I've lived here about 11 months at this point and I'm conflicted on how I feel about it. Thought it would be fair to be transparent about my experience for future renters, I know I would have appreciated the same insight. The Pros: 1- the people who work here are fantastic. The concierge know you by name, and are always warm and welcoming. The valet folks are always willing to extend a hand and help, and when it's raining they're sweet and greet you with umbrella's- it's a little touch but so thoughtful. Jennifer/ Jasmine in the leasing office/ management are thorough and organized. They follow up and make sure you're satisfied if there are any open issues. I appreciate their attentiveness. 2- location- it's so convenient and close to everything but not right in downtown where you're having to deal with afternoon traffic. 3- the views, I mean come on it's the very reason I rented here. 4- maintenance requests are fulfilled in a timely manner The Cons: 1- folks are disgusting. The parking garage, the trash chutes, etc are always filthy. I don't know what it is but people seem to have a hard time with picking up after themselves. 2- In continuing with disgusting residents, everyone here has a balcony, and twice now I've had dog poop end up in my balcony (on a higher floor). As I don't have a dog, this could only mean folks above me are lazy, and throwing it out their balconies and the wind is sweeping it in, as opposed to them just going downstairs. This has resulted in my needing to replace patio furniture as well as my outdoor rugs ( wet poop on white carpets and furniture). 3- there is ALWAYS construction. I swear they must be working on the unit above me for about 9 of the 11 months I've lived here. I work from home and everyday, from 8:30am through 6 pm there's loud hammers, drills, and thuds coming from above. It's nonstop. I'd understand if they needed to fix up a unit for a week or two, but this is affecting my work and quality of life and doesn't seem to have an end in sight. I wish I had known about this specifically before I moved in- is it really worth the view and the price you're paying to live everyday with heavy construction noise? And it's most definitely affecting my work when I'm taking calls and having to explain the noise every time. 4- this one is of little concern to me but I've noticed it and thought I'd mention- the finishing of this place could use work. When it rains I've noticed water marks on my ceiling and walls that line up with the window. Again there's a bit of a value for the money question here. 5- elevators are out of order often. Meaning you either walk down the many flight of stairs or plan to wait for a long time. Oftentimes we're reduced to just one elevator serving folks at a time. 6- safety- many times now when I've returned home particularly late and my fob won't work to open the two garage gates for parking. At 2/3am it's a bit scary, my concern is always what if I'm followed into the garage and then discover my fob won't work to let me in? I would be boxed in with nowhere to go if someone followed me in. I've reported this and been told they're working on an update to their whole system, this is an issue others have reported, but while waiting for an update this is still a pretty sticky situation. So these are the main points I feel should be considered before deciding if this place is for you. read more

They are polite and treat you with kindness everyday, by having a smile on their face and asking you how your day was. Where do i start? I am so grateful to have found such a helpful and happy community. From the office staff (Jennifer, Jessica and Jasmine) to concierge (each and every one) to Valet (the whole team) and Maintenance (whole team) always smiling and so helpful. They go above and beyond to make sure we are comfortable and our needs are met as quickly as possible. Maintenance comes next day and resolve things the right way, shout-out to Clarence he is amazing! Great location, views and valet is such a added bonus (they even help with groceries). Do not move here unless you want your vehicle stolen from the parking garage and have management do absolutely nothing about it. It has been 3.5 weeks since our vehicle was stolen and they have yet to provide 3 hours worth of footage to law enforcement. Despite sending multiple emails week after week, we have yet to have a resolution to this. This has been the third time our vehicle was either broken into or stolen from the garage. The "security gates" are an absolute joke as they hardly ever work. There has even been an instance where we were told to shelter in place because of dangerous suspects on the property. We've spoken to others who have had their vehicles broken into or stolen from here as well. There are 4 elevators and max 2 work at any given time, causing there to be a line of people waiting to get on the elevators. This place is called a "luxury community," but it definitely is not. One of the only good things I have to say about this place is some of the concierge staff are wonderful, especially Ontario. Be wary about this place. read more

