This is not a review of their apartments but of their garage. I parked there one evening and for whatever reason, the link to pay was not working. I tried right after I entered as well as when I was leaving. Another woman had the same problem. I figured that since they have my license plate, they would just bill me the fee plus a minor fee for administrative purposes. Uh, no. They sent me to collections and inflated the cost! I tried to fight it and explain what happened and the response was: "Unfortunately, there is no lot attendant at the lot it is monitored by cameras that are at the entrance and exit of the lot. As soon as a vehicle pulls on the lot a timer starts. Once the time starts the vehicle has 15 minutes to make payment or a notice will be issued. If you are unable to make a payment you are to remove your vehicle. That means rather you are parking the vehicle and leaving, pulling over to find directions, helping a friend or sitting in the vehicle ANYTHING over 15 minutes will result in a notice being issued. " I just paid the fee but will never park there again. Maybe they can use the funds to actually hire an attendant, read more

I highly recommend NOT moving into building C. Especially the 3rd floor. We moved in Sept 2024 and immediately noticed a STRONG odor coming from the carpet. There were large spots of urine throughout the hallway. The smell intensified after a pipe bursted on the 4th floor and flooded the 3rd and 4th floor in Jan 2025. We had to hold our breath right as we enter building C until we reached our unit which is the furthest one in the corner. When our unit flooded 1/22/25, all they did was lift the carpet, dried it, then placed the same carpet back down. Whatever that was in the carpet out in the hallway was washed into our unit by the flood and we lived with that smell until we moved out. On 2/12, the property manager told us that they plan on removing 2ft+ of our wall adjacent to the hallway and we shouldn't worry about the security of our home because it will be covered in plastic and there's ONE security guard for ALL 3 BUILDINGS of this apartment. In February, we sent multiple emails and complaints about the lack of repairs/resolutions, lack of sleep due to the demolition happening upstairs and maintenance and third party construction company entering our unit as they pleased even though all they did was take photos then left, and we requested a transfer to another unit or end our lease. Finally, on 3/4 the property manager emailed us options to move out by 3/31. Our final statement came and they falsified our move out notice date and never corrected it when we asked. They promised $1500 concession to help us move out and return our deposit but they said they would mail us and we have not received anything. I DO NOT recommend moving into units A6B because of the layout. Your bedroom is right next to your neighbors front door and the front doors do not close softly. Whether they are closing it as light as they can or slamming their door shut, anything on the wall will fall and you will have a personal neighbor alarm throughout the day. Units that have white cabinets are part of an "upgrade package" when all units including mine need that upgrade from the brown cabinets they have. For the amount I've paid it could definitely use renovation and upgrades. Building C floors 3 & 4 had massive flooding in units that were bad enough for the tenants to move out. Those same units are overpriced. Some of the units don't have windows in the bedrooms including the one I'm in now. I attempted to downgrade the size of my unit to get a different one with windows in the bedroom but it's not worth the price tag at all. PLUS I'd have to pay a $500 transfer fee. I've had a good experience living here but it could be better. Overall, these are good apartments but they are significantly overpriced. For what I'm paying here I've found nicer apartments for a fraction of the price of what's online at Arrive. With multiple business closures in the shopping and dining areas, it would be cool if the owners considered a place to watch sports here. It'd be even better if they lowered the price tag. read more

