We had (2) leases with YA. The first lease was during 2024-2025 term at The Lodge Normal, a 4 bedroom suite. We had an overall good experience here except the apartment needed a good cleaning upon move-in, the TV usb port being damaged and difficult to use, and being billed for utilities before we moved in and after we moved out. The second lease was 2025-2026 term at 906 Market St Normal, 1 bedroom unit. The apartment was filthy at move in and oddly they came to inspect the unit for move in conditions after we cleaned it and moved in. We had several months of charges for water problems they were fixing in the building at the direction of the Town of Normal (per YA billing dept). I'm not sure why these repairs were charged back to tenants. There were also random charges for things which we never understood, but made sense to them. It wasn't worth my time and energy to dispute. I value both too much. They bank on that. Literally. Maintenance showed up A LOT and gained unauthorized access into the apartment without the required notice. We know this because she was home when it happened several times. The last straw was when she was in the shower and heard someone inside her apartment in her bedroom. She asked 3 times for the guy to leave, finally yelling at him to get the *&%$ out before he would comply. He cussed at her. We called several times to report the issue on different breaches before this happened and each time we were told they would make sure it didn't happen again. After this instance, we purchased security bars for the two outside doors and changed a lock on the outside door into her bedroom. The lock change was against the lease terms but drastic situations call for drastic measures. We also reported it to the Town of Normal which was our saving grace. They never bothered her again. We also found it annoying that students were still made to move out for 3 weeks in-between leases on the same apartment. My advice: With any Landlord, take video of EVERYTHING AND write down all imperfections ceiling to floor (including dust because they'll charge you for a dirty ceiling fan, blind, or vent regardless how it looked when you moved in). Know your rights as a tenant before you lease and report violations to The Town of Normal immediately. They were kind, responsive and effective. read more

This is no disrespect to the student workers or maintenance workers at all, because in my experience, they were all just kids doing their job. My complaints lie completely with the sneaky ways they manage to upcharge their residents. My roommates and I cleaned our apartment top to bottom before moving out, and they charged us 1500$ to "clean" and repaint themselves, and that is just one example of many. They will find ANY way to charge you for the most random things, and they get away with it, because their residents are mostly young kids who don't know how to put up a fight. Like most other people, my experience was terrible. They have a maintenance team, but still hire outside companies that charge an arm and a leg to do "repairs." Took my security deposit to replace carpet they said I had damaged when in reality, it was damaged when I moved in, but of course they don't have any record of that. They raise the rent every year with no updates to their units and are well aware that they're overcharging because when I decided not to renew my lease, they texted me and asked if I'd stay if they kept the rent the same. I asked them to let me know in advance before they entered my unit. They'd mostly send out a text that day an hour before or even during the time frame they're to be there. One day someone entered my apartment for no reason, moved things around, and they stated that they had no record of maintenance being there. I bought cameras after that. My AC broke the two summers I lived there, and they told me to open my window to keep cool. They sent maintenance out for the same issue multiple times and they'd just briefly look at it and tell me it was fine. PREDATORY company that does mediocre touch ups on apartments before someone else moves in so they can illegally withhold your security deposit for things they should be paying for. Please know your rights as a tenant before renting with them, although not renting from them would be better. Be prepared to take Legal action against them. They're awful. read more

Never wrote a negative review before, but Young America truly deserved it. To start off, you can forget about your security deposit because you won't ever see it again. Even though you paid $250 at the beginning, you will still get charged at the end for painting, labor, and some other made-up expenses. The apartment was shittily painted when we moved in, and now they blame us and want us to pay for it. Also, a nice thing to know about YA: they will forward your unpaid bills to collections if you don't pay them after moving out. It turns out toilets and bathrooms leak there pretty often, or someone steals the window screen, and if you request maintenance for something you didn't do, guess what, they are going to charge you. But the worst part of all is the freaking showings