Truly a pet-friendly building now. A huge turnaround from my previous two reviews! Pet-loving people and families are no longer discriminated against. It's a much happier place to be, visit or live. A good value for Honolulu. No pool, no BBQ area. Convenient central location. Security is always an issue. I've got my electric bike stolen from inside the locked bicycle storage locker and it was chained to a steel pole. Inside job for sure. An elderly lady was held up at gunpoint and robbed. Security guard sleeping on the job. Homeless gangsters roaming the garage complex frequently, scoping out scooters and cars. After hours construction noise, ruthlessly loud neighbors day and night. Constant cigarette smell due to people smoking illegally on the balcony. Management seems to not care to well about these issues and the general manager is difficult to reach or communicate with in person. 630 units in this tower, imagine the traffic. read more

Update : now there are a few downfalls to having a maintenance fee of $300 or so. One being that there are not a lot of amenities. Here are the three: Entertainment/ Rec room It's a good size for a good 100 people. A small stove and fridge is the only furnishing. Not a rec room like fountains of Makiki where there are billiards tables and movie room but a room to house parties. That's it. Also there is a deposit of some sort. Currently closed due to COVID 19 Surf rack. A good place to store your boards if you surf. Car wash port It's on the top floor of the garage. There are two basins and no hose. It doesn't really matter because the water pressure so low that you would be able to wash your car better if you just piss on it than use a water hose. Most people just fill the sink up and use a water bucket to pour over the car. As of July 6 the car wash port is no longer open. The sign and all the stalls daily 8 to 6, but now it's closed. I tried asking the security but they said that management changed the lock and did not give keys. Management said the security changed the lock and did not give them keys. read more

Though not perfect, this place is still a great place to live. Location is perfect being in Kakaako with downtown/Chinatown on one side and Ala Moana Center on the other. The beach and nightlife are just minutes away. I had the opportunity to check out multiple units here. The two bedrooms on the lower floors are surprisingly quiet as long as you keep the windows and sliding glass door closed. Split air conditioning makes the unit comfy. There are people that smoke though which can make your air quality unpleasant as it gets sucked into your home through the air conditioning system. Units on the higher floors are nice as well with spectacular views. There is still the same problem of cigarette smoke coming into your unit though. Parking is first come, first serve with the stalls not being assigned to anyone. The stalls in the center of the parking lot on every floor are for compact cars and the stalls on the outside of each floor are for large vehicles. Security is available 24 hours a day but the building is not very secure as I've seen people waiting in front of the secured building and following people in with no engagement from security. read more

Ditto. Terrible board here. Making decisions that aren't community friendly at all. Not allowing the pets in their pet friendly building on the grass at their building alienates the owners and puts them out in the community trying to find places to relieve themselves. This creates a domino effect where other building last start to complain about the influx of pets from other buildings. These buildings, in turn may be forced to create policies and so on and so forth. This is what I mean by community "unfriendly" decisions. I believe that it is also a safety issue where the residents of this building must search around the neighborhood for places to walk their dogs. A neighborhood that is inundated with homeless. Illogical decision making. Terrible leadership. This board should be ousted because of their stupid decision making. read more

