If I could I would leave ZERO stars. Tried to rent one of their properties in Sonoma and right before we were going to go see it the price jumped up $2,500!!!! When I mentioned a nearby property close to the original price and we would never pay that much (new price) Nikki just wrote back "good luck". This is the second time a price jump happened on a rental to us with this company. Renters and property owners beware. Alex and Madeline at Woodfield properties are King and Queen of a bait-and-switch, and will make you feel terrible personally in the process. Definitely look for other agents if you are listing your home. The other negative reviews here, which I hadn't read, echo my experience. We were looking to list our luxury Glen Ellen property for long-term with them and were looking to move quickly. We signed a contract with them and then followed up by phone call -- after asking and discussing possibility of short-term, and having Alex agree verbally, he cancelled the entire deal abruptly over email as a "bad fit" even after I called to discuss and comply. As another review states: "talks out of the side of his mouth." Yep, sounds right, and he made the whole confusing interaction feel very personal and hurtful to boot. Unprofessional also: I had to proactively ask about voiding our exclusive contract after they dumped our listing with no context, and the answer from Alex was: "whatever, rip it up (note: it's a docusign). oh yeah, I guess I can send over something in writing." Oof. Despite what they may pitch, Woodfield Properties is not a good fit for anyone deserving of kind, responsive customer service. My primary issue is their unnecessarily callous handling of customers. During a time-sensitive and very challenging time, they wasted two weeks of our time in listing our home and I hope this review can help other homeowners avoid this scarring experience in Sonoma. My husband and I stayed in one of their vacation rental properties for my birthday and we had the most fabulous time! The home itself was modern, spacious and so beautiful. The booking process was seamless and the management company went out of their way to make sure the house was ready for us and was well-appointed with all the comforts of home. We went through Woodfield Properties to rent a home (Vina Vista) in Sonoma for the weekend. The property managers - Alex and Madeline - were accomodating to our needs and very easy to work with. All of our interactions with them were highly professional, but they treated us like more than just customers. This was a nightmare from the first day, ended even worse. I now know the Frank, Mr. no show,, the Alex, son in law talks out of both sides of his mouth, but makes many mistakes and then there's Ashley. The one that processes the paperwork, takes your money , tells you you qualify, BUT,,,,, then calls to say SORRY, but sent it to the wrong name ( she supposedly had two people with the SAME FIRST name) and sent it to the wrong first name person. Said it was already rented, It's still on the market, I think they may be trying to hold out for more rent, don't really care. AND,, I had 3 appointments with Frank, 3 were cancelled , the one that worked was a joke. He rushed me through the house, maybe there 10 minutes, his reply was very UNPROFESSIONAL, and all he had to say was, he's really busy, sorry. Don't waste your time or money with them, not worth it. Unfortunately, I have to give a poor review. Frank, the owner of Woodfield properties came out to assess the property as a potential rental. We explained the severity of getting the property rented out ASAP. He told me to email the office, which I did in front of him so he would have my contact info. He said he was going to get back to the office and send me information about what other rental properties are going for in the area. Never heard back from him, followed up with the office and they said they would call us back. Never did! Called several weeks later and Ashley said she would look into it and call us back but she never did again. If Frank did not want to help us with getting the property rented out, it would have been much more professional to just let us know that. We wasted our time driving over an hour to meet him and he could not even call us back. Awful customer service and follow through . I guess this was better than hiring them and having other problems in the future. read more

