I had a terrible and stressful experience with Winzone Realty Inc., specifically with their associate broker, Peter Hsu. In early September 2025, I contacted Mr. Hsu about an apartment in Queens. I am 21 years old and a first-time renter, and I asked him multiple times if there were any other fees beyond rent and security deposit. He told me the only extra charge would be an optional $50 per air conditioner during summer. Based on that, I proceeded and paid a $500 good faith deposit directly to the landlord via Zelle. The very next day, after my deposit was already with the landlord, Mr. Hsu suddenly texted me demanding an undisclosed $1,800 commission, instructing me to send it to his personal Zelle account. This was the first time commission was ever mentioned. When I refused to pay a hidden and illegal fee, he threatened to void my rental, involved the landlord, and even threatened to sue me. Because I stood up for myself and refused to be taken advantage of, I ultimately lost the apartment and the opportunity to rent, despite already paying the landlord. Although my deposit was refunded, I was left without housing, wasted time, lost other rental opportunities, and went through unnecessary intimidation and stress. This conduct is not just unprofessional--it's fraudulent and unlawful. Under the Fairness in Apartment Rental Expenses (FARE) Act, tenants cannot be required to pay a landlord's broker fee. Mr. Hsu deliberately concealed this commission, tried to funnel money through his personal account, and retaliated against me with threats, including litigation, when I refused. Winzone Realty is responsible for supervising its agents, and the fact that one of their brokers operates this way should concern anyone considering doing business with them. This experience shows a complete lack of transparency, ethics, and respect for tenants. If you are looking to rent in Queens, I strongly caution you to stay away from Winzone Realty. Shan Huang is very unprofessional. She lied about the noise level of the apartment that I rented. There are two boys 5 years and 10 years old stomping, screaming, crying and yelling all the time, but she stated the two boys are very quiet. That place is not habitable. She also forced me to make decision to rent the apartment very soon right after I toured the apartment. She even disclosed other renters' personal information (income, work etc) via message to show me how competitive the apartment was. Very unprofessional again. Very rude and a waste of time. After acquiring all of our documents for an application and sending us a lease which we signed, they asked for the brokers fee, first month rent and security deposit without a receipt or confirmation nor their signing of the lease. They then informed us that because we were uncomfortable doing all this without them signing the lease or providing a receipt of our deposit that they would not be moving on with the lease. My husband and I recently saw a home in Forest Hills at an open house. The house was being "shown" by Winzone agents Chen Cheng and her realtor husband Frank. In my opinion, these "agents" are rude, obnoxious, incompetent, and racist (they seem to only want to do business with Chinese people). At first, Frank said nothing while Chen supposedly showed us the house. But she was standoffish and rushing us from the beginning, obviously having no interest in selling us the house. She either knew nothing about it or just had no interest in answering our questions. At one point we asked if the house had a main floor bathroom. She dismissively said yes but it's "not permitted." When we tried to follow up and ask what that meant (several times), she would only say it's up to the buyer whether to keep it. When we opened the door to see this bathroom, she immediately got obnoxious and angry and said she didn't say we were allowed to open the door. We thought it was weird, but tried to go on looking at the house. I think she's trying to be slick by telling buyers there is a main floor bathroom, but claiming she's not showing it because it's not legal. We then asked if we could see the backyard. We left through the front door to put on our shoes and walk around the house. While we were doing this, Frank runs out the back door and closes the garage door. Chen follows and says something like "we have to end the showing now because you do not respect people's property." Then she said something about being afraid for the seller's safety (who wasn't even there!). We said "Um ok" and we walked away. As we were walking down the driveway with our backs turned away from them, Frank (who had not said a word the entire time we were there) started yelling at us about how we needed manners or something like that. We were ignoring him and walking away, but he kept yelling insults. Obviously he's one of these wimpy people who would never say a word to your face but is a tough guy when you're walking away. This was the weirdest home showing we've ever been to. We were actually really interested in the house and were thinking to make a very good offer, but Chen and Frank would definitely be impossible to work with. They probably lost a deal for their seller just by being obnoxious condescending jerks. read more

