Beautifully landscaped from the lobby and the Koi Pond next to the Party Room is gorgeous. Perfect spot as the sliding doors on 3 sides can protect you from the wind and rain. There are seating for guests to dine and a kitchen with serving counter for catered and homemade dishes. Honolulu Party Place... This what seems to be the standard condominium conveniently located just right outside of downtown is not what it seems, though invited as a guest I can't comment on the living conditions but know just from the amenities that it must be a lovely spot to call home. From what many will read of the security and how strict they are can be somehow frustrating though the need to feel safe should be the priority for many and though arriving as a first timer understanding the process really wasn't that complicated and actually appreciate knowing you can feel safe. Once I check with security and gave them the necessary information what's on the 8th floor was something that I've never expected to see as if I was transported to a location in Japan as it was a massive koi pond with several islands of grilling station with sinks with tennis courts and a huge party room that all seems to be sitting on the koi pond was just so impressive. The party room was quite large and seem to be able to hold 20-30 people quite easily with a kitchen area making it an amazing place to celebrate your occasion. Thank you for sharing this lovely place and what a cool vibe that I could've sat forever just chilling by the waterfall to unwind and relax after a long day, I'm so thankful to have enjoyed this opportunity with others. Honolulu Park Place was constructed and opened for sale of the condominium units in 1989. Honolulu Park Place sits next to Honolulu Towers on the corner of Beretania and Nuuanu Aves and towers 40 stories!. Twelve units per floor and of it; nine face the ocean. Why does this place stand out? Well, for one, it's on the fringes of Downtown Honolulu and Chinatown. It is a property with a host of entertainment facilities and not limited to the swimming pool or sauna. They have tennis courts and an Party Room on the 8th floor. The party room sits on a koi pond and can seat 35 people. Let me not forget to mention the have their own bowling alley. Visitor parking stalls available also Moreover, they have tight 24 hour security on the property which couples their massive security camera set up. I am blessed that my good friend has a unit in the Honolulu Park Place and we sometimes are blessed with the privilege and honor for the meeting of friends at this wonderful property. read more

Fabulous building if u want be right smack dab in the middle of down town Honolulu. Security is very strict and very professional which is "awesome" as down town has many issues with u name it....no slacking from these guys.. Building is very well maintained and guest parking is inforeced.. which allows everyone to have a chance to utilize this space. Very large building, parking garage is a little tight. The one big down side to this buiding is that" it is" next to a fire station and ambulance route so they always have their sirens on. read more