Toured this community last week. I am coming from DC high rises and set my expectations too high. Though Hiedi in leasing was helpful, some things to know: *monthly amenity fee of $150. WHAT?!? amenities should be included in rent. Don't make me pay for "free" valet and spray tans. They were offering a special for $50, but I completely disagree with this pricing model. *monthly trash & pest for $40. If you're counting, that means you need to add $190 to the rent to live here. *mid-rise units are garden style with outside entrances and are not updated like the high rise. Carpet in living room and older bathroom tile. *I've never heard of the brand of appliances in the unit. Would expect top notch in this type of building *noticed a lot of things that just needed upkeep, like paint scratches everywhere and dog smells while on the mid-rise balcony *high rise views are great though Not a fan of a company that charges this much in extras, as it sounds like they just want your money. I've never paid monthly fees for my (brand new) high rise apartments, but they probably know people will pay here for the high rise and location. read more

Very nice apartment complex, but I think I may have seen a racist encounter at the pool here. Came to visit a friend and obviously didn't know my way around, but was still welcomed and let in. However, the black teenage girls swimming in the pool were not at all welcomed. We didn't see what happened exactly, but from our viewpoint six black girls were just swimming around the pool and having fun. Then, some older white guys questioned what apartment they lived in. The discussion ended up with the wife yelling "I don't see color" and the girls crying. So uh, yeah ... Update: Although the staff reached out to me via Yelp discuss this encounter, they never got back to me via email. Was also surprised to read that they weren't aware of this encounter when their manager is the one that removed the girls from the pool. And the white tenants patted the manager on the back after doing so. read more

I am so lucky to have moved into Windsor right before the pandemic. Everyone in this building is so caring, fun, friendly and happy! I have made lifelong friendships here. The staff is amazing. I'm so thankful that Heidi was so easy to work with when I signed my lease. She made me feel very welcome and comfortable. I signed the day I looked. The other ladies in the office are also so sincerely caring. Jennifer, Maria, Anna, Alette and Michelle always go out of their way to make me and my pup (Love) feel at home. Our concierge team is the best! Its so nice to walk in the door and hear "Welcome Home!" Tim, Jonathon, Tyler and Jesus go so far out of their way to help each and every resident. They know everyone's name...even our dogs name's. I feel so safe when I take Love out for a walk because I know they are paying attention to whats going on outside aswell as inside. And, the maintenance team kills it! JP, JT, Javier and Jose bend over backwards to make sure your apartment truly feels like home. I'm blown away by how the whole staff seamlessly works together. We just moved in and the experience on day 2 has already been terrific. While almost everything was perfect, we found that the dryer wasn't working properly and requested an urgent fix to accommodate upcoming travel prep in two days. Within minutes of requesting maintenance, Abdian was in our apartment and helping us with an initial fix we hoped would work. When it didn't, he was promptly back in our apartment a short time later with a replacement dryer to ensure we would be taken care of, and incredibly friendly and helpful throughout the process. My review today is based on how the concierge and sales office dealt with us and not based on living here. I am house hunting or rather condo hunting and my realtor suggested this place. So we went for a visit last week. When we arrived we valet parked,there was an option to self park but we didn't. Building doors were opened for us and concierge greeted us with a smile. He offered us a seat, some cookies and water. Soon after we were pleasantly greeted by Kelsey from what I believe is the sales office. She came and introduced herself and took us in her office. Everyone was dressed professionally and place is sparkling clean. We advised my budget and move in preference date and she provided one available unit called the Kenkou a 1400 Sqft 2BR 2BA, for $2385/ mo on 5th floor. Rent was not too bad, but there was an additional $125/month for amenities, and a second parking stall was an additional $200 which I needed. We did not go see the unit since it's view was blocked by parking garage, so what's the sense living in a high rise if you don't have a view I thought? Overall ,this place seems to be the place to live if you like to be pampered. They call it an Oasis .. Lol .. And apparently they even start ur car in the am, and bring it to the front everyday, all part of $125 no additional tops required! I'll keep this in my back pocket if needed in the future ;) read more