at any time of the day. According to their policy, they are supposed to notify us at least 24 hours in advance that there is going to be a showing. They don't always do that, and they can enter the rooms without knocking. They also don't turn off the lights or close the doors after themselves. Worst realty company I've ever dealt with. Absolute scam artists disguised as a property management company. I moved into a unit that was already in poor, dirty condition. At move-out, I spent hours deep cleaning and was still hit with over $600 in "cleaning and damage" fees. That included carpet cleaning, drywall painting, CAULKING the bathtub and kitchen counter (I have proof all were already in poor condition before I moved in), and I'm not making this up, a charge for "removing" an ethernet cable and an adapter box that were both already there when I moved in and left untouched the entire lease. I filed a formal dispute with photo evidence for every single item. Weeks later, I got an email crediting me $189, with zero explanation for why the rest of my documented disputes were denied and no itemized invoice showing what I'm actually still being charged for, other than technician labor. I kid you not, I moved into this old-ass, shitty motel that is now being sold for over a grand a month to scam students. In the closet, as many motels have, you can see a built-in clothing or jewlelry rack that was obviously present at move-in because it is part of the motel design. They really charged me for removing the ALREADY built-in clothing hanger. IT IS A PART OF THE MOTEL DESIGN!!!! Unreal to be honest. Not to mention, by Illinois law, they cannot charge a tenant for anything that is not considered damage. Removing an Ethernet cable, an outlet from the wall, or a door alarm that gets pulled off does not legally constitute damage. Of course, they are trying to say it is beyond normal wear and tear because I haven't lived there long enough for it to be wear and tear. Honestly, just SUCH scammers, this has been a hell experience, and their customer service members are hell to deal with as well. The customer service after move-out has been genuinely the worst I've experienced from any company, period. Calls go to voicemail almost every time. I asked to discuss my dispute over the phone since they're the ones processing it, and was told that's not allowed. I asked to schedule an in-person meeting instead (I offered to drive three hours to their office) and was told that's not allowed either. Everything has to be "written documentation only," which conveniently means no one has to actually explain or justify a single charge to your face. I legally should have a right to discuss with someone charges of over $600 I believe I am unjustly being charged for. They own a huge share of the apartments in Normal, IL, which is exactly why they can get away with this. This place is honestly a complete joke. The amount of hidden fees and unnecessary charges they throw on your bill is ridiculous, like they're just making up prices as they go. Customer service is basically nonexistent -- they answer the phone whenever they feel like it, and half the time you can't even reach anyone at all. Maintenance is even worse. It takes forever for them to show up, and when they finally do, they do the bare minimum, act like everything is fixed, and then the same problem comes right back two or three days later. And somehow they still have the nerve to charge insane amounts for repairs that don't even last. We're students, not millionaires. Where to begin? Moved into my apartment with damaged cabinetry and floors, the inability to work with a disabled person, the abandoned vehicle right outside my apartment door that had tags 2 years expired, or the rotted out door and doorframe which allowed snow and ice INSIDE the apartment. The lack is of communication is astounding: we are told one thing, and something completely different happens. Neither the floor or cabinets were repaired, took almost a month for the car to be towed, REFUSED to put grab bars in for a disabled person, and had to wait almost a month after the SCHEDULED DATE to have the door replaced. Awful, awful experience! I wouldn't recommend Young America to my worst enemy. They constantly charge meaningless and unexpected fees unless you watch your account like a hawk. Even worse, if you renew your lease, they'll still charge you twice for the same month. When I complained, they told me not to worry and said the charge would be waived if I applied for a "rent pushback"--but conveniently didn't mention that this just means you'll be charged later. Total scam. This didn't just happen to me--it happened to my friends too. The apartment conditions are terrible. Many of them don't even have air conditioning, which is completely unacceptable during the long, hot Illinois summers. Honestly, you'd be better off in a tent than renting from Young America. To make things even more frustrating, their staff is mostly made up of college students who don't know what they're doing. Constant hidden fees, never pick up their phones, turned our wifi off for something that was