I am reposting this because management took down my wife's post: Arrive River Oaks is a high-crime building with no real security and indifferent management. Although routine Maintenance requests are done promptly, Management will give the run around for non-routine issues. I had some dents on my Granite Countertop table. First, I was told, it was because I cleaned it. Then, when I proved with a video, that I could clean it properly, without any dents, and it is because of Maintenance putting objects on it, Management is giving the runaround on some excuse or the other, to not remove these dents at all, and telling me to stay on with this! They have just been dragging on this issue, and if it tries to come to an end(like it did last week, when I was promised that this would be done), they reneged and told me that they cannot do anything ! Whatever you do, do not even try and rent here. They lie about the application process to try and back you into the corner of taking smaller units. When I took a tour their employee Elana told me specifically that she would make a note in my file holding the unit I wanted until she could arrange for a tour of a similar floor plan in "a little over a week", and that I should apply for that apartment AFTER Arrive had completed this second tour. A week later I still had not been contacted about this second tour and discovered that they had leased not only the reserved apartment, but all comparable ones. When I called Arrive the worker, who would not give their name, told me those units had been given to applicants who had filed in the interim, and that I should never have been promised that a unit was reserved for me. When I asked what they would do to correct their mistake, which had cost me the opportunity to apply for several alternate apartments at other facilities, I was told that the only option they would offer was to rent me a unit that was 110 sq ft SMALLER for the SAME monthly price. When I asked why I they would think that was acceptable, I was told the two floor plans were identical, even though one was advertised as 947 sq ft and the other was 837 sq ft, and that the square footage was the same once I took into account the higher ceilings in the smaller unit. These were obviously nonsensical statements, and by all indications made fraudulently to try and convince me to overpay for a smaller unit. In fact, I am convinced from everything about this situation that Arrive is lying about making apartment reservations to try and engineer situations where they can try and fill less in demand units. At the very least they are lying to renters about their application process and the types of flooplans they are offering and need to be investigated. Because of this, investigations are now pending into Arrive's business practices by the Houston Housing and Community Development Process and the BBB. read more

The one thing a potential renter should aware of is some of units are vacation rentals. They often have party goers that are very noisy. Living above restaurants. roach infestations. Day in the life of upwards to 3k rent This place is all rent with no sparkle. From almost stepping on dog feces in the parking lot getting out if my cae. To puddles of what i assuming is dog urine by the doors entering the building. Where do we begin? I just wish i started taking pictures sooner. The main skywalk hallway in the upper couple floors flood maybe once a month. Ive seen many other residents notice it, even actually bring it to my attention. (I thought it was coffee stain puddles, not so much better i suppose.) Lets not forget that 10-15% of the building is actually rented by what i assume are professional airbnb or apartment rental app hosts. Many people have told me they rented an apartment for a week for a week. Even on my floor there were two confirmed units on my hallway. They even let them change the door handle to a touch pad for easier access. So they are aware they are jeopardizing residents safety. How do i know the person that is renting that unit for the weekend or week didnt get someone to sign for it for them while they are possibly registered sex offenders or violent criminals. There are children that live here. Ive noticed families and decent people leaving and i Didnt take the hint when signing to a new lease with a bigger unit. Great news right? Wrong. Wasnt even a day before fruit flies were 20 in any kinda of glass that had a soda in it. German cock roaches were noticed in the kitchen coming directly from the sink. At first we just kinda shook it off as maybe it had been vacant theyll go away. But they didnt and it got worse and worse. The first time the exterminator came ( an inspector never actually professionally inspected the apartment after complaints being expressed) just a guy with a lil pump jug of probably filled with tap water. I expressed to the guy look theres no bugs ANYWHERE but this sink n kitchen. The guys completely ignored me n went and sprayed bathrooms that had no sight of bugs. So now im assuming that spraying possibly coulda rattled em up but he didnt spray anywhere in the sink. When i came inside after being gone 2 hours, i turned on the kitchen like to a plate in the sink with 4-5 roaches on it. and i moved the plate and like 8 more just sprawled all around the sink. Im going to war with em trying to wash them down, throwing degreaser any kinda chemical that may kill these things. As days pass more of the same. Some days worse than others. Finally reached out again requesting since its a brand new lease. That the lease be terminated for we no longer wish to live here. It was a supreme hassle just to get into another unit. The oven as show. In pictures looks like someone cooked thanks giving and christmas before moving out of there. How management didnt notice? We dont have the answers. But i found out because the first time turninf the oven on the fire alarm went off. (safety hazard to me and my friends if a fire had ignited). Lets jump around before getting more into cock roaches. So there was no washer n dryer in move in. All appliances had been renovated EXCEPT the dishwasher. When the roaches came they were quick to replace it. Why was it renovated like the rest of appliances? Possibly to cut corners on budgets? Possibly incompetence from management/leasing office? Once again we dont have the answers. But im leaning towards the latter. They came in and just move all the stuff everywhere n jjst left em on couches tables, lol they made a mess for me to clean up. After they attempt to clean their mess of an german roach apartment. This coffee cup was sitting down for 3 minutes after walking in. I had just arrived from new york and i looked away. As i look back i see arrives lil furry friend was thirsty. I cant even put food or drinks down on any counter. And now today ijust found a bigger one trying to get into the bedroom. Which is now a threat to my expensive wardrobe. Anyway. The managements only concession is that i moved apartments. Which i just moved last month so if im moving anywhere its out of this complex. So I get a generic email from the manager there when I complained their alarms are disturbing the entire neighborhood. She assumed I lived there telling me about a notice sent out. IDGAF! I live next door in a highrise and it's unnecessary to leave their alarms on that long all day and night. I can only comment on the experience of living near Arrive River Oaks. It is currently 8:00 pm on a Friday evening and their alarm system has been going off for a little of 30 minutes nonstop. There are other reviews in regard to this same issue, with a response to "maintenance" or "letter sent out" about testing systems. I wouldn't believe this response. Within the past month the alarm system has gone off at 3:00 am for an extended amount of time. As well as around midnight. What business would do maintenance on their system during the hours in which their tenants and surrounding neighbors were asleep? I could not imagine living within an apartment here, if I could hear the alarm system across the street. read more