I can not recommend Woodfield properties owned and operated by Madeline and Alex Yankee for vacation rental representation. My company employs multiple rental agencies throughout the bay area and Woodfield in comparison fails. They carry the highest fees, offer the least amount of services, hire untrained cleaners and do not provide a cohesive interactive owners portal. They did not perform due diligence mandated by Sonoma county to execute mailings with a 24 hour phone number for disturbances and instead a complaint needing immediate action fell on us after office hours. Several accounting errors were found which favored Woodfield. The agreed security deposit was not collected, damages to the home were not reported. "Supply" fees were deducted from proceeds without prior consent nor documentation of actual costs for said supplies regardless of the request for invoicing with substantiating receipts from both our company and our CPA. Woodfield removed $100 worth of items from the home without permission and the items had to be retrieved from thier office. Madeline flat out refused to send proof of documentation of actual collections of rents. Rather than use client dissatisfaction to better improve the business Alex and Madeline take questions regarding any conflict of contractual and spoken agreements with personal affront and respond in a retaliatory nature. For example we had a difference of opinion that removing a rodent from the pool was inclusive of a the "minor issues maintenance" agreement. Alex was in the office five minutes away and rather than remove the rodent quickly for both the client and the guests he insisted in calling out a pool tech. Because of this disagreement Alex retaliated by threatening to cancel all future bookings. Alex's intention to willingly make suffer multiple guests as well as sever the agreement to perform shows zero regard for guests and an incredible lack of business etiquette. All reported in this review is factual and although quite lengthily not a complete list of the unprofessionalism of Woodfield properties nor does it speak to the extent of the mishandling of funds and the breach of agreements. This is a dysfunctional family run company. I suggest Turnkey or Vacasa for quality representation, a full list of services and transparent reporting of fees and costs. With their help I rented a 4 bedroom house in Sonoma for Memorial Day weekend. We had some issues with the house which they worked to fix and gave us a small refund for. An uncleaned pool was the major issue and they have pledged to have all pools cleaned on Thursday or Friday in anticipation of weekend arrivals, so that problem should be squared away for future renters. All in all, the house was a decent value and we had a lot of fun. read more

We rented an adorable craftsman not too far from the square for some local filming. It was even better than pictured. There is also a very detailed book that answers any question you might have. Frank was a fabulous host and always available for all of my random questions beforehand and during our stay. He even put me in touch with some various winery and local restaurant owners as possible options for filming. I was having difficulty with the pool remote and faster than I could turn around, there he was...the pool guy! Problem fixed. I hope to go back in the future and stay on a personal level and not for work next time. I highly recommend Woodfield properties. read more

Madeline, Alex and frank as well as their staff and contractors are absolutely amazing! We are displaced fire victims and they moved heaven and earth to get us into an amazing temporary home for the next year while we rebuild. Everyone that helped ready the place spent literally from morning to midnight to get us in as quickly as possible. I literally could not have had a better experience than I did with this company. We had reservations in Sonoma that were complicated by something out of our control, and the property worked with us far beyond what we expected. If you've ever lived in a small town and made a reliable deal on a handshake- that is what working with this company felt like. They were WONDERFUL. They are kind until they get your money. Then they play off of each other passing you from Kathy to Alex to Frank and back again whiile they all play dumb to keep from having to answer your question's. Alex is Franks son in law and while Alex is quick to tell you this, Kathy will use his job being in jepordy as a way to get out of negative situations. They do everything they can to keep your money in spite of how unliveable the home they have rented you turns out to be. They like to make things look better than they really are and clearly take no pride in what they are renting out prior to having renters in the home. Advertising a three bedroom when the third room is the size of a closet with no actual closet, advertising a full size pool that really needs to be fully renovated and brought up to federal code. Ant infestations in walls, no vents in kitchen or bathrooms, no AC when advertsed, major plumbing issues that caused us to catch water with pots, dangerous gas leaks, lead paint. Renting a proprty with multiple domiciles without seperating electrical and gas lines from main domicile. Renting a property with multiple domiciles to multiple families without proper notice that to which Sonoma County recognizes to be a single family domicile. After a week we wanted OUT and was told that we could finish out the month no matter all of the issues we had already experienced. Thanks to them it also took over 6 weeks to get our deposit back. Which was partial after they took and paid a percentage of the electric/gas that is shared with other domiciles on the property. I CANNOT EXPRESS STRONGLY ENOUGH, WARNING!