their mistake, and tried to charge one of our guests $500 for "dislodging" a camera when he jokingly pretended to hit it. He didn't make contact with it and we know this because we demanded to see the footage. Oh also kiss your security deposit goodbye because a girl who works there told me she's never heard of anyone getting it back, even if there was no damage to property. So if I did not MONITOR THIS every week, then AGAIN he would be paying MORE and does it make it right "Nickle & Diming" these STUDENTS who are trying to focus on SCHOOL FIRST??? NO ONE RESPONDED and it took me to call THREE consecutive times(2 just transferred to voicemail) before I could speak to Samantha R who has been a HUGE help. horrible horrible place. do not rent here unless you want to live in hell. They do not respond to any maintenance issues. i have been trying to get them to fix a water leak in my laundry room. for weeks they didn't come. finally they sent a hvac person who said it is very bad in the upstairs unit and leaking into mine. that was weeks ago and no one followed up. finally last weekend they sent another hvac person who said the exact same thing. then they said "this is going to be like this for a long time because this is a going to be a huge and expensive fix." havn't followed up. the leak and water damage has gotten progressively worse yet they don't do anything. also you will have neighbors that yell and fight all hours of the night. and neighbors that smoke cigaretts and pot inside and it seeps into your apartment making it smell like smoke, which they do nothing about. do not rent here unless you want to deal with all this crap. this is all despite me paying my rent early every single month. When you move in there will be dirt and filth everywhere. the windows and window sills were filthy the floor boards were cracked. and they just said oh well note it on the inspection but you have to sign the inspection before they give you the keys. i never review places but maybe this is the only way to get them to take action. If you are looking for a house rental with Young America Realty(YA), do not miss this article. I would like to share my experience with their extremely poor customer service!!! First, YA does not care renter's safety. The things were on the September 11th: In the morning, A student was driving a car, which lost control to bump into my room, which was damaged, there was a big hole in the wall. In this case, I went to YA to explain my situation and ask them if it was possible to provide another room for me, but they rejected it. They said that maintenance staff were fixing and cleaning it, and the room using the board to cover the hole was safe. They were sure I could live in the damaged room. Overall, the total of repairs is around one week, and letting me live in the room was under construction. (picture1: the big hole in the wall; when accident happened while I still sleeping.) Second, YA does not care renter's health. Due to the room being under construction and extremely dirty at that time, such as dust, wall fragments, wood dust, and stones, I got seriously allergic. So again, I already explained my situation to YA to clean my room, but they ignored me. In this case, I made an appointment for allergy treatment and showed my medical certificate to YA; they finally scheduled for carpet cleaning. Well, can you imagine how long I have waited for the scheduled cleaning; until today, the cleaner coming on October 17th. (picture 2: my best friend called air purifier turned red; when I moved in YA (August 19th), the filter is a new one.) Finally, Be careful with YA's Insurance. YA's Insurance has two options; the one does not include personal liability insurance or renters' insurance. It means if the property was damaged, the tenant cannot make a rent abatement request. Also, their insurance fee needs to be paid an extra fee for the Administration Fee per month. In this case, I believe that YA is overcharged for it, so I found other Insurance on Google that all the Insurance companies were cheaper than YA. (My cost is lower cause I use my car insurance company and have a discount for it.) Overall, if your last option is only YA, be careful because they do not take any responsibility and do not care about property being habitable. The communication and responsiveness of Young America Realty is atrocious. This is my story from the perspective of someone TRYING to be a lessee. I WANTED to give them business and was trying to rent a town home. Scheduling the showing took way longer than any other realty company that actually wants your business. The showing itself was decent along with the realtor. However, the next day after filling out the application form I had received an email from YA about my rental residence history. I replied with evidence which matched what I already had in the application form. I called over 6 times over the span of a work day and emailed them 7 times and texted several times. I got no response in email, finally got a response in a phone call where I was put on hold and then hung up on, and eventually got my texts answered after hours. You