My sink fell through the cabinet. I placed an online maintenance request and uploaded pictures. I called the next day because no one contacted me from maintenance. I was told I couldn't leave a message for anyone because their mailboxes were full or not setup. I then went to the office and spoke with staff. The management staff was dismissive and said there is no leak as if the below pictures are not an urgent maintenance issue. This place has numerous issues ranging from management not taking any accountability for there actions and mistakes. To theft and burglary every other month in the parking garage. Vehicles are consistently being broken into and vandalized with no change from management. Along with fire alarms consistently going off in the middle of the night and day. Making it extremely difficult for children to get sleep and wake up in the morning specially on school nights. As a working professional working remote is extremely inconvenient when you have fire sirens going off in the middle of meetings. All this can be verified with the local fire department records. Having packages delivered is a nightmare having to consistently scavenge through the package room and having packages returned or misplaced by concierge. Concierge will sign your name instead of there own or the buildings. Making it extremely unprofessional when having confidential documents and packages delivered that require signature. read more

We toured Arrive a few weeks ago, by appointment with Mayra. She was so courteous and professional , maintaining social distancing and wearing a mask. We did a self guided tour and when we were done she answered all our questions about the floor plans and the community, buildings and amenities. Truly a great experience through these difficult pandemic times. The building has concierge package service , valet trash pick up and a beautiful pool and spacious layouts . Customer service is key and we got the bare minimum at this place. We came looking for an apartment and the gentleman at the front desk was very helpful and kind. He told us the leasing office was next door due to renovations so we made our way there. The ambiance of the entire shopping center was great and the idea of living in this community was exciting... until we walked into the leasing office. Quynh was available to help us and asked what we were looking for. We gave her our criteria and while she spewed information at us that we couldn't even process, yet still tried to, she just sat and stared. It was the end of the day and while I'm sure she may have been tired and what seemed like, annoyed, that shouldn't ever inhibit customer service. We told her we'd like to see the apartment and we carried on. She offered minimal information about the community as we began our walk, and then stepped off the elevator. This left us at the amenities. She pointed at the gym and told us it was a gym and while my boyfriend wanted to look, she hurried him to say "we're coming back anyway let's get to the apartment first". Immediately I wished we had just left at that point. We got to the apartment, upon arriving she said the next tenant would be moving in tomorrow and then there would be nothing else to show. Great. Apartment wasn't to our liking, very dated and I knew once I opened the door and got to the kitchen I couldn't look further. She said nothing and just followed us around. When we walked out she asked what we thought and I told her we didn't like the apartment. She thanked us for our honesty and walked us downstairs. Nevermind that this place may not have been fit for us, but the distaste we already had due to our interaction with her made this whole experience off-putting. All in all, you're in a highly competitive market and industry, and while Arrive may have great things to offer, it's a shame we weren't able to experience that to maybe recommend it even if we didn't decide to live there. Needed to share this because your client service alone can cost you a new tenant. So for the next person, couple or family who walks in at any time of the day, make sure you're consistent with providing them a welcoming experience. read more