Security is the worst here. It's not the four seasons bro. They make it really hard for delivery drivers. They don't have loading zones. Worst of all the garage takes 15 Minutes to walk across the city block and homeless people live in the garage and it has been quite unsafe walking through there. If you are a part of the younger crowd, this building is not for you. This USED to be a luxury condominium. The real luxury apartments are in ward, Ala Moana, and Hawaii Kai. I handed my lease to someone else because I honestly could not stand living here anymore. The building is well maintained and cleaned by pleasant, hardworking janitorial staff. However, the building was built in 1989 and it shows through the outdated decor/architecture. Every unit has a master bathroom with a tacky 80s style vanity. The hallways are dimly lit, depressing, and gives off "three star hotel." Although the gym and lockers are clean, the amenities fall short compared to the newer developments just ten minutes away. The pool table and lounge are extremely outdated, the bowling alley will malfunction more than half the time, and there is ALWAYS homeless screaming in the middle of the night. The parking stalls are also incredibly tight, you would not believe it. I had tandem stalls and it was annoying trying to move the cars around when the stalls were so tight. The building is also located right at the edge of Chinatown so homeless camp around the corner of the building where the bus stops are. The few good things about the building were that the pools were well maintained and the fountain out front was nice despite the occasional trash. Not all staff is friendly. My first week of living here, a security guard stared at my outfit and proceeded to make a misogynistic joke about it implying something extremely inappropriate. I thought "no way, maybe I'm just hearing things." But my bad experiences became consistent and I knew it was no mistake. Security would roll their eyes/sigh at me, my GUESTS, at the phone ringing, and would shut down my questions by interrupting me almost immediately. Before answering the phone, a security guard exclaimed "are you kidding me?" It was pretty often that they would give me a sarcastic remark or complain about doing their job. For larger items that can't be thrown down the trash chute, you would have to go downstairs to give it to security. Security would then ask ME to go outside and leave it near the dumpster (locked) so they can take care of it later. I was confused as they would take care of it for other residents. I also walked into the lobby where someone was under the influence of drugs and followed me out of the front door... you'd think with how tight security is, this wouldn't happen? They also put someone under my "permanent guest list" without my permission. This meant that, that person had the ability to come to my door without me knowing. Yet, when I tried to add someone onto my permanent guest list, I needed to talk to administration about it? I also received a call because my property management sent a maintenance worker to the building and the security told me that I had to call in advance to let them know about it. I apologized and kindly let him know that it was my property manager who sent the worker so I didn't know I was supposed to call. He then aggressively told me that it was a "friendly reminder" to not do that again. I was baffled. Another incident was when one of the HPP maintenance staff referred to my partner as "bro" and aggressively stared him down in the elevator because his mask broke. We were in the elevator first so we couldn't understand why the maintenance guy entered if it made him uncomfortable. He even rolled his eyes at me as I was returning home. Why would I want to go home to that? I also followed the rules for overnight guest parking. Yet, the general manager took time out of MY day to pull me aside and let me know that I was "abusing" it. I asked him, I use it three nights in a row with seven days of no overnight in between right? He said "yes, but you max it out and it looks bad to residents." As if I wasn't a resident myself. So, I was getting lectured for following the guest parking rules. I was already staying away from home 4/7 of the days in the week to avoid having to talk to staff but it made me not want to come home even more. My property manager told me that the administration lady sounded rude but that was just her way of talking. I swear that when I walked into her office I said "hi, ____ sent me to fill out paperwork. I just moved into the building." the first thing she said was "who are you?" If you think you have any privacy in this building at all, you don't. They WILL and HAVE listened to my conversations OUTSIDE of the building, in the elevator, and will follow you around on the cameras on almost every floor. I appreciate a secure building but there is a point where it is just creepy. I was a resident. Why did they have to listen to my conversations even when I was OUTSIDE of the building? I knew I was being mistreated because I was younger and female. Even my guests told me their experiences were terrible. Other buildings never gave me these problems. The worst part is there is so much more that I could complain about. read more

Security is is tight. It feels like trying to get into the Pentagon. They've got cameras everywhere and they watch over you. They are not too friendly either. The amenities are okay. There is pool, jacuzzi, weight room/gym, small steam room & sauna, bowling lane (out of order at time of visit), pool table, indoor basketball hoop (crooked), racquetball courts, and showers. Really is one of the best buildings to live in Honolulu! We purchased a unit 3 years ago and have had nothing but great experiences! Have to give mahalo's to the Managment staff, friendly guards who all know my name and hard working maintenance staff who keep the building looking like new. After the great staff, the next best aspect is the amenities! There is a huge jacuzzi that I love to relax in each time I can, there is also a good pool, spa, sauna, full gym, basketball court, racket ball court, two lane bowling alley, pool table and TV area. On the koi deck level there is a tennis court, chipping green, barbecue pits and a room for parties. Recently opened is the Honolulu Park Place cafe (@HPPcafe on Instagram) which features really delicious food! Despite the downtown location with the doors closed it is quiet inside and I have never heard the neighbors. read more

Sad that General Manager, Gary Bellem, is gone because now we have, Walters, he has absolutely no personality, and never addresses residences that he doesn't know. Why be here?? Well as a tourist and now local resident and government worker. My interaction with the bald security guy. Which soon after writing this I will be seeking upper managment to file a formal face to face complaint. As a prestigious youtuber and blogger. Oh the fun I'm going to have. I was I'm process of taking more beautiful photos of Oahu and different areas. While snapping a few photos. I was approached by baldy. Told him just taking some selfies. He said it was private property . Which I respected and proceeded around the corner to get the bus I waiting on. Not a minute later I was severely harassed with badly and several others in tow as backup. To tell me now.. I'm standing on PUBLIC PROPERTY AT BUS STOP. Why am I taking pictures and that I was there several times before and told not to take pictures by another security guy. Long story short you barked up the tree guy. Your harassing attitude and disrespect for me as a tourist and now permanent military resident is not going to fly with me. I will be pursuing this to the tippy top of your managment chain. The way you disrespected me , an apology is out of the question. Thanks for what you showed me that assholes still exist. Even in a prestigious condo building. Look forward to a meeting with your superiors face to face. I will be back to resolve this. And a follow up review will be posted here and everywhere I please. read more