would think if they wanted business they would be efficient and punctual in communication. Furthermore, when I received the lease for review, I had noticed an HOA clause that did not match the listing information which stated HOA would pay for lawn care and garbage removal where as the lease said the opposite. Also, the contract reads in a manner that puts the lessee in a disadvantaged position and is quite intimidating. Take it from me - I used to work at a law firm. This is an appalling contract. I had questions about the lease and never got a reply. Wouldn't you think a realty company would be prompt in trying to acquire business? Our basement rooms have horrible ventilation, making it moist and creating mold on clothing and shoes. Maintenance was called yesterday because our front door stopped working, leaving us locked from the inside and out. We had to climb through our window to get in and out. No one showed for 2+ hours. Called again and eventually someone came, apologizing for being late because he FELL ASLEEP. He then took off our handle and said he'd be right back the new part (why didn't he have it to begin with?). THIS MAN NEVER CAME BACK. HE LEFT OUR DOOR LIKE THIS. What an absolute joke of a company. My best advice, just find another rental agency. If you have no other choices, please do yourself a huge favor, take a video of everything, and i mean everything. Upon leaving, I am being charged for sink strainers, which were not present upon moving i but being i have no evidence, i either pay or risk it on my credit report. After 9 years of taking care of the place, I am being charged to paint it. That should be under normal wear and tear, but no, once again I am paying. There were small holes in the entry door upon moving in, but again, no pics, no video, I once again need to pay. There were no holes ever made in the 9 years I was there. The two clocks I hung were done by command strips. They are replacing a door that was scratched, but that once again was done prior to my move in. These are just a few of the charges that I am paying, in addition to others. Its truly beyond ridiculous. In the end, they will give run around for maintenance, finally fix things after a few phone calls/messages. They clean the common area about once a year on average over the last 2 years, but never before that. Obviously not proactive about maintenance as that would cost them more money. I did move in because it was cheap place to live when i was going through a divorce, but I didn't realize they would be keeping my deposit. First time in 25 years that has ever happened. They will be getting my money as I care about my credit, but they do NOT deserve a single cent of it. I haven't even officially rented through them and I would rate them zero for their service so far. My partner and I applied with them, had to pay $80 collectively. Then young america denied our applications despite our perfect credit and sufficient income due to one bounced check that occurred three years prior. This incident was caused by our current real estate company processing our rent check in the middle of the month one time. Young America refused to explain further or help us out. They claimed that if any NSF payments occur in your rental history it's grounds for automatic denial. I didn't even live in my apartment down at school due to Covid. When trying to reduce the amount of rent or cancel my lease they wouldn't budge at all. NOW they're making me pay $365 for replacing blinds (that were broken when we got there), a broken couch (IS NOT BROKEN), and the list goes on... I've reached out to them and nobody has gotten back to me and if I don't pay it within 30 days it will be sent to a collections agency. I rented from Young America Realty for 2.5 years as a model tenant, who always paid his rent on time even as they jacked up the rent each time my lease was up. Not only did they gouge me with a massive termination fee to end my lease early but then made sure to steal every last cent of my security deposit on top of that. Human Rights § 5/3-102.1, Disability (C) It is a civil rights violation: (2) to refuse to make reasonable accommodations in rules, policies, practices, or services, when such accommodations may be necessary to afford such person equal opportunity to use and enjoy a dwelling. Conversely, Young America Realty has provided safe harbor in the upstairs dwelling to REDACTED, whose disorderly tenancy has constituted a direct threat to the health or safety of others. REDACTED has violated the right of quiet enjoyment of at least two other 2214 Peirce Ave. tenant neighbors, too. Young America repeatedly refused to acknowledge Mr. Simpson's disability/requests for accommodation between the summer/fall of 2023 until April 1, 2024. Young America thus allowed REDACTED to target Mr. Simpson's right of quiet enjoyment and mental health. Young America via REDACTED continues to be in breach (right of quiet enjoyment) of Mr. Simpson's lease as of 2 a.m., April 24, 2024. Mr. Simpson suffered (REDACTED) because of stress issues related to REDACTED in 2023-24. Mr. Simpson is still experiencing (REDACTED) and/or