After living here for a year, I will never return to a Trinity property. Management/leasing at Arrive is rude, holds no integrity, and does not care at all about their residents. This complex cannot be deemed "luxury" because of the fire alarm that continuously goes off in the middle of the night for hours at a time. Tenants are sleeping in their cars after paying thousands a month for a place to call "home". We don't feel comfortable leaving pets home alone because of how often it goes off, and I can't imagine having children here. The hallways look more like a Motel 8 with flickering lightbulbs, or no light at all. Units are outdated and not renovated. Any concern that we've brought up to management has been either brushed to the side, or not answered at all. There have been multiple car break ins while "security" is on site. I've seen the security guards sleeping multiple times on duty. Leasing won't even acknowledge you when you walk in the office. They give you a dirty look and don't even bother to say "hello". We got 8 weeks free when we signed with an apartment locator and leasing tried to take it away without notifying us. They just charged us. When we brought it to their attention and showed them our signed addendum, they still tried to tell us no and offer a "free parking space" instead. Parking is already free, unless you want a reserved spot. Now after moving out, they are still attempting to wrongfully charge us for items THEY have removed from our unit without our consent or knowledge. Arrive is a living nightmare, and the staff is worse. **beware: any 5 star review you see with a name of a staff member attached is not a true depiction of the apartment. I fell for this too, as the leasing staff begs you to make a 5 star review and mention their name because they get paid extra for each good review that mentions them. read more

If I could give this place less than one star I would...Where to begin?We have lived here for five years, never was late on a payment and have never incurred a problem of any kind When we decided to move out, they asked 60 days notice... fine... we called the office and were told on the phone not to worry about any penalty if we did not give them 60 days notice... in a recorded conversation... fast forward 30 days and we gave our notice and they tell us we have to pay an extra 30 days beyond the end of our lease! This place is terrible... our elevator has been out for over a month, our car has been broken into, they rent units to questionable people through Airb&b who completely ruin our days at the pool. I tried to speak to them about our situation and they would not listen. The maintenance staff is top notch, but the office staff are the absolute rudest people I have ever met... specifically Sheyla... I can't ever remember being treated as rudely as she has treated my wife and I in any apartment complex we have ever lived in. Do yourself a favor and look somewhere else because if you a fair and welcoming community this is not it... strictly corporate greed with no regard for establishing communal relationships of any kind. I highly recommend you look elsewhere, there too many options in this area to be subjected to the rude and impersonal treatment you will revive at Arrive. Go somewhere else. read more

I recently moved to Houston and decided to rent an apartment at Arrive River Oaks because it had the best reviews out of all the other apartments I researched and because of its awesome location (if you are close to Trader Joe's, Whole Foods, bars, and restaurants then I am sold). The experience of moving to Houston and moving into Arrive has been tremendous and smooth. Quynh Do has assisted me from the very beginning in being reliable, friendly, and accommodating. This is the first time I've ever left an apartment yelp review, but felt like I needed to. I moved to arrive river oaks because of the great location and reasonable price, but became far from a solid decision throughout my single year lease. Consider doing a little more research Into other properties in the area, you'll be glad you did. Here's a few points that I wish would have been noted before signing a lease. Place seems great when you are looking to lease! - Parking garage is not safe. I work late hours at times (in healthcare) and would come back home to people just hanging out in the parking garage with music blaring. There were multiple issues with theft and damage that the apartment did address via email. There was no assigned parking. There were 3-4 cars in my general area that I chose to park that were there for the entire 13 months of my lease. Were not moved, cleaned, touched etc. Random cars will just fish tail you in the gate, so there's no surprise that there were issues with this. - The complex exterior is kept up quite well, but don't be fooled. See attached pictures of parking garage area, interior entrance areas etc. Luxury living. - AC closet in your unit is locked, so you cannot assess your air filters as often as you would like. They will not come and address your air filters or do inspections of the unit unless you place a work order in, which will take days or weeks to address. After nearly a week waiting on an air filter change, maintenance finally changed the air filter on a Friday, and left them outside of my door In the enclosed hallway for valet trash to pick up on Monday? So myself, my neighbors, kids, pets etc were to walk past these filters all weekend. Didn't think it was necessary to trash them since we pay valet trash fee, "luxury apartment" rent, etc. - A request was put in for blinds that had fallen in the bedroom 3 months ago. Even upon moving out, the blinds were still on the floor, unaddressed. Literally had to place a sheet over the window to keep the room from overheating. - A request was placed 3-4 months ago for the doors leading onto the "upgraded patio" not closing completely. They would randomly pop open because the sun had dry rotted the seal. Still unaddressed by end of lease (July 2020). The noise from Kirby drive was extremely loud because of this, even from the top 7th floor. Neighbors also had the same problem and was told "there is a problem with the building structure needing upgrades" - Many residents don't pick up after their pets. I own a dog and I rarely used the dog park because of the stench and poop left behind. Elevators also stunk more days than not. - Rarely saw security at night, if at all. I was given the number to call when I needed the loading dock opened after hours and the guard's first question was" how did you get this number" - Grill area is locked in the pool area. So when pool is closed for 4-5 weeks for repair, or for 3 months during the pandemic, you will not be able to access grill. Must use your electric stove in your unit for all cooking needs. read more