This bad review rating of 1/5 is my warning to all prospective renters thinking about renting from individual owners who don't use a management company in this building, BEWARE in particular this anal-retentive (and thankfully now ex-) landlady D. Chan in unit 1408 of Bldg A. DO NOT apply for the apartment that is unit 1408 if you're looking on Craigslist or Zillow or the building posting board!!! It's become clear to me that my hellish and awkward move-out process is in part thanks to individual owners' nickel-and-diming habits and also lack of knowledge on proper Hawaii landlord-tenant guidelines (there is a handbook for this- https://cca.hawaii.gov/hfic/files/2013/03/landlord-tenant-handbook.pdf). BTW, the condo building itself was fine, I'd rate it 3.5 / 5 as a single renter who doesn't care about amenities or swimming pools and gym access etc. Anyway, I left the apartment in fantastic condition and spent hours with my boyfriend cleaning it, having been a no-pets, no-kids, single dweller in her 1BR for 2 full years and left no holes in the walls or even paint chips anywhere and all appliances in perfect esthetic and working condition. I replaced the stovetop drip pans which was totally above-and-beyond on my part because drip pans underneath the electric burners CATCH DRIPS AND GET RUSTY WITH NORMAL USE. I even let D. Chan and her annoying Chinese mother slide when I asked them in Feb 2018 to check on a moldy smell coming from the bedroom A/C split unit every time the unit was turned on - she and her mother refused to get someone to look at the A/C, instead grumbled in Chinese (which they thought I couldn't understand - but I can and did!) that the smell was from ME, LOL!!!!!! I knew my lease termination was coming up soon after that so I didn't bother fighting them about it despite their personal insults. I moved out last week and left the place nearly spotless, D. Chan had the nerve to send me a (non-itemized) vague set of emails about some DUST on the blinds and windowsills, a few small fingerprint smudges, and even took out the empty dryer machine lint filter and then took a photo UNDERNEATH the slot where the empty lint filter was, then said she'd withhold part of my security deposit. Who even takes a picture of the slot UNDERNEATH the lint filter? Mind her, when I first moved in, she hadn't even cleaned out the NORMAL lint in the lint filter itself! I wish I had been just as anal-retentive as her and taken a photo of the fuzzy full lint filter when I first moved in just so I could have thrown it back in her face. D. Chan was CLEARLY just using me to detail her apartment so she doesn't have to hire a cleaning service inbetween tenants, while threatening to withhold a part of my security deposit . Normal wear and tear is written into every single standard rental contract, and it certainly was written into mine as well, and it became so clear that this individual landlady has NO REGARD for what "normal wear and tear" encompasses. She also tried very hard to get me to pay for a professional carpet cleaning when she had never written it into the contract in the first place, citing "I always do that when a tenant has been in my apartment". Legally completely in the wrong, and I immediately said so! I threatened to take her to small claims court and let the judge decide if "a few grey grout stains in bathroom" or "light dust on blinds" are TRULY "damage or excessive grime" warranting SD withholding but my idiotically nice boyfriend told me to calm down, and that he would help me detail and do everything asked of us as if we were a professional cleaning service JUST SO I could get my full SD back in person without additional hassle and anger. Long story short, the landlady and her mother in Unit 1408 are pretty awful, sneaky landlords, serving up a side of foreign-language-insults to their tenants in addition to getting out of potentially harmful-to-health complaints from tenants (eg: the moldy bedroom A/C smell) and then turning around and threatening to withhold part of a security deposit based solely, and incorrectly, on normal wear-and-tear conditions. As mentioned in the beginning of my review, the building itself was fine, I'd rate it 3.5 / 5-- no amenities to speak of, has an annoying unassigned-parking situation and has a cockroach problem as every building new or old in Hawaii apparently has. The management and security office staff have never given me cause for complaint and have even been very courteous and nice every time I approached them to borrow a dolly or if I had a general building question, but like most of the staff in these buildings they aren't the brightest bulbs in the lot and basically keep their jobs just based on niceness, it seems. If I had an opportunity to buy into this building as a landlady, I probably would. Until then, BYE FELICIA to anal-retentive and annoyingly underhanded landlady D. My boyfriend and I live in a studio here. Although it's a studio, it's decent sized and we still get to have a full kitchen, bath, AC, washer/dryer, and lanai the fact that the building is brand new is a huge plus. I love the flooring InThe kitchen and bathroom .. It's hard floors, but the material is unique and has a softer feel (it's hard to explain lol). Also, the walls are pretty thick and I never hear my neighbors (I don't really see too many people on my floor either but anyways...) The only downside is the parking garage. It is unassigned stalls, and it's pretty narrow and I see cars almost hitting each other all the time when coming in and out I would definitely recommend this place, as the units are nice, the lobby area is really big and modern looking (with wifi and tvs), and of course, since the building is new. Pets (I believe up to 20lbs) are allowed in the condo (if you own it, or get an OK from the person you are renting from), also no smoking allowed in the building, units or on the lanai. read more

