but would never use RBCR again. After the horrendous check in, I would have expected their team to bend over backwards to make up for it now. We are mid rental now, I am quite curious to see how this all pans out, but so far, I would never recommend using them, plenty of other houses through different platforms.

We booked "Sand Piper," 320 Pompano St., Inlet Beach, FL 32461 USA. Their local property manager is Paradise Properties. Sand Piper is also advertised on hotels.com, RedAwning and VRBO. The fees vary wildly with each one. My fiance had a medical emergency that put him in the hospital for 3 days a few days prior to our Saturday departure date (May 4). Upon receipt of my fiance's "ER doctor's note," the owners agreed to let us reschedule but ONLY within the same month (May)--the available dates for which were very limited. At this point, my family from Nashville would be gone, but we could not afford to lose our $1,600. We also needed some sun and relaxation after his hospital stay. So we accepted their new dates of May 12-15. Extreme weather was forecast for the area and arrived on May 12, as predicted, making it unsafe in our opinion to travel there. Rather than letting us reschedule again to ANY month of THEIR choosing in 2024 (the off-season was FINE with us), they refused to refund a dime of our $1,600. We even suggested they keep their fees and just refund the lodging. The owners wouldn't budge. I will never book through hotels.com, RedAwning or Paradise Properties again, and I will tell everyone I know NOT to rent Sand Piper. My advice is to purchase trip insurance when booking ANYTHING. Lesson learned.

We rented a condo through Paradise Properties Vacation Rentals & would suggest you think twice. From now until April/May 2024, 30A is closed between the areas of Watersound and Seagrove making it 100% impassable - no cars, bikes, or walking. This is a locally well-known, pre-planned road construction project. When we asked them why they didn't give us a heads up, we were told that we should have done our research. We are from Michigan and would have no way of knowing about a pre-planned road closure in Florida. Of the 18 miles of bike paths, we could only access 2 miles. Not one time during our discussion did this company take ownership that their renters have a right to know something this important to a 30A vacation. Other than horrible mattresses, Seacrest 6 had a great ocean view and for us on the wrong side of the road construction. Transparency is everything.

Its a little tight but ok with small kids. We slept in the queen bed and the kids slept in the sofa bed. There is no stove but there is a microwave, toaster, and fridge. Dishes and utensils are provided. They even gave dishwashing liquid and sponge which was cool. They also provided boogie boards and beach chairs in the closet. Very cool! We brought our own but didnt have to. Wifi was available but the speed was slow. There is a laundry room on the floor but no change machine. The laundry room helped alot since we were there for a week. We get to use the pool at Seacrest which is real nice. They will shuttle you to Seacrest Beach or you can walk which is less than a mile. The Villages has restaurants and shops right down stairs and live music at night. Beautiful! They have bike rental down stairs too. $60 for the week. It is located at Seacrest Beach between Alys Beach and the infamous Rosemary Beach. You can bike to either. Alys Beach had an awesome July 4 show. If you want to go to Panama City Beach for other activities, the higheay is close by. Loved the price and the location!

There are a couple of good, inexpensive restaurants, beach shops, jewelry, toy stores, and a sundries store carrying all the things you forgot at airport prices. There is also the largest bike rental operation around. Bikes are essential but at $60 per day per bike, it's worth trying to bring your own bike. The units are adequate in size with balconies. We were a group of four, one adult and three teenagers, and the accommodations were adequate. There are two pools and a hot tub. My biggest complaint was access to the beach across the street, the famous 30A. The rental agency described is as "across the street" but all of the beachfront developments across the street are gated. There is one, yes one, public beach access within a 10 minute bike ride, thus the essential nature of renting bikes for your group. The beach is the usual spectacular gulf coast sand with reasonable chair and umbrella rentals. The architecture and amenities of the area are beyond compare. The nearby quaint towns of Rosemary Beach and Alys Beach offer some spectacular beach houses to drool over but one does feel like an outside from the other side of 30A since we weren't granted access to the beaches with the magical gate code to get to / from the beaches. There's a definite class system here so if you can afford it, arrange your accommodations south of 30A rather than north or try the more egalitarian Destin down the road.

There is a sweets suite that has granola bars, popcorn, soda, oranges and apples, goldfish, an ice and water machine, espresso machine (that also makes hot cocoa), and ice cream bars! No need to pack extra snacks for your little ones on this trip! The rooms are large and the balconies have a gorgeous view of the bluest turquoise waters- it reminded me of being in the islands! The turndown service brings you fresh homemade cookies every night (so don't use your DND!). The staff onsite are super accommodating, the drinks at the bar are delicious, and the food is good as well. The pool drinks are more expensive if you go to the beach club next door. The pool area has a huge sunscreen dispenser (never seen one of these), ice water, fire pits (free to use). There is a tiny gym off the lobby (open 24/7). It has one treadmill, one elliptical, free weights, one bench, on pulley system and a Lululemon mirror thing. No one seemed to use it, so that was nice. The beach is powdered sugar soft a the ocean is clear and calm. It was an OASIS! The only surprise is that there isn't any drink service. Luckily the pool bar wasn't too far away. There is a free trolley you can take to other pools like the Watercolor Club (for kids), and other locations. There are some eateries within walking distance (however not a ton). The whole town is walkable and bike friendly. If you're a runner, there's a paved walkway that goes alongside the main road for miles and miles. I stuck to the trails behind the houses and loved it! It was secluded and woodsy, and yet I still saw houses so it didn't feel unsafe. This was probably one of the best vacations I've been on- it felt foreign but was stateside. Everyone enjoyed it- myself, my husband, our toddler, and my older in-laws. It's worth every penny! And bonus: the AC works amazingly! You can have a cold room and the ceiling fan makes it even better! The housekeeping was also phenomenal! Everyone was friendly and did such a great job! They gave us more shampoo, etc without us even having to ask. My only cons- I wish the free bike rental had helmets. I don't trust drivers when I have a little one to take care of, and the pool pump was loud so we couldn't really hear the ocean from the balcony, but not a deal killer.

Would not make eye contact with numerous patrons at times ... a number of us were sitting at bar and noted this as it took forever to get a drink at times. Rooms average and third floor room view was great. Won't be coming back to this Ritz priced "inn".
