This company is a scam. Seriously, whatever you do do not use this company. They owe us $10k - they signed a document agreeing they owed it to us, they falsified a receipt saying "see, we sent it to you" but they hadn't, and they now hang up when my partner calls them. Also, many of these reviews seem to be by "people" who are doing random odd reviews all over the world - aka they may be fake. The owner, David Abittan, has not been helpful. I have never experienced anything so shady. We added a clause to this document that they had until March 6 (a month when we signed) to return the funds, and they did not. We have filed a small claims court lawsuit (which we may need to file in CA since we went to their Washington location and no one was there), and are looking into lawyers if needed. We are not letting this go, if I have to fly to California and knock on their door and demand it myself. This is wrong, they never did a single drop of work for us. read more

Read the other 1-star or 2-star reviews for unfiltered experiences with this place and save yourself months of headache (and possibly physical injury). I urge a hard pass on this snake oil establishment. My biggest mistake was putting my trust in Elly and Co. for my home remodel. In short, they are a prideful bunch that exploits client trust and kindness. The tip of this iceberg starts with the project cost versus their subcontractor invoice cost, for example, $8000 charged to you to install a fireplace and kitchen backsplash but an invoice to them of about $500. On one hand, Elly will sometimes say he has no power to change prices because the office has the final say and he would need to consult with the office. On the other hand (when you want to cancel or reduce the task of a project item set) he can sometimes magically offer a discount without consulting the office. Here are some more objective issues: 1. Shoddy, rushed project work. (a) The most glaring example is the sharp, bare nails protruding upwards from my newly installed carpet. I discovered them when my parents accidentally STEPPED ON THE NAILS during their visit. (see image Exhibits 1-3) (b) Another example is that the hardware for my glass sliding doors has been installed in the wrong bathrooms. The placement of these sliding doors was made very clear via text. (c) The paint job was extremely sloppy to the point where the entire hallway ceiling was visibly discolored compared to the adjacent ceiling area and the baseboard/ceiling edges have messy splatters. Paint splatters were on adjacent shelving/cabinetry/flooring/countertops. Paint splatters were still all over my apartment floor after Elly claimed to have spent $500 on a cleaning company after the remodel. I spent hours cleaning paint splatters on flooring/cabinetry/shelving/countertops. Additionally, many imperfections are still visible in drywall because it was not replaced despite being within scope. (d) Many more...will update later 2. Inappropriate project item order. New flooring installation and paint job were completed prior to any other project work. This is a huge issue because drywall work requiring drywall removal had to be done later in the project. This delayed project completion even more and added costs because drywall repair and repainting had to follow up. On top of this, the new flooring and newly painted walls were chipped/scratched. 3. Damaged/missing property: A brand new marble vanity was chipped and damaged on the inside. The metal drains had many scratches. A large dent was made on a brand new washer machine. I didn't notice this until moving and using the washer. The brand new kitchen sink set was magically missing a bamboo cutting board, silicone basin mat, and metal strainer drain. Bonus: Elly cracked a new light switch cover by pushing it too hard. 4. HOA building code violation: Elly declined that we needed a city permit for installing a bathroom fan and proceeded with the installation. I later received a notification from my HOA to cease all work because the bathroom fan had been installed without a permit. This is partially my fault since I had put my trust in Elly's statement in the beginning. Look for other contractors and just save your time and energy. The above are only a small percentage of the issues I encountered through my collaboration with Elly. It is very difficult to communicate remodeling issues to Elly because he becomes extremely defensive as a result. To keep it short, he will opt to deflect the blame to his subcontractors and even you. He will twist his words to create the company image he wants you and hismelf to see. However, he will happily talk at length and take credit for project work when doing walkthroughs with you. Set an appointment for an estimate to have some ductwork and a furnace installed in a duplex in Renton. No problem. Wendy decides she needs to call me everyday prior to the appoitment and confirm. Then she wants to know if my wife will be there. Then she calls back day of to confirm that we will both be there and she has an aggressive tone. Perhaps she just had too much coffee this morning. I call her out on her tone and aggressive qualifying, like she is trying to weed me out before they look at the job. I don't understand why they have to over-qualify the customer as well as over communicate. She asked me if we had other estimates. Yes , I reply and she comes back with "oh, we're not a good fit". How about just show up and give an estimate? Appearently this is too much to ask from Wendy and YPC. The day after the job was complete and I had signed off on the job, I noticed a couple of issues that I had missed when we went over the final punchlist. I reached out to Elly who immediately responded to address the