(Recreational room rental) We rented the recreational room A, and we had a horrible experience. Management is unprofessional in the way the speak to people. Aside from that, we knew we had to leave the room clean before leaving therefore we came very prepared to clean. We hired a professional serving/clean up crew plus our own friends and ourselves helped clean the entire room. We had the crew that consisted of 4 people, plus 2 people sweeping and 3 people mopping, including myself. I did a final walk through to make sure we didn't miss anything, and even got on my hands and knees to clean some areas! That place was DEFINITELY CLEAN! all of that for them to tell us we did not sweep or mop AT ALL! Ridiculous, I would not recommend this place to anyone and if you still would like to rent it make sure to to take videos and pictures as proof that you cleaned. They'll take your deposit for dust in the corners! Be careful! read more

Monthly parking renter only. I do not live here. As a daytime employee in the Kaka'ako area, where parking places are diminishing and the homeless population continues to grow, I must say parking in 801 has been favorable. Firstly, they have monthly parking. Many parking places want to keep daily rates - no reserved parking. You may have to put your name on a waiting list for a few months, but the second building is almost complete so there should be more parking opening up soon. Another great thing is that they have security. While there was an incident of smash and grabs in the parking structure and 801 clearly disclaimers no responsibility for valuables in vehicles, since the incident about a month ago, 801 has responded with an increased level of security. As smash-and-grabs have become quite an epidemic in the Kakaako area I can honestly say I feel my car is safer in that building over anywhere else read more

The maintenance worker named Steven is absolutely rude and unfriendly. Everytime you see him, he just has such a miserable look on his face. Sometimes I say hi to the workers when I pass by but only he just looks and doesnt even say anything. All of the other maintenance workers are very friendly compared to him. They greet all the residents and even hold the doors open without any hesistance for everyone. I dont understand why people need to act this way towards other people, especially to all the residents that live in the building you work at. I've heard the same thing from other residents about him as well. read more

Frustrated with the pet situation. Seriously should not advertise as pet friendly when it's really not. Spoke to a resident who had back problems and other health issues and the ban on pets in all areas outside the building is taking a toll on him. This place is way too busy. Sometimes it feels like only one elevator is working with long lines of people waiting outside, morning and afternoon. Many tailgaters at the entrances compromises safety. The staff is friendly but there is only so much they can do. Plus they have the gall to charge $2300 for 1BR when it's not even a luxury apartment! Only bonus is it's in Kaka'ako. read more

Review strictly for recreational room on the ground level. A community organization that I am part of, hosted a fundraising meeting at this 801 South Street tower, in the rec room downstairs. A member of our group is a resident, and was able to secure the large room for our use. Guest parking in the structure was open for our use, all we had to do was register our cars at the front desk upon arrival. Such a great feature, especially since street parking in the Kakaako area is a little hard to come by during certain hours. Some other amazing features: +multiple clean restrooms +kitchen space; with fridge, counter space and an island +chairs/tables for use +AC'd +large space (probably could hold about 40-50 people) I cant be certain of how far in advance residents have to sign up for the space, but overall, a great party space for a condo building! Hope I can see the rest of the building some day! EDIT: I found out that non-residents are able to reserve the space as well, for a fee of $200 (unconfirmed) read more

Just recently moved out and unfortunately I have to give this place a negative review. I only do this for my military ppl who may be pressured into finding a place here based on short timeline for housing. Great place if you live in town are single family and have very young children. The condos are reasonably sized for the price and location but for the amenities (lack there of and basic layouts of the apartment, it would behoove you to check it out before you sign. That was my mistake, I was in a time crunch and felt pressured to find a place quickly. Didn't look at the property before signing and ended up feeling cramped up and isolated in such a small apartment (for my liking...some people vary). People were somewhat friendly there. Not very diverse but very good locale. Hopefully the new building and finished construction will include some common areas outside and a place to destress for weary workers (I.e. Park, pool, BBQ area) God bless read more