I have been living in Windsor Memorial for a year and a half now. Honestly, it's been such a great experience, community and location that it's making it hard for me to move into a house. The staff is super friendly, responsive and helpful. They're always making updates and renovations to the building, are quick to make changes based on tenant feedback. And not to mention the location right off the bayou, the beautiful pool with cabanas, 24 hr concierge and valet parking gives this great resort convenience feel that's hard to go away from. I moved to this complex because it's a good area if you have a dog and the building has great views of the Houston skyline. It is great to have valet and front desk concierge services in the building. The staff are generally friendly. Lived in this building over a year and rats are seen regularly on my evening walks near the parking garage. dead ones that were run over by cars in the valet circle. This was not picked up for a week or so! Then in the evenings there is a regular RAT sighting at the pool. It even drinks from the pool water!! This was all notified to the building management immediately and they assured me the pest control comes regularly. Now I am not a fan of enjoying the jacuzzi if a rat is a regular visitor. Dogs...(love dogs but owners need to respect common area rules) Residents with dogs regularly take their dogs to the green lawn area inside the pool area. Some residents walk their dog through the pool area to get to the BBQ area. Also residents with dogs let their dogs go in the flower beds along the pool and don't clean up after!! Really gross!!! Garbage..smells near back door To get to the pool from the high-rise you must go through the back door near the dog washing area. This is right next to the garbage chute and this has smelled everyday and is a very unpleasant experience since the doors are always open to that area when you walk by. Recycling... not enough bins!! Recycling bins were moved without notification and many residents keep placing recycling bags there even though there are no bins! By the way where is the recycling now? Broken glass..near parking garage/dumpster area There is always broken glass on the sidewalk near the parking garage where the dumpsters are located. I walk my dog in that neighborhood and it is very unsafe when there is glass on the ground. I understand the garbage truck brakes glass in the process of picking it up, but it's your responsibility to clean it up and make sure the area is clean. Construction zone Living currently in a construction nightmare. Dust everywhere! The other day it was a dust cloud over the pool area and you couldn't enjoy that common area. Another time the wind was blowing dust all over us and our car when we were getting our car. This is a health concern !! Dust particles getting in our lungs. We were NOT notified of this construction and its extent when we were renewing our lease!! Now we can't enjoy our balcony and there are ropes hanging across our windows with men drilling into our wall on the weekends when we are trying to relax. It would have been a good idea to have had full transparency in this project with your residents!! We are so moving out!! read more

I lived in this apt complex for 5 years. It is very convenient if you have a dog and need to walk it every day as there are trails in every single direction. Basically this was the only reason for me being here for so long. What really annoyed me and no one seems to mention it in their reviews is that you run out of hot water if you take a shower longer than 10 minutes. If someone else needs to shower after you...they need to wait. I used to live in the Kiryoku (inner strength) and let me tell you, from the bedroom you could hear the AC unit and was horrible. Whenever the AC unit would turn on it felt like a helicopter is about to land (I used to work offshore so helicopter rides were a common thing). After 5 minutes it would get a bit better, but still loud. If you want to sit outside on the balcony, you need to turn off the AC or else it's extremely noisy and unpleasant. Before I moved out there were several car break-ins and some cars had no wheels left. I often received emails about apartment break-ins in the mid rise and I think at one point there were a few in the highrise as well (where I used to be). Things were not getting any better and i got to my breaking point when more and more people would park on my PAID parking spot and I was not allowed to tow them or put a towing sticker notifying them they will be towed in X hours . I had a parking spot very close to the entrance gate and although there were signs that said reserved parking, people would still park there. During one week I couldn't park in my spot at all. I spoke with concierge and they told me there's nothing they can do, towing is not allowed anymore, they can just leave a note. Next day a different car parked on my spot. At the end of the week I went to speak with the manager who started yelling at me. Yes you hear that right. What started as a normal conversation escalated to her yelling at me and telling me I shouldn't tow anyone, what if they are residents and I ruin their day?! I told her to lower her voice and later I was told they no longer have a contract with a towing company. So basically I was yelled at because her, as a manager, failed to renew or sign a new contract with a towing company. I never felt so disrespected in my life. And trust me I never towed people but when I couldn't park on my spot for a week straight...it got to me. Especially since there was the same car sitting on my spot for 3 days. Paying $2,000 rent to be yelled at cause I dare to complain I cannot park in my paid parking spot?! Thanks Amanda, you're the reason I moved out and it was the best decision I ever made. So, if you are considering this place run the hot water in the shower and see how long it last. Also check how loud the balcony is when the AC is on. And stay around until an AC unit turns on and see how loud the apartment gets. Then decide if it's worth paying 2k. read more

