I've been coming to this complex on and off again for years to clean and show a unit. I always…read morethought it was kinda dingy, but I'm a townie and never really appreciated the "character" of the older Kailua complexes. Poinciana manor is actually really nice. I like the homey feel to it, all the residents are so friendly when you pass by and the complex feels so interconnected. The interconnectedness can get a little confusing and I could see myself getting pretty lost if I wandered around too much. On my recent visit, an older gentleman and his helper were building a little ramp bridge in the courtyard. By the way, the courtyard is really well kept and cute. The little ramp/bridge was built because the concrete pathway was inhibiting the growth of a native tree. The man was surprisingly spritely for his age, excitedly talking about how healthy the tree was looking and cutting pieces of wood. The neat courtyard also boasts some ducks, a little gazebo and a little waterfall/water attraction. The complex is also very close to the foodland shopping area in Kailua. :) definitely a nice place to live if you don't mind driving all the way to town all the time!

Either mowing, weed-wacking, or construction. My apartment in particular was a 2 bedroom 1 1/2 bath. Without A/C it is hard to survive. The large high-rise behind A building blocks any trade winds... Dirty trash area constantly filled with dead roaches and a foul smell from trash residue that hasn't been cleaned in a long time. The elevators are dirty a majority of the time as well. During move-out, management charged extra for aesthetic flaws that were already in the apartment before it was rented out. This place is in need of an upgrade in their lobby as well. Would not recommend living here.

It's also in walking to four grocery stores, Target, Whole Foods, Down to Earth, drug stores, Starbucks and numerous restaurants. The property is well maintained and you have assigned covered parking. There is a nightly security guard on duty all night and the street is gated to prevent pass by traffic. It also has an outside storage area for your bike and surfboard. It has grills and a play area for kids. All this and the condo fees are the lowest in the area

She is not only the best property manager you could ever ask for - professional, knowledgeable, dependable, but she is also such a wonderful person. Where do I even start? One word to describe Belinda: exceptional. She is just a gem. You read the other reviews, and you wonder... is this a real person? Are these reviews real? Well, yes she is and the reviews ARE real! My flooring installers referred me to Belinda, and after reading her reviews and speaking with her, I knew she was the right person for me. Here is my experience so far, and a few things that truly make her stand out: Upon acquiring my condo, Belinda did a thorough walk through and pointed out exactly what items needed to be addressed/fixed before I'd be able to rent it out. She has so many connections to all sorts of people and knows who to call to fix anything, at the best price available. I was starting to worry about finding renters... After 8 short days of listing my condo, Belinda found renters at a better price than I could have imagined! Look at her response to the most negative review on here. She is so graceful and responds with such aloha. Instead of being on the defensive, or trying to further offend the reviewer, she wishes them nothing but the best. To me, that really shows something special about her. In the rush of moving out of my unit (and trying to make a flight with two toddlers), I was unable to get my condo up to par for the renters that were moving in the very next day. No cleaning crew was available on such short notice. Belinda rolled up her sleeves and went to deep clean my unit for me! It's now been almost a year of Belinda managing my property and I am still impressed with and pleased to have her as my property manager.