This is a brand new building located right in heart of everything...I mean everything! I can walk to Downtown, Kaka'ako, Ward, Ala Moana, NBC and much more! I have walked to the concert hall for several shows and let me tell you it was great! I didn't have to deal with traffic and parking like everyone else had to. The building is clean and the units are enormous. I'm on the high floor so my view is breathtaking! I see Iolani Palace, Punchbowl crater, downtown Honolulu and all the way out to Pearl City side. There is no swimming pool in the building which I'm happy about. That's the reason why the HOA maintenance fee is super low. I rather have a low maintenance fee than having a pool that I may or may not use. This building is awesome and perfect! It's got everything I need and none that I don't. =) read more

I rent an EXTRA parking space in the building, and not a single check Ive sent in for the parking rental has been deposited yet. Thats a lag time of over 5 MONTHS! $875 just sitting with them not being dealt with. No help from the staff of 801 South or Hawaiian Properties. Very VERY disappointed with their lack of respect for people, tenants, and owners. This is a poorly run system- they required to have checks written like the 1900's, then don't deposit them...and i'm just one spot in the whole garage! Is anyone else having this issue? I am a young professional, i can't even get a returned call about when i can expect that kind of money to come out of my account. Completely unacceptable. read more

While affordable, 801 S St is very bland, all concrete and no amenities. It's new so everything works well. The parking is adequate but the spots are too small and my car was scratched or dented twice in 4 months, even parking in the non-compact spots. They have no cameras in the parking garage. The walls are thick so you won't have much of a problem with noise. It is a good value compared to the other options in Kakaako and Ala Moana, which are mostly older buildings. BUT, the security and staff are horrible. The management isn't bad, but still not really polite. The security staff has been changed at least twice since I've been here. They treat you like you are a criminal trespassing on their property. I don't know if this is typical of apartment complexes in Oahu but it is incredible to me that the management allows the security to act like they do to residents. It seems like management is willing to do anything to save money. The one amenity they have, the"car wash area", is only for show. There is no water pressure in the faucets there so it is essentially useless. If you want an example of how professional management is, just read their response to Anh L. "as it could potentially compromise the safety and security of every resident here at 801 South Street." Hey here's an idea. Instead of berating someone on yelp about your complex not having cameras, splurge a couple hundred bucks and buy 10 cameras. Can't fit that in to your budget with the 300$ + maintenance fee huh? As far as the house rules, many of them are complete nonsense and would never fly on the mainland. read more

An emergency alarm with no description has gone off 5 times since moving in in March. Matter of fact, I just woke up to one right now at 11:30pm. The alarm is connected to speakers in the apartment that tell you, very loudly, something along the lines of "attention, an emergency has been recorded, please head to the stairs, do not use the elevator" all while the siren is going off and the fire light is flashing. And will continue doing this until it tells you it's over. The last building I lived in actually spoke over the intercom system informing you of what the emergency is. I've had to hike down 44 flights of stairs with dogs in my arms 3 out the 5 times (first time I made it only to the 9th floor) just for them to say we can go back because there was, in fact, NO emergency. It's like the boy who cried wolf with this. Other people in the building have already said they ignore these emergency alarms, that's not good. If there is a real emergency, especially in the middle of the night, I would love to think everyone would get out safely. And yes, this time I stayed in my apt because if I left I might have made it to maybe the 28th floor before it was finally over then would've had to wait for the elevators to start going again before I could get back. And yet, I'd still have no explanation as to why I had to wake up in the middle of the night. I'm fine with carrying my dogs through the lobby and even taking them to other spots to potty, but if this building is not on fire or collapsing do not push your big red emergency button for the fun of it. read more