I lived here for almost a year. Since day one, security was on my @SS... Until the day I moved out, security was still on my @SS... The Board of Directors (BOD) comprises of old men that are most likely retired and have nothing better to do then make up lame rules for everything in this condominium. Security takes it even further and makes up their own rules from the already lame set of rules that the BOD drafts. Don't be fooled by the aesthetics of the building. Nothing ever works. If it is working, it's just for the time being. Come back the next day and it will most likely be broken. For the amount of maintenance fees that owners pay for their units in this building, I expect the maintenance of common areas to be in proper shape and working! Key word, "working"! Also, there is a move-in fee of $50 per unit... I asked Ashley, the check-in lady, "WHY?" Her response was, "To move in." I responded, "Yes, I understand that. But what does this pay for?" Her response, "To move-in." I have lived in other condominiums/high rises in Honolulu. I didn't have to pay a move-in fee for any of them. My question is, someone helping me to move-in? Hmm.. or is the condo's electric bill going to go up by $50 in order to allow me to move in? I don't see how. read more

Great condo fee to amenities value. Well maintained building. Secure. Honolulu Park Place is located just outside of Honolulu's historic Chinatown District. Work, play, and shopping opportunities are all within walking distance. Building amenities include a bowling alley, a heated swimming pool, Jacuzzi, tennis and racquetball courts, barbecue pavilions, basketball court, and a sauna room and full weight room. The owner's club also includes a food counter and places for owners to dine and meet with friends. Wi-Fi is available throughout the building and included in the condo fee. The building has a great community living within. The community spans all demographics, which makes for a great neighborhood feel. However, it would be nice if the owner-occupant rate was a bit higher (i.e., less renters). The building is well-built and well-maintained. The finances for the building are solid, and include long-term maintenance within the budget. It is unlikely that an assessment would be charged to owners because of this good planning. The only thing I would change about Honolulu Park Place is beyond the control of the building management or its owners. The City continues to treat the Chinatown district as a dumping ground for homeless and drug user service programs. The City needs to take a more thoughtful approach to dealing with these difficult issues and spread the burden for caring for these people around the City. read more

I finally moved out after 17 years of carefree and enjoyable living here. The location is awesome. The post office is right across the street and Zippy's and Safeway are a few blocks away. Very easy freeway access. The security is very good and the building is well run by the management and board of directors. There are security cameras throughout the building. The gym and facilities are top notch and there's even a café next to the pool and a car wash on the first floor. The negatives is that it's located right next to a major road and Chinatown. There's street noise from loud cars and motorcycles and the occasional car alarms going off at all times of the day. You'll also hear yelling and arguments from crazy and angry people below. The garage is on the small side so you have to be careful not to scratch your car on the side walls or hit another car coming around the corner. My $600 mountain bike was stolen or removed from the bike cage. I was up to date with the building registration and renewal but my lock was cut and my bike disappeared. The security manager didn't know what happened to it. He said it was either donated or stolen. read more

Nice amenities - 8th floor has koi pond, tennis court, golf practicing area, BBQ deck. Also has a gym open from 4am - 11pm... a bowling alley... pool table... nice front lobby area. Security is maybe overkill here. Don't bother with the stairs since once you go into the stairwell, you'll have to go all the way to the 1st floor and call security to get out. Nice restaurant inside - Shogunai Tajine - which currently is only allowed to have residents as patrons. A bit older building but they've kept it in nice condition. The only real complaint i have about this building is the lousy parking structure. WAY NARROW!!! If you have a bigger car, beware. I've already incurred damage to a car on the side; and i pride myself as being a pretty decent driver (no accidents outside of this incident). read more

I lived here on and off for 7 years--the place is fantastic! The monthly association fee is kinda ridiculous, but you get what you pay for. If you're planning on living here, I'm assuming you're financially comfortable so it shouldn't be too farfetched. The amenities are wonderful...the pool, jacuzzi, gym, koi deck, saunas, tennis court, golfing cages, etc. Everything is well maintained. The one thing that never works is their bowling alley :P I think I only managed to bowl twice while I lived there! I love most of the security--they are very friendly and always greet you. It's always been one of the best-known buildings to live in, and I've enjoyed all my years there! read more