items I had missed. He put a worker at the condo within an hour after we talked. Finally, he even came over at 9 o'clock that night after the worker left to make sure everything was right. We worked with Gil for a kitchen remodel. We told him our ideas and he agreed to everything. After giving us a low estimate, we signed a contract. After following up a couple times, we got a start date. When we were two days away from the start date, I called to see what the start entailed. He said they were going to start demo. That startled me because I was expecting some designs and plans and I didn't feel like our verbal ideas were enough to start breaking walls. Gil agreed and offered to return our deposit. I was very appreciative. I reached back out a month later about the deposit and he casually said he was sorry but that wasn't going to be possible. The company is not standing by the word of their employee either. I made the decision to postpone the project partly because he said he'd get us the deposit back. This company is a fraud and deserves no stars. We hired them to redo two bathrooms and replace/install 5 windows. Jacob assured us He could complete this in a month. In that month they managed to show up for work maybe a total of four days and only started work on one bathroom. They left us with a completely destroyed bathroom, trash and drywall pieces in our yard, and nails strewn all over our drive. Jacob was very good at assurances and 'giving his word' but it all turned into many broken promises and lip service. We deposited and lost $9000 for this which included a deposit of $5000 for windows that we never saw and was not refu. Trying to resolve issues or come to any sort of agreement with them was fruitless. Melanie spent more time trying to twist things to blame us than to solve the problem. The Bellevue office is a front and nobody is there. They did not disclose to us that they lost their bond between the time that we signed the contract and the time they started work, so we can't even recover money that way. We recently had our bathroom remodeled and our exterior painted on our house. The process from start to finish is very thorough and allows work to get started when the crew is available. The bathroom turned out great. Elly was great and his communication was top notch. A few things to mention 1. If you are getting paint done, be sure to confirm the type of paint/color is what you chose. The painter ended up using Baer though we picked out benjamin moore colors. So we actually hired them a couple of years ago, but it's not until recently when we've hired another company to do more renos where we can compare. First things first, YPC just subcontracts work to other contractors. This creates a communications issue as well as communications delay. Two other companies we've worked with have their own team and when problems arise, you just talk to them face to face. This also means they are not consistent. At one point, I believe the subcontractors subcontracted their work out to another level of subcontractors. I would talk to them and they'd have no idea who commissioned the work or even who YPC is. The quality of the construction from the subcontractors is also subpar. They don't section off areas with protected sheets. Debris powder just went everywhere. They worked downstairs and they've managed to get powder and dust up the stairs. At one point they did a lot of sanding and didn't bother to section off the areas or vent the toxic air out. They put protective paper on our staircase and when the protective paper ripped, they didn't replace it. YPC was the first company we worked with that had to deal with countertop and cabinet space. So we didn't know better. They told us they'd get us a good price for cabinet and countertop with a company they work with. Long story short, we didn't get a good price. We compared with numbers of customers who worked with that cabinet company directly and they were paying a significantly cheaper price for everything. We are also currently working with our own countertop and cabinet company ourselves for a current project and we are paying less for 2.5x more countertop than what we commissioned YPC to do. We got in a huge argument with Gil from YPC because of a misunderstanding from YPC. When we were getting our quotes, we told him we just wanted a stove top without the oven. For the counter top and cabinet, they quoted x amount of footage including the space where the stove top would be. Later we decided to lose roughly 3 feet of cabinets and countertop because we wanted to install a full size fridge. We didn't ask them to redo the quote since there would now be less countertop/cabinet and therefore less price. Later when the cabinet and countertop company was installing, we realized they installed with a full size oven in mind... meaning that there was a huge gap in cabinet there. Keep in mind they quoted the cabinet for this part as well. We told YPC they made a mistake and need to correct this. Gil kept telling us that they'll need to figure out how much the extra cabinet and countertop would cost. Not only did they quote for a cabinet space they never intended on installing for where the cabinet would be, we were also paying them for 3 extra feet of cabinet and countertop space that would be replaced with a fridge. YPC handled this extremely poorly. It wasn't until Gil showed up and I showed him the initial quote did they realize they couldn't get more money from us. We had never hired people working with tile and grout before so when they were done, we were happy because OVERALL, it looked nice. But comparing them to our current contractors, their quality is really bad. Tiles were not aligned properly, some grout