We have lived here for 3 years and counting! We love the staff, location and layout of our apartment (two story with two beds/two baths). Noise is rarely an issue since we are at the end of the hallway. Safety has never been a concern for us especially with the new addition of a second security gate to the garage. The complex is very dog friendly and also a few minutes walk to the dog park. Maintenance is always timely with our requests and even after hours in an emergency they are prompt. I like the 24 hour concierge since work hours tend to vary. The property seems well maintained and the rent is very reasonable. Highly recommended :) read more

Well, I found the catch! The pool has gone from a calm, relaxing oasis to a weekend free-for-all where frat-tastic tenants invite all their buddies, get wasted, and trash the area. If you valet, forget going anywhere on a Saturday afternoon - You'll be waiting all day! Apparently the screening room has also been abused, so everyone's privileges have been revoked there as well. And let's not forget all the gym towels that mysteriously went missing - No need to replace those, we residents clearly can't be trusted! Management seems polite enough, but they need to come up with solutions to deal with unruly residents WITHOUT punishing everyone else. This place is still pretty good, but disappointing compared to what it used to be... read more

Don't come down at 725am demanding your car....and by the way....if you are nice to people....then they are nice back.... as far as the other reviews on here...really...you are upset about who walks in the lobby.....lets see 25 floors i dont know like 10 apartments a floor....wow you think that it might be busy......as far as other apartments around.....give me a break...i went to some places and they wanted $1,000 more a month for apartments that are 2 years old and the building has cracks in the ceiling...dont believe me...just visit them.... like I said this place is awesome...love the people love the service love the extras that are here.....if you don't like it here...then....GET OUT! read more

Will happily change the rating at a later date, but currently, there's some heavy issues weighing on my mind about the complex. I've been here two year, my wife has been here three. In that time, there have been vehicle break-ins that happen like clockwork every six months. Management claims there is security, but there's a valet service, a concierge, and a sheriff's vehicle parked in the garage, but that's all. If your unit faces Studemont, there are ventilation flaps that the wind will cause to slap against the building. Normally, not a big deal- it's a sturdy and well build building. But these flaps cover an air duct that leads into your master bathroom, so the slapping is heard all night and can be difficult to sleep through The internet situation. Despite being a new building, it still runs copper wiring, meaning your internet cannot get above 25MBPS, no matter what your cable provider sells you. They can say it's 200 MBPS, but that will just be to the switch in the exterior of the building- the interior has outdated tech, especially for a new building, and is in sore need of an upgrade. Those things aside, it's a great building. It's sturdy, fairly soundproof between units, and we didn't even lose power during Harvey. The staff is great. I would recommend it, if you are okay with the three issues I brought up earlier. read more