sleep and personal disruptions weekly. Young America has not and will not acknowledge Simpson's legal disability. By default any reasonable request for accommodation is moot. Simpson offers Young America Realty ample justification: A. Doctor's diagnosis of legal disability, (REDACTED). B. Letter from Mr. Simpson's medical doctor supporting that it is in Simpson's best mental and physical health interests to vacate as soon as reasonably possible. C. Recommendation from Mr. Simpson's (REDACTED) counselor that Simpson's mental health has suffered from his residing in Apt. 10 and in support of a move as soon as reasonably possible. D. Witness/neighbor statements about REDACTED loud verbal abuse and noise inherent in his tenancy. E. Young America has treated Mr. Simpson differently than neighbors. Evidentiary text messages with Young America show a neighbor was having problems nearly identical to those endured by Simpson. Neighbor was promptly promised contact against offending tenant. No evidence was required. Offending neighbors quieted, temporarily. Such notices tend to wear off over time. Mr. Simpson asked Young America to contact upstairs tenant REDACTED in 2022 regarding excessive noise. REDACTED in the summer/fall of 2023 made significant retaliatory and illegal efforts to force Mr. Simpson into moving from his apartment. Several tenants followed REDACTED lead in creating a hostile living environment. Mr. Simpson's move is directly caused by residing beneath REDACTED and Young America's 8-month violation in its lease obligations/right of quiet enjoyment. Apartment economy, location, green space, large windows, quiet neighborhood etc., are primary reasons to stay. I'm a professor at ISU. Many of my students have had terrible experiences at YA Realty, and I want to prevent other students from suffering the same fate. Several students have had to move out due to pests (roaches, etc.), and were refused their deposits. Several of my students have been sued by YA Realty for thousands of dollars. They will find the smallest thing to charge you for, drum up those charges an egregious amount, then take you to court. Many of these students are low income and don't have the means of paying or defending themselves in court. YA Realty is predatory and harms students. We have rented from YA REALTY for only 4 months. Our lease states we will receive reasonable prior notice prior to YA personnel entering our home. The verbiage in the lease defines reasonable prior notice as†communication via text, email or resident portal. The day before they need to enter. On 12/05/2024 at around noon an employee of YA entered our home with zero notice to preform non emergency routine maintenance. I immediately ejected the unwelcome intruder from our home. Upon contacting “customer service “ I was initially told that they had not violated the lease and have been continuously Gaslighted and bullied by their refusal to own the mistakes. They do acknowledge we should have received notice out of one side of their mouths while denying any need for consequences on their part. As of this writing we have now been ghosted by “customer service “. I implore anyone considering entering into a lease with YA REALTY for to do your research. I have never done a review on yelp but YA has pushed me past a different level of mad. This company doesn't care about its residents and is inconsiderate for human life itself. Takes advantage of essentially a monopoly on campus and the ignorance of young college students growing up and learning how life works. They are horrible people and I do not recommend ever living through them as I have dealt with their BS for the last 3 years. Get a house or something that's not run through YA as they will not treat you with respect but take advantage of you at every turn and opportunity that they can. read more

DO NOT RENT WITH YOUNG AMERICA! They will hit you with continuous charges added on to utilities. I lived in a 4 bed 2 bath and ended up paying up to $150 in utilities each month, and that's per person, so in total me and my roommates pay close to $500 in water and electric, absolutely insane for a small apartment. This realty company was terrible. My son was in college at ISU and I managed all the apartment issues and rent. Every month there was a different fee that I had to dispute. Their customer service was terrible. The employees that answered the phones never had answers and always had to transfer me back to another department. I would get return calls weeks later. I was very disappointed in the company and thought that it was the Normal area. However, that wasn't true. My son moved out and into a complex run by a different realty company and it was so much better. I knew exactly what to expect on the bill every month and I got answers to questions immediately. Beware of this company. They make up every lie in the book to hit u with fees after you move out. They sent me pictures of a white wall as "proof of damage" upon further investigation I found they were sending pictures of an entirely different unit and trying to make me pay hundreds of dollars for damages walls.