To update: they impersonated me to my lender in order to speed up the loan process and when the lender told them to stop harassing her because they were not her client, they yelled/threatened/insulted the lender over the phone. This is very unprofessional. To add, they also left a 1 star review on the lender's profile claiming to be the buyer (WHICH THEY ARE NOT. I am the buyer and they are agents) and said the lender was rude which is not true and does not represent my experience at all. In the end, the loan application was declined to due the fault of Alice (won't go into details) and the agents were so upset that they blamed everything on the lender, refusing to take responsibility for their fault and leaving a bad review on the lender's profile which I just found out about. read more

Day 1 broker lily and her partner showed to us the apartment and we told them that we like the apartment and we made the decision already that we are going to take the apartment and we will confirm it tomorrow by calling her. Day 2 we confirm to lily that we are going to take the apartment and we would like to put a deposit. Made an appointment the following day to bring the money. We contacted Cun Long Chen (Benny), from Winzone Realty Inc at the phone number (917) 618-8615 on Sunday February 23rd for an apartment located at 1587 East 19th Street Apt 6J Brooklyn NY. The person was listing it and it was available but when we reach out to her she immediately stated the apartment was no longer available and she had an application, She also stated NO PETS ALLOWED something she does in ALL OF THE BUILDING SHE RENTS. All of a sudden she has a new apartment, so I go to the building and I waited and speak with a couple of people who live there and most of them told me that PETS ARE ALLOWED, but funny enough most of the people renting here are CHINESE same as the person renting this apartments. On Saturday February 29th 2020 we noticed the same agent has a new apartment so my sister decided to go an see if there was another person there that we can speak since now they have another apartment listed 4H for $2000, instead of 6J that was $2300. Funny enough this agent called Cun Long Chen (Benny), from Winzone Realty Inc at the phone number (917) 618-8615 now saids to her that Apartment 4H is no longer available but that she has apartment 6J at a higher rent, and another apartment, REALTOR CUN LONG CHEN NEVER TOLD US A FEW HOURS BEFORE THAT THE APARTMENT SHE HAD FOR $2000 THAT WE WERE GOING TO SEE WAS NOT AVAILABLE ANYMORE AND AN APARTMENT THAT WAS "RENTED" LAST WEEK WHEN WE INQUIRE WAS NOW AVAILABLE, and all of a sudden my sister realizes that THIS WAS AN SCAM. Also as soon as she sees my sister the realtor tells her that I HAVE SOME APPLICATIONS already, so why she is making her go there. Also she said that the building is PETS FREE but we spoke with tenants, specially CHINESE TENANTS that have pets and this realtor allowed them, but since we are Americans we can't not rent here much less with 2 cats. read more

Stephanie An was pleasant at first during the showing. We negotiated an offer and she accepted and rushed us to get the contract, that they drew up, signed. She stated that the seller was in a rush to sell and that the seller was going to sign a tenant lease contract in a few days if he doesn't get any offers before then. After negotiating on the contract terms, we sent the signed contract and deposit to the attorneys office within 24 hours. We waited a few days and we heard nothing back from the seller or Stephanie after constantly following up with them. We just found out that Stephanie has been keeping us in the dark about another potential buyer and the offer that they originally agreed upon was too low all of a sudden and would not even counter us! She then proceeds to make up a story to blame US on why the offer fell through. I'm suspecting she's used our offer to leverage other offers for this property. This is extremely unethical and unprofessional behavior for a real estate agent. We also suspect that she could've possibly found another buyer with no agent and did not want to split the commission with our agent. There are so many things that DO NOT add up. This is very SHADY behavior but seems to be quite typical of Winzone Realty agents (e.g. Yelp). Please steer away from this agent as this agent LOVES to double deal under the table. read more

I do not have a question, but a complaint. Your employee, Charlene Lu, has been giving false information and lying about the rental process to potential renters.  My husband and myself have caught Charlene Lu falsifying verbal agreements when it benefits her.  This type of work is unprofessional and unethical.  Charlene Lu sabotages the rental agreement to profit for herself.  Her workmanship needs to be evaluated and remedied.  Charlene Lu talks so much that she gets confused by her own stories and makes up new ones to compensate for her degrading, unethical, unprofessional and insulting gestures. My husband and I were insulted by her speaking another language to the landlord, when we all spoke English, to insult my family.  My family and I have never been so disgusted with service from a realtor, who in the end, we would have to end up paying!  I will contact all those who I know and advise them to turn away from Winzone Realty because their workers professionalism is null and void!  We have decided to take our money elsewhere.  It's unfortunate that one employee can ruin your entire business.  Be well.  I will also be posting this review on all major social networks. read more