I have lived at Memorial by Windsor for almost 2 years now. We have been able to experience the high rise through the eyes of being newlywed young professionals to now parents of a 6 month old. Both experiences have been more than we could have asked for. I don't feel I need to go into how beautiful the luxury apartments are because that is obvious to anyone that does a tour. The amenities are top notch including the resort style pool/spa complete with cabanas, towel service and pool attendant. We frequently use the cigar lounge and poker table which is adjacent to the "Zen Den" where they keep our refrigerated wine lockers. The theater room is beautiful and equipped with every toy someone could ask for ie: wii, xbox, PlayStation, dvd, and is adjacent to the bbq areas with both coal and gas bbq's. I don't know that the location could be any better. We have the best view of the city, 4 mins from downtown, across the street from the Buffalo Bayou Park, a dog park and tons of walking biking trails, and two blocks from Washington Ave (bars, clubs and restaurants) Among our favorite amenity is the 24 hour concierge and valet service. The valet team are so welcoming and run to get our cars. I don't have the same schedule every day and I still have no problem getting my car in a timely manner. On average it takes them 5 minutes (quicker than me trying to get it with my 6 month old) and on busy 8am Monday mornings I just use my common sense and courtesy and call them 10-20 mins before I need it. When it's raining they either park it next to the elevator on the first floor in the covered garage or the walk me out to my car holding the umbrella over myself and my son. We've had the same valet team for almost a year(low turnover) and they go above and beyond now that I have a child to grab my stroller out and take my groceries up for me. The concierge is able to expedite a cab if we need it much faster than we can and they have gotten us in contact with numerous trusted baby sitters and dog sitters in the area (we moved to Houston 2 years ago). Even with all of the great amenities and perks, the best part has been the staff. Everybody on staff from the cleaning/maintenance crew, concierge, valet, leasing agents all the way up to the property manager Ronda go out of their way to greet us and our family/friends by name every time we see them. How they are able to remember my parents names when they've only visited one other time a year ago is beyond me and another impressive attribute to their commitment to the luxury experience. Our friends and family love to fly down and visit us claiming it always feels like they are at a vacation resort. I wanted to write this review because I see that a majority of the reviews were based off of the previous property management company (Legacy) and NOT the current one (Memorial) that we have come to love and continue to be impressed. You might call my partner and me professional apartment dwellers because we can never seem to find the one that is a perfect fit. That is until we came to Memorial by Windsor; what an amazing place. Not only has it raised the bar for our expectations it consistently exceeds above and beyond in all categories. Customer service is outstanding when it comes to valet and concierge. After a long, tiring day it is such a treat to drive your car up front and have it waiting for you ahead of time the next morning. When you walk in the awesome concierge staff always greets you with a smile and a can-do attitude. So many times I have been out and about and they've arranged my hair cuts, dry cleaning, massages and maid service. Our home, Memorial by Windsor, is truly full service. When we have parties we alway use the wine room and cigar lounge with a poker table. Our guests love the valet service and the ambiance of the building. The common areas are really appointed well and kept clean. Anytime I've had to interact with management outside of casual chatting they have been very responsive and quick to take action on any maintenance or general tenet issues. From two people who have moved a lot we've renewed our lease and will continue to do so from now on. This review doesn't have anything negative to say until I say this: M by W and its employees will spoil you so much that you nothing else will compare. I would encourage you to come by for a tour. My fiance and I absolutely love living here. It is in a great location, and so convenient to get anywhere. Not every high rise is the same, and I imagine we have some of the best views! You can't go wrong, face east - great Houston skyline view, or face west - and see the bats each night from the Waugh bridge. 4th of July fireworks - view from both sides! The amenities are comparable, and the layouts/design make you feel like you're in a modern yet "homey" environment. Which is exactly what I'm looking for. But the best part, the people! The concierge team knows residents by name, and the office personnel are intelligent, caring, responsive, and competent. (I've lived in apartments where the office personnel can make for quite a frustrating experience - but not here.) Not all residents are social, but if you're outgoing you'll quickly make friends with neighbors. And the residents come from all backgrounds, ages, and walks of life; which I love. I lived here for four years and absolutely loved it. Maintenance is always on time, office staff and concierge are super friendly and helpful. Perks five dollar Uber rides to the hot spots in Houston. Dog park four minute walk. I loved the spray tanning! Also they hold events that are fun to meet the community and sometimes win some money off of rent. Overall great experience! read more

I've lived in this community since December so a good deal of my experience has been during the Covid shutdown. I feel the management has done a great job of dealing with safety in the bldg tho some tenants still ignore guidelines and don't wear masks in public spaces (most do). Maintenance has been top notch - when I put in a request for routine maintenance like ac filters/lightbulbs changed, the team is very responsive and courteous. I had an issue with the finish on my bathroom countertops and Javier has continued working on making it right. Office staff, concierge, and valet have also always been helpful and always with a smile. The location of this property is fabulous and the views of downtown and Buffalo Bayou Park are without parallel! Memorial by Windsor is undergoing a property-wide "facelift" so there are some issues with construction noise etc but the management was very upfront with me about that when I toured and they always keep us alerted to what's going on. All of that is temporary and will result in a beautified property! I really enjoy living here & appreciate the professional, friendly staff! read more

Windsor by Memorial has been my home for the past 9 years. I just want to pass on my experience to whomever is looking for a great place to live. It's in a prime spot for people who like to be outdoors but stay in the city. Lots of trails and dog parks close by. Also, close to all the fun the city has to offer. The apartments themselves are great. I hear very little noise from neighbors within the high rise. This complex feels like a small community despite the size, most people are very friendly. The staff has changed through my time here, but they have always been friendly and helpful. The current staff has been great especially with the challenges they have faced with updating the complex. From day one 1 I've had very few issues. If I had anything needing repair it was dealt with promptly. The maintenance, cleaning crew and valet have always been great. It's unfortunate I won't be able to experience the upgrades to an already fantastic spot. I hate to leave, but my lady likes the burbs.