lines are thinner, some thicker, some tiles are sunken in so you get a smear of grout at the corner. Some grouts weren't even filled in completely. The contractors also had to move the laundry machines while they worked on tiles. When they moved the machines back, they created a big scratch on the tiles they just installed. We asked YPC to fix this, they said they would when YPC came over to close the project. They never did. When they left, they didn't do a good job at cleaning up, there was even a dry wall anchor sticking out of the wall that wasn't there before. Find a company that has their own team. We've worked with 3 companies now and YPC is the only one that subcontracts work out. We didn't enjoy the experience at all and in the end, just wanted them out of our house. We didn't feel we were listened to (and Gil didn't seem aware or even to care about project details we had discussed in the scope), and in the end, we personally felt scammed. read more

Having an older home with a small kitchen and no real room or budget to expand didn't prove to be much of a problem at all for Gil from Your Prime Contractor. He took a small space and made it seem larger and more functional. I can't thank Gil enough for all of his assistance. He simplified the process and eliminated searching on an on for materials that fit my vision. In fact, he took that vision and enhanced it beyond my dreams of what my space could accommodate. Gil was always available to answer my questions and reassure me of my selections. We met with him numerous times throughout the project. The construction of the kitchen is superior. We reached out to YPC after reading all the good customer feedback on yelp, and a few positives right off the bat - they were very nice to talk to, the consult and scheduling was easy and their team was very prompt to respond or reach out if we had any questions. We finally contracted them to replace our flooring and remove existing popcorn ceiling, and while the quote was on the higher side we still went with them as we had a tight timeline and were getting a crew/PM experienced enough for us to be a bit hands off. Overall, the ceiling work was phenomenal, the sub contractors were very diligent and made sure the work was done perfectly which we greatly appreciated. The flooring not so much, the sub contractor who was working on the flooring was great, but there definitely was a lack in communication between YPC - PM and us to understand the full scope of the project. Our biggest concern was to ensure that the flooring is level and smooth and we had to say the same thing quite a times for them to understand. Eventually, we had to do our own research and hire another person to do the leveling work because there was no method or a breakdown for the prices we were being quoted for from YPC. Overall, we had a decent experience, the PM Elly, was friendly and open to feedback and checked in with us regularly but YPC needs to improve on communication internally- know your subcontractors schedules and understand your clients requirements prior to finalizing scope and quotes (which definitely need to be in detail). read more

Gil and his team at Your Prime Contractor did a complete remodel of the house we bought. considering we are a family of 4 i had a vision for the little house that I thought I'd love, if only I could just find someone to turn it into a reality. After looking at numerous contractors, there was no doubt that this company was the best choice (although I pretty much knew that he was our contractor from our phone conversation before even meeting!). Where my vision had limitations, Gil had ideas. He turned this house into a home perfectly suited for my little family. I needed a house that I could look out from the kitchen and see my children doing homework at the dining table or watching a movie in the living room. I wanted to be able to look out of any of the living space and be able to see my children playing soccer in the backyard. I wanted a Master Suite that was spacious and inspiring when doing work from my desk. So where walls were in the way or where bricks needed to be removed or windows and French doors needed to be installed, Gil did it to create a home that specifically fit my family. I had the opportunity to work with the front office, Gil, Roy, and Pedro. The front office was very professional and made every effort to schedule an in-person estimate at a time that worked for me. YPC sent Gil for an initial estimate, then upon following up with the front office, Gil and Roy returned for a formal estimate. The estimate did increase from the first estimate, but the cost was comparable to 2 other firms in the area. The rave reviews on Yelp led me to select YPC for my bathroom remodel. And, fortunately, Gil was able to schedule the work to start in 2 weeks' time. During both visits, Gil and Roy wore masks and maintained social distancing whenever possible (extremely difficult in a small bathroom and when signing a contract). Gil and Roy were both very personable and took the time to answer questions at contract signing. Even when the Governor's new quarantine mandate was issued, Gil was very accommodating in pushing the start date back. We had one delay due to another project, and the work took a few more days than originally estimated, but otherwise, Gil, Roy and Pedro were very efficient. Pedro is very skilled and knowledgeable about the work he does, and if you ask questions, he will offer advice and thoroughly explain his approach to some of the repairs (i.e. not installing a transition because the surface is level, not caulking toilets because it will become gummy in a years' time). He also does very thorough photo documentation of his work. At