Update on my review: The day before yesterday some urinating off the balcony from the 7th floor . We thought it was water but the smell reeks of urine .. this is the second time that this has happened..... also we've put in a request about our balcony door several times and it's still not fixed ... Along with a big black spot we found in our ceiling that looks like a leak or mildew ....... My boyfriend has pics and videos of everything for proof . I want to start with the management Qynh she is an AMAZING leasing agent. She's super attentive and makes sure your needs are met . Also Mr Jorge the maintenance man was soooo awesome !! He came in quick and fixed our problem with the our patio door and our kitchen light bc we put in a request long time ago and their just getting to us . Now on to that bad parts we moved in here on the 31st of July now if you live here you know there is built in Bluetooth speakers inside of the apartment. Our first day we decided to try them out on a low notion . We get a complaint . Management comes to our door . Which we feel like that's weird because if you can't hear the music outside the door how can you hear it in your apartment. So TODAY management leaves a voicemail about music being loud at 9pm THATS A LIE !! Music wasn't playing at the time. I've been reading reviews on the walls being paper thin maybe that could be it but we're getting complained on just to get complained on ....... not only that they'll call you about a complaint before they come fix the apartment.... !!! We're tired of getting these nonsense complaints when no noise is being made !! We've barely been here a few weeks and having all these inconveniences.... there's dog poop all the hallways walking to elevators . Dog pee in the elevators . The floor above us is the amenities floor and is super loud do we complain NO ! because that's something we can't control. The trash caused a SEVERE GNAT problem in our apartment so we had to go out and buy some things to take care of it . On top of that the amenities are sometimes open and sometimes closed it's a bit weird but I wish it had a consistent time it was open you know . I've said all this to say we really love our apartment and our area there's been a lot of uneasy complaints and unrealistic ones against and we just moved here along with the complications of getting settled in and getting rid of bugs I hope in the future we could fix this .. we've only been here a few weeks with all this going on plus covid 19 it's very unsettling read more

Don't live here. It is waaaaay too loud. Soul Cycle ripoff one floor below blasts techno music starting at like 6 a.m. Lots of nearby construction and road noise too. I get the impression that this place isn't well built at all. Very sad to be here. read more

Be careful when considering this complex. High theft, inept staff, and shoddy units. Do not waste your time here.

I just wanted to provide feedback that from the initial tour to actually moving in, Sheyla has really been incredible. My partner and I looked at tons of apartments in this area and I would be lying if I said we only chose this place because of the building, we also just really felt welcomed by Sheyla. She handled all of our issues and got us moved in quite smoothly, we're happy to be here. The building is significantly safer than our previous neighborhood, the air conditioning is amazing and the gym is huge. The surround sound Bluetooth system in the kitchen is so fun and it has an audio-in jack so you can plug a synthesizer into your surround sound system which I've never seen before in an apartment. There are ethernet ports in each room (yay) and maintenance requests are literally responded to within the hour. We are so happy. read more

I love this community. Great location. The leasing office staff were amazing. Obed helped me choose just the right apartment after listening carefully to my needs. He was very attentive and helpful. Quynh welcomed me on my move in date and did a very thorough inspection of the apartment and made sure it was in top shape. When I got settled I had a couple of maintenance requests which were completed the same day and then I received a call from Obed letting me know it was done. This place is awesome. E. Hanna read more