I moved here for 6 months already and even though the place is great, the security here sure isn't. My motorcycle was parked on the ninth floor and there was an attempt of theft on it. I found it on the 7th floor with all the wires cut on the ignition covered with a tarp. When brought it to the general manager attention, I asked him to view the cameras. He said it will take some time and not at the moment because he is busy. MY BIKE WAS F*CkING STOLEN!! I also paid the whole year worth of parking too! All he did was annotate the situation and I had to called to police to have a report on it. Mind you, this new building only have cameras on the entrance of the garage and not on every floor. This NEW BUILDING that is worth tons of millions of dolIars dont have security cameras in a ten story garage?!? I suspect someone in the building did it but he suspect it was one of my friends.... ok my friends that help me out of a car crash recently totally wants to steal my bike.. cause they are the only one that knows. What a Fu*cking dick! Not a lot of people know I park a motorcycle on the 9th floor unless someone lives there or it's the security guard. Shitty management with people that don't give a dam about you. I can't even feel safe any more even in the stupid expensive ass high riser! **Follow up on the management shitty response. All I got from you was, "shut your mouth, you are alarming other residence about your case." Its people like you that put people's lives in more turmoil when they are in distress. The fact is, I never fucking resist to call the police because you were fucking useless. I didn't failed to follow up on my case. I had to get the picture of the suspect through your fucking security team in a discrete manner because they were too scared you were going to fire them. Wrap your fucking head around that for a second won't you. People had to go around you to do the right fucking thing while they know it might jeopardize their job. They have removed the keep off grass signs! Thank you for listening and taking care of your pet owners. --- The 801 South St Condominium and their Board of Directors has recently enforcing pet owners (at a pet friendly building) to "keep off grass" around the condominium, claiming that the bylaws states "No owner, occupant or guest shall permit his pet to be exercised outside of the owner's unit nor to produce or cause any waste or unsanitary material or condition anywhere on the common elements". They have recently claimed that the grass around building are now considered limited/common elements, therefore our pets can no longer urinate/defecate on the grass. We are now required to take our pets off property so our pets can urinate/defecate. Because of this, it has driven pet owners to take our pets to other condominium properties (i.e. Keolai Condo) or far distance areas. This has created an unfriendly community between 801 South owners and friendly neighbors at Keolai Condo. This rule is forcing us to put ourselves at extreme risk to walk off property in the early morning before sun rises and night to urinate/defecate our pets. There has been an increase/chance in homelessness, rape, kidnapping and/or robberies in the community. It is wrong to force us to go off property just so we can urinate/defecate our pets. Please also note that 801 South St is a pet friendly building and they also failed to disclose that the bylaws also states that "any such waste or unsanitary material or condition shall be immediately removed and disposed of or remedied by such owner, occupant or guest.", which we responsible pet owners do pick up after our pets. As 801 South St is a pet friendly building, this rule is unreasonable and unfair to pet owners. 801 South St Condominium and their Board of Directors should allow pets to urinate/defecate our pets on the grass around the 801 South St Building A and B with the disclosure as stated in the bylaws and county laws that "any such waste or unsanitary material or condition shall be immediately removed and disposed of or remedied by such owner, occupant or guest." They should penalize those pet owners that do not pick up after their pets instead of jeopardizing all pet owners rights and forcing us to go off property to urinate/defecate our pets and avoid any chance of rape, kidnapping, robberies, etc off property. We do not want any of these things happening to anyone just because the 801 South St. are forcing pet owners to go off property to urinate/defecate our pets at a pet friendly building and creating an unfriendly neighborhood. read more

I've only living here in 801 sout st for almost a month now and have really enjoyed it here. The property is well kept by the maintenance team which shows you the pride they take by keeping the complex clean. Jaylord the maintenance guy is extremely helpful and friendly. He came to do some maintenance and finished repairing all issues within 10-15 minutes. He did a great job with everything too so it was good quality work. I really appreciate everything the staff does for us here at 801 and hope they continue to do an incredible job at it! Overall I would recommend 801 South st. to anybody as its great for families, students, military, working professionals, and retirees read more
