    I'd give no stars if possible…read more Nice looking units, however, caveat emptor. Owner fails to address serious matters in a timely fashion if at all. Our unit leaked the entire year during which we lived in it. Landlord attempted repair and was unsuccessful. He then claimed that they inherited a poorly built structure and failed to accept responsibility and remedy the situation--ever. One morning a drop hit me squarely in the forehead. I kid you not. Nor did they repaint the walls that were water damaged. Water damage typically equals mold problems--a major health issue. Poorly sealed vents, windows, roofs and the like allow stink bugs to enter structures for the winter months. The bugs then, from time-to-time, fall out of the ceiling and then scale the large windows for days. It drove me insane and created anxiety during a time which there was plenty already. Additionally, intoxicated homeless persons regularly breach the property to sleep and or steal items in the parking garage, creating real danger to all tenants, as many homeless persons suffer from mental illnesses. The building has no cameras which are incredibly inexpensive nor other security measures to speak of. In small claims court, the owner's response was: "Every unit has a lock on its door." As to sound proofing, it's a problem and nonexistent. Luckily, we lived in an end unit and only shared a common floor with the individual directly below us. When she engaged in sexual activity, which thankfully for us wasn't often, it sounded like we were in the room. Moreover, it's hard to believe that the building received its certificate of occupancy to begin with. I could put my head up against the wall in the entryway and see through the floor/wall crack into the stairwell. The building has to have code violations. Had I known landlord would take me to small claims court, I would have had an inspection, a mold test, and the foul odor in the lower bathroom investigated further. By the way, the corona virus is aerosolized from sewage and poses yet another red flag for tenants' health. Also, one should note that the Wisconsin House, which is across the street, is raided by the police at least weekly; individuals are hauled out in stretchers regularly, too. One day they called in the proverbial cavalry--mobile operating base, trucks, cars, and all sorts of police/military surplus vehicles and multiple helicopters. It was believed that a tenant there was cooking crystal meth in his room. The news later reported the response was due to a suspicious odor. A group regularly drinks heavily in the parking lot and side yard at the Wisconsin House. I can't believe anyone feels comfortable walking by and potentially being insulted or assaulted. One day I watched a guy get chocked-out in their parking lot in broad daylight. Directly behind the Waukesha Lofts building, across the Fox River, homeless persons erect tents, have fires, and get blasted regularly. We called the police no less than ten times. They did what they could but people would return within hours. This building, Waukesha Lofts, the management company, and the managing member of the LLC are unprofessional and simply do not give two XXXXs. And, unfortunately, Wisconsin laws lean heavily toward the landlord and provide little cover for tenants. To prove untenantability I guess the roof must blow off and someone probably needs to be murdered. Clearly, they follow the Kushner school of property management. Steer clear, seriously. It is that bad.

By the time I signed, the rent increased almost $300 a month. They claimed they rent based on value pricing or something like that. I reluctantly signed. The first week we had a horrible rain storm. We found our bedroom leaked in 3 different spots. Our carpet, vanity, and tv were soaked. I reported the issue. They said they would have roofers in the following week to fix the issue. Well, after a year and numerous maintenance requests to fix the leaks, I moved out with leaking celings in 4 different spots throughout the apartment. I have anxiety. My doctor prescribed me an emotional support animal. A dog I had. I submitted the required documents, and after waiting almost 2 months for a response, they denied me. I got a lawyer to fight it. My lawyer told me it would be expensive, and that she suggests that we file with the city. She also told me the reason I had been denied was that the apartment owners didn't see any visible signs of a disability. You can't see all disabilities. I had spoken to numerous other tenants, including my neighbors. Every single one had leaking ceilings. Some worse. This place charges you for the storage unit assigned to your apartment. They charge you $200 if you dont unbag your recyclables. They charge, charge, charge. I have had slumloards that treated their tenants better than this management company. Anyone looking to rent a place here, please research Sterling Investments. You will read horror story after horror story, 1 star review after 1 star review. These are supposed to be luxury apartments. Well. They are anything but. I strongly warn anyone looking to get stuck in this place. You WILL be disappointed.

    Listen to what the other reviews mention - Mark Thomas is the best and is well worth it…read more I recently purchases a duplex down in Bayview and he was recommended to me by my realtor, Norm Terapak (Terapak Realty), as being the best. After calling up and speaking with his assistant about his rates and time, I noticed that it was a little more expensive than other home inspectors. She did mention that it is since he is the best, has the best reports, gets on the roof, and takes his time going through. I took Norm and her word for it and had Mark take a look at the property. His assistant called to let me know that he was running late due to traffic yet he still showed up on time, which is always a plus. We spent more than 4 hours looking through EVERYTHING, and I mean he looked at and tested everything. I have been told that most inspectors don't go up on roofs anymore yet Mark got up on the roof, snapped pictures, and was checking it out for 15 minutes. Mark uses a digital camera to take dozens of pictures and has a laptop on site that he uploads them to right away. He puts together his digital report as he goes. In all he provided a digital PDF copy of the report that was 37 pages long with so much detail. Not only did it include a few pictures on each page, descriptions, but also diagrams of how to correct it or what it should look like. Mark also knew I was a first time duplex buyer and would educate me along the way, show me various items, and explain things in detail so I would understand and know for the future. He was very educational and helpful. He may be a little more expensive than others yet what he found I was able to get some serious money knocked off the price so it was money very well spent. Highly recommend Mark and will be using him in the future.

All of the other reviewers are right, he is incredibly thorough, describes things in a way anyone could understand and goes over the report with you on-site. He says some inspection places don't do the report on-site and I think that would be really inconvenient. As we were talking he mentioned some things that I then asked him to include in the report and he was happy to do so. What a drag it would have been to go over it all myself and ask for changes later. You can't go wrong here if you need the best.