the end of each day, Pedro explained whether the bathroom was useable and asked that we not touch/disturb certain parts (I.e. paint drying). His instructions were very clear. Re: payment: YPC requests a down payment, then breaks the payment process down into 3 parts: start of work, start of second phase of work (i.e. tiling complete, painting started), and end of project. Roy picked up the last 2 payments and was always in and out in a few minutes, making it easy to make payments during a break between work meetings. Gil was always available by phone/text for questions and consulting. I'm giving YPC 5 stars because there is no option for 4.5 I have so much to say, I don't even know where to start. I went through and read other reviews so I could compare my experiences to other people's. I definitely see where other people could have and did have problems with YPC, but everything that other people have said was, for me, completely balanced out by the PRICE and the fact that this is a real contractor who will really do the work and actually finish the project and get out of your house--though you will need to make sure all that happens. So, it's been a year since we had a bunch of companies come out and give us quotes. YPC was, by far, the most reasonable contractor who estimated our project. Gil was so awesome to work with. He wrote down everything we wanted and did a good job of remembering what we discussed. The estimate he came back with was literally less than half what the next company wanted, which was partly because Gil took the time to walk us through what actually HAD to be done vs what was just nice to have. He made recommendations we ended up taking and we've had zero regrets. Our quote didn't change in the middle of the process. The extra money we ended up spending was on my side, because I decided to go with more expensive finishes than I'd originally planned. (It is important to understand from the beginning what their quote includes and doesn't include!) Pedro was our primary contact. He was also great to work with. Sometimes he or the subcontractors would go off in the wrong direction but I MADE SURE AND HIGHLY RECOMMEND WITH ANY CONTRACTOR that you go and verify the work every single day to make sure they don't end up doing something you didn't want or discuss. Anyway, I was always able to have a conversation with him and get things sorted. Yes, they did make a few mistakes here and there. Sometimes it was my fault for not explaining ahead of time what I wanted. Sometimes it was the subcontractor. But I expected this kind of thing to happen. It's a contractor. We all are afraid of having contractors work on our houses. And the price! Now, the end product is outstanding. We are delighted with our basement. I waited a year to write this review to make sure nothing bad happened after they left, and I can now say that one year after their work completed, we have had absolutely zero issues. No leaks. No shorts. No shoddy work that became apparent. My house was brand new when I bought it and it had a half dozen major issues, including multiple pipes that burst, within the first year. We had to deal with flooding and paint that separated and mold. And that was a big, reputable company and a million dollar house! Now for the schedule. Gil estimated 6 weeks, which we knew was sporty. It was a challenge for me to even get the cabinets and other supplies ordered and here to support a schedule like that. However, as some others have said, they do not have one project going at a time. We didn't expect they would spend half their time working on at least one other project. If they'd focused on just our project, they could have easily completed it within 6 weeks. I mean, like fast. But they were constantly not here. We had to call multiple times and request that they actually show up to the site. They did work on Saturdays, often, so the team was busy. I don't doubt Pedro was busting his backside working somewhere else. It was annoying for us. I would have liked to have known that in advance, and had an estimate that included that. It ended up taking 10 weeks and that was only because in the last two weeks, I started riding them really hard and giving them a hard time about not finishing. I ended up having to give them an ultimatum. Finish by Friday or leave it (we were down to nitpick-y cosmetic things that Pedro wanted to fix so his work would be A+ but I was just *done* by then). Pedro and the team came out and worked a really long Thursday and got it all done by Friday. But if I hadn't pushed the issue, they might have still been in my house the next month. All that said, we always felt very comfortable with Gil and Pedro. We never felt like they were scamming us, avoiding us, ignoring us, or doing poor work. We fully intend to hire them for more projects in the future because we have a better understanding of how they work (and we really do understand the risk they'd have if they didn't overlap projects, especially when our cabinets failed to arrive in time). Someone else said their house wasn't protected enough, but we didn't have that issue. They took good care of their dust and even repainted the room that connected to the one they worked in, because it got really dusty and there were some wall dings and so on. I highly recommend YPC if you want a low-key contractor who won't constantly change the scope of the work or the estimate. The best at the construction remodeling field. Their team was extremely nice helpful and professional!! They came in and gave me an estimate for the roof. It wasn't the lowest estimate but they were the best at explaining the procrss and I trust them. They didnt change the price on me. Great contractor !! read more