I've been living here for about a year now and I can't complain. Amenities include spa/jacuzzi, swimming pool, bowling alley, gym, koi pond and tennis courts. The only complaints I have are minor. Pros- A walk away from Chinatown Plenty of security (doors , guards) Amenities Central AC Cons- Swimming pool is not big enough for laps Gym is not open 24 hours. It's alright. The bowling alley is always broken. Don't like the security; especially the tall bald one with glasses (not sure if he's still there). He's strange. Not a comfortable place to live; not a family friendly place. I love the jacuzzi and gym. Koi ponds are beautiful but usually too windy for a relaxing time at the bbq. We usually cook and take back up to our apartment because it's too windy; they need a wind break. Parking sucks (scraped my car twice around the turns). Can't they install rubber bumpers to prevent damage to peoples vehicles? So, I decided to check out other peoples cars in the structure and saw about 5 other cars with dents on the same side as mine and looked very similar. I don't live there anymore so I don't care, but I bet they get alot of complaints about those turns.... read more

Honolulu Park Place: Great building. New Elevators (Not the best) but ok. However, one of the dirtiest building in Honollulu. Elevators are not cleaned daily. As a matter of FACT, it not cleaned even once a month. Someone spit on the interior of the elevator door and it been there for 5 weeks. I have been counting. Unfortunately, it this way throughout the building. Hallways floors not cleaned daily, along with elevator floors. I really hate touching the call buttons for the elevator and I use my fob or car keys to press the buttons. Today, after 4 weeks, the call buttons on the parking lot lobby was cleaned. Maybe, somebody decided to clean it themselves. For a upscale building, it not very good. I have live in Kukui Plaza accross the street (that is a clean building), Keolai on Queen and South St. (really clean), Mott-smith Laniloa (also very clean). I hope soon, they (management), will start doing their job so we can again be proud of our building and make it a 5 star building again. read more

I lived in this building for just under a year and was so excited to MOVE OUT. The staff in the management office is uptight and refuse to go the extra mile to help/assist residents. While security is tight, they are rude and unfriendly. The elevators are extremely slow and you can wait a while for one to reach your floor or lobby, even if one was just in the vicinity. No matter what time of the day/night, there are always people using them. I can never go from my floor to my parking level without stopping at multiple floors (unlike other buildings). The amenities (pool/café/gym are great, however, the rules for using them are ridiculous. You have to sign in each time you want to use the pool or gym, or security won't let you through the door. The bowling alley is always broken and the PARKING GARAGE is AWFUL. It's very narrow and hardly any of the residents follow the speed limit. I'm surprised I haven't had any damage to my car. Speaking of the residents, most of them are older and are very unfriendly. They will scowl and glare at you when you try to say hi, nor do they wave and say thank you when you stop and let them pass you in the parking garage. Even though I only rented, I know how much the association fees are and it's ridiculous. The building is outdated and the board has done nothing to modernize it (I don't know where the money goes and yet they are increasing the fee by 3%!) There are no carts on the parking decks to assist residents with groceries and other items when lugging them from the car to the unit (unlike other luxury buildings) and my biggest pet peeve is there is no hand sanitizer near the garbage chutes. It's disgusting. During the move-out process, I was so over the building that I couldn't wait to just be done with it and never have to deal with the staff again. Despite some of the amenities, I would recommend spending your money elsewhere. read more

Lived in this building on and off for 4 years. Really enjoyed the amenities which no other building I know of in Honolulu has. Koi Deck with grills. Two major areas to book out for parties. Great gym, bowling alley, tennis courts, basket ball court, pool, hot tub, sauna, golf driving range. I think that about covers it. The location is perfect. In the downtown - Chinatown area near restaurants, bars, clubs, shoping and so on. 15 min drive to Waikik. The building is great with no issues I have seen with construction. I love living here! Tight security is a GOOD THING wtf people?! I don't want just anyone to be able to walk up into my building! I leave my door unlocked most of the time bc I know I have nothing to worry about. Besides the local boys at the desk are hilarious and very professional. The amenities are better than resorts and never crowded and it's walking distance to everything like first Friday and the bar crawls in Chinatown. Security is great and plenty guest parking. Central AC in every unit, not many buildings can say that! Would recommend to anyone that needs to live in town but wants enough space to not feel cramped. read more

Some drawbacks (rules) but after a few months I get it. Without the rules chaos would rule. The Koi deck is SO nice. In the workout gym everything works and is clean and not smelly like gyms I have been to in the past. In my time here so far the jacuzzi, sauna, steam room and treadmill - all worked well. Elevators are FAST. I don't understand some of the posts on here. They probably had trouble at the buildings they moved into later on too. :) read more
